Change in Legislation “Regulatory Reform(Fire Safety) Order 2005”New fire safety rules affecting all non-domestic premises inEngland and Wales came into force on October 2006. Firecertificates will be abolished and will cease to have legal status.Responsibility for complying with the Fire Safety Order will restwith the responsible person. In a workplace, this is the employerand any other person who may have the control of any part ofthe premises, e.g. the occupier or owner. In all other premises,the person or people in control of the premises will be responsible.

If you are the responsible person you will have to carry out afire risk assessment which must focus on the safety in case of fire of all relevant persons. It should pay particular attentionto those at special risk, such as the disabled and those withspecial needs, and must include consideration of any dangeroussubstances likely to be on the premises. Responsibility forenforcement of the new rules will be with the local fire andrescue service authority who will carry out regular inspectionswith top priority going to those premises presenting most riskto the community. They are able to do this within the contextof the new Integrated Risk Management Planning (IRMP), partof the Government’s modernisation agenda.

CASE STUDY - QUEEN ELIZABETH HOSPITAL

The new North East Surgical Treatment Centre at QueenElizabeth Hospital in Gateshead was the largest healthproject of its kind in the area when it was commenced.

Laidlaw were delighted to be awarded the contract tosupply a complete internal doorset and ironmongerysystem for the building. This prestigious order involved thedelivery of 336 Orbis Timber Doorsets comprising SteamedBeech doors with primed softwood frames, featuring acrown cut veneer to give an attractive and carefully

balanced pattern across the width of the door. The doorsetswere complemented by Orbis 8 SA7 ironmongery in a SilkAnodised Aluminium finish to add to the almost futuristiclook of this new venture for the Gateshead Health NHS Trust.

As hygiene is such an important consideration in hospitals,our remit also included the supply of 52 postformed doorsand frames for clinical areas that are subjected to heavyuse by staff, patients and visitors alike.

Following our highly successful supply of Orbis TimberDoorsets to the Queen Elizabeth Hospital, we werechosen by AMEC Construction for another prestigiousundertaking, again in the North East region at Gateshead.

The English Institute of Sport has entered into a newera with the construction of a state of the artPerformance Centre at Gateshead InternationalStadium. As well as a community sports centre andeducation base, this development offers sophisticatednew facilities for elite athletes in the area. AMEC oncemore specified the Orbis brand of Timber Doorsets.

The project involved the supply of 90 Orbis TimberDoorsets comprising crown cut Steamed Beechveneered doors and factory finished Steamed Beechframes. They were enhanced by a mix of Orbis 8 and

Orbis 9 SA7 ironmongery with a Silk Anodised Aluminium finish to meet the architect’s specific designrequirements.There was also a need for a number ofsliding doorsets with Type 13 vision panels to complywith Document M regulations requiring minimumvisibility zones.

It was important that the overall design echoed the cuttingedge technology offered by the Centre. In addition to agym and athletics training hall, facilities such as medicaland physiotherapy consulting rooms, a physiology laband environmental chamber needed the very bestquality doorsets and door furniture. Laidlaw once againensured a smooth and effortless installation.

CASE STUDY - SHROPSHIRE, PFI PROJECTS

Not one, not two – but six projects all over a twelvemonth period! A tall order for most, but when ShropshireCounty Council commissioned the bespoke buildings,Laidlaw made sure their involvement delivered six of thebest. From Harelescott Library, Meole Brace ResourceCentre and Monkmoor Centre to Ludlow Nursing Home.Helena Lane Resource Centre and Market DraytonResource Centre, Costain Construction were confidentour products were perfectly suited.

Based on the high level of finish and quality ofworkmanship, the projects showcased 435 Laidlaw Orbis

Timber Doorsets in total. Complemented by a mix ofOrbis 8 and Orbis 9 SA7 ironmongery with a Silk AnodisedAluminium finish gave the entire six projects the state-of-the-art look. A look that also adopted a rigidity andresilience through the craftsmanship of each handle,lock and hinge right down to the final screw.

