City ProfilesAttracting Talent

Quality of Education

Cities with lower costs of living do not necessarily attract a higher number of national and/or international students. For instance - comparing Porto and Florence, two cities with similar population and size. Porto entails much cheaper rents and costs of living, however attracts less national and international students.

Capital cities - Lisbon, Rome and Berlin attract a higher number of national and international students than other cities within the same country. In general, Northern cities have higher percentages of internationals (Berlin and Munich) - apart from Lisbon which performs quite well in attracting internationals.

The number of universities does not necessarily affect the number of students - Lisbon, Rome and Berlin, the cities with the most universities perform quite well in terms of students enrolled, however Milan and Munich, with much less universities perform equally well.

Student Profile

During 2017, students from over 130 different nationalities found their accommodation in Europe through Uniplaces. The amount of international students and national students who booked through the platform varied from city to city.

Porto’s national students, for example, highly surpassed (93%) international students when booking their new home on Uniplaces, while all the other cities registered the opposite — international students represented 90% of the bookings in Lisbon and 100% in Rome, Milan and Berlin.

The average length of stay amongst national students is over 7 months, while international students tend to book, on average, for almost 6 months (5.2 in Lisbon, 4.7 in Porto, 6.1 in Rome, 7 in Milan and 6.5 in Berlin).

The cities with the highest average length of stay amongst international students — Rome, Milan and Berlin — also attract higher numbers of internationals in general. German law also has an impact on the booking period in Berlin, therefore most landlords favour 6-month contracts over a shorter period of time, as otherwise there might be the risk of paying VAT for the whole portfolio.

Naturally, there were also several differences regarding average rent prices in the different cities. While Porto and Lisbon’s national students spent, on average, around 315 Euro, international students tended to spend an average of 60 Euro more in Lisbon and 30 Euros less in Porto. In general, international students spent an average of 390 Euro for a room — 377 Euro in Lisbon, 280 Euro in Porto, 400 Euro in Rome, 467 Euro in Milan, and 424 Euro in Berlin.

Student Profile

Regarding the purpose of stay, an average of almost 46% of students who booked their accommodation in 2017 are undergraduates, while 29% come to Europe to continue their postgraduate studies.

While around 10% of young professionals in Lisbon, Berlin and Munich did book their accommodation with Uniplaces, the proportion in Rome, Milan and Florence is very low (Lisbon 11%, Porto 9%, Rome 2%, Milan 4%, Florence 3%, Berlin 12% and Munich 15%). One reason might be the increasing startup environment in both Lisbon and Berlin, which keeps attracting a lot of expats. In Germany’s case specifically, the crisis in the German housing market may also be one of the reasons behind a low proportion of bookings by young professionals.

More than 18% of the bookings in Munich were made by interns, while the proportion of this profile is, at least, 7% lower across the other cities (Lisbon 9%, Porto 10%, Rome and Milan 7%, Florence and Berlin 11%). To sum up, we can state that more than 50% of students in Porto, Rome and Florence are undergraduates, while also holding the lowest proportion of international students. The number of internationals are usually reflected by the international outlook scores, which provides higher scores for the cities with more internationals (international outlook scores reflects the % of internationals and the availability of English-taught courses).

From all the 3 countries we will compare in this booklet, Germany is, according to the UNESCO research, the country with the largest amount of mobile (international) students hosted (228.756), while Portugal has the lowest number of international students with 16.888 students. While in Italy and Germany the highest amount of international students come from China, the highest proportion of international students in Portugal comes from Brazil.

If we have a look at the numbers regarding the different nationalities of international students who booked with Uniplaces, we can see that there is no dominating nationality among the top 5 cities.

The main bookings in Lisbon were made by students from Italy (12%), Brazil (10%), Spain (10%), Germany (9%) and France (8%), while the origin countries for bookings in Porto were Chile (1%), Taiwan (1%), Georgia (1%), Singapore (0.7%) and Morocco (0.6%).

Looking at the average rent price, there are noticeable differences among nationalities and the cities they stay in. French and German students are the top spenders when it comes to booking accommodation in Lisbon, with an average monthly spend of 409 and 401 euros, respectively; while Spanish and French students stay the longest — on average 5.9 and 5.7 months, respectively. Students from Taiwan (421 Euro) and Singapore (405 Euro) studying in Porto tended to accept higher rents than any other nationality, while students from Morocco and Taiwan tended to stay the longest, with an average of 6.3 and 5.5 months, respectively.

In Rome, the top spending students came from Panama (481 Euro) and Malta (467 Euro), while students from Panama and Curaçao stayed the longest with 6.8 months, on average.

In Milan, Peruvian (434 Euro) and Irish (425 Euro) students paid, on average, the highest monthly rents, while students from Ecuador (6 months) and Peru (5.7 months) stayed the longest.

In Berlin, international students who spent the most on rent for a bedroom usually came from Algeria (444 Euro) and Ghana (426 Euro), while students from Ghana also tended to stay the longest, with 7.6 months on average, followed by Vietnamese students with an average of 6.4 months.

Most PopularHousing Typology

Our research shows that, in general, the most popular apartment typology in all cities are shared apartments, while Berlin has a more balanced share of studios (29%), shared apartments (40%) and private apartments (26%). This could be related to the fact that Berlin has a lower average rent for a room than Munich, Florence, Milan and Rome.

Lisbon and Porto have an exceptional typology of accommodation concerning the number of bedrooms — 26% of houses in Lisbon and 16% of houses in Porto have more than 5 bedrooms, while the rest of the cities have a bigger offer of accommodation with less than 3 bedrooms. This could indicate that there is a lower supply of apartments with more than 4 bedrooms in Germany and Italy, while big apartments are more common in Portugal. In Porto and Lisbon, we can observe a high share of accommodation with more than 5 rooms, and the length of stay is on average lower than other cities. However, it could be that Portugal attracts more Erasmus students and that is the reason forthe shorter stay.

Another interesting factor is the kind of accounts in the different cities. While in Germany the housing market is mainly led by key accounts, in other countries the housing markets are defined by small and medium accounts.

Most Popular neighbourhoods

Overall, numbers show that there is a correlation between rent price and most booked neighbourhoods. In every city, we can conclude that the lower the price in a specific neighbourhood, the higher the booking rate is in that specific area.

The most preferred neighbourhoods in Lisbon are Arroios and Alameda, with 11% and 6% of respective bookings, while their average monthly rent is below the city average. Students who book in more central and up-and-coming neighbourhoods are required to pay up to 17% morethan in Arroios.

Also, in Porto, rent in the most booked neighbourhoods, Paranhos (24%) and Cedofeita (15%), are below the city average. However, the price discrepancy in Porto doesn’t differ that much as in the other cities.

For Milan, bookings are better distributed amongst its neighbourhoods than in the other cities. The top neighbourhoods have a rate of around 7 to 8%, while prices differ from 535 Euro up to 620 Euro. This shows that students here are not only choosing by the rental price, but also by the closeness of the university and other aspects of student life.

In Berlin, the most popular neighbourhoods (Mitte and Friedrichshain) are 15 to 29% more expensive than rooms in Wedding, and lie well above the city average. The biggest percentage of bookings is concentrated in Wedding (12%) and Moabit (11%). In Munich, the highest percentage of students (20%) prefer to live in Au-Haidhausen, followed by Sendling (19%) and Ludwigsvorstadt-Isarvorstadt (17%).
