Dear Residents,
We are excited to announce that a contract has been accepted for re-surfacing our streets. The money for this project will come from
our road reserve fund and will not cost our residents anything extra.
The work will take place after the rainy season and will be announced far in advance.
The sealing process will take several days and the community will be
divided into sections. When your section is scheduled, you will be required to move your car to common area parking, a friend’s
driveway or other unaffected areas on Harbour Drive..
Landscapers, contractors, visitors and delivery companies will to be informed and trash collection will be suspended.
You will be unable to drive on any affected street during the
re-sealing process or it could jeopardize the quality of the installation.
More information to follow well in advance of the work.

THE LANDINGS AT LONGWOOD HOMEOWNERS ASSOCIATION
Special Member Meeting to Vote on Updated By-Laws and Declarations
Monthly Board of Directors Meeting
September 21, 2016
Quorum: The meeting was called to order at 7:10PM. In attendance: Ellen Bonus, An-
na Wong-Borzumato, Bill Bowmar, Tom Carter, and Paul Brill. Also there, Gasner Guerrier,
Marilyn Vince and Pat Pirela from Top Notch Management Services (TNMS).
Special Meeting:
Counting of Votes
Two homeowners from the audience were invited to witness the counting and verify the docu-ments but declined. Anna Wong-Borzumato publicly announced each vote. Marilyn Vince from TNMS observed and kept count along with two volunteer homeowners, Jim Ruddy and Julie Youngman, who also kept separate counts. The proxies and ballots were counted and the results were as follows: Articles of Incorporation amendment - ‘Yes’ votes: 111 / ‘No’ votes: 5 By-Laws amendment – ‘Yes’ votes: 111 / ‘No’ votes: 5 Both motions carried with over the 75% majority or 102 homeowner votes. The Joinders were counted and the results were as follows: Declaration of Restrictions and Covenants amendment: ‘Yes’ votes: 107 Motion carried with over the 75% majority or 102 homeowner votes. Monthly Board of Directors Meeting: Financials: Anna had no questions on the financials. Motion: Anna motioned to approve the financials. Bill seconded. All in favor. Motion carried.
Minutes: Bill made a motion to accept the minutes with the revisions provided by Ellen. Paul seconded. All in favor. Motion carried. Continued on following page...
Committee Report: The HOA Documents Revitalization Committee repeated the re-sults of the collection of ballots, proxies and joinders. All amendments passed. ACB Report:
731CB: Sprinkler Installation 612FM: Re-paint house with existing colors 1440HB: Wooden gate at front entry
Manager’s Report:
Ground Settlement: Gasner from TNMS mentioned the settlement on Harbour View Circle has been repaired and seems to be holding up pretty well. TNMS is cur-rently monitoring the settlement.
Moving Truck Accident: Gasner mentioned a moving truck did some damage to the landscaping at the entrance of the community. He added TNMS is currently submit-ting all the documentation to the moving company as to obtain reimbursement for re-pairs. Bill mentioned the cost of the damaged tree and landscaping is about $800-$900.
Unfinished Business
Church Avenue Reconstruction Project: (Warren to Rangeline): Bill gave a br ief sum-mary about this project being done by the city of Longwood. He mentioned this project will involve the following:
Brick wall on entryway will be pushed about 4 feet back.
Construction of new drainage facilities.
Sidewalks removed and place elsewhere.
Widen Road which would eliminate some frontage of the community.
Bike lanes, and other associated elements.
Paul wondered if the city was taking imminent domain by removing property from The Landings. Tom mentioned that if this is the case, The Landings should be compensated.
Road Resealing: Tom mentioned The Landings’ roads will be resealed in the entire com-munity. He said the seal coating will be squeegeed and not sprayed on both layers. He also added he will be requesting an estimate to reseal the walkways in the common areas around West Lake.
New Business:
Christmas Lights: Bill mentioned we will need help installing the Chr istmas lights around the entrance of the community.

Halloween: Ellen mentioned a flyer will be sent out to all homeowners to inform them that Trick-o-Treat time will be scheduled from 5pm to 7pm on October 31st. “If the light is on, you can ring the bell.”
Garage sale: Ellen mentioned the community garage sale will be set one week before Thanksgiving, as always, on Saturday November 19.
Christmas Lights Decoration Contest: The Board scheduled the Annual Community Holiday Party and Christmas Lights Decoration Contest for Saturday, December 10, 2016.
Open forum:
Sign missing: A homeowner mentioned she has seen a pole with a missing sign by the speed bump. Tom mentioned he took down some of the signs. He mentioned that if the speed bumps are painted yellow, then no signs are needed. Paul volunteered to remove the empty sign poles.
Proposed Amendments: Paul expressed his gratitude to all those volunteers who worked hard in the process of the revitalization of the documents.
Ground Settlement: A homeowner asked where the ground settlement is located. TNMS said it is located between1121 Harbour View Circle and 1111 Harbour View Cir-cle off the street, by the mail box.
Tennis Court: a HO is requesting a sur face reseal because there are cracks where wa-
ter continues to get in. Tom mentioned we have a few estimates already. Tom suggested
that we call the vendors back and obtain re-assessed estimates.
Lot leasing guidelines Committee: Paul mentioned we need to gather volunteers to help us work on this item. He added “we need to put some meat on it.” Tom suggested Paul to be the liaison between the Board and the Committee. A homeowner/landlord in the audience volunteered. Ellen asked TNMS to check their records to see how they have done this in the past.
Annual Budget Meeting: It is scheduled for October 19, 2016. Ellen mentioned the homeowners must have the notices no later than two weeks prior to the meeting. Ellen mentioned notices should go out by October 4th. Tom mentioned the budget dictates the
dues.
Preliminary Budget meeting: Paul suggested to schedule a preliminary budget meet-ing, He added the advantage of this meeting is that it allows communication between the Board members and the rest of the homeowners.
Adjournment: The meeting was adjourned at 8:14PM.
The Memory Swing…
Many of our us are familiar with the swing on the
lake and it has become a stopping place for many of
our children and their families.
There is a special story behind the swing which we
thought you would like know.
The swing was installed by Pam and Dick Skaggs for
their granddaughter, Maddy, a loveable yet special
child with a fragile and challenging life.
Sadly Maddy recently passed away peacefully in her sleep.
The Skagg family would like us to know that the
swing is left In her memory for all to enjoy :
