Temperatures are falling and soon we’ll be turning on the furnace to take the chill out of those autumn nights. To prep your furnace for the season ahead, take a few simple steps to ensure that you protect your indoor air quality and keep your furnace running at its most efficient.

Book your annual furnace cleaning. If you have a furnace protection plan, an annual cleaning might be included, so it’s worth checking. Professional furnace inspectors are a worthwhile investment. Natural gas or oil-fired furnaces are complex pieces of equipment and should be professionally inspected and cleaned annually to ensure no dangerous gases are leaking into your home.

Change or clean the furnace filter. Keeping the filter clean will help your furnace run at peak efficiency. You may also want to vacuum out the vents and cold air returns. Once you turn the furnace on, all the dust and pet hair that accumulated in the vents will be blown into the air.

Inspect the area around your furnace. Make sure the furnace has space to breathe and keep all combustibles a safe distance away

Now is a great time to check out programmable thermostats. These handy devices can save you hundreds of dollars over the heating season by allowing you to program different temperatures to set your furnace at different times of the day. If you’re out of the house weekdays, set the temperature a few degrees lower. When you get home, the thermostat program will already have raised the temperature to your preset comfort level. At night, you may want to set the temperature a little lower as well, keeping the house cooler while your snuggled under blankets. Many hydro providers offer deals for these devices. Hydro One, for example, offers money-saving coupons.

Kids love Halloween and why wouldn’t they? They get to dress up in cool costumes and traipse around the neighborhood filling giant bags or plastic pumpkins with delicious candy. It doesn’t get much better than that!

For many, Halloween is THE celebration of the year. Next only to Christmas or a child’s birthday, the anticipation of ‘All Hallows Eve’ often begins in early fall. This is the time when parents should beginning making plans for creating the scariest house on the street! An elaborately decorated house will make your home pretty popular with kids in the neighborhood.

Pumpkins reign high on the must-haves for Halloween decorations. If you want to step it up this year, transform your pumpkin or pumpkins into a truly spooktacular decoration. Use a drill to carve faces of aliens or monsters and display by the front door with a bright candle.

When decorating for Halloween, use your imagination more than your wallet. Traditional colours are orange and black, but don’t forget a little zombie green!

Creating house decorations can become a family affair. Help younger kids make pasta skeletons, which is easily done using a few different types of pasta and dried beans glued to a piece of black construction paper. Then paste it to your front door. Ghosts are fun to string in trees. Using tape, attach a white plastic bag to a balloon. Use a black marker to create a ghost face.

Most dollar shops sell plastic jack-o’-lanterns. String them together and drape across hedges or along walkways. You can use them to decorate indoors, as well, by hanging them over windows and from chandeliers.

Create a creepy cemetery with cardboard tombstones and rocks or hang rubber bats or spiders at your entry. Let your imagination create the atmosphere your family and the entire neighborhood will enjoy and look forward to every year!

Dear Domenic,

Thank you for all your help in selling my mother’s home.

My first thoughts on selling the house were that it would take a few months to sell in today’s market and to get the price I wanted. I have been pleasantly surprised by the quick sale and for the price I wanted. I owe it all to you, Jody and your excellent team. I was kept up to date on all viewings (22 in 8 days) and was always treated with respect by your team.

From our first meeting, you were professional and helpful. You understood my needs and helped me achieve them. You made the whole process very simple and easy. I would gladly recommend you to anyone wishing to sell their home.

HALTON – When you decide to sell your home, setting your asking price is one of the most important decisions you will ever make. Depending on how a buyer is made aware of your home, price is often the first thing he or she sees, and many homes are discarded by prospective buyers as not being in the appropriate price range before they’ve even given a chance of a showing.

Your asking price is often your home’s “first impression”, and if you want to receive the most money you can for your home, it’s imperative that you make a good first impression.

This is not as easy as it sounds, and pricing strategy should not be taken lightly. Pricing too high can be as costly to a homeseller as pricing too low. Taking a look at what homes in your neighborhood have sold for is only a small part of the process, and on it’s own is not nearly enough to help you make the best decision.

A recent study, which compiles 10 years of industry research, has resulted in a new special report entitled “Homesellers: How to Get the Price You Want (and Need)”. This report will help you understand pricing strategy from three different angles. When taken together, this information will help you price your home to not only sell, but to sell for the price you want.

How to order your free copy of this report, visit us online at www.settingyourprice.com

If you’re lucky enough to convince half a dozen strong, able-bodied friends to dedicate their Saturday helping you with your move, kudos to you! If not, and you’ve decided to hire a moving company, there are a few things you can do in advance to ensure that things go smoothly on the big day.

You’ve done a lot of work to get to this point, between preparing your home for sale, sealing the deal and packing up all of your worldly belongings. The last thing you need is unnecessary stress on your closing date/moving day.

First, ask around for a moving company recommendation. Check with friends, colleagues, neighbours and family for referrals. If you’re not able to get a good referral from a trusted source, check online websites like Kijiji, but proceed with caution! Ask the company to provide at least three recent references and follow-up with them. Request a meeting ahead of time to get a feel for the individual. Are they professional, prepared and courteous? Did they show up on time?

Once you’ve chosen a mover, get everything in writing. It’s the law. According to Ontario’s Consumer Protection Act, all moving contracts worth more than $50 must be in writing. Under the CPA, your contract must include:

1. The mover’s name, address and contact information2. A description of the service(s) and their prices3. The total cost that you will have to pay, additional charges that may apply and taxes 4. Start and end dates for the service5. The terms of payment (cash or cheque)

Other items that should be included in the contract are size and value of items, who is responsible for loss or damage, the number of staff and vehicles that will be provided and the name of the person who holds their insurance policy.

Hopefully with a little research ahead of time, you can help ensure a stress-free moving day!
