Design Excellence The design of Water’s Edge was conceived around a need of creating and developing morethan just another ‘vacation apartment’. Renowned local architect Mr. Arek Joseph, formerly ofChalmers Gibbs Martin & Joseph Architects, set out to design with the comforts of ‘home’ inmind. Water’s Edge was based on a design of convenience, wellbeing, luxury and security. Itwas important to build and scale this project with a sense of human proportion whenconsidering ceiling heights, windows, recesses and other design elements. As one of the firstSMB developments to build six storeys in the space of seven, the engineering challenge wasin considering the new fire and building codes in addition to roof construction.

During the 36 month construction period the team came face to face with hurricane Ivanhaving just completed the building foundation level. Although Water’s Edge had already beendesigned to exceed safety standards this presented the opportunity to assess the damagesand identify the weaknesses in other structures to implement changes should an event likeIvan occur in the future. This task eventually evolved into the creation of a fortress of solidconcrete with hurricane rated windows and doors, a redesign of all soffits, in addition to a fullconcrete roof slab above the sixth floor under the roof structure. Water’s Edge is built towithstand the impacts of hurricane or earthquake scenarios and constructed to the standardsof a building beyond it’s height, ensuring safety among its residents as one of the most securebuildings on the Island.

Sustainability & Environmental

When it comes to sustainability The Waterfront Development Group takes seriously it’scorporate responsibility to employ skilled workers within the community, via our local partners,to aid in fueling the local economy. Attention has been taken to procuring environmentallyfriendly products and elements while also achieving the best value for money to increaseresource efficiency, as well as introduce and promote innovative products to the Island.

Some considerations, products and environmental measures taken at Water’s Edge include:

Value

From the conceptual stages of Water’s Edge the developer chose to partner with a localconstruction firm and architects with the understanding that as much local content aspossible (i.e. local sub-contractors and suppliers) would be used. Through such localinvolvement Water’s Edge was responsible for the creation of over 150 jobs forCaymanian workers over the 36 month construction period. With this experience andthrough The Waterfront Development Group’s dedication to The Cayman Islands, manyof these skilled workers are now being used in a similar capacity on future projectsenabling a steady and dependable demand for such workers within the local constructionand development industry. As a largely Caymanian involved development it is ourinterest to always consider environmentally friendly building measures and elements forthe benefit of our growing community. The Waterfront Development Group makesconsiderable efforts to respectfully memorialize the heritage of the site and build to thebenefit of the Island.

Being a high end luxury product Water’s Edge had a hand in elevating the status andInternational perception of the country and SMB, as one of the most prestigious projectson the beach. Buildability

Water’s Edge offers 35 unique private residences. Units range from 3,200 square feet for a3 bedroom, 3.5 bathroom apartment to 11,500 square feet for a 6 bedroom, 9 bathroomunit. The current market value of units ranges from $3.3M - $16M USD.

Within this project The Waterfront Development Group exceeded expectations of investorswith regards to the quality, level of detail, and flexibility. With the available 32 feet betweendemising walls each owner had the ability to manipulate the interiors to suit their desireswithout incurring major costs for structural redesign. This allowed the option of creating acustom living space to encourage individual, comfortable and adaptable environments.With the integration of optimal wall to ceiling height to width ratio, building six storeys in thespace of seven allowed for enhanced ceiling heights of up to 11’6” within each apartmentfor an ideal feeling of human scale and proportion.

With the all it’s unique features Water’s Edge has set an expectation on SMB for quality,amenities and detail that far surpasses many among the competition. Cultural Response

The Waterfront Development Group has been present in the Cayman Islandsdevelopment field for over 15 years, building a solid reputation with satisfied repeatcustomers; some of whom have purchased in every project completed. We credit thesuccess of each project, including Water’s Edge, to our tremendous ‘local team’. Weselect straightforward but detailed construction techniques that are familiar to localcompanies and subcontractors in order to employ their expertise. From our generalcontractor right down to plumbers we employ as many local Caymanian suppliers andsub trades as available. Such high end luxury development undoubtedly contributes tothe economic growth of the Island through job creation and Government revenues, witha recharge of local business activity.

The property was previously owned by Mr & Mrs Paul J. Meyer who used the site fortheir personal home and ideally named it ‘Water’s Edge’. In recognition and respect ofproperty heritage the naming remained and the pervious property structure has beenmemorialized within the owner’s conservatory through a formal photograph display.

In recognition of the natural beauty of Seven Mile Beach and the Cayman Islands, theconcept of interior design was to celebrate the natural environment and bring theoutdoors in by complementing, rather than competing, with the mesmerizing views. Thedesign team chose an organic interpretation and used texture through the space torepresent the many layers of Cayman’s natural environment. Such elements includebamboo, sea grass, metal, rattan, stone and wood to translate the environment to the in-doors. The colour palate consists of soft colours of the sea, represented inmonochromatic neutral tones and clean lines with subtle textures in the furnishings.Local and International underwater photography by Elanor Chalfen of Muraka, wassignificantly used throughout to add a dimension of colour and tranquility to the space.In celebration of the sea without taking away from it, accessories included giant resinclam shells and large resin coral sculptures to remind occupants of the sea’s manytreasures. Lush landscaping sweeps the entire span of the property, beach and roadside, to restore natural elements of flora and fauna to the topography of the site with wellmaintained sea grape (recycled from previous property), as well as royal, date andwashingtonia palms to name a few.
