Well, the “honeymoon” is nearly over! It is hard to believe I have been here just shy of a year and 2016 is coming to a close. Time really does fly when you are having fun!

There have been many goings-on in 2016 - a new magazine just for Ancala, new roads, culvert cleaning, successful neighborhood events, and tons of volunteerism! I have heard many positive comments from you and want you to know your feedback is important and appreciated.

Moving into 2017, we will be concentrating on Fire Safety, partnering with the City of Scottsdale Fire Marshal to assist Ancala in creating defensible space surrounding your homes. Some of the feedback I have received relates to NAOS and what you can or cannot do within the boundaries of this Natural Area Open Space. I would encourage you to check out the City guidelines and rules to better understand how you can manage these areas. You can find this information on the City of Scottsdale website at http://www.scottsdaleaz.gov/codes/eslo/naos.

I will also be working with our Ancala webmaster in 2017 to further improve our website to make it easier to access pertinent information such as simple forms and documents without signing in! Keep an eye on our website at www.ancalahoa.org for these updates.

The Ancala Living magazine replaces the Home Times newsletter and will continue bi-monthly into the New Year. If you have comments, questions or story ideas, please share your thoughts!

Welcome back to all of those who took a break from the Arizona summer.

We have been busy with enhancements, road maintenance and sealing, and main entrance changes which bring focus back to our beautiful fountain. Drainage repair and clean up will be completed by the end of November. The main entrance project phase one is complete, and we appreciate the many positive comments we’ve received, thank you.

The hospitality committee has been very busy with the many planned activities during the next several months.

Frequently Asked QuestionsWhen is the annual meeting and election held?The annual election is held in January each year. There are seven members on the Board and terms are for two years.

How do I run for a seat on the Board?All Members of the Association are able to run for the Board of Directors. The request for candidate’s letter is sent in late Fall each year. If you have not received this letter, please contact the Executive Director to obtain a copy. Ballots will be mailed in late December, early January and the election will be held at the January meeting. Please check the Ancala website for specific dates and times.

When and where are the Board meetings and can I make a suggestion there?Regular Board meetings are scheduled to be held on the 3rd Tuesday of the month at Ancala Country Club. All homeowners are encouraged to attend and suggestions are always welcomed! Before planning to attend, be sure to check the community website at www.ancalahoa.org for details and changes to meeting dates or times.

What is on the community website?You have access to frequently used forms such as the architectural request form or the park rental form. You can also access the Design Guidelines; all without registering. Other items require registration at this time. To register, go to the website at www.ancalahoa.org and click on Homeowner Login. You can create your new account, log in or request a new password.

What methods can I use to pay my assessment? AAM offers the below options in order to submit your payment. Blue Marble Landscape is Ancala’s commercial landscape company and our team is gearing up for shrub maintenance within Ancala. We would like to share with you that there are generally two schools of thought regarding shrub care to maintain the aesthetics of the common area landscape so you can determine which method is best for your personal landscape.

ShearingShearing is the most commonly used method today. The shrub is shaped into a cone, cylinder, or ball and while popular and pleasing to some, this method is not good for the health of the plant and can cost you extra money in watering and constant trimming. Heavy shearing is not recommended for the following reasons:

Renovation PruningRenovation pruning, also known as “cutbacks,” is a process of cutting back approximately one-third of the plant material. The Arizona Landscape Contractors Association, through their Sustainable Landscape Management guidelines endorses this method of pruning. At Blue Marble Landscape, we train our crews to use the Sustainable Landscape Management guidelines and practices when pruning shrubs. If you want healthy plant material that is full of color, this method of pruning is recommended. The benefits of renovation pruning include:

• Healthierplantmaterial• Morefrequentandabundantblooms• Lesswaterusage• Increaseddevelopmentofmatureleaves• Reductioninplantwaste• Naturalplantgrowth

When your plant material is properly maintained, your landscape will be full of lush, green plants that produce profuse color when they bloom. Heavy pruning is expensive, not good for the overall health of the plant, and takes away from the natural beauty.