But as always, it wasn’t simply down to Laidlaw’s qualityproduct offering, but also our attention to detail, aproblem-free installation and delivery that was on timeand on budget.

CASE STUDY - SHAFTESBURY PRIMARY SCHOOL

In the picturesque town of Shaftesbury in Dorset, theformer King Alfred’s Middle School had become a dark,dingy and tired old building. Dorset County Councildecided to completely reconfigure the room layouts to make them light and airy throughout to meet thecurrent requirements of new primary schools.

The bright new look was achieved with the help ofLaidlaw who were commissioned to supply 92 OrbisTimber Doorsets with softwood frames as an integralpart of this major refurbishment. The doors were facedwith plain colours from the Formica PSM door collectionrange, with factory finished hardwood lippings on alledges. Type 14 vision panels were fitted to meetDocument M zone visibility standards, and clear glass

panels were factory fitted to all fire doors. Nylonarchitectural ironmongery was specified for the finishingtouches, with high strength polymide coatings to ensurethat levers remain durable in such heavy usage areas.

Even the school caretaker has good things to say aboutthe Orbis Timber Doorsets system. Not only are thedoors extremely robust, offering good sound reduction,but they are also very easy to clean and simple tomaintain – making his job a lot easier!

A choice of softwood or hardwood frames and a rangeof attractive veneer finishes for general use.

• Frames are either softwood or hardwood, primed for site painting or factory painted or factory finishedhardwood.

• Architraves are either softwood or MDF, primed forsite painting or factory painted or factory finishedhardwood to match the frame.

• Doors are hardwood veneer crown cut, except Kotoand Birch which are quarter cut, with fully factoryfinished matching or contrasting hardwood lippingsand glazing beads.

• Crown cut veneers are book-matched to provide anattractive and carefully balanced pattern across thewidth of the door. This is achieved by takingsuccessive leaves of veneer and reversing eachalternative leaf so as to bring correspondingopposite edges together in a mirrored effect.

Crown Cut

The log is sliced along its length, resultingin a figured appearance. This generallyproduces a veneer with a central area ofstrong figurative grain.

Quarter Cut

The log is cut along its length to form four separate quarter logs. These are thensliced at 90 degrees to the growth rings to provide the flitches which give a stripedor planked appearance when laid acrossthe door.

Light Reflective Value (LRV)

LRV is the total quantity of visible light reflected by asurface at all wavelengths and directions when illuminatedby a light source.

Visual contrast is the perception of a difference betweenone element of a building and another by reference totheir light reflectance values.

Differences in LRV should be used to assess the degreeof visual contrast between surfaces such as floors, wallsdoors and ceilings between key fittings/fixtures andsurrounding surfaces.

The LRV scale runs from 0, which is a perfectly absorbingsurface that could be assumed to be totally black, up to100, which is a perfectly reflective surface that could beconsidered to be the perfect white. Because of practicalinfluences in any application, black is always greater than0 and white never equals 100.

The evidence based research available to date allows a degree of variability concerning the minimum LRVdifference that is required to provide adequate visualcontrast to people who are visually impaired. Whilst thereis considerable confidence in recommending a differencein LRV of 30 points or more, there is also much anecdotalevidence to suggest that a difference of around 20 pointsmay still be acceptable. Differences less than about 20points may not give adequate contrast.

Doc M Definitions Section 0.29 Contrast Visually “When used to indicate the visual perception of oneelement of the building, or fitting within the building,against another means that the difference in lightreflectance value between the two surfaces is greaterthan 30 points.”

Internal Doors Section 3.8“The presence of doors, whether open or closed, shouldbe apparent to visually impaired people through thecareful choice of colour and material for the door and itssurroundings. For example, when a door is open, peoplewith impaired sight should be able to identify the dooropening within the wall as well as the leading edge ofthe door.”

Specification AdviceLaidlaw through the use of their own Spectrophotometercan advise on the LRV values between the ironmongeryand door facings including paint, veneer and laminateand the Hardwood door edges.

Nylon levers are manufactured from high strengthpolymide nylon that is:

With a 4mm coating around a steel core, the levers are durable and ideal for areas of heavy usage such ashospitals and schools.

