Luxury condos in crabappleDownsizing does not mean you

have to compromise on high end fin-ishes and quality exterior spaces. The Broadwell House is a six unit condo-minium building located in the heart of Crabapple. The buildings’ graceful vernacular design is complimentary to its immediate surroundings and to the Crabapple/Milton area in general. Each condominium consists of approxi-mately 2,200 sq ft of heated area, all on one level, plus ample exterior porches overlooking an attractive pond. In addition, there is a limited amount of secure covered parking as well as eleva-tor access. Broadwell House is unique in that it offers a highly appointed one level living option in the very desir-able /walkable Crabapple area, which boasts restaurants and shops just steps away from your front door. Prices starting in the $600’s.

There are two luxury residences per

floor so each home enjoys glass on three sides. Each home varies in their design and offers at least 2 bedrooms and 2-2.5 bathrooms plus study. The natural light com-bined with nine/ten foot ceilings and eight foot doors add to the spacious feel of these

homes. Interior features include: five inch wide wood plank floors through-out, premium appliances, marble and quartz countertops, and gas fireplaces. Kitchen and bathrooms at Broadwell House offer Wellborn cabinetry. In ad-dition to the highly appointed interiors, each home has quality exterior spaces. The outdoor areas include Trex deck flooring and gas fire places. Each home at Broadwell House is assigned one

covered parking space and one un-covered parking space plus individual climate control storage spaces. The neo traditional design places an emphasis on clean simple lines, correct propor-tions and attractive exterior material

combinations. The end result is a time-less structure that will quickly become a Crabapple landmark.

5 tips to help you make the most of this year's real estate seasonBrought to you by: Karen pate, Senior Vice President & Managing Broker Harry Norman, Realtors

Summer is here! We are in full bloom of the year's busiest real estate period. According to the Federal Home Loan Mortgage Corporation, the hous-ing market in 2016 is set to be quite active with a 3 percent increase in total home sales compared to the previous year.

If you're planning to enter the hous-ing market this year, buying or selling a home is a big decision and you can count on plenty of competition. To en-sure you make the correct home buying or selling decisions, it's important to do your research and arm yourself with valuable information.

It is imperative that you choose a professional Real Estate Consultant to assist you in your real estate transac-tion.

"Selling or purchasing a home is one of the biggest and most impor-tant transactions many consumers will make in their lifetime," says Tim Haynes, president of American Home Shield (AHS). "It's important for every-one involved to make smart decisions that will help a home stand out in a

competitive real estate market, and at the same time, protect against costly break-downs."

For both home buy-ers and sellers, AHS recommends preparing for what will happen vs. what might hap-pen. A home warranty not only helps protect

a home's systems while it's on the mar-ket, but also helps provide buyers with additional confidence in their purchase. For an already financially stretched homebuyer, it's important to know that a home warranty covers some but, not all costs what homeowners insurance doesn't - the repair/replacement of home system appliances.

To help you make the most of the Summer’s home buying season here are a few tips:

* Sellers: improve curb appeal. First impressions matter! You get one shot. Take your home's exterior from drab to fab. Trim shrubs, mow the lawn and remove all dirt/debris from around the outside. Make sure the house numbers, mailbox and lighting fixtures near the front door look inviting. Add plants

and comfy furniture to the porch for a welcoming touch.

* Sellers: optimize the space. Add the illusion of extra square footage by using the same paint in a lighter shade across rooms to create a seamless tran-sition. Remove family photos and any customized decorations so the buyer can picture living in the home. Be sure to keep the master bedroom neutral. Lastly, have a professional cleaner shine the home, especially often-ne-glected areas like carpets, ceiling fans and baseboards to make a bigger im-pact. Your Real Estate Consultant will also have suggestions that will improve your chances of getting your home sold quickly and for the most money pos-sible.

* Buyers: do your homework. Consult with your Real Estate Consul-tant to help narrow your home search to particular areas and neighborhoods that appeal to you with regard to hous-ing prices, school districts and work commuting times. Determine your budget and stick to it. Your agent will help you familiarize yourself with the real estate market and your rights as a homebuyer. Know your credit score and take steps to improve it, if necessary.

* Buyers: ask the right questions.

Your agent will ask to see disclosure forms that pertain to any issues with the house. Check the age/condition of major home systems, like heating, plumbing, electrical and air condition-ing - this can cut your costs in the long run.

Additionally, an independent profes-sional home inspection is highly recom-mended. This is an investment that can pay for itself many times over, especial-ly if hidden defects are found.

Owning a home is one of life's great-est joys and investments. But, as a homeowner, you also know that main-taining the value of your No. 1 invest-ment requires a lot of time, energy and elbow grease. To help you stay orga-nized with the “must do” tasks every month, here’s a guide to help you keep your home in tip-top shape, for the next six months.

