Better insights, faster

Proprietary data platforms are not new — many other property services firms have been warehousing data for decades as part of their in-house research function. The few that have commercialised their products, such as Colliers International, have done so to accelerate the success of their clients and enhance their decision-making.

Data services have come and gone, but we decided to tackle things differently. Instead of just the same old data collection approach, we wanted to build a tool that truly helped our clients, in a format that they could use easily. We designed Colliers Edge for our clients.

To do this, we interviewed analysts at more than 50 clients across Australia to find out what they really wanted in their data subscriptions. They told us they wanted three things from their data service providers:

1. Coverage: Wide geographical coverage and depth in multiple markets

2. REAL customer support: Not only technical support for the data we provide, but also insights into that data to help them get a clearer view of the market

Quality assurance

During the collection process, our data is captured using a consistent methodology for each sector. There are three stages to our data capture and audit process:

1. Collection: A scientific approach using baskets of real assets in each geography by grade, which are focus-grouped with our regional valuations, leasing and sales teams. More than 500 Colliers professionals across Australia contribute to this data

2. Analysis: Post collection, our analysts compare and cleanse the data against sales and lease transactions to ensure our data properly reflects market conditions

3. Sign off: Post-analysis, our cleansed data is reported back to our focus groups. Necessary revisions are made, after which sign-off is completed by our sector research heads.

Throughout all three stages, quality and consistency are paramount in our data collection work. To ensure a seamless, ongoing process, all new Colliers International analysts are trained to ensure consistent outcomes. This enables us take a longer term view on market trends, and assure our clients that the data they receive is accurate, consistent and rigorously scrutinised.

1. Format. All data is in Excel format in three simple books — office, retail and industrial — with a clean, easy-to-use layout to maximise ease of use.

2. Compatibility. We designed Colliers Edge so that it can be used easily with third-party analysis tools such as Tableau, Google Maps and other data dashboards for visualisation and presentations. We wanted a tool that would adapt to the future needs of our clients.

3. Support and help throughout. No training is needed to use Colliers Edge, our data sets are in simple linear, Excel formats that even the most inexperienced analyst can understand quickly. But when challenges do arise, our dedicated project team will be always available to support your people.
