This latest step further strengthens the level of information made available to potential buyers about a house at the earliest stage, which saves both time and money. The start of 2013 sees Hastings & Co venturing into the world of social media with a Facebook page for Border Country Lets, its dedicated rental office based at 30 Woodmarket in Kelso. Set up by property assistants Suzanne Gray and Suzanne Smith from Hastings’ Property Shops, it’s early days but if successful for the rental market, Facebook will be extended to property sales. EPC BAND RATINGS New legislation came into force on 9th January 2013 which requires all properties being advertised for sale or rent to display the Energy Performance Certificate (EPC) band rating ( supplied as part of the Home Report) within media advertising, be it newspapers, magazines, internet advertising or a description given or made available electronically. EPCs serve a vital function in that they determine how energy efficient a property is and give it a rating accordingly, ranging from A (excellent) down to G. For sellers (who commission the Home Report prior to putting a property on the market), the EPC also states what the rating could be if improvements were made – and usefully suggests cost-effective measures which, if implemented, would give the property an improved rating.
