Portobello Square Kensington, LondonREGENERATION MASTERPLAN WITH PRIVATE AND AFFORDABLE HOUSING

PRP has developed a masterplan for the redevelopment of the Wornington Green Estate in North Kensington that restores important historic street connections and opens this 5.6 hectare site up to the wider neighbourhood.

The arrangement of the current estate disconnects it from the surrounding streets and fundamental design problems make it expensive to maintain. Initial studies by PRP demonstrated that full redevelopment was the best solution, financially and socially, for the benefit of existing residents and the wider community.

The new scheme re-establishes a traditional street pattern and draws from a mix of traditional housing typologies to ensure it will knit into the surrounding vernacular. The first phase will provide 324 homes with a variety of type and tenure which will reinforce this established, vibrant and multi-cultural community.

Lewisham Gateway Lewisham, LondonPRIVATE AND PRS/BUILD TO RENT ON THE LEWISHAM GATEWAY MASTERPLAN

A prominent roundabout site at the heart of Lewisham adjoining the transport hub where the DLR, mainline and bus stations conjoin. The project is a high density, mixed use development comprising retail, leisure, office and residential.

PRP was appointed for the first phase of the development, comprising 195 new homes for private sale and private rent together with concierge and retail uses at ground floor.

The design works within the parameters of outline planning consent with 22 and 15 storey towers which differ in character and materials.

The landscape design celebrates the confluence of the Quaggy and Ravensbourne Rivers, a key feature of the site, by creating a new public park at their meeting point.

Wembley Masterplan, LondonWORKING WITHIN THE WEMBLEY CITY REGENERATION MASTERPLAN

Forum House is the cornerstone mixed use development in the Wembley City regeneration area, defining the architectural style and quality in this prominent London location. A successful collaborative approach to sustainable residential architecture, this high quality design delivers greater communal and social interaction for residents and commercial tenants.

The scheme provides 286 apartments, comprising 50% social housing units, all benefiting from concierge service, ground floor retail space and a crèche, as well as an innovative underground waste removal system (ENVAC) to be phased across Wembley City. The wrapping block acts as a sound barrier against noise from the streets and Wembley Stadium, creating a peaceful oasis in the centre of the courtyard.

STUDENT HOUSING ON WEMBLEY CITY REGENERATION MASTERPLAN

Apt Student Housing Wembley, London

The development consists of a closed perimeter block, courtyard and landscaped amenity areas. The main element is a 660 bed student accommodation block, which provides high quality modern residential units in mix of cluster arrangements (five/six-bed) and self-contained studios.

In addition to the student accommodation, the block includes retail/car parking for 228 cars, an ENVAC refuse station at lower levels and a hotel on the eastern section of the site.

Rubicon Court King’s Cross Central, LondonMIXED TENURE RESIDENTIAL TOWER

King’s Cross Central is arguably the most significant development site in central London. Rubicon Court is located to the north-east of the site and fronts directly onto York Way. The building comprises 117 mixed tenure residential units with 35% large family, three and four bedroom units, above some 600sqm of non-residential accommodation at street level. lobby off York Way takes advantage of the level difference between York Way and the interior of the site.

The internal layout is planned in clusters around vertical circulation cores that avoid long corridors and minimises single aspect dwellings. The roof terrace the tower is sculpted to, forms a focal point which can be seen from numerous directions.

HIGH DENSITY SINGLE CORE TOWERS DESIGNED FOR PRS/ BUILD TO RENT

101 George Street, Croydon, London

George Street is located opposite East Croydon Station, one of the principal transport routes in Croydon, and acts as a main thoroughfare.

The design works within the consented volume to create an innovative strategy for two angled wings of residential accommodation linked at ground floor. Splitting the volume of the consented scheme presented an opportunity to push one of the residential elements higher and reduce the other, creating a dramatic, landmark architectural form.

A high quality approach to the public realm around the new building will significantly improve the urban environment in the station environs.

The block layout is based on a rational grid which allows flexibility of typology, including an element of Public Rented Sector (PRS) accommodation. The scheme will deliver a total of 305 apartments.

Park Heights Stockwell Park, LondonREGENERATION MIXED USE MASTERPLAN WITH PRIVATE AND AFFORDABLE UNITS

Park Heights will replace a dated and poorly maintained 1960s block. It is designed to London Housing Design Guide standards and will achieve Code for Sustainable Homes Level 4*.

