Slightly More Than One Thousand Words Equal To One PictureWhen Open Fences Publisher David Light was asked to brie!y summarize his scheduled events for the year he responded with trademark wit, “Well nothing very outdoors or sexy I’m afraid”… Which is to say, cattle roundups, African Safaris, wilderness tours, "shing derbies and the Country Land and Business Association’s event have been put on hold while Light has been networking at ranch real estate and marketing events including Safari Club International in Las Vegas, Nevada, the Holland & Holland Gun Room and the Beretta Gallery in New York City and the National Land Conference in Denver, Colorado.

Regardless of a busy schedule on the road and in the of"ce, Light is always searching for the "nest ranch real estate on the market. Because he cannot be everywhere at once or visit every property in person, he relies heavily on word of mouth, hot copy and of course, photographs. As is often quoted “A picture is worth one thousand words,” (don’t tell the writer) and in the real estate market a good photograph can be the difference between a sale and a setback.

Over the years, Open Fences has been honored to make the acquaintance of many great artists, painters, master craftsmen, sculptors and photographers and is always eager to share great talent with its audience. Recently, Light met two stylistically different, yet equally dedicated and talented photographers from the West.

Todd Kaplan, an avid outdoorsman living in Hailey, Idaho, has a natural eye for composition with a marked ability to startle the viewer’s perspective with a photograph. “The human eye sees highlights and shadows which the camera may not register. It’s not my job to manipulate the landscape into something it is not, but to learn how to compensate for the differences between what the eye sees and what the camera sees,” Kaplan explained on a sunny afternoon late last spring. Kaplan, who has multiple photo credits to his name, has explored numerous nooks and crannies of the West (and several more beyond!) in search of beautiful landscapes and photos on his almost daily sojourns into the wilderness.

Kaplan uses a variety of photographic techniques and good old-fashioned resolve in order to capture the perfect photograph. “I will leave no stone unturned in order to get the photo I want,” Kaplan

laughingly states. For good reason, his photographic success is an energetic process, incorporating the patience and tenacity of a hunter and the eye of an artist. When he spots a landscape or a scene, Kaplan "rst may circle the location from every approach, sit and watch the sun rise and set looking for the magic hour, or wait a season through in order for a speci"c !ower to bloom. “My of"ce is the river and mountains and every canyon in between” Kaplan observes.

The symbiotic relationship between photographer and landscape is rapidly apparent in the super saturated clarity of a Kaplan photograph. “I know the region and watch the seasons change,” Kaplan says. “I know when the spring has come early, or an Aspen is changing color late…it’s my business to know the land.”

In many of his photos, there is a casual grace, almost as if he was out hiking and stopped to take a snap shot of a pretty lake, or !oating down the river with a friend and lifted his camera to take a screenshot of the day titled, “Canoeing with Dogs.”

In comparison, as much as Kaplan’s photos reveal the raw clarity of nature in prismatic focus, Doug Landreth’s photos do not appear at "rst glance to be photographs at all. Composed with anywhere between four to a dozen or more digital images, a "nished photograph is a reconstruction of multiple deconstructed images and at "rst glance is often mistaken as a painting. Landreth has been a successful commercial artist for thirty years and happily summarizes his work by saying, “By day I make photos look perfect, and by night, I destroy them…”

Landreth’s deconstruction technique came about as a happy accident when he unwittingly ran a roll of "lm through his camera twice. He liked what he saw and it made him think “aha-maybe a photograph is not necessarily an image of what the camera sees but an opportunity to reveal the story concealed behind the image—in a sense the photograph is the doorway to a bigger picture.”

At that time, Landreth was working in a studio and began exploring various analog techniques to "nd and reveal multiple layers in a two dimensional, photographic image. “I have always been fascinated with the patina of age…how picking up something old or antique immediately generates a sense of a back story…and how this sense of time and history, richens the object,” Landreth explains. “I wanted to "nd a way to bring that quality to a photograph, to get beneath the surface of the photo to reveal the deeper emotional content.”

