answer FAQs. Whether you are a newcomer to Solivita or a long-time resident, we hope this
handbook will be useful. It also contains brief explanations of some of the rules of the

AV Homes: AV Homes, Inc., Solivita’s developer, is engaged in homebuilding, land development
and other residential real estate operations. Visit their website at www.avhomesinc.com for more

Hampton Golf: Hampton Golf, Inc. is a golf club management company and is the sister company of
Evergreen Lifestyles Management. They have been hired to manage the golf courses and Food &
Beverage operations, including the Pro Shop, The Grille, Marketplace Bistro and Mosaics. Hampton
Golf has a Food & Beverage Advisory Committee as well as a Golf Advisory Committee. To contact

committee opportunities.
ELM: Evergreen Lifestyles Management LLC (ELM) is a leading management company based out of
Orlando, Florida that manages the Solivita Community Association, Inc., commonly referred to as the
Homeowners’ Association, HOA, and the Solivita Club.
Solivita HOA: The Association, commonly referred to as the Homeowners’ Association, HOA, is
managed by Evergreen Lifestyles Management (ELM). The Association is tasked to manage the multiple
gates throughout the community, the maintenance of the roads, right of ways, concrete paths,
common areas, lakes outside the CDDs, irrigation, and resident’s yards. The Association website,
www.SolivitaHOA.com, provides easy access to various governing documents, account information,
forms, and information.
Solivita Lifestyles Club: The amenity package at Solivita operates under the Solivita Club, which is
owned by Avatar Properties and managed by ELM. The Club consists of both the Riviera Spa & Fitness
and The Palms Amenity Centers, Village Center (which includes the Galleries, Ballroom and
Mediterranean Skyline Rooms), Freedom Park, all outdoor recreation, all Satellite Pools, the Dog Park
and the Community Garden. Additionally, the following departments fall under the Club:
Communications, Concierge, Fitness & Wellness, Lifestyles Activities, Housekeeping, Maintenance,
Membership and Club Accounting.
Communications: The Communications office, located in the Administration building, oversees the
production of Reflections and administers the Reflections advertising program. They also manage the
community website, SolivitaHOA.com, send out the weekly email blasts, and can provide assistance
with login information. The department is also responsible for the design and administration of the
Community TV Channel, channel 732. The Communications contact number is (863) 427-7137.
Concierge: The Concierge, located in the Administration building, provides residents for-fee services
such as fax, laminating, copying, and resident forms; offers complimentary notary service for 1-page
notarization; sells stamps, maintains a service reference list containing contact information for
contractors, dentists, doctors, hairdressers, pet sitters, and many other services useful to residents.
The Concierge is the information specialist for residents. Contact the Concierge Monday through
Friday, 9AM until 5PM at (863) 427-7100.

Lifestyles Activities: The Lifestyles Activities Department (Lifestyles) is responsible for planning,
organizing, and implementing the activities program for Solivita including shows, classes, movies,
dinners, dances, festivals, cooking demos and much more. They are also responsible for scheduling
events in the club facilities, ticket sales for Lifestyles events, and monitoring the club facilities (other
than fitness areas) including the satellite pools. For more information, please contact the department

Fitness & Wellness: There are two fitness centers on property, the Riviera Spa and Fitness and
The Palms Fitness Center. For information regarding group fitness classes, weekly wellness lectures,
fitness center orientations, fitness assessments, full spa services, personal training, court reservations
and equipment check-out for outdoor recreation call the Riviera front desk at (863) 427-7130
or The Palms front desk at (863) 496-1530. The fitness department is also responsible for hosting the
annual Health and Wellness Fair in October and weekly Wellness Lectures on Wednesdays.
Membership: The Membership Office welcomes all new residents and provides a detailed information
packet and schedules New Resident Orientation. Membership is responsible for resident homeowner
and tenant records which includes making changes to the database for any new phone numbers, email
addresses, property managers, home for sale status, etc. They also handle overnight parking permits,
ID badges, gate access, golf cart registration, providing user name and password for gate and
membership access, web access for visitors and deliveries, access to voice mail for visitors and delivery
for anyone without web access, assistance with gate website login at SolivitaHOA.vertilinc.com
and updating residents’ Reflections delivery information. Contact them at (863) 427-7143,

PCDD AND PWCDD: Solivita is made up of two Community Development Districts (CDDs): Poinciana
CDD – www.poincianacdd.org and Poinciana West CDD – www.poincianawestcdd.org. The creation of
these two districts provides an efficient mechanism for managing and financing the public
infrastructure associated with the planning and development of the community. The CDDs own and
manage all ponds in Solivita except Lake Polk (located in the Village Center). More detailed information
is available on their respective websites.

