The complete package: a quintessential familyhome in an idyllic village setting . . .

WWindram House bears so many hallmarks of a classic Georgian property -symmetrical architecture with sandstone quoins and lintels, elegant and beautifullyproportioned rooms, high ceilings, elaborate Adam-style plasterwork and largemulti-paned sash windows – it would be easy to assume it stems from the period.

Yet this beautiful house, which sits well back off the road in Oxnam, a small villagenear Jedburgh with an Old English place name that means ‘the village where ox arebred, was actually only built in 1937 and has been a much loved home to theSimpson family for the last 60 years.

Windram, which takes its name from the windram(windmill) generator that originally supplied thehouse with electricity (happily, long since replacedwith mains power), is an ideal family home – spacious, but not so big as to be highmaintenance.

Beautiful gardens comprising level lawns, maturetrees and shrubs, kitchen garden, and a patiocomplete with extending sun canopy, completewhat is an exceptionally pretty picture.

WWindram House, Oxnam

The interior of the main house offers flexibleaccommodation, with a traditional slate-flooredentrance vestibule with cloakroom off leading intoa newly carpeted reception hall, star of which isa carved oak and Columbian pine staircase andColumbian pine doors. Off the hall is an elegantdrawing room where features include dual aspectwindows, French doors opening onto the patio andgarden, an attractive period-style fireplace andopen fire - and in true Georgian style, delicate butdecorative ceiling and cornice plasterwork.

Standing in extensive garden grounds sheltered bya woodland and woodland orchard, the propertyalso includes a detached cottage with a living room, small kitchen, shower room and two bedrooms, plus private garden, attached garage and separategated entrance.

The cottage has scope for improvement and anextension at the side, rear or into the garage (subjectto planning) and could make a separate home orholiday let or a variety of alternative uses.

Beyond the cottage is a paddock and existingoutbuilding, which could be adapted to providestables (there is water but no electricity). Alternatively,as this site is accessed directly from the road andcurrently has planning consent for a detached house, there is scope for development – an ideal opportunityfor several generations of the same family to livetogether but in separate homes.

The formal dining room is a similarly sizable receptionroom, again with dual aspect windows, workingfireplace, and ornate plasterwork.

Completing the ground floor accommodation is anattractive study/snug, and an 18ft dining–size fittedkitchen (Aga included) with an adjoining sun room, which is glazed on three sides and has access tothe gardens.

Upstairs, off a particularly bright landing that receivesabundant natural light from a triple window, are fourbedrooms (three double size and one single) anda bathroom with adjoining WC and a large linencupboard, the latter with scope to extend the existingbathroom layout.

When Jean Simpson and her husband George boughtthe property in the 1950s they were inspired by thehouse but also by the setting.

“We had three daughters and loved the fact thatOxnam is a proper village, with a primary school,” saysJean. “We also felt instantly at home in the house andhave been very happy here. It’s a wonderful home andrural environment in which to bring up children, yet onlyten miles from Kelso and just four miles fromJedburgh.”

A lovely final tribute, the original owner - a lady who was 71 when she built the houseand lived in it for a further ten years – left a little plaque above the door from thevestibule to the hall, which reads: ‘Bless this House.’ The plaque has remained in placeever since – and will be there to welcome Windram’s new owners, who like theSimpsons, will doubtless feel doubly blessed.
