The propertyThe Old Rectory is built of limestone, ironstone and brick with a tiled roof. The house appears to date back to the 18th century with both 19th century and 21st century extensions. The house was extensively refurbished about fifteen years ago at which time the orangery with bedroom above, utility room, back hall and double garage were built.

The house offers comfortable family accommodation over its two floors with the potential to create a sixth bedroom out of the second floor loft. Most of the rooms face west over a lovely garden with open pastureland beyond. A small entrance lobby from the front door opens to a hall with a stone flagged floor and stairs to the first floor. Door to a cloakroom with WC.

The drawing room has double French doors opening to the garden to the west. Adjacent is the sitting room, also with an open fireplace and French doors to the garden. The study, also reached from the hall, is west facing and has a small Victorian fireplace.

The kitchen/breakfast room beyond has an oil fired four oven Aga and a range of fitted cupboards. There is a walk-in larder cupboard.

A short passage from the kitchen leads to the west facing orangery, which has a lofty ceiling, a secondary staircase to the first floor and double French doors opening to the terrace and garden to the west.

There is a large rear hall with doors to the drive, the garden and into the integral double garage.

The principal bedroom is west facing and has a Victorian fireplace and an ensuite bathroom. Adjacent is a single bedroom/dressing room. There are three further double bedrooms, the furthest of which has another ensuite bathroom. There is a large family bathroom.

Stairs from the landing rise to a loft room, potentially a sixth bedroom.

LocationSlapton is a small rural village set in pretty and unspoilt countryside to the west of Towcester. The village has a church, Saint Botolph’s, dating from the 13th century. Towcester is the local shopping town and has supermarkets including Tesco, Waitrose and Aldi, local shops, leisure centre with swimming pool and restaurants. Major towns within easy reach include Milton Keynes, Northampton, Oxford and Banbury.