Architectural Review Committee (ARC): The Architectural Review Committee is part of the Association
and maintains the standards established in the governing documents to help protect property values.
Any change to the exterior of the home, including window tinting, lawn ornaments, fountains, solar
equipment, artificial vegetation, or to the landscaping must be approved by the ARC. The ARC
Requirements General Information Sheet is part of this document. More information on the ARC can
be found in the Master Declarations for Solivita dated 12/27/13 beginning on page 61, section 30. The
ARC application form, along with the ARC guidelines, is online at www.SolivitaHOA.com or you can
contact the Architectural Review Department at (863) 427-7032.
Cable TV/Internet/Telephone Service: Included in Association dues is basic cable through Spectrum.
To bundle your TV with internet and telephone or to upgrade your TV service, contact Spectrum at
(855) 222-0102. Be sure to mention that you live in Solivita and that basic cable is provided through
the Association. Of course, you are free to use another service provider for any or all of your
TV/internet/telephone access.
Citizens Assisted Patrol (CAP): CAP is a program initially started by the Sheriff’s Office to assist law
enforcement officers in combating crime throughout the county. CAP volunteers patrol the
unincorporated areas of the county using specially marked golf carts and patrol cars acting as extra
eyes and ears for law enforcement. CAP volunteers are provided with uniforms. Volunteers do not carry
weapons and have no law enforcement powers. All CAP volunteers are subjected to background checks
and must participate in training. The Solivita CAP program is the largest in the county.
Community Emergency Response Team (CERT): CERT stands for Community Emergency Response
Team. Members are trained to respond in major disasters, performing damage assessment, light search
and rescue, fire suppression, victim triage and first aid, etc., offers Check, Call, Compress (chest
compression only CPR and AED training) classes to residents and will change smoke detector batteries
each March for those residents needing assistance. CERT also disseminates disaster preparedness
information. Through the Resident 2 Resident Resource Center, CERT also lends medical equipment to
residents (wheelchairs, walkers, etc.). Look for CERT in Reflections or see their club page on
www.SolivitaHOA.com.
Clubs, How to Form: The Lifestyles Activities Department manages the resident clubs. All clubs must
complete the Club Packet, available in the Lifestyles Activities office. Also, the club must provide the
name, address, and phone number of a minimum of 20 members. Lifestyles will then process the
request. For more information on clubs and activities, contact the Lifestyles Activities Department at
(863) 427-7125.
Emergencies:
For a life-threatening emergency, call 911.
General Emergency: If you have any other emergencies concerning the Association after regular
business hours, please call (877) 221-6919 and you will be connected with ELM’s 24-hour
emergency service. If you have an emergency involving a landscape or irrigation issue after
hours, contact Floralawn’s 24-hour emergency number, (863) 225-9565. Follow prompts for
after-hours notification.