The use of nylon can also be extended into the toiletswith the provision of Document M compatible grab railsin contrasting colours.

1. Triple knuckle butt hinge to BSEN 1935 Grade 13 used on heavier doors or for additional security.

2. Door closer, from the exclusive Orbis range. This closer is an adjustable power 2-5. Back check, delayedaction and Electromagnetic Hold Open functions are also available.

3. The 72mm lock case is factory fitted with radius forend and strike plate. Shown here is a sashlock withreversible latch bolt. Other options include latch only, bathroom lock, deadlock, and night latch.

4. Pull handles in various lengths in stainless steel or Satin Anodised Aluminium in 19mm or 22mm diameter with bolt through fixings are available.

5. Lever action flush bolt 200mm length for mounting into the leading edge of the door, normally specified for leaf and a half doors.

6. Lift-off hinge to BSEN 1935 Grade 11.

7. Pull handle 400mm length in Nylon in 34mm diameter with bolt through fixings.

Specification AdviceFollowing recent tests underBSEN 1634-1:2000, whereproposed handles require boltthrough fixings, they shouldinclude 1mm thick intumescentmaterial to the fixing hole(wrapping the bolt/bar) for 30minute doorset constructions.

For 60 minute doorsetconstructions, this should be increased to 2mm thickintumescent.

Building Regulations

Bedroom doors are one of the most important areas,

needing both security and a degree of privacy. The

complexity of this doorset is increased with the added

requirement of fire resistance and closing devices.

Products that are designed for security are not necessarily

designed to perform in a fire and care must be taken to

ensure that the current fire test evidence exists.

Glazing material and specialist viewing panels may be

designed to be impact or scratch resistant, but do they

have the relevant compliance with fire certification within

the doorset?

A major consideration with all the design configurations

is to overcome a barricade situation and as a result of

considerable testing and the supply of products to a

number of projects Laidlaw can offer the following options.

Single Action Door - Outwards OpeningNon Fire, FD30, FD60

Hinged door, opening into the corridor.

Double Action Door - Emergency Release FD30, FD60

Used in conjunction with a floor spring or transom closer thedoor opens inwards during normal operation. In the event of anemergency the stop is depressed to allow the door to open out.

Door Edge ProtectionDoor edge protection is designed to reduce damage and expensive maintenancecosts to door edges. The high impact material is 2.5mm thick available asstandard in Falmouth Grey and supplied and fitted in the factory. It is formed to suit radius or square edged doors and double swing doors and has beentested for Fire Performance up to FD60.

Opening Forces Many door closer manufacturers claim to haveachieved the required levels, but is this really the casein all configurations? Doorsets need to meet fire/smokeand acoustic requirements and all these must have aform of sealing between the door and frame and in thecase of acoustic performance between the bottom ofthe door and the finished floor.

The resistance of the hinges, seals and even airpressure need to be considered. Typically the forcesgenerated by these is as follows;

Hinges - up to 5N

Smoke Seals - up to 10N - depending on the fit of the door

Acoustic Seals - up to 20N - depending on the fit of the door

Swing Free DevicesIn circumstances where opening resistance is too greatfor the user to manage, the doors can be fitted with“swing free” devices. These closers allow the door tobe pushed open or closed without any spring pressure.They are connected to the fire alarm system and onlyresume their self-closing function in the event of a fireemergency.

Specification AdviceThe current regulations are in effect demanding anengineered doorset operation with the supply ofironmongery from a single source.

Amendments to BS8300 “for disabled people to have independent access through single or double swing doors,the opening force, when measured at the leading edge of the door, should not be more than 30N from 0 degrees (the door in the closed position) to 30 degrees open, and not more than 22.5N from 30 degrees to 60 degrees ofthe opening cycle.”

SOUND REDUCTION

The new approved Document E came into force on 1st July 2003, with revised guidelines for rooms that willbe used for residential purposes.

