The property This spacious property, once part of a threshing mill, has been carefully developed to create a flexible living space with a contemporary look and feel. Created around eight years ago by a successful local developer specialising in high-end quality conversions, it is presented to an extremely high standard throughout with engineered-oak floors, natural-stone tiles, top-quality fittings, extensive storage space and a zoned heating system.

This linked property is set in a small development of eight houses all completed to the same standard.

Ground floor An attractive entrance hall, with a hand-built solid oak staircase providing access to the upper floors, leads to the downstairs living

accommodation, bedroom and bathrooms. All these rooms benefit from underfloor heating controlled by individual room thermostats.

The large kitchen/dining room is fitted with solid oak units with contrasting granite worktops. Appliances include a built-in American-style fridge/freezer, electric oven, dishwasher, combination microwave/oven and coffee machine. The large island module houses a five-burner gas hob with deep drawers for kitchen equipment and provides a breakfast bar. This room has access to a secluded paved courtyard with plenty of space for al fresco dining. A utility room with washing and drying machines is adjacent to the kitchen.

The sitting room is generously proportioned with a high ceiling and exposed roof trusses. A minimalist gas fire is set into the wall at one end of the room to provide a pleasing focal point, while French doors on the adjoining wall open out onto a paved area and offer south facing views of the extensive gardens.

A double bedroom with en-suite shower room and a second reception room, which currently serves as a dedicated home office with custom-built solid oak shelving to one wall, completes the downstairs accommodation. A passageway leads from the reception hall to the airing cupboard and provides interior access to the garage.

Upper floors The master suite on the first floor has four windows which flood the space with plenty of natural light. Custom-built solid oak wardrobes have been specially designed for the room. The en suite shower room has twin basins and a large shower cubicle. A second double bedroom is served by the luxury ensuite while a third bedroom again has its own ensuite facilities. Each highly-specified bathroom is tiled in natural stone and fitted with Sottini sanitary ware.

Outside Access to the front of the property is through a farm-style gate and on to a gravel drive which provides parking space for several cars.

The area is enclosed by a low stone wall and mature laurel hedges and other plantings. The garage, which has additional storage space, is big enough for a large vehicle and is fitted with electric doors.

There is a large south-facing garden. The generous paved sun terrace is enclosed by a high stone wall to provide a good degree of privacy and offers plenty of outside space for al fresco dining and entertaining.

The lawn beyond is surrounded by mature trees and rises up to a post-and-rail fence which borders the quiet road. A small stream bisects the garden and is crossed by the restored nineteenth century stone bridge.

Location No. 2 Sturton Grange Mill is one of eight properties, most of which are primary residences. Formerly a threshing mill, this picturesque development is situated in a secluded dip and set back from the road. The access roads to the development are good quality and the communal grounds are maintained to a high standard.

This quiet rural setting is conveniently located to provide easy access to a range of amenities. The attractive village of Warkworth is just 3 miles away. The historic market town of Alnwick - with its famous Castle and Gardens, excellent range of shops and supermarkets, restaurants, healthcare and leisure facilities as well as first, middle and high schools, is 6 miles to the north.

Alnmouth station offers free parking and is only 4 miles away. Regular mainline services to Newcastle upon Tyne (30 minutes), Edinburgh (60 minutes) and London King’s Cross (3.5 hours) are available.
