If you’re thinking of buying a home next year, you’ve likely spent some time thinking about interest rates and how they will affect the affordability of real estate. You are fortunate to be considering a home purchase at this point in time while interest rates in Canada remain at historically low levels. Most young homeowners today can’t even fathom what it was like to buy a home in the 80’s when interest rates ranged from a jaw-dropping 10 to 20 percent!

There are two types of interest rates when it comes to home buying. As the name suggests, fixed rate mortgages offer an interest rate that remains the same throughout the term. A variable interest rate fluctuates with your lending institution’s prime interest rate. This means that your payment will remain the same every month, but if the prime rate goes up, a greater percentage of your payment will go towards interest and if the prime rate goes down, more of your payment will go towards the principle.

So, what’s in store for 2015? In September 2014, the Bank of Canada announced that it is “maintaining its target for the overnight rate at 1 per cent.” Looking to 2015, the report also stated that “the Bank remains neutral with respect to the next change to the policy rate: its timing and direction will depend on how new information influences the outlook and assessment of risks.” It’s a sort of ‘wait and see’ situation.

Many economists do agree that a rate increase is in store during 2015. According to the Organization for Economic Co-operation and Development (OECD), it looks as though interest rates will go up in late May 2015 and will continue to rise steadily there after. Recently RBC economists suggested that the current rates are “unsustainable” and also predicted that interest rates would rise by the end of the year.

So what does this mean for home buying? It could be a very, very hot spring real estate market! Don’t waste time in the first half of the year humming and hawing over a home purchase. You could save thousands of dollars over the course of your mortgage if you obtain financing before any significant interest rate hikes occurred.

HALTON – According to industry experts, there are over 33 physical problems that will come under scrutiny during a home inspection when your home is for sale. A new report has been prepared which identifies the eleven most common of these problems, and what you should know about them before you list your home for sale.

Whether you own an old home or a brand new one, there are a number of things that can fall short of requirements during a home inspection. If not identified and dealt with, any of these 11 items could cost you dearly in terms of repair. That’s why it’s critical that you read this report before you list your home. If you wait until the building inspector flags these issues for you, you will almost certainly experience costly delays in the close of your home sale or, worse, turn prospective buyers away altogether.

In most cases, you can make a reasonable pre-inspection yourself if you know what you’re looking for, and knowing what you’re looking for can help you prevent little problems from growing into costly and unmanageable ones.

This winter has been a brutal one in the Halton Hills area and we are all ready for spring to poke its head up and for the sunshine to come out! Before you start getting too happy and running out the front door, we all must make sure that we do a quick maintenance check to make sure that we don’t have any substantial damage during this hard winter. We want to share some tips that will ensure your home stays in the best shape possible.

After every storm, get outside and walk around the house! You know that you need the fresh air anyways. Look for any broken tree limbs or possible damage to the roof. Look for loose or missing shingles. If you can’t see the whole roof, get a ladder. It is better to check and make sure that the roof is OK than to assume it isn’t and you start getting water in the house.

Inspect the vulnerable pipes both inside and outside the home. It only takes one-eighth of an inch crack in a pipe for it to leak over 250 gallons of water a day. That is a lot of water in your home. As a homeowner, it might be a good idea to start checking your pipes at the beginning of winter and ensure that they are properly insulated. That will give you peace of mind through the wintertime.

For leak prevention, you can purchase a few battery-powered leak alarms, also called flood alarms, around the house near the refrigerator, dishwasher and laundry appliances and behind toilets. They cost about $10 - $15 each.

When you are outside, look for any cracks where mice and rodents might be trying to enter the home. If you see any evidence of activity, seal the cracks where they might try to enter. Make sure you empty the trash often. Keep food properly stored and keep your counters clean. You do not need any invitation extended to household pests.

At least once a year, take an inventory of your home, its condition the valuables that you have. It is always a safe idea in case something happens whether it is a fire or a theft. You can use this list to substantiate to the insurance company what was destroyed. It does not have to be fancy and you can always add a video or pictures.
