Dear house-hunter,

This month is a big one for the UK’s new homes industry, and for house-hunters who are hoping to make the most of the benefits of buying a new-build property.

The government is bringing the Stamp Duty “holiday” for first-time buyers to an end, meaning many of you will have to find a little bit extra from your savings to give to the taxman when you buy your first home. On the plus side, for those struggling to find a big enough deposit to secure a mortgage, the government has finally launched its NewBuy Guarantee, which will allow creditworthy homebuyers to purchase a new-build home with just a 5% deposit.

This month, we’ve got plenty of fantastic new homes from around the UK to share with you, along with the latest news about new-build developments and incentives available.

Davyhulme, Greater ManchesterTrafford Housing Trust has been given planning consent to

develop 33 new homes in Davyhulme, Greater Manchester.

The trust will build 33 sustainable family homes on the site of Calder Court in Urmston, including a selection of three- and four-bedroom family homes, with 16 available via shared ownership, 10 for rent and seven for outright sale.

The development will replace a derelict brownfield site and provide the area with much-needed affordable homes.

A company statement said: “We are due to commence on site in March 2012 and completion is April 2013. This follows a detailed consultation with local councillors and residents where we have listened to their constructive ideas and concerns.”

Southwark, London

Housebuilder United House has been appointed by Notting Hill Housing through their framework agreement to develop over 200 new homes in Southwark. The scheme, which will also include new retail units, will be built in Grange Walk, Bermondsey Spa, London SE1, in the heart of the regeneration area.

The development, with a contract value of £28m, will provide 205 new homes including a mix of studios, one-, two-, three- and four-bedroom duplexes and townhouses, comprising 146 affordable homes, most of which will be available to buy on a shared ownership basis, while 20 of the homes will be designed for wheelchair users.

There will also be retail units on the ground floor of two of the blocks. Work will commence in spring 2012 and it is anticipated that the development will be completed by summer 2014. MORE

AFFORDABLE HOMES

A planning application for up to 1,500 new homes has been submitted to South Cambridgeshire District Council (SCDC) as part of the first phase of Northstowe, which will be the largest new town since Milton Keynes.

According to the master plan for the whole town, as many as 10,000 new homes, including a range of affordable homes, will be developed over the next 20 years, along with various schools, commercial and leisure facilities as well as open green spaces.

If plans are approved, the first 1,500 homes will be developed

next to Longstanton’s busway stop, which will serve the new town.

Northstowe will be constructed at the former Oakington barracks site, which was subsequently used as an immigration detention centre until 2010.

Sewardstone, Essex

The county town of Lincoln can trace its roots

back to the 1st century, while the county itself is divided into a number of regions - including the Lincolnshire Fens, the Carrs in north Lincolnshire, the Lincolnshire Wolds and the Humber Estuary and North sea coast. Home to some beautiful countryside, Lincoln is an ideal location in which to buy an affordable new home, with many developers affordable housing options for keyworkers and first-time buyers alike.

The government-backed FirstBuy scheme is available at Isaacs Place, a Taylor Wimpey development of two-bedroom apartments and two- and three-bedroom new homes in Grantham. Located within easy reach of Grantham town centre, Isaacs Place is nicely situated between Lincoln and Nottingham, in close proximity to the A1 road and Grantham Station, with rail links available into London and Edinburgh. The east coast is a 30-mile drive away - ideal for days out by the seaside. Prices range between £99,995 and £149,995.

A new phase of shared ownership apartments is being launched by A2Dominion New Homes in one of London’s leafiest boroughs. New England, in Eastcote, offers 20 one-bedroom homes starting at just £87,750 for a 45% share, based on a full market value of £195,000. Priority for New England will be given to people living or working in the London Borough of Hillingdon.

Tariq Qureshi, sales and marketing director in London for A2Dominion New Homes, said: “We are delighted to launch this second phase of New England. We expect demand for these new shared ownership apartments to be high after the first phase of this development proved very popular with home-hunters. These homes have a high-quality finish and, being located in Eastcote, residents will benefit from both the green open spaces nearby and excellent transport links into central London.”

Genesis has announced the launch of

Abbey Meadows, a new hillside development of new affordable homes available through shared ownership. Situated on the edge of Epping Forest on the outskirts of Sewardstone village, Essex, this rural development features 38 two-bedroom houses surrounded by countryside and offers views across to the King George V reservoir. Some of the new homes even overlook Epping Forest itself.

Available through shared ownership from £52,500 for

a 25% share based on a full market value of £210,000, buyers can purchase between 25% and 75% and increase their share at any time, all the way to 100% and outright ownership.

Priority will be given to people who live or work within Epping Forest. Abbey Meadows is available to anyone who does not already own a property and is unable to buy a home on the open market. Their total household income must be less than £60,000 per year and ideally they must have savings of around £3,500 to cover moving and legal costs.

