I.ADMINISTRATIONThe Board of Directors from time-to-time in accordance with the Association’s GoverningDocuments (specifically CC&R’s section 3.9) may in any open meeting amend, adopt ordelete, the Policies and Procedures and Rules and Regulations of the Association with amajorityvoteoftheBoard.ShouldtheBoardmakechangestotheabove,itshallprovideallMembersaccesstothechangesvia theAssociation’swebsitewithin30daysafteradoptingthechange. ThePolicyandProcedureHandbook ismeant tosupplement theAssociation’sotherGoverningDocuments. Nothing containedherein shallbe read tobe in conflictwithanyfederal,state,orlocallaw,ordinance,orregulation.IntheeventofanyconflictwithanypartofthePolicyandProcedureHandbook,theoffendingportionshallbeexcludedwithoutotherwiseimpactingthevalidityofthebalanceoftheHandbook.

II.ASSOCIATIONENFORCEMENTANDVIOLATIONPROCEDUREEnforcementPolicyEnforcement of the Governing Documents is the responsibility of the Board of Directors.Fromtimetotime,theBoard,theDesignReviewCommittee, itsAssociationManageror itsagentsmaydoproperty inspections todetermine ifviolationsof theGoverningDocumentshave occurred. Additionally, anyMember (property owner) of the Association may file awrittencomplainttotheAssociationManagerdetailingtime,dateandnatureoftheallegedviolation (see Exhibit 2). The Association Manager will then take the necessary steps toinvestigatethecomplaintandifwarranted,issueaviolationnotice.Dependingontheseverityandfrequencyoftheviolationbyagivenviolator,thechoiceoftheenforcementprocedure(s)and/ortheenforcementremedyutilizedmayvary. However,forcontinuingorespeciallyegregiouscircumstances,fines/specialassessmentsmaybeimposedat themaximum fee (see Fee Scheduleon thewebsite). Theenforcementprocedureswillalso apply to builders who maintain Compliance Deposits with the Association (CC&R’ssection6andsection9.4.7).STEPI–InitiationIf a Member, a Board Member, Association Manager, Security Personnel or anotherdesignated representative of theAssociation completes aComplaint/Violation Report (seeExhibit“2”),againstaMember,theComplaint/ViolationReportwillbeverifiedasdescribedbelow.STEPII–VerificationThe Association will verify a Complaint/Violation Report based upon the CC&R’s, Bylaws,RulesorDesignGuidelines(hereafterGoverningDocuments).Violationshallbedefinedasanact in direct conflict with the Association’s Governing Documents, and/or local, county, or

state requirements. Verificationofa complaint/violation shallbedeemedaccomplishedbytheissuanceofacitationbyanauthorizedperson.STEPIII–Documentation

A. Action1:AWarningNoticeshallbecompletedbytheAssociationandforwardedtothe violatingMember. At the discretion of the Board, this stepmay be skipped if,basedontheseriousnessoftheviolation,moreimmediateactioniswarranted. TheMemberwillbegiventhirty(30)daysfromthedateofthefirstWarningNoticedatetocorrect the violation and bring their property into compliance. The first WarningNoticewillcontainthefollowing:

i. Detailofviolationii. Detailofcorrectiveactionrequirediii. Notice that theMemberhasa right to request ahearingbynotifying

theBoardofDirectors inwritingwithinthirty (30)daysof thedateoftheWarningNotice(otherwisesuchrightiswaived).

iv. Ifavailable,apictureof theviolationwillbeattached to theviolationnotice.

v. Deadlinebywhichtocuretheviolation

B. Action2:Iftheviolationpersistsafterthirty(30)daysfromfirstWarningNoticeandahearing in not pending pursuant to Action 1 above, the Association will issue theMember a second Warning Notice that includes a fine in accordance with theAssociation’scurrentFeeSchedulepostedontheAssociation’swebsite.TheMemberwillthenbegivenanadditionalthirty(30)daysfromthedateofthesecondWarningNoticetocorrecttheviolationandpaythefine.AsecondWarningNoticewillcontainthefollowing:

i. WarningNoticewillindicatesecondnoticeii. AssociationwillimposeafineinaccordancewiththeFeeScheduleiii. DeadlinebywhichtocurethesecondWarningNotice.

