Southern Cross Cleaning is a professional commercial contract cleaning service in Perth, employing over one hundred Western Australians who carry out our commitment to eighty five plus long term clients across the metropolitan area including Landgate, Fremantle Chamber of Commerce, Fremantle Law Courts, twenty-nine metropolitan Police Stations and centres (including Fremantle Police Complex), The Department for Planning and Infrastructure, Vehicle Licensing Centres and 9 Department of Housing offices. We specialise in providing our contract services to a number of high security and confidential Government sites such as Landgate, the Valuer General’s Office, and Fremantle Police Complex all of whom require comprehensive security clearances for our service team staff. We also have long term relationships with agents such as Honeywell Pty Ltd, Western Properties, Jones Lang LaSalle, Department of Housing & Works, Knight Frank and Resolve FM. Southern Cross Cleaning has preferred supplier status with the State Government of Western Australia and as well as some of the above Government agencies, we also service the Departments of Housing & Works, Child Protection, Community Police, and the Cemeteries Board of Western Australia. Southern Cross Cleaning has demonstrated an ability to effectively manage commercial cleaning contracts, staff and performance for over 24 years. In this time Southern Cross Cleaning has developed from a two person operation to one which now:

Occupational Health & Safety Southern Cross Cleaning is concerned with the safety of our employees, our clients and staff. To support this policy, the company:

- complies with all relevant legislative and statutory requirements, codes of practice and industry standards

- makes adequate provisions for resources to meet those requirements, promotes awareness of Health and Safety working procedures, provides instruction and information in regard to adequate protective equipment and awareness of information provided on Material Safety Data Sheets,

- regularly consults with employees regarding Health & Safety matters and on ways to reduce workplace hazards

- encourages employees to take responsibility for protecting themselves and others

- enforces the wearing of supplied appropriate protective clothing for employees, and

- have systems and procedures in place for the reporting of workplace hazards and accidents.

In line with our commitment to Industry Best practice, we instigate an Emergency Information Pack for each new contract. Our information packs include emergency numbers, accident and hazard forms, OHS information, MSDSs and other relevant material. All of the above combine to underscore the fact that since Southern Cross Cleaning began in 1987 we have had no workplace accidents and no claims for workers’ compensation insurance.

Environmental care Through our attention to environment issues, Southern Cross Cleaning is in a unique position to improve the work conditions of building occupants. We are committed to regular reviews of cleaning procedures and the materials utilised. This ensures the maintenance of our high standards without compromising the health of our staff, as well as improving the aesthetics, hygiene, and health of our clients and their environment. Southern Cross Cleaning has achieved the Green Stamp Certificate of Environmental Accreditation, which outlines that our business operation includes:

- safe storage practices associated with chemicals and other hazardous substances

- environmentally sensitive wastewater disposal practices - spill management to prevent pollution of ground and stormwater systems - improved disposal of waste products, preferably towards recycling or reuse,

and - Resource conservation, including energy and water use.

Bunding Southern Cross Cleaning recommends the installation of bunding in chemical storage areas and areas where chemicals are decanted and diluted. We strongly believe in the effectiveness of bunding in protecting the environment against pollution and for efficient clean-up operations. Southern Cross Cleaning can help facilitate the installation of bunding if required by the client.

Vacuum Cleaning Equipment Southern Cross Cleaning utilises high performance cleaning equipment to maintain a clean and healthy indoor environment, reducing recirculating dust. While it is impossible to remove 100% of matter trapped in carpets, Southern Cross Cleaning utilises vacuum cleaning equipment with agitating mechanical heads to ensure the most thorough cleaning of carpets. To reduce re-circulating dust gathered during vacuuming, we are constantly updating our vacuum cleaning equipment. Planned Cleaning Schedules To achieve the best results planned cleaning schedules are organised in liaison with our clients. Together, we develop a cleaning schedule that suits the particular needs or requests of the building with the minimum disruption to the workplace and the maximum conservation of energy.

