Zoning Research Services Request Form

This application must be complete and accompanied by the required fee as indicated. Fees can be paid in one of two ways: (1) by credit card through an online link generated at the time the request is created in the automated system or (2) by submitting a check made payable to Miami-Dade County. Fees are non-refundable and each address or folio number must be submitted separately. Please allow a minimum of twenty (20) business days to process your request.

Form Instructions 1. Please select the research services you need. The scope of each service is:

Land Use Plan Map Designation: Provides the land use designation and density as depicted on the Miami-Dade County Comprehensive Development Master Plan. This is important to know because no zoning action will be approved unless the CDMP Land Use Designation allows the proposed use or density.

Zoning history verification letter: Provides confirmation of the Zoning District and the zoning history which includes copies of zoning resolutions, administrative approvals, available agreements and covenants. Request this service if you only need the zoning information and resolution history of the property or for application to verify that a proposed Florida Housing Finance Corporation project meets criteria in the local government FHFC application forms.

Verification of Pedestrian-Oriented Development (POD) determinations for road impact fee reduction purposes pursuant to Section 33E-8. Provides verification that the parcel lies within the approved POD development in accordance with the requirements of Miami-Dade County Ordinance 16-132. Applicant must provide POD approval or parcel identification number and a copy of building permit plans.

Zoning history and analysis letter: Provides a response to specific zoning matter or question related to the zoning approvals of a parcel, a code interpretation or a proposed use of a site. For example, if you have questions about grandfathering provisions that may apply to the subject parcel or whether a particular use is permitted in a specific zoning district.

2. Please be advised that the letters do not verify building code compliance or the

existing uses on the property and do not certify conformance/non-conformance of existing uses or structures.

3. This application must be complete and accompanied by the required fee as indicated.

4. Each address or folio number must be submitted separately except that if all of the folios are

contiguous and are the subject of a single zoning action, they could be submitted as one request.

5. Fees can be paid by credit card through an online link after the request is entered into the
