At the corner of Prospect Avenue and Pedregosa Street lies a hid-den home with a retro feel and a Palm Springs vibe. Secluded from

the street and suspended in time, it is part of a 14-unit community of townhomes on a five-acre city block that is probably one of the best-kept secrets in Santa Barbara. Built in 1961, this set of homes is known for being unknown. Even real estate agents who have been in town for years aren’t aware of this unassuming enclave.

Unit K is the residence available for sale, although it feels wrong to label this spa-cious two-story, three-bedroom home a “unit.” With more than 2,200 square feet of living space and tons of storage inside, plus an oversized garage, this is no condo. It looks and lives like a single-family home.

Starting at the top, the crowning glory of this house is the huge sundeck off the master bedroom. The deck is elevated enough to offer an impressive ocean view and expansive enough to envision a vari-ety of uses for the lofty space. An outdoor playroom for the kids? Rooftop vegetable garden? Telescope setup for stargazing? Alfresco art studio? The space is partly covered and partly open, so the options are limited only by one’s imagination.

Back inside the house, there are two large bedrooms upstairs, each with its own bath, and another big bedroom and bath downstairs. A spacious living room leads into a full dining room and extends into a nice-sized remodeled kitchen. Parts of the house emanate its 1961 pedigree, and other aspects of the décor reflect the feel of the remodeling that has occurred through-out its history. Located within earshot of the Santa Barbara Mission, the house is a blend of styles with touches of The Brady Bunch but plenty of American Riviera, too.

The Palm Springs resort feel is due at least in part to the home’s plentiful out-door spaces. In addition to the divine deck upstairs, there are two separate patios downstairs, as well. One is off the kitchen, perfect for outdoor dining, and there’s another tiled patio in the front of the house, offering a shady spot to read a

book or entertain a friend. Inside, floor-to-ceiling windows and huge sliding glass doors line the living and dining rooms, bringing the outside in to the entire first floor.

As I walked outside, the neighborhood felt so serene that I didn’t want to disturb any of the residents by nosing around the common areas. But a quick visit to the sparkling pool and sprawling deck, adjacent to the community clubhouse, completed my impression of a relax-ing vacation retreat. Walking distance to everything yet secluded enough to com-mand private ocean views high above downtown, I found myself hoping that the next owner of this home will allow it to keep its retro character while making it their own special secret hideaway.

In 1868, the block of property that’s bordered by today’s Bath, Car-rillo, Castillo, and Canon Perdido

streets was purchased by investor W.H. Norway from a Native Ameri-can Indian woman who had acquired it earlier from a laborer named Pedro Massini. A year later, in 1869, one half of the block was subdivided and sold to C.C. Rynerson, who was the for-mer sheriff of San Joaquin County. By the early 1880s, the county assess-ment books listed the valuation of his buildings and improvements for the entire half-parcel at $1,000.

This home was built around that time in the Queen Anne style, which became popular in the United States in the late 1800s and was just one of a number of styles to emerge during the Victorian era. The Queen Anne was introduced to America at the 1876 Centennial Exhibition in Philadelphia, where the British government displayed several residences in this architectural motif. From that introduction, a more American style slowly emerged, and by the 1880s, the Queen Anne became very popular in Santa Barbara during one of the city’s early building booms.

Distinctive characteristics include asymmetrical front façades, overhanging eaves, bay windows, wooden or slate roofs, expansive porches with decorative wood trim, and circular or polygonal towers. Of all the surviving Queen Annes in Santa Barbara, this is only one of a few to have an octagonal tower rising from the corner bay window. Also distinguishing is the Revival entrance, which features Corinthium columns used to support the pediment, which is the decorative triangle that adorns the front porch.

In 1905, J.P. Hoye, yardmaster of the Southern Pacific Railway, occupied the house. Since that time, at least six different families have owned the home, which was recently restored by its current owners. Online real estate websites estimate the home’s value at nearly $1.3 million.

For the past 20 years, since Ed Mazria calculated that build-ings use almost 50 percent of energy consumed in this coun-

try, I have been on a quest to make buildings super energy efficient while producing any additional energy needed from site-generated renew-ables. But now I am coming to believe that there is another option for reduc-ing greenhouse gases that is equally, if not more, important.