Flags: No ARC approval is necessary for the installation of an American Flag, up to 2’ by 4’ in size, posted
on a 3’ pole attached at a 45-degree angle from your home. More information on flags can be found in
the Master Declarations dated 12/27/13 on page 41, section 21.41.
Gate Access: Gate entry is accomplished through license plate recognition. All residents need to
register their vehicles with the Membership Office by providing a vehicle registration form and copies
of state registration for each vehicle.
Golf Cart/Motorcycle Rules & Regulations: Solivita is designated as a golf cart friendly community. Golf
cart parking is provided at each amenity and carts are permitted on all Solivita roadways, as well as
designated golf cart paths. The Association’s rules and regulations, as well as a map of designated golf
cart paths, can be found on www.SolivitaHOA.com. Golf carts must be registered for a small fee.
Contact the Association with any questions pertaining to the use of a golf cart in Solivita at (863) 427-
7100.
Golf Club: Stonegate Golf Club of Solivita is a semi-private club with two courses. Residents may choose
to join if they wish, but are not required to do so. If you choose to join, an annual membership fee
allows you to play with no additional cost. There is also a trail fee that allows you to use your own golf
cart on the course. Should you not join, you may pay green fees to play. The course is also open to
players from outside the community.
Healthcare Services: There are no healthcare services within the gates of Solivita. The Poinciana
Medical Center, located right across the street from the main entrance on Cypress Parkway, is a full
service hospital including emergency services. K&M Drugs, located in the Solivita Administration
building, offers a full pharmacy and convenience store. There are many health providers located in
Poinciana for you to choose from.
HOA: See Solivita Community Association.
Homeowners Insurance: Each homeowner is required to obtain and maintain adequate property
insurance. More information on home insurance can be found in the Master Declarations for Solivita
dated 12/27/13 on page 44, section 24.2.
House Painting: The exterior of homes in Solivita is required to be repainted every 7 years. For
information on paint color selection, please see Master Declarations for Solivita dated 12/27/13 on
page 38, section 21.30. It is the homeowner’s responsibility to arrange and pay for exterior painting,
except for homes in the Courtyards at Montelena. Courtyards homeowners pay for painting in their
monthly Association fees, and the service is performed on all homes every 7 years.
Lawn Maintenance: Lawn maintenance for common areas and homes is the responsibility of the
Community Association. The Community Association contracts with Floralawn for this task. Customer
Service requests for Floralawn can be submitted by calling (863) 225-9565 or on their website
www.floralawn.com
Pets: In the Master Declarations for Solivita dated 12/27/13, section 21.33 “Pets and Animals” states:
“Three (3) commonly accepted household pets (such as dogs and cats) may be kept. The Association,
in its sole discretion, may prohibit breeds of dogs that the Board considers dangerous. No household
pets over one hundred (100) pounds are permitted. No animals shall be raised, bred or kept within

Solivita for commercial purposes.” There is an off-leash dog park in Freedom Park behind the two
pavilions. Register your dogs in Lifestyles Activities to gain access to the Dog Park. Please be a
considerate owner and observe the common-sense rules of controlling and cleaning up after your pet.

21.33.
Reflections Newsletter: This monthly newsletter is published by the Communications Department,
which is under the Solivita Club. It provides a vehicle by which departments under the Association and
Club, and other important groups communicate with residents about activities scheduled for that
month and other happenings in the community. Reflections is delivered by resident volunteers each
month; the publication is not mailed or distributed outside of the community. The publication is also
available online at www.SolivitaHOA.com for those who prefer a digital copy.
RV, Small Boat, and Trailer Freedom Park/Parking: No long term parking is permitted on property.
Residents may obtain a parking pass 48 hours in advance to park in Freedom Park. Overnight vehicle
parking fee is $1 per day, a maximum of four nights per occurrence. A maximum of 30 days per
household per calendar year is permitted. Guests bringing these vehicles, while visiting homeowner,
will be subject to the same fees. The pass can be obtained from Administration.
RV/Boat Storage Facility: The Storage Facility is leased out to residents through the HOA and is a per
year lease contract. There are 60 spaces located within the facility. There are 15 foot and 10-foot-wide
spaces available and they are 50 feet deep. Please contact Tyler Heel at [email protected] and
Raj Hanooman at [email protected] for more information. There is currently a waiting
list for both the 15 foot and 10 foot spaces.
SolivitaHOA.com: The Association website, www.SolivitaHOA.com, is designed to be an everyday tool
that residents use to access all Solivita information such as documents, committees, HOA/Club
Account, events, meetings, and important notices; see the latest news and photos from our
community; browse and list your own classified advertisements; view the online resident directory;
and view and print forms and information. When registering on SolivitaHOA.com, select YES to receive
the community email blasts.
Speed Limits: On most major roads in Solivita, the speed limit is 25 MPH. Most residential streets are
posted at 20 MPH. The road through the Village is posted at 10 MPH for everyone’s safety, because
there is a great deal of foot and golf cart traffic. Polk County Sheriff’s Office deputies patrol the
community and issue tickets for speeding and other traffic violations.
Streetlights: Although streetlights in Solivita are owned by Duke Energy, any issues pertaining to
streetlights need to be reported to Solivita’s Gate Access supervisor at (407) 989-2417. Be sure to have
the number on the pole and/or the address nearest the pole.
Visitor Passes: Visitor Passes are necessary only when visitors are going to use the amenities.
Amenities include, but are not limited to: Starlite Ballroom; Riviera Spa and Fitness; The Palms; the
Gator Room; Mediterranean Skyline Room (Aegean, Baltic and Caspian Rooms); Art, Ceramic and
Billiard Galleries; Library; Satellite Pools (including Clubhouses); and Freedom Park Recreation. Visitor
passes are not necessary to have dinner at a resident’s home, any of the restaurants, or just to visit a