Over one million mortgage customers in the UK are facing increased mortgage repayments this spring. That’s after two of the UK’s biggest mortgage lenders announced increases in their standard variable mortgage rates. The Royal Bank of Scotland (RBS) and the Halifax have taken the decision to raise their standard borrowing rate, despite the Bank of England base rate remaining at its record low level of 0.5%.

Consumer groups have accused the partly taxpayer-owned lenders of ‘profiteering’. But how will the changes affect you? What should you do to save money? And if you’re not with Halifax or RBS, can you also expect your mortgage to rise in the near future?

The changes in full

RBS became the first bank to increase mortgage rates for existing customers in March 2012 when it increased the rate of its Offset Mortgage by 0.25%. The bank also plans to raise the rate on its offset One Account by the same amount on 1st May 2012. It is estimated 200,000 borrowers will be affected. Halifax has also

decided to increase its standard variable rate (SVR). This will rise from 3.50% to 3.99% from 1st May 2012, costing 850,000 customers hundreds of pounds more per year.

Labour MP John Mann slammed the changes. He said: “They take taxpayer money in the form of a bail-out and then take their money again through their mortgages. It is totally unfair.”

How to save money if you’re on RBS’s or Halifax’s SVR

If you are on your lender’s SVR – particularly if you are affected by these changes – now could be the time to look for a better deal.

NewBuy: New government scheme to help new homes buyersOn 12th March, the government launched NewBuy, a scheme aimed to provide a helping hand

to homebuyers in England currently shut out of the housing market, by providing them with the chance to buy a new home with just a 5% deposit and an affordable 95% mortgage.

Aimed at both first-time buyers and existing homeowners who are hoping to purchase a new-build home as their main residence, it is

expected that up to 100,000 house hunters could be assisted by NewBuy. Housebuilders who sign up to NewBuy will be able to offer this assistance on properties priced at up to £500,000.

If you’re looking for a home but having trouble securing a mortgage, now is the time to register your interest in taking advantage of the NewBuy scheme.

While many purchasers of new-build retirement living property are downsizing from a larger home, Bob and Pat Potiphar had spent 18 years living in an apartment in Hove before moving to

their new home at Catherine Lodge in Durrington-on-Sea, near Worthing, from specialist developer Churchill Retirement Living.

After so long in one home, it was bound to be a big decision to move, but the couple were beginning to get disenchanted in their previous home and the new-build retirement development where they now live has a number of great features that made that decision much easier.

“When we moved in, everyone owned their flat, but then many of them started to be rented out. It started to get noisy, and to look a bit shabby,” explains Pat.

Accessibility was also an issue, as Bob has multiple sclerosis and their eighth-floor location in their previous property was a real problem, particularly when the lift was once out of action for five months.

Potential homeowners came out in force to enjoy an exclusive preview of Larkfleet Homes’ Spinney House development in

Yaxley, Cambridgeshire.

Larkfleet opened the development to members of the public to provide those interested in purchasing a new ‘age-exclusive’ home in the area with a special viewing of the site before it is officially completed.

Spinney House comprises a selection of new homes for people over 55 years of age and Larkfleet has sold many properties ‘off-

plan’, demonstrating just how popular this type of housing is in the local area.

Larkfleet’s 30 visitors on the day were impressed with the development and the company is now working closely with people who expressed interest in buying a retirement home at Spinney House.

What a great room to create if you are just moving into your first new home. This room will

mark your home as your own and should be a room to be enjoyed by all and a place of joy, comfort and memories too.

One of the main trends for 2012 is home crafting, so for comfort consider throws and blankets along with patchwork and tactile cushions to encourage fun and feeling. Traditional check blankets are great for covering sofas old and new. John Lewis (johnlewis.co.uk) has a sweet shop of soft furnishings for you to get lost in. Some recommendations include the cosy throw by Avoca in a purple check tartan style, priced at £80, and a range of accentuated cushions. If you are working with a young theme to please your little ones, the cushion range by Borderline offers a cat, fox or bat design cushion, each priced at £30. To create your family portraits, take a piece of A4 ivory card as the background and black card to create your silhouette. Take a picture of your family member/members in the form of a Victorian silhouette (i.e. a side view, similar to the Queen’s head on a coin) and once printed, cut out around the outside of the shape to get your silhouette. Transfer this shape onto the card and cut out, then place this onto the background card and fit into the frame of your choice.

If you want to work with the soft furnishings suggested, the complementing wall colours would be in the seasonal colours of grey or a light heather, such as Pavilion Gray 242 or Smoked Trout 60 by Farrow & Ball (farrow-ball.com). Frames should be metallic in the form of sprayed silver or a more contemporary version in chrome.
