The trick is to do the proper research in advance so that you do not end up with the tenant from hell. Here are some tips: 1. When you advertise for tenants, whether on Kijiji, Viewit or gottarent.com, also state “we do background and credit checks.” You will receive a greater percentage of qualified tenants. 2. Do a proper credit check using Equifax or TransUnion. The cost is approximately $20. Or join a group such as the Ontario Landlords Association where after becoming a member, you can do a credit check for as low as $10, and use their supporting materials to assist you. 3. Call all references, especially prior landlords. Remember that the current landlord may be lying just to get rid of them. Start with the previous landlord. 4. Check social media. Google the tenant to make sure the information checks out with their rental application. In addition, if you are concerned about possible pets, check Facebook. If the tenant has a pet, there will likely be a picture of them with the pet on Facebook. 5. In a face-to-face interview, there are signs that may indicate the tenant is not being truthful. This can include one or more of the following: incomplete answers, not looking at you when they speak, changing the subject, fidgeting, dropping names of important people, or volunteering to do odd jobs for you. 6. Ask open-ended questions such as “Tell me about yourself” or “Why are you leaving your current apartment?” You will be surprised how much you can learn about someone with such simple questions. 7. Interview the tenant where they currently live. You will see first-hand how they treat someone else’s property. It is also hard to hide the smell of a pet, if you are concerned about that. 8. Give the tenant a deal. It should not be about charging the highest rent possible. When tenants think they overpaid, they will almost immediately start looking for another place to live. Give tenants a break and they will be happier and stay longer. 9. Give tenants incentives. Why not a $10 gift card if the rent is paid on time? Or a Christmas present, just to show that you appreciate your tenant. Treating a tenant with respect often results in the tenant not only paying the rent on time, but they will also take care of your property better. 10. Consider rent to own. In a rent to own, you give the tenant the option to buy your property at a set price two to three years from now. In this way, you can guarantee your profit if the tenant exercises the option and the tenant has extra motivation to look after the property even more carefully, since they may end up buying it later. By doing the right research in advance and treating your tenants with respect, you can ensure that your real estate investment continues to increase in value. Most residential tenants are long-term tenants who pay their rent on time and properly look after a landlord’s property. The trick is to do the proper research in advance so that you do not end up with the tenant from hell. Here are some tips:

6. Ask open-ended questions such as “Tell me about yourself” or “Why are you leaving your current apartment?” You will be

surprised how much you can learn about someone with such simple questions.

(NC) Buying a house is one of the biggest investments of our lifetime – and it’s a journey that is usually filled with questions around affordability, impact on savings, and lifestyle changes.

There are a number of online calculators and tools that can help answer many of these questions and give you a good sense of how much ‘house’ you can afford and what your monthly mortgage payments will look like. Take a look at these three tips for first-time homebuyers, courtesy of the mortgage specialists at RBC:

Know how much you can afford – beyond the mortgage amount, don’t forget to consider ongoing home ownership costs and your lifestyle needs. Use the How much home can I afford calculator available at www.rbcadvicecentre.com to find out where you stand.

Get a pre-approved mortgage – shop for a home with confidence and let everyone know you are a serious buyer. Additional benefits for pre-approval include being able to put in your offer faster, and potentially beating out another prospective buyer who hasn’t done their homework.

Know your mortgage options – take advantage of flexible pre-payment privileges to cut years off your mortgage. There is always more to your mortgage than the interest rate, so be sure you know what options are available in each mortgage type, and how they can be used to save you money. Use online tools and calculators to test out different scenarios.

Give Your Kids a Financial Head Start

HALTON – A new report has just been released which identifies a foolproof 3-point plan which any homebuyer can use to secure the best financing rates when they buy a home.

When you’re looking to buy a home, the first thing most homebuyers do is start the process of house hunting. However, experience proves that this is one of the last steps you should be taking if you want to get the most home for the least amount of money. In fact, shopping for the best financing should start long before you start shopping for a home.

The experience of thousands of area homebuyers has been summarized in a new report entitled “Best Financing: A 3-Pont Plan”. This report outlines 3 critical steps you must take to obtain the absolute best financing rates when you buy a home. It tells you where you should go, and how to manage the process to your personal advantage.

How to order your free copy of this report, check us out online at www.haltonbestfinancing.com

Experts estimate that it costs close to $200,000 to raise a child from birth to age 18, not counting post-secondary education. So when a new child joins a family, parents and grand-parents tend to think about starting an education fund like a Registered Education Savings Plan. While this is a very practical way to help the child get a head-start in life, it’s a tactic that’s limited to their education years. According to the financial experts from Desjardins Insurance, one option is a life insurance policy that the parents, grand-parents or another friend or family member purchases for the child. The child will then be protected for his/her entire life and can take advantage of an added savings component that is tax exempt. It’s an unusual idea, but its built-in savings component makes this an attractive solution.

How does it work? The insurance policy is purchased by the parents, grand-parents or other friends and family on behalf of the child. And

the premium is determined by the child’s age, health and other details. This amount remains level over a set number of years and never increases. Part of the premiums accumulate in a separate, tax-sheltered account and over time a portion of the cash value can be used to pay the policy premiums.

What happens when they’ve grown up?When the child reaches the age of majority, the policy ownership can be transferred to them and continues to protect them for life. At this point, all the premiums may have been paid. What’s great about this insurance is that it provides the child with a head-start on life. For example, the policy can be used as collateral when applying for a loan. Also, the child may have the option of purchasing more insurance without a medical review. This is called a Guaranteed Insurability Benefit. Can they access the cash value?

Yes, as the child grew so did the cash value. It’s accessible at any time and is subject to the available amount. The child can use it towards post-secondary education, travel, as an emergency fund or as a down payment on a home.

Where can I find more information about the benefits of this type of insurance?Speak to your life insurance representative or financial advisor who can offer you tips that best suit your situation. Or for more immediate answers, visit Desjardins Insurance at www.desjardinslifeinsurance.com.