resident. Please remember it is against Solivita rules and regulations for a resident to give a visitor
their badge for access to the Club facilities.
Residents must purchase a pass for each visitor 3 years of age and better. Youth passes are for ages: 3 to 17, and Adults are age: 18 and better. Young adults may be asked to show their driver licenses to verify age when using the facilities. Every visitor will have to sign an Informed Consent Agreement and Waiver Form before they can receive a visitor pass. The forms are available at Riviera Spa and Fitness or The Palms where you can purchase visitor passes. A resident or adult visitor must sign for anyone under the age of 18.
Passes may be purchased up to 3 days in advance only when all Visitors are present. Residents must present their Solivita ID’s and accompany their visitors to purchase the passes. A visitor under the age of 18 MUST be accompanied by a resident or an adult with a visitor pass at all
times and are only allowed to use: the recreation complexes at Freedom Park with reservations; all
the Satellite pools; The Palms Pool Monday - Friday, 12PM – 4PM and all day on Saturday and Sunday.
Riviera Spa and Fitness pool is adults only. Youth Visitors are welcome to tour the other Club facilities
but are not allowed to participate in activities in the other facilities, i.e., Billiards, Library or use the
computers, unless advertised as an event for all ages.

A receipt will be given to the homeowner showing the assigned tracking number on the card front and how much was paid. Refunds will NOT be issued for unused days.
Resident Committees: Solivita residents have several opportunities to participate in Association and
Club Advisory Committees. Committee members are rotated after a specific time period. Application
processes are in place for interested residents. Residents should contact Hampton Golf for their
Committee opportunities.
Association Committees:
Solivita Advisory Committee: The SAC advises, consults and counsels the Solivita HOA on any
and all matters pertaining to the Solivita Community.
Solivita Landscape Committee: The SLC advises the Solivita HOA on any and all matters
pertaining to the landscape environment of Solivita.
Architectural Review Committee: The ARC provides the decision making role of the Association
in monitoring that residents adhere to the Governing Documents of the Solivita Community.
Violations Committee: The Violations Committee deals with situations where residents have
violated the Governing Documents and Rules and Policies of the Solivita Community.

Club Committees:
Solivita Lifestyles Advisory Committee: The SLAC advises and works with the Lifestyles
Activities Department on planning activities and events for the residents through the Club.
Wellness Committee: The WC advises the Solivita Wellness staff regarding the services and
programs offered to residents and to support the overall community wellness program.

