• The Atlanta Industrial market ended Q4 with 3,794,445 SF of net absorption, bringing YTD absorption to 3,269,729 SF.

• The vacancy rate remained at 92.3% , the lowest Atlanta has seen in over ten years.

• Lease activity increased this quarter over 4.5M SF.

• Construction and development activities seem to be taking a pause for speculative development and build to suit projects which now total $12,675,979. Down $2.5M from last quarter.

• Rental rates have remained steady, closing Q2 at $4.31 PSF.

• Investment sales volume reached $443M this quarter and aver-aged $54 PSF.

• The largest industrial sales transaction for the quarter was an 11-building portfolio totalling 977,895 SF.

• The Intermodal Association of North American (IANA) has launched its own online portal to boost effi ciency in the drayage sector, connecting drivers looking to return a container or chassis with those looking to pick one up. Port of BrunswickThe permit for a fourth vessel berth at Colonel’s Island Auto Pot has been submitted to the U.S. Army Corps of Engineers for their review. Further, the GPA board has approved the development and paving of 67 acres at the Colonel’s Island Auto Port. This will bring the total acres paved for vehicles to 496 (Source: GPA)

Industrial VacancyU.S. industrial vacancy declined to 6.4% in Q1 of 2016, the lowest level since 2000, just before the onset of the 2001 recession. If the economic expansion continues, which is expected, the vacancy rate may have room to fall further. (Source: NGKF)

Warehouse Rent Rates

In Q1 2016, warehouse and distribution rental rates in the U.S ended at $5.75/SF triple net, up 1.5% fromthe prior quarter and up 4.4% for the year. Atlanta saw double-digit rent gains over the past four quarters, partly due to their market experiencing rapid population growth. (Source: NGKF)

Industrial Net Absorption

Net absorption in the US during Q1 2016 totaled 51.9 million square feet, a 19% decrease from theprevious quarter. Of the 49 industrial markets NGKF tracks, 42 posted positive Q1 absorption. Dallas-FortWorth led all markets, absorbing 5.7 million square feet, followed by Atlanta with 4.4 million square feet.(Source: NGKF) (Absorption is the net change in occupied space between two points in time. Positive absorption means that previously unoccupied space is being occupied.)