Consisting of a mixture of tenures, including private for sale (PRS), the 20 storey tower will be a new landmark for the area. Floor to ceiling windows leading onto large balconies stretch along the entire length of the homes and make the rooms bright and spacious.

OLYMPIC LEGACY MASTERPLAN MIXED TENURES

Chobham Manor is the first of five neighbourhoods to be developed on Queen Elizabeth Olympic Park in Stratford, east London. Nestled between the East Village and Lee Valley VeloPark, it will comprise more than 800 homes, plus shops, community facilities and open spaces.

75% of the homes will have three bedrooms or more to appeal to families, some properties will be designed for multiple generations of the same family, while 28% of homes will be affordable properties.

The first phase comprises 259 units with a variety of innovative typologies catering for various lifestyles and family types. There are five principal types of housing planned for Chobham Manor – townhouses, mews homes, maisonettes, mansion blocks and apartments.

Royal Arsenal Riverside Woolwich, London

REGENERATION / HIGH DENSITY PRIVATE AND AFFORDABLE RESIDENTIAL

Royal Arsenal Riverside is an over-station development for Berkeley Homes at the site of the new Woolwich Crossrail station. PRP’s proposals will provide 219 homes within two blocks of 10 and 20 storeys situated within the Royal Arsenal Conservation Area and bounded by numerous listed buildings. Inspired by these historic surroundings the buildings are elevated in light buff stock bricks, accentuated with darker feature brickwork panels, punctuated with floor to ceiling windows with white stone effect cills.

This phase of the Royal Arsenal Riverside will both physically and visibly contribute to the overall regeneration of the wider area and become a local landmark.

REGENERATION MIXED USE MASTERPLAN

Oval Quarter Lambeth, London

Winner - Housing Design Awards 2012: Project AwardWinner- Affordable Home Ownership Awards - Best Scheme in Planning

This major regeneration project in the London Borough of Lambeth will deliver 808 new homes and the refurbishment of 172 existing properties. The masterplan focuses on the public realm, at the heart of which is a new central park and community centre. A new hierarchy of streets create character areas relating to the surrounding urban form, providing a variety of identities for the different parts of the estate.

The plan incorporates new technologies for heat and power, a strategy to develop and enhance the ecology of the area and the placement of art. The plan was developed in consultation with stakeholders and the local community.

Haggerston West and Kingsland Estates Hackney, LondonREGENERATION MASTERPLAN WITH PRIVATE AND AFFORDABLE HOUSING

In close consultation with its residents, the Haggerston Estate has been transformed through an extensive programme of reconstruction. This £110m regeneration project includes 761 new homes in a mix of townhouses and apartments, arranged as urban blocks around a network of pedestrian friendly residential streets.

Internal courtyard podium gardens and the largest expanse of green roofs in the UK, provide generous semi-private open space, in a dense urban environment. The residential units include 55% affordable housing and 45% for private sale.

Winner - Housing Project of the Year - Building Awards 2014Winner - HAPPI Project Award - Housing Design Awards 2012

This scheme of 31 Independent Living apartments provides residents with a ‘Home for Life’, enabling them to live independently with access to care and support.

Dual aspect apartments are accessed via sheltered colonnades at the ground floor and gallery access at first. The layout is logical and calm, wrapping around the courtyard with constant views outside to aid orientation.

The apartments were designed to avoid north facing habitable rooms and all have balconies with sliding, folding winter gardens to enable year round use.

The landscape design for the garden has an oriental theme incorporating a sequence of distinctive spaces.

PRP was commissioned by Hill Residential and BPHA to develop masterplan and detailed design proposals for the pony fields adjacent to Bell Language School. The 7.8Ha site has outline consent for up to 240 residential units as one of the designated Southern Fringe Sites.

PRP’s approach recognises the significance of the site location on the southern boundary of Cambridge overlooking open fields and the views towards the Gog Magog Hills. The concept for the masterplan is to create interlocking fingers of building and landscape, allowing the open landscape to flow into the scheme. This will provide a soft edge to the southern fringe of Cambridge and open up views towards the hills throughout the masterplan.