A doorset must have a minimum sound reduction index of 29dBRw (measured in the laboratory accordingto BS EN ISO 140-3:1995 and rated according to BS EN ISO 717-1:1997). This means that multi-occupational buildings, e.g. flats, apartments, studentaccommodation and hotels must meet this standard. Itis also recommended that potentially noisy parts of thebuilding, e.g. function rooms or the bar, should preferablyhave a lobby area, double door or high performancedoorset to contain the noise.

Acoustic conditions in schoolsSection 8 of Document E states that the normal way of satisfying requirement E4 will be to meet the valuesfor sound insulation, reverberation time and internalambient noise which are given in section 1 of BuildingBulletin 93: The Acoustic Design of Schools producedby the Department for Education and Skills.

Other buildingsThe specifier is concerned with eliminating or reducingnoise between one area and another – the source area to the receiving area. Before a specifier can determine the choice of doorset, the following considerationsshould be made:

• What is the noise level in the source area?

• What level should this be reduced to in the receiving area?

• What is the performance of the wall separating these two areas?

• What proportion of the wall area does the doorset occupy?

Threshold seals are essential to maintain the acousticperformance and can be achieved by either drop downseals or wiper seals with a rubber threshold. Overallacoustic performance depends on the elimination of allroutes of sound penetration, therefore the gap betweenthe back of the door frame and the wall must be wellsealed – achievable by using mineral wool or mastic.

Rw is the weighted sound reduction index and is asingle figure value which characterises the acousticperformance of a partition or partition element, takinginto account frequency (or pitch) dependency. The Rwfigure is determined by comparing a reference curve tothe measured sound transmission curve. The Rw figureis a measure of the relationship between these two curves.

Test results shown are generally for single leaf doorsets. A small reduction in the dBRw rating can be expected for pairs compared with single doors. Astragals and rebated meeting stiles will be required to achieve soundreduction levels.

ORBIS TIMBER DOORSETS PERFORMANCE

The practice of fitting door leaves to frames sourcedelsewhere is not in itself in contravention of any relevantbuilding regulations. However, it should be borne in mind that this may result in the non-achievement of requiredperformance, particularly for fire/smoke resistance and soundinsulation. The project architect or contractor will automaticallyassume responsibility for performance and statutorycompliance in such circumstances. Single sourcing of doors,frames and ironmongery from Laidlaw’s Orbis Timber DoorsetRange ensures total regulatory compliance and resultantpeace of mind for clients, specifiers and contractors.

BS476 Pt22 will be superseded by the new EuropeanStandard BS EN 1634 Pt1 which is a far more onerous test.The primary differences between BS476 Pt22 and BS EN1634 Pt1 test standards are:

1. Temperature control method. Furnace temperature controlunder BS476 Pt22 uses 1.5mm thermocouples, whereasBS EN1634 Pt1 uses plate thermocouples. Therefore toachieve the correct time/temperature curve the furnace isrunning between 10% and 34% hotter relative to the sametest run to BS476 Pt22 in the first 10 minutes.

2. Pressure Regime. BS476 Pt22 requires a neutral pressureaxis at 1000mm from floor level. BS EN 1634 Pt1 requiresa neutral pressure axis at 500mm from floor level.Lowering the neutral axis increases the pressure by more than 35%, creating additional pressure at hinge and latch positions.

3. Cyclic Testing. There is no requirement for cyclic testingunder BS476 Pt22, but BS EN 1634 Pt1 requires aminimum of 500 cycles. "Direct Field of Application" isincluded within the new standard so that in the test report certain changes to the assembly may be allowedsubject to the test assembly exceeding the required time to failure by a given amount. A transition period willapply during which both the BS476 Pt22 and BS EN 1634Pt1 can be used for testing. This is likely to be between 5 and 10 years.

Regulations and Standards Relating to DoorsetsA critical selection criteria in the selection of the appropriatedoorset for a given application is its ability to comply with thestandards in force at the time. In this section is a summary ofhow the key parts of these regulations relate to doorsets.

The Building Regulations 2000 Document M-Access to and Use of BuildingsDoc M requires that reasonable provision is made to ensurethat buildings are accessible and usable. It applies toexisting buildings as well as new developments, alterations,extensions and changes of use. Doc M provides guidanceon achieving inclusive environments, where the overallrequirements for access satisfy all users of a building,regardless of disability, age or gender.

