STANDING OUT FROM THE CROWD

TeamworkWe believe that the greatest returns for owners are achieved when retailer sales are maximised. Strong performing retailers lead to strong rental yields and strong investment performance. AMP Capital Shopping Centres has a flat management structure with everyone from the Managing Director to leasing, legal, marketing and finance executives communicating on a regular basis to ensure that all employees have a detailed knowledge and understanding of how the various pieces of the property management jigsaw fit together.

Shared commitmentOur matrix management structure means the asset team is responsible for every facet of asset performance – not just their own division’s objectives. In addition, our asset management, development, leasing, centre management and marketing professionals work together towards the owners’ objectives – maximising investment performance by driving net income.

Long-term planningAMP Capital Shopping Centres is an expert manager across all shopping centre asset classes. The Asset Management team completes a five-year asset plan for every shopping centre in the portfolio, regardless of size or income. This asset plan incorporates:

• Detailed financial objectives

• The investor’s qualitative objectives for the asset

• Plans for how to deal with competitive opportunities and threats

• Future development opportunities

• Additional income generating opportunities

• Long-term retention strategies

• Forecasts of long-term economic indicators (growth rates, CPI).

AMP Capital Shopping Centres’ successful track record is underpinned by comprehensive knowledge of the shopping centre industry and decisions backed by extensive research to ensure sustainable and profitable returns for owners.

Building on local knowledgeUnlike shopping centre managers who adopt a one-size-fits-all approach to the marketing and leasing requirements of their properties, AMP Capital Shopping Centres believes making each centre truly relevant to its local market is the key to ensuring long-term success and investment returns. Each shopping centre has a very different proposition. For this reason, AMP Capital Shopping Centres is taking a place-led approach in creating unique and authentic destinations, customised to suit the local market, and delivering distinct experiences.

While our national office comprises marketing, leasing, finance, development, retail design and operations functions to support and guide centre activity, each shopping centre also has its own in-house team of specialists who are empowered to make decisions that are right for the centre and its stakeholders at the local level. It is this decentralised approach to property management that allows AMP Capital Shopping Centres to successfully manage a broad portfolio of shopping centre assets from Perth to Auckland.

Research-driven developmentAMP Capital Shopping Centres has a dedicated in-house research team. Beyond this, we work closely with recognised industry researchers, to ensure latest market knowledge and assessment is applied to each property under management. When it comes to investment and development strategies, we draw on our in-house resources and those of our parent company to analyse the broader economy and investment markets, as well as leading retail sector indicators such as consumer sentiment. On a centre-specific basis, detailed analysis of demographics, customer segmentation and spending patterns are used to drive marketing, leasing and development opportunities at a local level.

Dynamic retail innovationAMP Capital Shopping Centres has earned a market-leading reputation and numerous industry awards for its strength in employing innovative strategies to extend the life cycle and relevance of its shopping centres. The key is recognising the optimum time to explore redevelopment opportunities to breathe fresh life into an asset. Often this calls for a dynamic and bold approach and AMP Capital Shopping Centres is not afraid to employ new and innovative tactics for the long-term benefit of our clients’ assets.

Industry leverageAMP Capital has board representation on the Property Council of Australia and AMP Capital Shopping Centres is a founding member, with board representation on the Shopping Centre Council of Australia. This enables AMP Capital Shopping Centres’ leadership team and investment professionals to work with their peers in achieving a united industry voice on topical issues relating to legislation and changing trends in shopping centre management.

Successful partnershipsAMP Capital Shopping Centres manages assets on behalf of a number of owners and takes the time to understand each owner’s individual investment needs. AMP Capital has successful joint ventures with AMP Capital Shopping Centres representing both AMP Capital and the joint venture partner.

AMP Capital is supported by one of Asia-Pacific’s largest investment managers which seeks to deliver outstanding investment outcomes to help clients enjoy a prosperous future.

Our team of investment specialists operate across a broad range of asset classes from fixed income and equities to direct investments and mult-manager funds. Our investment philosophy is clear. We believe investment success is about having experienced investment teams actively collaborating to identify and realise investment opportunities. We believe this way of working means clients benefit from deeper investment insights and stronger investment solutions.

The benefit for our clients is a unified depth, breadth and agility that have made us one of the most integrated investment houses in the region. We offer investment opportunities in real estate, infrastructure, fixed income, active equities and multi-asset portfolios. Our size and the strength and diversity of our people gives our clients access to Asian and world markets. That’s why they entrust us to invest and manage over $160 billion* on their behalf.

A distinguished history in investment managementWe have over 70 years of experience managing investments for Australian and international investors. AMP Capital has a strong history of leadership in investment markets from managing one of the largest and longest-running unlisted real estate portfolios dating back to 1971, to being one of the first investors in infrastructure in the 1980s. Thinking ahead of the market has always been an important part of what we do. We were the first Australian company authorised to trade ‘China A’ shares, and one of the first to participate in the launch of a global listed real estate investment trust in Japan.

As part of the AMP Group we share a heritage that spans more than 160 years. The AMP Group was founded in 1849 to insure families against the loss of a primary income earner. Today, the AMP Group continues this tradition of providing financial and wealth management services to one in every six Australians and a host of global clients.

An investment house evolving with our clients’ needsWe’ve built an investment house unified around the evolving needs of our clients. Our investment management team includes some of the finest investment minds. They’re dedicated to investing on behalf of our clients in the best market opportunities available, wherever they may be, and implementing them with strong judgement and discipline.

We take our responsibilities and our clients’ trust seriously. Our investment managers are accountable for returns on the investments they manage, through performance measures and remuneration. In fact, the AMP Capital charter places our clients at the centre of everything we do and each and every employee is measured against this.