It's Festival Time in Atlanta!Brought to you by: roBin Blass, #1 Individual Agent Coldwell Banker Atlanta 2015

Atlanta may be a big city, but it’s made up of many smaller neighbor-hoods and communities, each with its own unique feel and flair. And each, it seems, with its own festival. Yes, if there’s one thing Atlantans love, it’s a festival. A glance at a local events calendar reveals that there are festivals of every size and type happening all around the metro area, all year long. We have a beautiful city with beautiful weather, and we love to take advantage of every opportunity to get outside and enjoy it. While festivals are a fun week-end diversion for most, for potential home buyers, they’re also a valuable source of information. Local festivals reflect the culture of their neighbor-

hoods, giving you the opportunity to get a taste of what life there might be like and to meet your potential neighbors. In addition to festivals, communi-ties often hold fre-quent “mini-festivals” – weekend farmers’ markets, food truck days, seasonal tours

of homes and more. If you’re thinking about buying a home in an area you’re not familiar with, visit the community website, make note of upcoming events and plan to attend some of them. This will enable you to experience life in the area first-hand and even to talk to some residents to get their input. For more valuable insight on neighbor-hoods call me today at 404-403-6561.

Tips to prepare your home to go on the marketBrought to you by: Bill raWlinGsVice President/Managing Broker, North AtlantaAtlanta Fine Homes Sotheby’s International Realty

Staging and preparing your home to be put on the market is a very important part of the selling process. This helps your future buyer to fall in love with your property. Decluttering, repairing, updating and depersonalizing help increase the dollar value a buyer is willing to offer. According to National Association of REALTORS® “2015 Profile of Home Staging,” 71 percent of sellers’ agents believe a well staged environment increases the dollar value buyers are willing to offer.

In the main rooms of your home such as the living room, kitchen and dining room, remember these simple tips that will make all the difference.

Creating symmetry and bal-ance is key to making a room feel invit-ing. Make sure that accent pieces are arranged neatly and in a manner that is pleasing to the eye. It is all about creating an intimate and livable space that your potential buyer can envision themselves living in. Lighting is a key feature that can help improve a home. Both natural and artificial light bright-ens a room whether it is by lamp, fire-place, open curtains or overhead lights;

this is an important part to creating a lively and fresh home. Another easy way to revamp your home is staging your furni-ture. Slipcovers are a wonderful resource for bringing your furniture back to life and creat-ing a new look. Pillows and throws are easy

accent pieces that can add life to your furniture, as well as create a picture-perfect room.

Last minute quick tips before a showing or open house are as follows … Make sure to clean all surfaces in your home, as well as decorative items and mirrors. Cleaning out cabinets and decluttering your home gives the space a new, fresh look which is appealing to buyers.

Atlanta Fine Homes Sotheby’s Inter-national Realty agents deliver results. Allow one of our dedicated profession-als to assist you by visiting atlantaf-inehomes.com or calling our office at 770.442.7300.

Prepare your deck for outdoor entertaining season(NAPSI)—This year, designers are see-ing a growing trend emerge among homeowners: bringing their interior de-sign aesthetic to their outdoor spaces. “Homeowners are looking for ways to let their personalities shine throughout every room in their homes, including the outdoors,” says HGTV/diy network star, Jeff Wilson. “It’s changing the way people approach decorating, including their decks and backyards.”

Here are some tips from the leader in outdoor wood care protection and beautification, Thompson’s® Wa-terSeal.® They can help you create an outdoor environment that’s both beautiful and functional for entertain-ing family and friends (or even a party of one!).

• Bring some natural color to your backyard. Consider adding a colorful variety of potted plants (like geraniums) and greenery (like boxwood topiaries) to provide some privacy and a bit of texture to border the space.

• Furnish it colorfully and comfort-ably. Whether your aesthetic lends itself to stone benches or wooden Adirondack chairs, add some cushions to make the seating both comfortable and colorful. Vibrant accent pillows are a great way to tie in fabrics and colors from your home’s interior, creating one cohesive look.

• Decorate with a light touch. Hang paper lanterns or string lights to keep your deck well-lit at night while creat-ing a soft ambience for your guests.

• Keep it serene. Bring the tranquil sounds of water to your deck with a small, decorative fountain. Alternative-ly, consider hanging a wind chime to create a relaxing, Zen environment for you and your visitors.

• Protect and beautify with confi-dence. Provide long-lasting, durable protection for outdoor wood items against the harmful effects of tough weather conditions such as intense rain, heavy snow and harsh sunlight. Four seasons will take their toll on all unprotected wood, causing crack-ing, splitting and rotting. But there’s an easy, one-step solution available at your local Lowe’s:

Thompson’s WaterSeal’s new Signa-ture Series collection of waterproofing and staining products features highly specialized formulas for your outdoor wood, providing outstanding protection and beautiful results all in one.

Homeowners can select either the Clear Wood Protector to enhance the wood’s natural appearance or a Stain & Sealer to add beautiful color in three opacities: Transparent, which adds subtle color and shows the most wood grain; Semi-Transparent, which offers

moderate color and shows medium wood grain; and Solid, which adds the most color and shows the least amount of wood grain. You can also choose from four popular color options: Autumn Brown, Natural Cedar, Timber Brown and Honey Gold. They’re avail-able in Thompson’s WaterSeal preferred and easy-to-use packaging available at Lowe’s nationwide.