Technical Standards – Scottish RegulationsTechnical standards are mandatory provisions for disabledpeople and cover new buildings, conversions, extensionsand parts of buildings that are subject to a change of use.The most relevant topics (and associated parts of thestandards) are aids to communication – Part N, toiletaccommodation – Part M and access and movement around buildings – Part S.

BS 8300BS 8300 Design of Buildings and their approaches to meetthe needs of disabled people – Code of Practice is now thestatutory standard that provides guidance on good practicein the design of buildings so that they are convenient for useby disabled people.

HTM 58 and 59Hospital Technical Memoranda represent technical guidanceto be applied in health buildings. The guidance provided byHTM 58 (doorsets) and HTM 59 (ironmongery), particularlyin relation to access by disabled people, is not up-to date. It is recommended that Document M and BS8300 are followed.

The Disability Discrimination Act 1995The Disability Discrimination Act 1995 (DDA) introduces newlaws and measures aimed at ending the discrimination thatmany disabled people face. Over time, the Act givesdisabled people new rights in the areas of employment andaccess to goods, facilities and services.

Whilst specifying in accordance with the building regulationsdoes not, in itself, guarantee that a disabled person is notdiscriminated against, it does indicate that the provider hasfollowed best practice in the building construction.

Laidlaw commentAlthough BS 8300 gives a range of heightsfor lever handles and horizontal pull handles,Laidlaw recommends a spindle height of900mm. A pull handle length of 450mm, with a top fixing position of 1400mm is also recommended.

SITE FIXING, HANDLING AND STORAGE OF ORBIS TIMBER DOORSETS

Orbis Timber Doorsets are delivered to site ready for fitting.However, in order for installation to be completedsatisfactorily, it is important that certain handling, storage,finishing and installation requirements are met. For bestperformance and to ensure that your guarantee is notinvalidated, the following guidelines must be carefullyobserved.

Handling and StorageTimber used in doors and doorsets is kiln dried to a lowmoisture content and should not be brought to site untilconditions are suitable. Wet trades work should havebeen completed and the building dried out. All edges ofthe doors must be sealed, especially the top and bottom,as these areas will absorb any moisture. The ends ofdoor jambs should also be sealed as any end grain willabsorb moisture. Doorsets should be carefully stackedand stored in dry conditions where relative humidity isbetween 40% and 60%. Temperature extremes must beavoided and should be within the range 12°C to 21°C.Doors should be stacked level and on supports. Supportsshould be timber, covered with plywood or cardboard toavoid marking the door surface, minimum 100 x 50mmacross the full width of the door. There should be threesupports equally spaced, one across the centre and one300mm from each end. Doors with glazed apertures shouldbe stacked with spacers between to prevent damage toglazing beads. Veneered surfaces should be covered withplywood or cardboard to prevent exposure to sunlightwhich may cause differential fading, particularly wherestacks include doors of different sizes.

ProtectionPackaging should not be removed until the products needto be installed, remembering that they are a late second fix.Under no circumstances should any tape, including “low-tack” be applied to the doorset surface as solvents mayreact with the finish and cause damage.

FinishThe initial coat of primer or clear sealer will tend to raise thegrain of the timber and will require flatting on-site with a fineabrasive before further coats are applied.

AppearanceAs a natural material, hardwoods used for frames, lippingsand beads can vary in colour from its equivalent veneer.Occasionally, lighter colour sapwood or resin pockets maybe present – this is a natural feature and not a defect.

InstallationThe sizes described in the Orbis Timber Doorsets Rangeindicate the size of the structural opening required toreceive the doorsets. All prepared openings should beequal in wall thickness at all points and plumb and squarewith tolerances of +10/-0mm in the width and +5/-0mm inthe height. Frames should NOT be built in or installed asfirst fixings, as they are highly susceptible to intake ofmoisture which will distort the frame and prevent the doorfrom opening correctly. For masonry walls, a templateshould be made to the exact opening dimensions or a timber sub-frame installed to the correct opening dimensions.

