This report has been produced with the generous support of Glasgow City Council, a Resilient Heritage grant from the Her-itage Lottery Fund and with a Project Viability Grant from the Architectural Heritage Fund.
This document is a summary of work carried out by Collective Architecture as part of a feasibility study for the future use of the A-listed Pollok Stables and Old Courtyard complex of buildings. The diagrams and drawings are to be read alongside the Project Viability Report produced by Glasgow Building Preservation Trust.

The diagram opposite shows the main vehicular and pedestrian / cycle routes through Pollok Park.
The main vehicle entrance to the Park is from Pollokshaws Road, this provides access to the Burrell Collection Car Park, Poloc Cricket Club and the Police Dog Branch. The nearest car park to the Stables is the riverside car park which is located to the West of Pollok House. This is currently connected to the Pollokshaws Road entrance, however it is understood that the Burrell Renaissance Project is proposing to restrict access to the Riverside car park and Pollok House from this direction. This would mean that the only public vehicular access to the Riverside car park and Pollok House would be via Lochinch Road.
Vehicular access from the west through the courtyard itself is currently closed off due to structural issues. Access for park employees and service vehicles is currently provided on a temporary basis via the Police Dog Unit compound from the East.
Proposals for the Stables and Old Courtyard must consider that vehicle access and car parking is limited, unless access from the East can be improved to create a permanent route.

Developing a Brief
Using information gathered from consultation sessions and business plan discussions, a brief was developed.
The table opposite outlines suggested programmatic elements of the buildings and their requirements. The first part of the table lists the key users / programmatic requirements identified from the business case and consultations. The second half lists other potential tenants identified as supplementary to the key elements of the programme. Those highlighted in yellow were considered to be most suitable in terms of consultation response and business plan.
In addition to programmatic requirements, development of the stables should adhere to the following guiding principles for future development.
1. Create good barrier free accessibility whilst following good conservation practice2. Implement a discreet but effective way-finding strategy. 3. Maximise flexibility to allow for a range of tenants that may change over time. 4. Effectively manage servicing and vehicle access.

Cellular spaces within the courtyard complex restrict natural surveillance of nursery areas.Former laundry or visitor centre building most suitable in terms of spatial requirements and security. Access requirements and parking for child drop-off may be problematic.

Holiday Lets Self catering units 30-60m2 Robust internal finish specification. Existing courtyard building layouts suitable for private holiday lets. Minimal changes to layout required.
Bunkhouse accommodation Shared dormitories Varies according to size of group. Onerous fire regulations, robust spec. Additional fire escapes may be required - issue with preserving elevations.
Rentable Office space 12-40m2 High spec finish Various upper floor units suitable. Low levels of natural light in some units, introduction of rooflights may be a conservation issue in some areas. Upgrading of internal stairs to meet non-domestic regs. Commercial tenants likely to require additional parking for clients.

The diagram opposite shows how the suggested programme could be best arranged within the building complex.
Horses / Livestock AttractionThe existing stabling areas (although not the original location) are well situated for visitor interaction and animal welfare. It is proposed that the stabling area remains in this part of the building, however the stables are internally reconfigured according to the needs of the proposed livestock.
CafeSeveral options for the location of the cafe have been considered, including the South West corner to create a visual connection and potential outdoor seating adjacent to the entrance. The preferred location for the cafe is the North East corner, providing an opportunity for outdoor seating in the sunniest part of the courtyard. A two storey cafe in this location can take advantage of direct access to the Pollok House kitchen garden to the North and the pedestrian access through the North West Corner.
Visitor Centre and EventsThe current park visitor centre provides a large open plan single storey space however suffers from a lack of visibility. This space would be better suited to providing an events space within close proximity to a new Visitor Centre facing into the courtyard. This location allows the visitor centre to potentially incorporate the original stables if restored.
Visitor FacilitiesPublic toilets and Gift shop should be situated at ground floor, close to visitor centre or cafe where possible.
Ancillary buildingsThe Sawmill and Hen-house make an ideal cluster of workshop spaces for furniture makers and craftspeople who will benefit from the footfall of visitors. Due to the space required, the laundry building provides an ideal location for the woodland kindergarten, with potential space to expand if required.
Upper Floors.The upper floors to the west of the courtyard are suggested as artist studios and small scale workspaces. The scale and domestic nature of the buildings limits the size of accommodation provided. With the addition of roof-lights, these areas of the building would be most suited to small scale artist studios (jewellers, dressmakers, small scale crafts etc) and small scale workspaces.

2. Existing visitor centre ceiling removed and opened up to expose roof rafters and roof lights.
3. Large glazed opening into event space.
4. Internal stairs to South West corner blocks reconfigured to improve escape distances and maximise lettable space.
5. Interior of the Visitor Stables preserved.
6. New access at rear direct to upper floor studios.
7. A means of external escape may be required to the upper studios due to the internal escape distances. Any detailed proposals should consider an alternative fire strategy to avoid unecessary external alterations to the north elevations which is identified as an item of Outstanding significance in the accompanying conservation narrative.
8. Original entrance in pend reopened. Existing door into courtyard (negative significance) blocked up. Note this may require reconfiguring of internal stair.
9. Existing wheelchair ramp to south elevation (negative signficance) removed, new wheelchair access and fire exit provided to East elevation from existing window opening.