A carbon experiment on a small number of ranches in Northern Cali-fornia is establishing a simple, benign way to remove carbon dioxide from the air. UC Berkeley scien-tists have measured the impact of a one-time spreading of a half-inch layer of compost on range-land and found, to their surprise, that it boosted the soil’s carbon-sequestration capacity on average by one ton per hect-are per year for each of the eight years they have been testing. They forecast that this sequestration process will continue for at least two decades.

Grazing is the largest land use on the planet, and many grazing lands are degraded. If this one-time thin application of compost were applied to a quarter of California’s rangeland, the soil would absorb three-quarters of California’s greenhouse-gas emis-sions for the year. Since that effect is cumulative, it would keep doing so for a number of years.

For centuries, humans have been bleeding soil-stored carbon into the

atmosphere through plowing, over-grazing, and poor agricultural practices. These recent compost applications can reverse this and create what scientists call a positive feedback loop. Plants pull carbon dioxide from the air through photosynthesis and transfer a por-tion of the carbon to the soil through their roots and soil microorganisms, and then they turn that carbon into a form commonly known as humus. This process improves soil fertility, boosts plant growth, and captures even more carbon while enhancing the soil’s abil-ity to absorb and retain water.

Where is all this compost going to come from, and who is going to pay to have ranchers spread it on their land? The com-post has to come pri-marily from cities. San Francisco composts 700 tons of residen-tial and commercial organic waste every day — the largest such operation in the world. This can become a great resource for ranches. As for com-

pensation, key efforts are being made to incorporate soil carbon offsets in California’s cap-and-trade system as a way to make it profitable for ranchers to restore their land.

Although only recently recognized as a carbon-sequestration strategy, “carbon farming” has already captured the attention of the White House and officials as far away as Brazil and China. This inexpensive, low-tech har-nessing of natural systems holds the potential to turn the vast rangelands of California and the world into a weapon to reverse climate change.

history 101Edward Owen Orpet was the Park

Superintendent for the City of Santa Barbara from 1921-1930. The park

that carries his name, located near the intersection of Alameda Padre Serra and Moreno Road, was founded in 1919 and christened Hillside Park. The park was renamed in 1963 to honor the man com-monly known as the “plant missionary.”

E.O. Orpet was born in England in 1863. The son of a professional gardener, at age 12 he went off to agricultural college—not as a student but as a servant. Still, due to his father’s influence and his time at the college, he was apprenticed to a large estate as a gardener at age 14 and picked up a substantial amount of horticultural knowledge.

He held a number of gardening and horticultural jobs in his native land before moving to New Jersey, where he worked in a nursery propagating American plants for shipment to England. He then moved on to oversee 300 acres of gardens on a large Massachusetts estate. Here he devel-oped an interest in orchids and created a sensation with his exhibit of hybrids at

the Massachusetts Horticultural Show in 1900. Ten years later he was working on the estate of Cyrus McCormick’s Illinois estate.

In 1917, Orpet landed a job at the U.S. Department of Agriculture in Chico, California, propagating exotic plants from seeds sent from China. In 1920, he arrived in Santa Barbara. Reportedly, as he descended from the train he spied a great mass of lantana in full bloom, a sight that convinced him that Santa Barbara was the place to be.

Purchasing a six-acre tract in Goleta, he devoted much of the acreage to the planting of persimmons. Eventually, he built up a thriving mail-order business and shipped persimmons all over the U.S.

Orpet was an inveterate experimenter. His interest in succulents resulted in his amassing a collection of more than 800 species and varieties. He corresponded with people all over the world in his quest for beautiful, unusual plants. He intro-duced 30 varieties of aloes to this area. From East Africa to Chile to the Hima-layas, Orpet continued to search out new

botanic species to beautify his adopted home.

He made an extremely active park superintendent. He supervised plantings along Cabrillo Boulevard as well as the islands in the Andrée Clark Bird Ref-Andrée Clark Bird Ref-Andrée Clark Bird Refuge. The planting of olive trees along Olive Street was largely his work, as were the cork oaks in the Samarkand neighborhood and the magnolias on San Andres Street. He also was instrumental urging the use of ice plants along California highways.

Orpet resigned as park superintendent early in 1930 due to his wife’s illness and the growth of his nursery business on upper State Street. He continued to study, experiment, write, and publish. By the time of his death at age 93 in 1956, he was one

of the most respected horticulturalists in the country, a recognized expert in orchids and cacti. E.O. Orpet was one of Santa Bar-bara’s most distinguished horticulturalists.
