eOggi i compatti volumi in pietra delle tessitorie ospitano appartamenti di lusso. I canali ed il lago artificiale del mulino, valutato dal Built Heritage come uno degli insediamenti manifatturieri ir-landesi del XIX secolo meglio conservato, sono parte del parco comune alle residenze. Una spa, una piscina, un servizio di sorveglianza attivo 24 ore, un agile collegamento alle principali arterie viarie del paese, nonché la vicinanza alla riserva marina di Strangford Lough rendono il Comber Mill Village il complesso residenziale più esclu-sivo dell’Irlanda del Nord. Una volta questo opi-ficio tessile rappresentava la spina dorsale del-l’economia di Comber, un piccolo paese a 10km da Belfast. Lo stabilimento, che al suo massimo regime è arrivato ad impiegare circa 1000 perso-ne, produceva filati di qualità per l’esportazione. Con l’immissione sui mercati di prodotti orien-tali a basso costo l’industria ha visto progressi-vamente il suo declino, fino ad essere dismessa. L’intuito di un imprenditore, Graham Wright della W.A.D. Developments, ha riportato l’intera area del Linen Mill a nuova vita, insediandovi un parco residenziale che rispondesse alle esigenze dell’abitare contemporaneo sempre più volto a stili di vita rilassati e decentralizzati. L’iter del-l’operazione è stato complesso e non privo di ri-pensamenti. L’idea iniziale era quella di realiz-zarvi un grande centro commerciale su progetto di Robinson McIlwaine Architects. In un secon-do momento è stato valutato che un insediamen-to residenziale avrebbe risposto maggiormente alle esigenze di una delle principali aree di in-teresse paesaggistico d’Irlanda. È stato pertanto affidato a K.A. Dean & Associates il progetto di

Today, the compact stone structures of the tex-tile industry hold luxury apartments. The ca-nals and artificial lake of the Mill, which Built Heritage deems one of the best-preserved 19th-century Irish manufacturing facilities, are part of the apartments’ common garden. A spa, a swimming pool, 24-hour surveillance serv-ice, convenient connection to the town’s main thoroughfares, as well as vicinity to the marine reserve of Strangford Lough converge to make the Comber Mill Village the most exclusive residential complex in Northern Ireland. This Linen Mill was once the backbone of the econ-omy of Comber, a small town 10km outside of Belfast. When the factory at peak operations, it employed about 1,000 workers, manufacturing fine linen for export. With the arrival of low-cost Asian products on the market, the factory progressively declined until it was shut down. The intuition of a developer, Graham Wright of W.A.D. Developments, gave a second life to the entire Linen Mill, with the development of a residential complex that responded to con-temporary living needs increasingly moving towards relaxed and decentralized lifestyles. The project’s development process was com-plex and involved some mind-changing. The original idea was to build a large shopping center on the design of Robinson McIlwaine Architects. Later, it was determined that a resi-dential development would better respond to the needs of one of the major areas of landscape interest in Ireland. K.A. Dean & Associates was then commissioned to plan the conversion of existing buildings to residential use and design

All apartments maintain the defining features of industrial buildings such as high spaces, vaulted ceilings and cast iron columns, fitting seamlessly with advanced technologies through a close collaboration with Built Heritage, which safeguarded the form of the historic buildings and the construc-tion materials. All new added structures were made of iron and glass, a construction technique fully in keeping with 19th-century industrial aesthetics, rendering the contemporary additions of the project entirely legible. The glazed structures have systems of vertical connections, placed exteriorly to avoid damaging the buildings, as were the added volumes of the roofs on some of the apartment blocks. The apartments are of varying layouts, from two to three room apart-ments to duplex and townhouses, organized around a closed garden and an alternation of courtyards and common green spaces. The interiors feature elegant, minimalist spaces in which each components was selected from the best on the market: Aermec was used to make air-conditioning systems that solve the problem of the old walls’ humidity. The kitchens were equipped with next-generation Miele home ap-pliances and tiled with Blufontaine 40x40 from the New Marmi collection from GranitiFiandre, fusing sophisticated aesthetics and high tech-nical performance. Each apartment was also equipped with an integrated HiFi speaker sys-tem, satellite connections and a security system to achieve the best of the contemporary world amidst timeless surroundings.

Tut-te le residenze conservano i caratteri tipici degli edifici industriali: alti ambienti, soffitti voltati e colonne in ghisa perfettamente integrati con le tecnologie più avanzate, grazie alla stretta col-laborazione con il Built Heritage, che ha tutelato la morfologia degli edifici ed i materiali di co-struzione storici. Tutti i nuovi corpi aggiunti sono stati realizzati in ferro e vetro, tecnica costruttiva assolutamente in linea con l’estetica industriale ottocentesca, ma che rende perfettamente leg-gibile l’intervento della contemporaneità. Cor-pi vetrati contengono i sistemi di collegamento verticale, che per non intaccare gli edifici sono stati collocati esteriormente, così come volumi aggiunti sulle coperture di alcuni blocchi di ap-partamenti. I tagli delle residenze sono vari, dai bi-trilocali, ai duplex alle townhouses organizza-te in un parco chiuso e con l’alternarsi di corti e spazi verdi comuni. Gli interni sono caratterizzati da ambienti minimalisti ed eleganti in cui ciascun componente è stato scelto tra i migliori in produ-zione: con Aermec sono stati realizzati dei sistemi di climatizzazione dell’aria che consentono di ov-viare ai problemi di umidità delle antiche mura, le cucine sono attrezzate con elettrodomestici Miele di ultima generazione e pavimentate con lastre di Bluefontaine 40x40 della collezione New Marmi di GranitiFiandre che uniscono all’estetica raffinata alte performance tecniche. Infine ogni abitazione è dotata di sistema HiFi con filodiffusione, connes-sione satellitare e sistema di sicurezza offrendo il meglio della contemporaneità in un contesto dal fascino senza tempo.