Cleaning chemicals we are committed to:

- updating information in regard to Material Safety Data Sheets and chemicals used in the cleaning process on an ongoing basis

- substitution of toxic chemicals used in cleaning for less toxic chemicals and where possible more environmentally friendly chemicals

- safe handling and storage of chemicals beyond the recommendations specified on the labels. Where possible, we use dispensers to achieve the correct measure of chemicals whilst at the same time reducing the potential for spillage

- provision of appropriate protective clothing and equipment to staff, and training of staff in their use

- proper disposal of packaging and chemicals waste - reducing chemical use wherever possible, and - installing Bunding where appropriate.

Support for Clients’ Environmental Policies We acknowledge that some of our clients have, or are developing, environmental policies and guidelines, and we encourage and support this and will adapt our cleaning practices where required. Recycling Southern Cross Cleaning is committed to improving the environment, particularly in regards to recycling. We support and initiate recycling programs where necessary. For clients without a recycling program, we offer practical advice and support in developing a recycling program to suit the needs of the client. Energy Usage and Wastage Energy efficiency is one of the most important issues of the day. In light of the current gas crisis in Western Australia, energy conservation has never been more important. We work with all our clients to decrease power consumption and to remove sources of waste, without compromising the quality of our service. In doing so, we conserve energy, money, and the environment.

In 1999 we were appointed to the Master Cleaning Guild as a preferred supplier of nationally recognised training, enabling us to deliver Certificates II & III in Asset Maintenance (Cleaning Operations) under the Priority Skills Enhancement Program. Staffing policies Southern Cross Cleaning has comprehensive staffing policies in place. Recruitment and selection In recruiting staff, Southern Cross Cleaning recognises its obligations under the following legislation:

Southern Cross Cleaning recognises that cleaning is a vocation often sought by people with a wide variety of backgrounds, educational levels and/or diverse ethnic and cultural backgrounds. Southern Cross Cleaning therefore undertakes to practice equal employment opportunity principles by ensuring that direct and indirect discrimination is not practiced during the recruitment process and literacy, language and numeracy requirements are matched to the levels required to complete the inherent tasks of the position for which the applicant is applying. Industrial coverage Southern Cross Cleaning follows the conditions of employment outlined in the following awards for its cleaning staff:

on site for emergency situations (only) - to monitor and ensure access codes and keys are not to be accessed by

anyone other than the relevant personnel - to monitor the usage of any keys provided for work usage and access by use

environment and are left secured. Police Certificates and Clearances Southern Cross Cleaning requires a current federal police clearance certificate from all existing and potential staff. Staff Inductions, Training and Skills Maintenance Southern Cross Cleaning has a two part induction program.

1. the general induction covers organisational structure, general quality and safety, OHS, company policy, security and operational matters, and

2. on-site induction for all new staff at each site, which covers specific cleaning requirements, specific occupational safety and health issues and location of documentation and specific recycling and other environmental practices to be observed.

Southern Cross Cleaning places a high priority on staff training as a means of ensuring industry best practice and standards. All new operational cleaning staff are trained in Cleaning Fundamentals – which includes training in three areas:

- basic cleaning operations - Occupational Health and Safety and - environmental practices, with an emphasis on recycling.

All staff must do an initial off-site induction and then a comprehensive on-site induction. We also conduct special toolbox meetings and continually assess the training needs of all employees.

Performance Management Southern Cross Cleaning believes that a specific focus is the key to the consistent delivery of our high quality commercial cleaning service. At Southern Cross Cleaning we use the following model to ensure our performance meets and/or exceeds contract requirements. This model provides reassurance that specified standards will be consistently met or exceeded. Manage Performance Resources used to manage performance:

- use of the on-site Communications Book - supervision by an On-site Supervisor or Leading Hand, and - supervision by an Area Supervisor.

Monitoring Performance Achieved through:

- individual cleaners being made aware of job specifications and self-assessing - daily monitoring by an On-site Supervisor - random inspections by an Area Supervisor, and - monthly completion of an Inspection Report with client representatives.

Measure Performance To ensure performance is measured correctly against contract specifications:

- Southern Cross Cleaning holds a copy of AS 3733 and AS 1884, and will use these standards to measure standards of cleanliness, where applicable

- definitions used in the contract/tender documentation will be used, where the above Australian Standards do not apply, and

- inspection reporting sheets, as supplied in the contract/tender documentation, may be used as a reference document by the On-site and Area Supervisors.