Cable TV, Internet & Telephone: Basic cable services, along with two cable conversion boxes called
Digital Adapters, are provided by Spectrum to each home through the monthly HOA fee. Contact
Spectrum at (407) 291-2500. Remember to advise customer service you are under the Solivita Bulk
Agreement. Residents can obtain Internet and landlines at their expense from any number of providers
including Spectrum, Frontier and Verizon.
Electricity: Duke Energy provides electric service to all Solivita homes. Contact number is (800) 700-
8744.
Fire Department: The Fire Station, located on Cypress Parkway, is a joint station including both Osceola
and Polk counties. In the event of an emergency, CALL 911. Non-emergency number for Polk County
Fire is (863) 401-2222. Please remember all of Solivita is in Polk County.
Polk County Information: General information about all Polk County services including emergency
management, mosquito control, traffic and roadways and more can be found at www.polk-county.net.
Polk County Sheriff can be contacted at (800) 226-0344. Polk County Animal Control can also be
contacted at this number.
Polk County Alert Polk Notification System: The ALERT POLK telephone notification system is used by
the Board of County Commissioners and the Polk County Sheriff’s Office to inform county residents
about public safety threats and concerns. During situations which may affect the health, safety, and
welfare of Polk County residents, designated officials send out messages to telephone numbers and
email addresses within a geographic area. When the message is sent the system will notify you, giving
specific information about the current announcement.
Many residents who have home telephones may already be included in the current database. To ensure
that a person is on the list, especially those who have cellular or business telephones on which they
would like to receive notifications, residents may register to receive notifications through their home,
business, or cell phone with a voice recording or email.
To register your contact information residents should go online to www.alertpolk.com and click on the
Alert Polk link (lower left column). Once on the site, you will be asked to provide your name, address,

Toho Water Authority: Water and sewage service is provided by Toho Water Authority (Toho). They

website, www.tohowater.com, to get notifications and advisories from Toho on matters concerning
the water in this area. For example, if Toho issues a Precautionary Boil Water Advisory for your area, a
pre-recorded message will be sent to your home phone or cellphone. Toho will not use this alert system
for any advertising or promotional purposes. Customers will not receive any billing notifications by
registering for this service.
Trash Pickup: Solivita relies on Polk County for its trash disposal needs. Curbside collection services
include garbage, recycling, yard waste and bulk waste. Recycling and yard waste pick up is on Tuesday
and garbage pickup is on Wednesday. Recycle and garbage cans can be put out at 6PM the night before
pick up day. To order recycle and garbage cans, call Polk County Waste & Recycling at (863) 284-4319.

Wildlife Animal Control: There is a broad range of wild animals throughout Solivita. Wildlife, including

SECTION 4: SAFETY & SECURITY
When to contact Law Enforcement, EMS/Fire Rescue, and what limitations do Security contractors
have in the state of Florida.
When to Contact Law Enforcement:
Suspicious persons or vehicles. County Law enforcement has the legal authority and means to
conduct traffic stops and demand identification which can then be checked against a national
data base.
Theft
Burglary, the unlawful entry of a dwelling (home) and/or conveyance (motor vehicle, golf cart,
shed) to commit a crime within.
Criminal Damage (criminal mischief in Florida).
Domestic violence and any other violent altercation.
Traffic crashes, to include damage to mailboxes, landscaping, and golf carts.
In the state of Florida crashes that include damage are required to be reported. Minor damage
can be completed on a “driver exchange form”. Law enforcement will assist you with crashes.
Feeding or harassing alligators and other wildlife. This is handled by Florida Wildlife
Commission, known locally as Fish and Game. (888) 404-3922
Traffic enforcement issues. While the association likes to know about traffic issues so they can
see patterns and try to assist the residents in improvements, only law enforcement can conduct
traffic stops within the community. Solivita access personnel, supervisors, and patrol are
prohibited by state law from making traffic stops.

When to Contact EMS/Fire Rescue:
Any medical emergency!! CALL 911
o We cannot stress enough the need to call 911 whenever a medical emergency occurs.
Seconds count.
o Please do not call the gates to have them call 911. The 911 dispatcher will need details
on the person and location that will not be known by the attendant at the gate house.
o Security companies are bound by Florida law. They do not have law enforcement powers
and that means they cannot perform traffic stops, investigative powers, and cannot
detain a person.
o Although the supervisor carries an AED in the vehicle, he does not have the authority to
violate traffic laws getting to the scene. This delay can be very costly in a medical
emergency.
Community Safety Personnel (Security) Duties:
Greet visitors; verify accessibility to community.
Inspect/open/lock neighborhood pool; verify guest passes.
Tour community to monitor and/or note and report suspicious activity.
Provide “assistance only” in crashes, health or criminal activities.
Look for nonfunctioning street lights, obtain address and light pole numbers, and report that
information to Duke Energy for repair.