Nurture YourselfTake a Free Guided Nature Tour at Pinnacle Peak ParkPinnacle Peak Park offers free guided nature tours through March. Hike leaders will provide insights into the plants, animals, history, geology and archaeology of the park and Scottsdale’s beautiful Sonoran Desert. Tours begin at 10 a.m. Wednesdays, Fridays and Sundays and are available on a drop-in basis. The moderate 1.5 mile hike lasts about two hours. The park is at 26802 N. 102nd Way.

Ancala’s second Movie Night in the Park was held on Saturday, October 22 at the Ancala Community Park. To the delight of all, the feature movie “Star Wars – The Force Awakens” was displayed on a 21’ inflatable screen. Adults were mostly seated in camp chairs for comfort while the kids enjoyed lying on blankets on the lawn. Delicious treats were provided by Terry Fry’s – kettle corn, Hawaiian shaved ice, and fresh squeezed lemonade. To add to the fun, kids came in costumes, some Star Wars and others of their own favorite. A big thank you to the entire committee, Kay Dorris, Denise Douville, and Doug Peters, for helping to organize this fantastic event.

If you enjoy sharing a glass of wine or two with friends and neighbors, you will definitely want to join the fun at the bi-monthly Ancala Wine Tasting. The wine tasting is a Hospitality Committee sponsored event and is well attended with an average of about 60 neighbors at each event. If you are new to the community, this is a great way to meet neighbors and socialize. Each event is hosted by an Ancala homeowner, who chooses the wine theme. Everyone brings a small appetizer to share.

In November, Al and Jigy Patel hosted our annual White Elephant Wine Exchange “Main Event” where attendees bring two bottles of the same wine, one to sample and one for the wine exchange. Everyone gets a number for the random drawing. This is a fun exchange and everyone goes home with a nice bottle of wine. Please plan to come next year if you missed it!

Running for the Board—Do I Have What it Takes?If you’re considering running for the board, we ask that you take a few moments to ask yourself the following three questions:

Do I have the time? As a board member, you will need to devote at least several hours of your time each month to association business. In addition to regular monthly board meetings, you will need to be active in email discussions and occasional special meetings. During special projects, you may need to spend a little extra time on association business. Some board members may also spend a little more time than others if they work with a committee.

Can I make tough decisions when it’s required? The primary role of the board is to conduct the business of the association. This doesn’t just mean approving the budget and operating expenses, but also developing and enforcing policies. Board members are required to step outside their immediate circle of family and neighbors and make decisions based on the greater good of the community.

Can I do all this and have fun, too? It isn’t all about the day-to-day business decisions, policies and tough decisions. Our community is only as good as we make it, and establishing and maintaining a sense of community is a part of a board member’s responsibility. Planning and attending community functions and being a presence in the community are as important as any board decisions you may make.

Being a board member can be challenging at times, but it may also be one of the most rewarding ways you’ll find to volunteer your time. If you’re interested in running for the board or would like more details about board’s responsibilities, please contact your executive director at 480-661-1066.

We hope everyone is enjoying the fabulous outdoor weather and were able to participate in the Fall Concert, the Family Movie Night, and our annual Wine Exchange. As cooler days and the holidays rapidly approach, we invite you to take time out from the hustle and bustle to relax and enjoy time with friends and neighbors at the various events planned for this time of year.

Committee members have been busy, planning and preparing for the next three major events that take place in December. Everyone should have received invitations to our upcoming events so please RSVP to those who are able to attend. Progressive Dinner on February 25. If you would like to host the catered dinner portion of this event for 8-10 people please contact Terri Lou to be added to the dinner host list. The Progressive Dinner is one of our signature events and always proves to be very popular and an enjoyable evening for all. If you have never attended be sure to RSVP as soon as possible after receiving your invitation so you can be included in the fun!

As we look beyond February, our committee will be coordinating several events with the Ancala Country Club. Please remember to watch for save the date e-mail blasts announcing events like the Variety Show and the Ladies Luncheon/Fashion Show coming up in the spring. Wine Tastings will also continue every other month. In addition, a complete review of all spring events will be included in the next addition of Ancala Living scheduled for early February.

A big thank you goes to our supportive and enthusiastic residents from all the members of the Ancala HOA Hospitality Committee. We look forward to sharing in the fun of this Holiday Season and enjoy the opportunity to serve our wonderful neighborhood in ways that are both creative and community minded. If you would like to get involved and meet some wonderful neighbors, please consider participating in our planning efforts. Meetings are the second Wednesday of each month. The Time Is Fast Approaching!

