Our work includes participating in public meetings and compiling detailed reports for stakeholders.
Zonar Plan Review
We work together with local government planning departments to improve the plan review process using the patent pending Zonar Plan Review Application. Our consultants identify process, calibrate the Zonar application, integrate existing department processes, and oversee roll-out of the application. Zonar greatly reduces the time it takes planning department staff to determine if a project is compliant by visualizing the proposed project, quickly showing non-compliant features, and facilitating the work-flow between government and the public.

Azenha was the Senior Market Manager in leading real estate companies StreetEasy, and Zillow. Additionally, Azenha served as Assistant Vice President for HSBC, and ABN Amro Bank. Azenha holds a Masters in Real Estate Development, from University of Miami.

Luciana Lins
Director of Product / Project Manager
Luciana Lins de Mello is an architect and urban planner with a Masters degrees in both Architecture and Engineering. Prior to joining Gridics, Luciana worked with Pelli Clarke Pelli Architects in New haven, CT where she developed master plans, airports and university campus buildings. In 2009 Luciana co-founded an architecture firm based in Sao Paulo, Brazil. Her firm was responsible for the design of several production facilities for airplane manufacturer Embraer as well as many bespoke residences. In 2013 Luciana was asked to join IPPLAN, a non profit urban planning institute, where she was responsible for developing master, comprehensive and transportation plans throughout Brazil. Luciana is also a professor and has taught architecture related courses at several universities. At Gridics, Luciana is contributing her experience to help develop Zonar - the future of smart urban development.
Ekaterina Yagodina
Zoning Analyst / Project Manager
Ekaterina Yagodina is an international expert in land development, urban planning and regional planning. During her time with the Center of Environmental and Urban Studies at FAU, she participated in civic engagement and neighborhood revitalization project: Issues and Options for Little Havana. She also performed research and analysis to support case studies for Lauderdale By The Sea. During her time with EDSA, Yagodina provided design guidelines and a transportation study for an Artificial Island in China. She holds a Master’s degree in Urban and Regional Planning from FAU, a Master’s in Land Development, as well as Bachelor’s in Economy and Accounting.

ABOUT THE PROJECT
The Underline is a 5+ mile proposed linear park underneath the Miami Metrorail elevated tracks with multiple properties abutting the project. Current zoning regulations treat these frontages as alleys/backside, with little pedestrian interaction. The goal of the Underline is to activate this dormant urban space and encourage pedestrian friendly development and active uses along the dense corridor.
USE OF ZONAR
The Underline and the City of Miami engaged Zonar to quickly understand the development impact of proposed setback changes along properties fronting the Metrorail path. Small changes were tested and proposed to encourage development of active uses along the park, to mitigate loss of development potential due to new setbacks, and provide a incentives to property owners to ensure their support of the project.
RESULTS
The Underline is partially funded and begun construction. Proposed zoning changes are currently moving through the local legislature.

ABOUT THE PROJECT
The City of Albuquerque is analyzing proposed changes to the zoning code to increase density around stations along a new BRT transit line. These changes are expected to be enacted as a new zoning regulation.
USE OF ZONAR
The City of Albuquerque engaged Zonar, Urban 3, Crab Tree Group, and CNT to provide recommendations and understand the development potential along the new transit line. Zonar was used to analyze empty lots and understand the potential of proposed zoning changes. Data created by Zonar was then used for tax and financial forecasting, to analyze potential infrastructure demand, and to model new incentives to encourage development. Zonar also identified mistakes in the proposed changes, including the unintended non-compliance of almost 50% of empty lots. Mistakes were identified and corrected.
RESULTS
Results are currently being used to create new legislation for the proposed TOD.
