OVER recent weeks, the teamat Wright Real Estate have beenasking their clients what theyare looking for when it comesto buying and selling theirproperty, and here are theresults.

According to principal JeffWright, the majority of buyerswant to see a price or at least aprice range upfront.

“Most people haveexpressed that the currentmethods of set sale dates,offers, expressions of interest,

closing date sales and similardo not impress them, but thatthey see it as a labour of havingto chase agents only to find outnothing,’’ he said.

“Furthermore, they arereluctant to make their bestoffer upfront, as it may bepotentially used against them,by pumping up another com-peting offer.”

Mr Wright said in the com-mercial sector, this type of sys-tem was called a tender, buteach tender was sealed andthereby not used against othertenders, keeping an even play-ing field for all parties.

“Buyers today are asking fora quick, efficient reply totheir offer and not wish-ing it to be hatched bythe seller’s agent forweeks,’’ he said.

“Anothermethod, and

indeed a more perfect method,could be by auction, as all bid-ders have a fair chance on agiven day.

“All REIWA agents conduct-ing auctions follow a code ofconduct and do not engage insecret dummy bids.

“Therefore any bidder canjudge on the day where they

stand against othercompeting

purchasers,quickly andefficiently.” ■

“Existing home owners who have agood track record of paying theirmortgages and are seeking to refinanceare now primecandidates forfinancial institu-tions,’’ he said.

“Astutehome ownerswanting to refi-nance andupgrade theirhome cansecure variablehome loans foras little as 6.59per cent withno entry, man-agement or exitfees.

“More com-petitive financeoptions areoccurring at atime when many homes in the $1 mil-lion plus bracket in Perth can now bepurchased for below replacement cost.

“There is currently a large supply ofhomes for sale in the $1 million plusmarket, with few buyers, meaning thatsellers are prepared to discount pricesto secure a purchaser.”

Mr Peard said this trend was under-lined by sales figures for the upmarketnorthern suburb of Mullaloo.

“During the year ending the March2011 quarter, the median price of ahome in Mullaloo actually fell by 5.6per cent, even though the annual aver-age capital growth in this suburb hasbeen over 11 per cent during the lastquarter,’’ he said.

“This trend has also occurred inother parts of Perth. In the westernsuburbs, the median price of a home inPeppermint Grove fell by nearly 19 percent,while in the southern suburbs, themedian price of a home in Salter Pointfell by nearly 13 per cent.”

Mr Peard said newer homes whichhad been constructed in the last fiveyears offered the best buying opportu-nities in upmarket suburbs, especially ifthere is a blowout in constructioncosts due to the resources boom.

“In addition, itis only a ques-tion of timebefore theseprime suburbsreturn to theirlong-term aver-age capitalgrowth rates,which will see amajor reboundin property val-ues once confi-dence in the realestate marketreturns,’’ he said.

“Currently,consumer senti-ment is low.However, thismakes it an ideal

time to purchase a home and in partic-ular to upgrade. Anyone who is con-sidering upgrading their home shouldnow shop around for the best financedeal. Once they have determined howmuch additional funds they can borrowto upgrade, they should then focus onhigher priced suburbs where they canafford to purchase.”

Mr Peard said a good tip whenupgrading was to find a pocket in aselected area you want to purchasewhere there are a larger number ofhomes for sale.

“Buyers will find that in these areas,sellers are more willing to discountprices due to the greater competitionamongst sellers,” he said. ■

Pet bond increase reflects rising costsTENANTS with pets havebeen slapped with a $160increase in pet bond.

The maximum pet bond thatlandlords are able to chargetenants increased from $100 to$260 from June 1, which Con-sumer Protection Commission-er Anne Driscoll said reflectedpresent-day costs associatedwith fumigation after a tenantwith a dog or cat has vacated arental property.

“The cost of fumigation has

increased over the years and itis appropriate that the pet bondalso increase to adequatelycover this extra cost,’’ she said.

“It’s important to note thatthe pet bond is in addition tothe usual security bond and canbe returned if the fumigation isnot necessary.”

Ms Driscoll said the increasein the pet bond may make iteasier for pet owners to findrental accommodation, as land-lords will be more willing to

accept their applications know-ing the cost of fumigation willbe adequately met at the end ofthe tenancy.

The decision to increase thepet bond was part of a detailedreview of tenancy laws in WAand followed an extensive con-sultation and review period.
