For the best chance to sell your property during the cold, wet and darkmonths it’s important to make your property stand out.

Winter and start of Spring can be cold, dark and wet, which often means properties areunable to promote some of their best features. By incorporating a few simple tips, sellerscan enhance their property’s look and feel and increase their chance of attracting an offer.

First impressions really do count - Bad weather can often make front gardens and paths lookdull and uninviting. Ensuring these are clean and clear of leaves and dirt can often improvethe attractiveness of the property. Making sure the doorway, entrance stairs or porch arewell lit can help create an inviting home and help give a great first impression to buyers.

Warm and friendly – It’s important to make your house feel warm and homely. If abuyer enters a property that is cold, they’re unlikely to stay long. Ensure the property isadequately heated before buyers arrive to view the property, even if it means using the timerto pre-heat your house if you’re at work during a viewing.

It is also worthwhile highlighting any energy saving features you have in your home suchas double glazed windows, insulation or if you have a particularly energy efficient boiler.With the cost of running a home ever increasing, knowing a property is equipped withfeatures that will help save money will increase the attractiveness to the buyer.

Bright and beautiful – Ensure your home is well lit. This means making sure all of your

lights work including the security lights, before a viewing takes place. If a viewing takesplace during the day, open all of the curtains and blinds to ensure as much natural light aspossible enters the home. This will often add to the atmosphere and make the home lookbright and airy.

Having clean windows will also help light enter the property and allow buyers to look outinto the garden if the weather is bad, portraying a clean well looked after home.

Clear the garden – Make sure your garden is presentable. This means packing anygarden furniture away if it is inclement weather and clearing leaves and debris from thepatio and garden paths. A messy garden can signal the need for too much work and effortand thus detract buyers from making an offer.

Can you smell the sale? – It is also worth noting that our sense of smell is 10,000 timesmore sensitive than any other senses* so it is equally important that the property smellsnice. Remove any damp footwear from the entrance-way and even consider opening afew windows in the days before a viewing to freshen up the property.

What’s the weather? – Always try and arrange a viewing on a day that will show yourproperty in the best possible light. If there’s a storm on its way it may be best to re-arrangea viewing once the storm has passed. Allow adequate time to fix any damage such asfalling fences.

1 in 5 households will live in rented accommodation by 2018according to CBI

The CBI have issued a press release highlighting research showingthat, by 2018, one in five households will live in private rentedaccommodation and, if demand for private renting continues, £57billion of investment a year will be needed by 2016.

The CBI have called on the Government to reduce the VAT rate onrepair and renovation to lower costs, and councils to do more to driveinvestment from larger institutions.

Commenting, CBI Chief Policy Director Katja Hall, said:

“Despite the rapid rise of the private rented sector, generation rent is often an afterthought when it comesto housing policy. While it's right to support first-time buyers, we must make sure people who rent arenot forgotten.

“The rental sector offers huge opportunities for growth in the economy and more large-scale institutionalinvestment is needed. A VAT reduction on repair and renovation would really help push investmentdecisions over the line.” Source: arla.co.uk

Several banks are announcing support to those affected by the floods. RBS, NatWest,Santander and HSBC are offering payment holidays and extended credit to customersand small businesses.

These pledges have followed strong Whitehall pressure and DavidCameron’s declaration that “money is no object in this relief effort.Whatever money is needed for, it will be spent”. The PM also called fora united “great national effort” in repairing the devastation caused bythe floods.

RBS and Natwest – “Thousands of families and businesses will battle short-term financial difficultiesas they work to recover from the floods. I hope the steps we are taking will make a meaningful differenceto the communities that are working so hard to manage through the floods and then recover from them.”

Deloitte insurance has estimated that the average flood damage insurance claim is likely to be between£30,000 and £40,000, while estimates for the total cost of cleaning up have hit £1 billion.