Landreth accomplishes this task by layering digital images. He often takes pictures of things that have texture such as the grains in wood or patterns in a rocky river bottom as opposed to a full scale landscape. “I don’t want to take away from the importance of knowing how to take a good photograph,” Landreth adds, “The image has to be the hero of the end result, not the technique…” otherwise the process would become a caricature of itself.

His work has invited many questions and most frequently, “Can you teach me how?” In response, he and a partner formed “Photomorphis,” a !edgling company being developed as a destination photography workshop. The workshops will incorporate, travel, Photoshop and learning how to take beautiful photos. “Of all the places my work has taken me, sharing what I know is very ful"lling, and I "nd I have a lot to teach people…”

Open Fences often hears from ranch owners about how they feel the purchase of their land was the greatest investment they have ever made in their lives. Not just for the monetary benefits, but also for the investment that they have made in something that will bring them and their families so much enjoyment.

While the motivations for making the investment can vary as much as the differences found between the farms of New England, plantations of the south, or the great ranches of Texas and the Rocky Mountain West, there is a commonality in wanting to make ownership of a legacy ranch property as enjoyable as possible, while at the same time watching the value of their investment grow.

Most people fortunate enough to make an investment in a ranch have some basic ideas of what they would like to do, such as building a home and barns, land management to improve hunting, or enhance the instream habitat for trout fishing. You may know what you would like to do on your ranch and you are pretty sure that these things will add value, but you are not exactly sure how to make your visions become a reality.

To help answer some of the questions about ranch enhancement options, Open Fences sat down with Tom Roberts, President of Western Lands—Ranch Restoration Services and Austin Rector, President of Stoa Management to discuss ranch investment enhancement.

What is ranch investment enhancement?This is about undertaking projects that will improve the value of the ranch property. Projects such as building structures, land enhancement, and stream restorations for example. Further, this could mean identifying measures that could generate income such as conservation easements, leasing the hunting, fishing or agricultural rights, and/or developing conservation banks that could cover or help offset ownership expenses.

Value can be defined in different ways and could include economic value, ecological value, aesthetic value, and arguably the most important, the value of how much the person actually enjoys being a ranch owner.

Can a person’s enjoyment be enhanced by the way the project is actually managed?Absolutely. People’s definition of enjoyment is very personal and is different for everyone. However, for the people who would rather be out fishing, hiking, horseback riding, or any other activity than dealing with designers, consultants, and contractors, then their enjoyment would increase if they didn’t have to be the ones actually spending all of their time managing their projects.

Oftentimes, the new ranch owner will become overwhelmed with the sheer amount of time and effort necessary to make their dreams become a reality on the land. It is also critical to understand the lasting effects that both good and poor decisions can have on the value of the ranch. These are decisions such as where to best site your house or how to best undertake that trout stream restoration. Using an owner’s representative experienced in ranch projects can be a huge advantage to the owner; especially the absentee owner.

This is where the budget and schedule can get lost. As the project gains momentum it becomes a moving force that is hard to monitor and details are easily overlooked. This is why having an owner’s rep manage the entire program from the beginning is essential to maintaining control. As they closely watch the edges, they are able to direct the entire team and lead the project on the ranch owner’s behalf. The owner’s representative is the only person that is truly looking out for the ranch owner, keeping their interests protected, while focusing on achieving the goals of the project. They can also help give objective advice about planning and design descisions, offering the ranch owner other options that may have been overlooked by the building team.

It seems that the owner’s rep could not just bene!t the ranch owner, but also a prospective ranch buyer and/or ranch broker?That is right. The benefit is seen when the owner’s representative comes in with their expertise to show the prospective buyer what their new ranch can become. They listen to the prospective buyer and work through their vision; talking about options, creating a plan and preliminary design concepts.
