    In the year 2000, Boral Plasterboard management established a

    national Technical Trade Committee to:

    review company products

    monitor systems performance

    oversee technical literature

    assess new products.

    The Committee members have some 275 years of combined

    building industry qualifications and experience covering every

    aspect of the Australian and overseas building and construction

    industries.

    The Technical Trade Committee members are drawn

    from all states and have a wealth of experience.

    They are in daily contact with industry leaders

    and are active in technical training, customer

    service and solving industry issues.

    The Committee meets every two months and

    members communicate regularly to providecustomers with well informed feedback.

    The Committee has already made a

    number of recommendations to improve

    systems and reduce site breakdowns.

    The most recent being an update to

    Garage Ceiling Construction Practices.

    Common Problem Areas

    Bathroom and ensuite ceilings require specifictreatment and should be painted in accordance

    with the manufacturers specifications. Flat

    waterbased PVA ceiling paint has a limited life

    span in wet areas.

    Exterior ceilings to patios, walkways, soffits etcrequire exterior quality paint (no exceptions).

    Gloss paints tend to highlight imperfections andshould only be used in conjunction with a level

    5 finish. Some of todays feature colours can produce

    coverage problems so consult your paint

    manufacturer first.

    Plasterboard manufacturers recommend the

    finish coat be roller applied as nap raising

    around joint edges and nail holes are

    highlighted when paint is sprayed.

    In passageways exposed to glancing light, extracare is required to avoid variations in gloss

    levels on jointed surfaces. Be aware that the growing trend towards coloured

    ceilings can highlight surface variations. Flat white

    ceiling paint will produce the best results.

    Common Problem Areas

    Downlights or spotlights in ceilings placedclose to walls and allowed to reflect down the

    wall surface.

    Any surface mounted fluorescent lights

    Any unshaded bare bulbs.

    All bare bulbs produce disappointing results in

    plaster ceilings. Once faults have been identified

    under these lighting conditions the damage is

    done. Installation of light shades prior to handoverwill reduce disputes regarding owners perceptions

    on quality.

    In todays highly competitive environment, costshave a major impact on a builders viability. It is

    common to focus on the visual and presentation

    aspects of a house, while overlooking unseen

    areas for the sake of economy.

    We are aware that many new home buyers on

    restricted budgets demand value for money and

    look for cost savings wherever possible.

    In trying to satisfy this market, it is not

    uncommon for the appearance of a house to takeprecedence over the structural components.

    Unfortunately it is not until later that the

    compromises in quality, due to cost cutting, are

    met with disappointing results.

    When maintenance issues appear, todays shortcutsbecome tomorrows disputes.

    It is not always easy to identify the causes of

    defects that occur in the finish of interior linings.

    Some problems can be so complex that the actual

    reasons behind a particular issue may never be

    identified.

    Spare a thought for the plasterers as it is their work

    that is immediately questioned. We need to

    remember that plaster is only a surface finishproduct and does not add to the structural integrity

    of a building.

    It is both interesting and amusing to observe the

    dispute resolution process regarding maintenance

    issues especially when it comes to apportioning

    blame and costs. Some of the fancy footwork and

    sidestepping that follows would do any dance

    instructor proud. As a result, the real costs of

    maintenance issues are seldom quantified. Painters

    and plasterers often undertake repairs as an act ofgoodwill or alternatively to avoid conflict and

    ensure future business.

    When maintenance issues arise they are often the

    result of a combination of factors: -

    lack of ventilation

    no sarking under low pitch tile roofs

    absence of proper framing (particularly around

    cornice lines and sheet ends)

    the use of ceiling joists running parallel

    between wide-spaced trusses to obviate the

    need for ceiling battens

    insufficient framing at directional truss change

    shrinkage and/or settlement on large bulkheads,particularly where they support a truss load for

    the full length of a room

    building movement/reactive soils

    slab heaving

    plasterboard installed over wet framing

    and the list goes on.

    With the majority of these issues dealt with andforgotten about in the early life of the building

    dont be led into a false sense of security as there

    are two more obstacles to overcome.

    Firstly, there is an emerging trend whereconsumers are selling their homes earlier than

    previous generations. When this happens within

    the building guarantee period, the builder is

    often be called in to rectify maintenance items in

    preparation for the sale. This is a growing cost

    that the builder has had little exposure topreviously.

    Secondly, prospective buyers of recently builthomes will often negotiate a lower price with an

    owner to take account of maintenance items.

    Once the sale has been completed, the new

    owner sometimes calls in the original builder to

    rectify those same items under the terms of the

    building guarantee. The new owner has had two

    wins. The first being the reduced purchase price

    and the second is having the items rectified at

    no cost by the builder. This is another growing

    area of concern for builders.

    As building industry legislation has defined

    maintenance responsibilities, consumers have

    become more aware of their entitlements due to the

    competitive nature of the building industry. There is

    a need to ensure that maintenance costs are

    minimised.

    Proper design

    By following manufacturers installation recom-

    mendations, plasterboard will not be subjected to

    building movement stress. The positioning of

    expansion or control joints in plasterboard needs

    to be considered at the design phase and clearly

    identified on the working drawings. The references

    to control joints in manufacturers literature only

    cater for movement in the plasterboard and do not

    take into account actual building movement.

    Building movement areas of particular concern

    include:

    Girder trusses Directional changes in the roof structure

    Large ceiling areas adjoining passageways

    Openings without heads.

    Careful planning at the design stage helps to

    reduce maintenance issues and rectification works.

    Wall framing

    Wall construction also varies from state to state.Some states prefer metal framing while others

    prefer timber or a combination of both. Western

    Australia and some areas of North Queensland are

    With todays modern construction and truss roof directional changes, expansion joints are becoming anecessary part of plasterboard installation. Plasterboard cannot withstand the stress associated with building
