Rates for 2015/2016 were calculated using property values from the November 2014 revaluation. In the three years since the last rates review, residential properties in Auckland increased in value by an average of approximately 34per cent. The average general rates increase for all categories is 2.5 per cent which works out to be a 4.2 per cent increase for residential properties (when split out from business and farm/lifestyle properties). Business premises will see an increase of 1.4 per cent per annum and farm and lifestyle properties will get a decrease of 9.7 per cent on their annual rates. The main changes to the rates payments sees the introduction of the Interim Transport Levy which raises additional funding for investment in public transport with each household forking out $113.85 per year. There is also a small increase in the Uniform Annual General Charge (UAGC) which is the fixed portion of rates that is paid by everyone on each dwelling. The average household’s combined water and wastewater charges went up by about $1.75 per month. If you have a meter the fixed charge will increase from $195 to $200 per year. The ambitious project has been four years in the making and has cost a total of $3.3 million to complete. Originally the plan was to build a five-classroom block but at the early design stages staff realised that more classrooms were needed. Currently the school roll is over 350 pupils but the new block will enable them to cater for up to 440. The building features flexible and comfortable learning spaces and staff contributed to the design from the outset. A purpose- designed information centre also houses the new library. School Principal Unasa Enosa Auva’a says the new block was a great step forward for the school. “Quality of property is so important to the quality of teaching,” he said. He thanked the huge number of parents, families, community groups and sponsors for their outstanding contribution in their fund-raising efforts throughout the period of the project.   • What time do you get up & whats for breakfast?I get up at 0530 each morning and have Weetbix for breakfast unless I get a better offer.What does a normal day look like for a fire-fighter? We do shift work, the dayshifts start at 8am and finish at 6pm while the nightshifts start at 6pm and finish at 8am. We will do 2 day shifts then 2 night shifts followed by 4 days off. You often work additional shifts to cover vacancies etc.Emergency calls always take priority over anything else in our schedule so no matter what we are doing we are always ready stop what we are doing to respond.If we are not going to an emergency call, we do our gear checks, where we check our uniform, turnout gear, our breathing apparatus and all the equipment on the fire appliance to

    make sure its in top condition, after that we try to sneak in a coffee. We will then do drill which may be with ladders, pumps, rescue gear, first aid, etc. As well as getting involved in doing fire safety checks and smoke alarm installs for people in our community who need assistance, we clean the equipment and the station, carry out reports on all callouts, and lots of administration work.Favourite part of your day? Best part of the day is any time spent with family and friends.Least favourite part of your day? I dont like it when my daily cup of coffee runs out.How did you get into your profession? Used to live next door to an old fireman who suggested I give it a go, I havent looked back since.Best thing about your job? Every day is different, you never know what you will be doing the next minute, I enjoy being involved with the community and being able to assist them.

    Most memorable moments good or bad? Good moments are when you walk away from an incident knowing that you have made a positive impact on a situation, unfortunately a lot of our incidents involve loss of property or life and its never pleasant seeing other people suffer a loss of something they cherish or someone they love.How do you unwind? I go for a run or ride.Favourite holiday destination? Where ever my wife wants to go, would love to go to a jazz festival in New Orleans one day!!What advice would you give to people considering a career as a fire-fighter? Go for it, If you are active, enjoy working with people and like a team environment, you wont do better. Dave has lived in the Mt Albert area for 30 years, been in the fire Service for 34 years and is currently a Senior Station Officer at Avondale Station.

    Insulation and Smoke Alarms will be mandatory for all rental properties

    A MOVE by the government to improve rental standards throughout the country has just been announced.

    Under the new laws every rental property in New Zealand will have to be fully insulated within the next four years. Landlords will have to retrofit ceiling and under-floor insulation to all of their properties by 2019.

    Property owners will also have to declare the standard of the insulation on all tenancy agreements. Social housing which receives government subsidies will require insulation by July next year.

    Another requirement under the new changes is for smoke alarms to be compulsory in all residential rental properties from July 1st next year.

    Regulations will make landlords responsible for ensuring an operational smoke alarm is in place at all times.

    The new smoke alarm standards require a minimum of one working smoke alarm in a hall or similar area, within 3 metres of each bedroom door. In self-contained sleep-outs

    or caravans, at least one working smoke alarm would be needed, in line with Fire Service recommendations. Long-life, ten year smoke alarms will be mandatory when fitting the new alarms.

    Other proposed changes give new powers to prosecute landlords for breaking tenancy regulations, particularly where there is risk to tenants health and safety and changes to enable faster resolution of tenancy abandonment cases, to allow rental properties to be re-let more quickly.

    FOR SALETHE MAGS Fine Art Show is back on this year after the success of the inaugural show in 2014 which saw over 400 pieces of work by 200 artists on show. The event raised $47,000 for the Mount Albert Grammar School Foundation which invests in the future of the school. The 2015 show will feature a cross section of artworks, including painting, photography, ceramics and sculpture by New Zealands accomplished and emerging artists as well as MAGS top art students.

    The weekend kicks off with the opening gala evening on Friday, 21 August, which is a ticketed event. This is followed by the free entry days on Saturday and Sunday, 22-23 August. Tickets for the Gala evening are $40 per person.
