Thislatest step further strengthens the levelof information made available topotential buyers about a house at theearliest stage, which saves both timeand money.

The start of 2013 seesHastings & Co venturinginto the world of social media with a Facebookpage for Border Country Lets, itsdedicated rental office based at 30 Woodmarket in Kelso. Set up byproperty assistants Suzanne Gray andSuzanne Smith from Hastings’ PropertyShops, it’s early days but if successfulfor the rental market, Facebook will beextended to property sales.

EPC BAND RATINGSNew legislation came into force on 9thJanuary 2013 which requires all propertiesbeing advertised for sale or rent to displaythe Energy Performance Certificate (EPC)band rating (supplied as part of the HomeReport) within media advertising, be itnewspapers, magazines, internet advertisingor a description given or made availableelectronically.

EPCs serve a vital function in that theydetermine how energy efficient a property isand give it a rating accordingly, ranging fromA (excellent) down to G. For sellers (whocommission the Home Report prior to puttinga property on the market), the EPC also stateswhat the rating could be if improvements weremade – and usefully suggests cost-effectivemeasures which, if implemented, would givethe property an improved rating.