With Thompson’s WaterSeal Signa-ture Series, homeowners can devote more time to enjoying their outdoor space and less time maintaining it.

Creating the ultimate outdoor haven starts with a beautiful deck, personal-ized deck-cessories and a party with all your closest family and friends. Thomp-son’s WaterSeal can make this all a reality with their annual Deck Party of Your Dreams contest. Head to www.thompsonswaterseal.com/dreamdeck to enter for a chance to win all this, including a deck refurbishment from deck expert, Jeff Wilson!

HOA Health – an important factorBrought to you by sara ead, Harry Norman Realtors

In searching for that perfect new home we take great care to inspect the property and ensure the “health” of the home. If you are purchasing a home with a neighborhood Homeowners Association it is vital you inspect the health of the community as well. Your Realtor can help facilitate dialogue, and assist in obtaining important informa-tion. You will want to confirm the dues, and any initiation fees. Is the home part of a secondary “Master Associa-tion” in which case you may need to budget extra funds. Ask for a copy of the current budget; as well as the past years’ to find out important information such as the number of owners who may

be delinquent; whether the HOA has sufficient reserve funds; and if there are any upcoming special assessments to be issued to the homeowners. I like to ask for board meeting minutes for the past year to make sure my clients are not surprised by any upcoming neighborhood plans. Find out the rules, regulations and restrictions, and if you plan to rent that property in the future make sure you inquire about rental restrictions. Communities with solid associations can provide many benefits to protect your investment, but they may not be for everyone. Doing your research on the front end will make you more confident in your decision. If you would like assistance in any aspect of the home buying process please give me a call! 678-462-9507

What’s the big deal about price?Brought to you by: Kelly rosen, Solid Source Realty

Some real estate agents will say it is a seller’s market and will agree to list a home much higher than other sales in the area. Homeowners are thrilled that they are going to get an incredible price for their home and buyers are excited they are getting their dream house—it all seems like a win-win situation all the way around! Until it isn’t…..

What’s the big deal about price any-way? If there isn’t a lot of inventory, the law of supply and demand should be in effect, right? Unfortunately, there are more factors in play than just sup-ply and demand when it comes to sell-ing your home. Back in 2006 when the housing meltdown was just beginning, home prices were at all-time highs. Lenders were lending money to people with little or no credit and appraisers worked directly with the loan officers and were given a good amount of free-dom to get the value the bank needed to close the loan. We all know how this story ended!

The end result was huge changes in the way banks documented mortgages (no more “no doc” loans!) and appraisal

management compa-nies were put in place to add a security layer between loan officers and appraisers. Strict appraisal guidelines were put into place to help prevent future housing “bubbles.”

These appraisal guidelines have been largely successful in

preventing homes for selling way above market value in the seller’s market situation like we have in some areas of Milton. There are cases where sellers have had to reduce their final sales price due to the appraisal coming in below the contracted sales price. When this happens, no one is happy, and what should be an exciting experience suddenly turns bitter. Before you de-cide on a list price for your home, talk to your REALTOR® about other similar homes that have sold in your area and make sure he/she can stand behind the list price you choose and be ready to provide a solid rebuttal in the event of a low appraisal. Five handy pointers on painting your home(NAPSI)—A fresh coat of paint can be one of the easiest and most inexpensive ways to update a home’s decor and value.

With the right tools and tips, even first-time painters can learn to paint like a pro.

Prep the AreaRemove furniture, wall hangings,

and light switch and outlet covers. Protect floors from drips and spills with canvas sheeting.

Apply painter’s tape along trim, molding and windows.

Use a putty knife to ensure that tape is securely adhered around edges.

Clean SlateFor a truly professional look, start

with a smooth, clean surface. Fill in nail holes and cracks with

Spackle. Remove dust, dirt, grease, and glossy finishes with a nontoxic, triso-dium phosphate (TSP) substitute such as Mötsenböcker’s Lift Off All Surface Paint Prep.

This not only makes your finished project look better, it helps the paint last longer.

The Right ToolsBefore you apply your first coat, be

sure you have all the right tools for the

job. A nylon-polyester brush will work

with nearly any type of latex paint. Rollers can be used to paint large

surfaces such as walls. Look for a cover with a ½” to ¾” nap.

Paint spills and drips are practi-cally inevitable, but Mötsenböcker’s Lift Off Latex Based Paint Remover can be handy for easy cleanup.

Brush Up on Good TechniquesPaint one wall at a time starting

at the top so drips fall on unpainted areas.

Brush on paint around trim and in the corners of walls. Use a paint roller for larger surfaces.

Roll paint into a three-by-three-foot W pattern. Continue rolling until all sections are painted, adding fresh paint to the roller as it dries.

Most paints will require two coats and some darker shades may require three.

Clean UpRemove tape immediately after

painting, before the wall dries, so fresh paint isn’t peeled off with it.

Check for paint drips and spills on floors, hardware and furniture. Use a dry cloth to wipe wet paint from

surfaces. Then apply a paint remover such as Mötsenböcker’s Lift Off to the surface. Gently agitate dried paint with a soft-bristle brush, then blot dry.
