Buyers’ interest to be piqued

THE downturn in the worldstock markets will result inlower interest rates for thePerth property market,according to Jones BallardProperty Group directorAdrian Ballard.

Mr Ballard said a number ofmajor banks had alreadydropped their long-term fixedinterest rates in response tothe slump in the global stockmarket.

“If events of 2008 arerepeated,when there was alsoa major fall in stock marketvalues, then interest rates inAustralia should fall signifi-cantly over the comingmonths,” he said.

“Rises in interest rates dur-ing 2010 had an adverse effecton the Perth property marketby making property less

affordable, especially for first-home buyers.

“This resulted in a majorblow-out in the number ofproperties listed for sale inPerth, which now totals17,000.”

Mr Ballard said that it nowtook an average of 82 days tosell a home in Perth – anincrease of 16 days comparedto a year ago.

“Lower interest ratesshould see the number ofproperties listed for sale beginto fall over the comingmonths as buyers becomemore active in the propertymarket,” he said.

“Jones Ballard has recordeda rising number of enquiriesfrom property buyers overthe last month due to the factthat interest rates were fore-cast to remain stable. Withinterest rates now expectedto fall, we expect theseinquiries to now turn intoactual sales.

“In particular, our companyexpects greater activity fromproperty investors. Our prop-erty management department

is now recording rental vacan-cy rates below 2 per cent inrecent months and as a result,weekly rents are beginning torise.”

Mr Ballard said lower inter-est rates would encouragemore investors to purchaseproperties in Perth, especiallyas the underlying fundamen-tals of the WA economy stillremained strong.

“In times of economicuncertainty, investors focus onsafe investments, and one ofthe safest is property, particu-larly in WA, which is one ofthe strongest economies inAustralia,” he said.

“The latest investment fig-ures show that in WesternAustralia there is currently$264 billion (worth of) majorprojects that are under wayor under consideration – a 19per cent increase comparedto the March quarter.

“Despite the uncertainty inthe stock market, theprospects for the Perth realestate market look very posi-tive during the coming twelvemonths.” ■
