LOCATION
The Land Family Estate is located in east-central Alabama along Hatchechubee Creek, less than a mile from where it runs into the Chattahoochee River on the Georgia-Alabama line. The area is primarily agricultural. The paper company West Rock has a pulp mill within 3 miles of the property, offering a close and readily accessible market for timber harvests. The property is conveniently located less than a mile from Hatchechubbee Creek State Park, where there is a public boat ramp. The neighborhood around the property is secluded and quiet. Yet, it is not far to several communities and services. About 26 miles to the north are the twin communities of Phenix City, Alabama, and Columbus, Georgia. Historic Eufaula, Alabama, is 17 miles to the south. Atlanta, Georgia, is a two hour drive to the northeast.
ACCESS & BOUNDARIES The Land Estate has about half a mile of frontage on Pine Tree Road, a graded, county-maintained road. The main entrance on the southeast end of the property is gated and within 800 ft of Alabama Highway 165, a north-south corridor. Two miles to the north is Alabama Highway 208, an east-west corridor that crosses the Chattahoochee River into Georgia. There is a second entrance off Pine Tree Road about midway along the property boundary. There is a good internal road system allowing access to all areas of the property. The northern boundary borders US Army Corps of Engineer land along Hatchechubbee Creek with access in two locations down to the water. The Corps of Engineers’ lines are well-marked in red paint. All boundaries are established on the ground. Maps provided in this report are NOT survey accurate and, thus, advertised acreages may be unreliable. Although the maps in this report are believed to be reasonably accurate, the buyer should not rely on these maps to precisely portray deeded boundary lines in the field. TAXES, TITLE & ZONING In 2016, the property taxes under Current Use valuation were $394.94. The property is owned by the estate of William B. Land. The deed is recorded in the Russell County Courthouse. Zoning in this area is agricultural. There is a survey showing the original property encompassed 376 acres, but 25 acres were taken by the Corps of Engineers, leaving the advertised 351 acres.

SITE DESCRIPTION The Land Estate has been in the Land and Moore families since the 1890`s. It was once a homestead and farm; later, it was used for timber production and recreation. The northern boundary is primarily defined by the US Army Corps of Engineers’ line. There are several spots where the boundary does go to the Hatchechubbee Creek’s edge. This part of the property includes old growth mixed pine and hardwood stands. The public land can be used for hunting and crossed for additional creek access. The creek is a serene and beautiful place with excellent fishing for Crappie, Largemouth Bass , White Bass, Hybrid Bass and other species. Alligators are common in the warmer months and lots of shore birds and ducks visit the creek. In the northeast corner of the property, a steep bluff looking over the creek provides a beautiful view. The majority of the property is in growing or recently harvested pine plantations. About 1/3 is premerchantable pine, another 1/3 is upland and slope hardwood and the remaining is pine plantations thinned or harvested within the last year. There is a borrow, or sand, pit in the southwest corner that makes an excellent shooting range. The property has not been hunted recently. As a result, there is a dense population of deer and turkey. The property appears to be a bit of a sanctuary from the hunting pressures on neighboring lands. TIMBER The property has been managed for timber production in the past. There are approximately 123 acres of 4-year old Long Leaf Pine on old field sites in the property’s interior. About 92 acres of upland in the west and southwest portion of the property have recently been harvested and are ready for regeneration. There is about 97 acres of upland and mixed hardwoods along the creeks and Corps of Engineers’ boundary. The remaining timber is a 29-acre stand of 18-year-old, recently thinned Loblolly Pine. There is no current timber inventory for the property.

HOUSE On one of the highest points on the property, at about 400 ft, the house offers some of the finest views in the area. From the front porch, there is a panoramic view of the Hatchechubee Creek Valley and an open field area where deer and turkeys come to feed. The house offers the amenities of town living but with the seclusion and beauty of the country. The house is approximately 2,100 sq. ft. large with 3 bedrooms and 1.5 baths. There are window air conditioning units and baseboard heat, supplemented by a wood stove and fireplace. The house include a washer and dryer and two refrigerators. Large front and side porches encourage outdoor relaxing and enjoyment of the views. A two-car carport and several outbuildings, including a double pole barn and double shed, provide storage and the possibility of many different uses. The house is served by city water, the public electric grid and a private septic system.