For those that are new to Ancala, the Progressive Dinner is one of the premier events organized by the Hospitality Committee in conjunction with volunteer residents who open their homes to their Ancala neighbors. We enjoy an evening in various homes with new and old friends.

The evening begins with cocktails and appetizers in one of two volunteered homes. Each participant is randomly assigned ahead of time to one of the two homes. Then, at this home, you will draw from a hat where you will go next and enjoy a catered dinner with 8 to 10 of your neighbors. This year, the dinner will

be catered by Santa Barbara Catering, one of the top caterers in the Phoenix area. To top off the evening, the final stop is the Dessert Home where everyone comes together to mingle.

This highly-anticipated evening is made possible by those who volunteer their homes. The dinner is catered so serving, not preparing, is what’s required. Please contact Terri Lou at [email protected] if you are interested in hosting one of the dinners. If you are not hosting, we will ask on the invitation that you bring either an appetizer or a dessert. Watch for the event invitation that will be e-mailed mid-January.

Every year in Scottsdale and throughout the high Sonoran Desert and Preserve areas of our community, we are faced with real potential for significant wildfires.

The aggressive, new growth and lush vegetation that comes with winter and spring rains quickly dry out in the hot spring and summer sun, creating additional fuel and an increased risk for a brush fire. Your assistance is needed to help minimize the risk to the community from these types of potentially devastating wildfire incidents. Actions you take now through the beginning of spring could have a dramatic impact on helping to prepare and protect your property. The best and most effective way to help alleviate the fire risk is to properly manage the area around your home.

The first question that is often asked is related to the NAOS (Natural Area Open Space), which is present throughout Ancala and on nearly every lot. When it comes to the establishment of Defensible Space, the safety guidelines outlined below from the Scottsdale Fire Code can be applied throughout the community, even on NAOS areas.

We have evaluated the Ancala Homeowners Association and the following observations should be used to address the risk for individual properties:

• Create a 30-foot defensible safety zone around individualhomes and properties by following the City of Scottsdale Fire Department’s Defensible Space guidelines and removing flash fuels, thinning overgrown vegetation in these defensible

space areas, and removing dry and dead vegetation from the area around your home.

• Manage the vegetation fuel load by initially focusing onand removing invasive plants, especially around permanent residential structures.

• Trim the lower branches on trees in these defensible spaceareas, up to 4 to 6 feet from the desert floor and remove any overgrown branches to a distance of 10 feet from the roof and patio areas of the home.

• Address and remove the accumulationof dead branches orleaves, especially near structures.

• Donotkeepflammable itemsor allowexcessive foliage tocollect underneath wooden decks and other combustible overhangs.

• Keepeaves,gutters,androofsclearofleavesandcombustibledebris.

• Keep a garden hose connected to exterior hose bibs andavailable for use.

• Bekeenlyawareofpotentialignitionsourceslikefireplaces,BBQ grills, improper disposal of smoking materials, and fireworks.

If you believe you see a wildfire incident, it is very important that you call 911 immediately while the fire is still small and before you attempt to take action yourself.

Snapshot - Ancala Homes: On October 15th, Ancala had 28 homes actively listed for sale. Of these homes, 61% have taken price reductions. As the summer came to a close, real estate purchase activity picked up in our community. From August 1 to October 15th, Ancala saw 4 homes with sales prices ranging from $835,000 to $1,700,000 close escrow. Since mid-September, 5 homes with list prices ranging from $999,500 to $3,399,000 went either Under Contract or Pending. The demand for luxury homes in the Scottsdale market continues to run at a 15-month supply. The Quartiles chart below demonstrates specific characteristics of Ancala’s Real Estate Market.

Snapshot - Ancala Villas: The Villas also saw a flurry of activity as the summer came to a close with 2 new listings in September and 2 new listings in the first 2 weeks in October. Upgrades and finishes on these Villas vary, which is reflected in the sales prices, which range from $539,000 to $598,950, as well as the prices per square foot, which range from $260 to $321. No sales transactions occurred in the Villas during this reporting period.
