Just look around. There’s a new HEB Plus!, a

movie theater, new gas stations, new medi-

cal centers, new restaurants, new stores—

not to mention a lot of new residential de-

velopment. The past six months alone have

rendered significant local construction activ-

more people are looking at home own-

ership as an opportunity. A quick sur-

vey of local Realtors reveals that

there’s also a noted up-tick in home

buyer activity. People are noticing that

We’ve noticed a cautious optimism among

Temple & Belton is Growing Faster than Texas Home sales in the Temple-Belton area are up 20% year to date, outpacing Texas by roughly

10%. Temple-Belton is also growing faster than many other major metropolitan areas, such

as Austin, Dallas and Houston!

Omega Builders celebrated it’s success

at the Parade of Homes by hosting a

Facebook iPad3 Giveaway.

Congratulations Mr. Ron Bourland!

Lisa Comeau has been

working with Relay for Life

for the past four years. As

a co-chair, she knows the

value of doing good for

the community.

redesigned Cypress floor plan at our new

Temple-Belton has a lot to brag about lately. The local real estate market is humming along.

Sales are up and inventory is down (fewer homes are available). As a result, home prices are

creeping back up. The median price was $125,300 in April, which represents an 8% increase

from over a year ago. This outpaced the

growth in nearby areas, yet the affordability

index for Temple-Belton is better than Texas,

and the U.S.

Notably, the average home price is much

higher - at $141,400. This means that the

high-end home market is doing well, too

(skewing the average home price higher). So

the area is not only affordable, but desirable

among the affluent.

Selling Success - Using Social Media

Introducing >>>

Key Point >> Make sure that everyone you know is

aware that you are selling your home

— friends, family, co-workers and

neighbors! They may know someone

who wants to move into the area and

can send them your way.

Potential home buyers who need to sell their existing homes before they can

upgrade to a newer, bigger home for their growing family are meeting the

challenge by using their networks.

Top Home Selling Tips from Local Realtors!

De-clutter the home as much as possible. Take down personal photos to make it easier for a potential buyer to see them-selves in the home. Or if you can, move out early!

Re-paint! Neutral colors are best.

Improve curb appeal by cleaning up the yard and adding land-scaping. It’s amazing what a few plants will do!

We hear it all the time: “I need to sell my

home before I can buy a new one…”

Home sellers try everything to make

their home more appealing, hoping it

will sell faster. Sometimes home sellers

find themselves stuck jumping through

hoops to make a buyer happy. Of course,

having an active Realtor can make the

world of difference. But what if the

Seller was well connected, too?

Get creative. Spread the word to your

networks on Facebook and LinkedIn with

links to the MLS listing. Share pictures of

your home on Pinterest. A little extra

effort goes a long way– and it’s Free!

Harnessing social media is not an end-

all. Face-to-face networking is important

too! It’s not just your Realtor’s job!

Make sure that everyone you know is

aware that you are selling your home—

friends, family co-workers and neigh-

bors! They may know someone who

wants to move into the area and can

send them your way!

Building Equity

From the Desk of the CEO -

Omega Builders has been building homes for more than four decades and during

this time, we have seen a lot of change. Temple and Belton is growing to meet the

needs of a maturing community, as well as the changing dynamics of families. Ome-

ga is here to establish the benchmark of expectations by maintaining high value at a

reasonable price. We’ve adapted and outperformed during the recession - and be-

cause of it, we are more efficient and offer more value than ever before. This has put

us in a very competitive position and we are poised to serve our community, for

another 50 years to come.