Fixings

Timber frameTimber frames must be fixed back to either timber, steelstud partitions, or masonry walls, with fixings per jamb setno greater than 150mm from corners and at centres notexceeding 600mm. Single frame head members generallyto have one central fixing. Double frame members tohave two fixings. Where fitted in steel stud partitions the edge of the door opening must be filled with timber(Laidlaw recommend minimum 50mm thickness) toprovide stiffness and suitable fixing capacity.

In the case of Fire Resisting Doorsets the frame to wallgaps must be sealed to maintain the fire resistance ofthe assembly. This can be achieved by following therecommendations contained in BS8214, alternatively the back of the frame can be factory fitted with anintumescent strip.

Metal frames, second fixFrames to be installed with a minimum of fourthroughbolt-type anchors per jamb as supplied by themanufacturer. Maximum jamb fixing centres 600mm.Single frame head members generally to have one fixingonly on widths over 1200mm. Double frame members to have two fixings, 300mm in from edge, on widths upto 1800mm and three fixings on widths above 1800mm.Steel packing shims included to suit a fitting toleranceof up to 5mm each side. Frame fixing holes to beplugged with snap-fit nylon grommets supplied bymanufacturer.

CARE OF ORBIS TIMBER DOORSETS

VeneersVeneers should be lightly washed with a diluted liquiddetergent applied with a sponge or soft cloth. Minordamage should be repaired by lightly sanding, usingbeeswax if required and finally applying a semi-mattlacquer using a fine brush.

Fully paintedFactory applied paint is water-based and highlyresistant to most household chemicals, grease andsolvents. It is also resistant to minor abrasions. Lightlywash with a diluted liquid detergent applied with asponge or soft cloth. Minor damage should be filled andpainted with a matching BS/RAL colour satin finish paint.

LaminatesLightly wash with a diluted liquid detergent applied with a sponge or soft cloth. Minor damage or scratchesshould be filled with a special laminate filler availablefrom laminate manufacturers.

MaintenanceRegular inspection should be carried out to ensure thatdoors are operating correctly and not binding on floorsor against the lock keep, as this will cause damage tothe door. It is particularly important to check thatintumescent/smoke strips are undamaged.

IronmongeryHinges - Hi-load hinges are self lubricating and require nomaintenance. Overhead Closers - Ensure the door closessmoothly and firmly into the frame overcoming the latchand or seals. Where back check or delayed actionfunctions are incorporated these should also be checkedand adjusted. Similarly, with adjustable power units thevalve should be adjusted to take account of the size of thedoor, variable air pressures and the ability of the user tooperate the door. It is recommended that door stops arefitted to all non back check applications to prevent thedoor opening beyond the limit of the closer.

It is important to check that the door has not dropped outof alignment. It is recommended that door stops arefitted to prevent undue strain on the spring mechanism.Electro Magnetic Devices - any electrical hold open deviceand its associated sensor or alarm should be checkedonce a week.

Product GuaranteeThe Orbis Timber Doorsets Range is covered by a ten-yearguarantee on internal doorsets assuming normal wear andtear. Conditions and usage must be according to ourrecommendations. The guarantee does not cover wilfulneglect or unskilled installation or any defects whichwere visible before the installation of the product butnot reported within seven days of delivery.

Dimensional Tolerances All manufacturing processes require certain toleranceswhen working with natural materials that have a tendencyto move with climatic conditions. Our standard is to workwithin the tolerances of BS4787 Part1 for internal andexternal wood doorsets, door leaves and frames.

Raw material and manufacturingOur objective is to ensure that timber products originatefrom forests which are independently verified as beingsustainably managed. More than 94% of timber resourcesused by Laidlaw, with the exception of energy resources,are from sustainable sources.

ProductionDuring production, residual products occur such aschips and other wood waste which are then used as afuel in the factory. Surface treatments are applied usingautomatic machinery that minimises the waste and energy.

TraceabilityWherever possible, Laidlaw uses suppliers that arecertified by the Forest Stewardship Council and PEFC(Pan European Forest Certification).