C. Action3: Uponfailuretocorrecttheviolationafterthirty(30)daysfromthesecond

WarningNotice,aHearingNoticewillbesenttotheviolatingMember,settingforththe date, place and time where the violator can be heard before the Board ofDirectors on the violation. Failure to appear could result in immediate disciplineincluding,butnotlimitedto,MembernotbeinginGoodStanding,impositionofafineand Special Assessment, suspension of voting and common area privileges.Association must give at least fifteen (15) days, but no more than thirty (30) dayswrittennoticeofthehearingtotheviolator(pursuanttotheCC&R’s(1.28,1.35,1.47,3.3.4,3.9).

D. Action4: If theviolation isnotremediedorresolvedatBoardofDirectorsHearing,thematterwillbeturnedovertotheAssociation’sAttorneytoproceedwithalllegalmeansavailabletoeffectcomplianceattheexpenseoftheMember.

E. All fines, special assessments and expenseswill remain on theMember’s accountuntil paid in full. Any suspension of use privileges due to an infraction of theGoverningDocumentswillremainineffectuntiltheviolationiscuredasdeterminedbytheBoardofDirectors.

STEPIV–MemberHearingProcedure

A. Findings of Fact and Recommended Action: The Board of Directors must makespecificfindingsasitrelatestotheviolationoftheGoverningDocuments,notingthemon the Member Hearing Procedure and Ruling Notice along with the facts thatsupportitsdecision.ThedecisionoftheAssociationandactionrecommended/takenshouldalsobenoted.NOTE:Ifnoviolationisfound,thennoremedyisrequired,andtheAssociationwouldthenissueaRulingNoticepursuanttoStepCbelow.

B. Remedies: If it is determined a violation has taken place, the Association has thefollowingremedies:

i. Suspendvotingand/orcommonareasprivileges(CC&R’ssection3.3.4).

ii. Self-Help Remedy for Continuing Violations – If the violation of the

Governing Documents continues and can be cured through a self-helpremedy(correctingaviolationdirectlybytheAssociation),theBoard’sactionshallbetodemandcorrectionofthecontinuingviolationonorbeforeadatecertainbywhichaMembermustcomply(areasonableperiodoftimeshallbe given to theMember) via the Ruling Notice. The Ruling Notice shouldfurther indicate that if theMember fails to complywithin the time periodprovided by the Association, the Association shall bring the Member intocomplianceandcharge thecostof same to theMemberasanenforceableSpecialAssessment(CC&R’sSection6andSection12.3).

iii. Self-HelpCorrections–Uponfailuretocorrectaviolationornoncompliance

by the date specified in the Ruling Notice, the Association shall have theright,uponnotlessthantwenty-four(24)hourspriorwrittennotice,toenterupon any Lot for the purpose of curing the Violation or Noncompliance,includingbutwithoutlimitation,thefollowing:

1. Removalofanyunauthorizedimprovementsandrestorationof

premises;2. Removalofanyunauthorizedpersonalpropertyandplacingthe

sameinstorageattheexpenseofthenon-compliantMember;3. Repaintingtheexteriorofanybuildingwhichhasbeenpainted

inanunapprovedmannerorcolor;4. Replacementofanytrees,orothervegetationwhichhasdiedor

beenremovedwithoutapproval;and,

5. CleaningupanyunsightlymaterialordebrisuponanyLot

Anysuchentryshallnotbedeemedatrespass(CC&R’sSection12.3).

iv. Impose Special Assessment/Fines – Even if the violation is not of acontinuingnatureanddoesnot lend itself toaself-helpremedy,theBoardstill has the authority to impose a special assessment/fine for failure tocomply with the provisions of the Governing Documents. The Boardmayonly impose a Special Assessment after providing notice and hearing to aviolatingMember,pursuanttotheminimumrequirementssetforthherein.The following Special Assessment structure is based upon a reasonabledeterminationofthecosts (i.e.attorney’s fees,propertymanagementfees,etc.)expendedbytheAssociationinperformingitsfunctionsinenforcingtheGoverningDocumentsaswellasafine:

1. FirstViolation: WrittenWarningNotice2. SecondViolation: FineperAssociation’sFeeSchedule3. ThirdViolation: Hearing,SpecialAssessment,pluspossible

legalaction

C. Ruling Notice. Regardless what remedy the Board chooses to take, even if noviolationisfound,theAssociationmustmailtotheviolatingMember,aRulingNoticewithinseven(7)daysafterthedateofhearing,pursuanttoGoverningDocuments.Ifthe Board action is to impose a Special Assessment/fine, then the Board mustauthorizetheAssociationManager,orotherrepresentative,togivetheRulingNoticeto theviolator,and requestpaymentofanySpecialAssessmentagainst theviolatorwithinthirty(30)daysaftertheRulingNoticeismailed.ThisistoberecordedintheExecutiveSessionminutesorregularminuteswhicheverisapplicable.

D. Collection of Special Assessment/Fines. Pursuant to the Association’s collectionpolicy and Section 6.5 of the CC&R’s, Special Assessments shall be levied by theAssociationagainstaMemberandhis/herLottocompensatetheAssociationfor:

1. CostsincurredinbringingaMember’sLotintocompliancewithprovisionsof

theAssociation’sGoverningDocuments;2. AnyincreasedmaintenancecoststotheAssociationcausedbytheMember’s

Lot,orcausedbytheMember,Occupant,Guest,FamilyMember,InviteeorOtherPersonsontheLotwiththeconsentoftheMemberorOccupant;

3. AnyotherchargedesignatedasaSpecialAssessmentintheGoverningDocuments;

4. FinesleviedorfixedbytheBoardasprovidedherein;and5. Attorneys’fees,interestandothercostsorchargeswhichareincurredin

connectionwithaSpecialAssessmentinaccordancewiththeGoverningDocuments.

III.ATTORNEYFEESPOLICYAttorneyFeesThe Association will require Members to reimburse the Association for collection costs,reasonableattorneyfeesandanyothercostsincurredinitsattemptsto(a)collectsumsowedtotheAssociationand(b)enforcetheGoverningDocuments,includingRulesandRegulationsoftheAssociation.IntheeventtheMemberprevails,theAssociationshallnotchargeanyoftheabovecoststotheMember.AttorneyClientPrivilegeOncetheBoardhasresolvedanymatterforwhichtheysoughtlegaladviceorthatconcernedlitigation, including collection of past due assessments, the Board at its discretion maydisclosesuchcommunicationoropinionatanopenmeetingandmaketheopinionanopendocumenttotheAssociationMembership,or theBoard,at itsdiscretion,maypreservetheattorneyclientprivilegeonthe issue. TheBoardshalldiscussanysuchmatter inexecutivesessionpriortorelinquishingtheattorney-clientprivilege.

IV.CODEOFCONDUCTFORBOARDMEMBERS

WhilethissectionreferencesBoardMembers,thesameuniformstandardwouldapplytoalldulyappointedmembersofAssociationCommittees.BoardMembersshallactinthebestinterestsoftheAssociationasawholeBoardMembersserveforthebenefitoftheentirecommunity,andshall,atalltimes,strivetodowhatisbestfortheAssociationasawhole.BoardMembersshallnotusetheirpositionsforprivategain,forexample:

• NoBoardMembershallsolicitoraccept,directlyorindirectly,anygift,gratuity,favor,entertainment, loan, or any other thing of monetary value from a person who isseekingorcurrentlyhasacontractualorotherbusinessorfinancialrelationshipwiththeAssociation.

• No Board Member shall seek preferential treatment by the Board, any of itscommittees,oranycontractorsorsuppliers.

• NoBoardMember shall acceptagiftor favormadewith the intentof influencingadecisionoractiononanyofficialmatter.

• NoBoardMembershallreceiveanycompensationfromtheAssociationforservingontheBoard.

• NoBoardMember shallwillfullymisrepresent facts to advance a personal cause orinfluencetheCommunitytoadvanceapersonalcause.

• No Board Member shall use his/her position to enhance his/her financial statusthroughtheuseofcertaincontractorsorsuppliers.

• NoBoardMembershallthreatenotherBoardMembersortheAssociationwithfalseaccusationsforthepurposeofadvancingapersonalcause.

Theabovelistisofferedforillustrationpurposesandisnotintendedtobeexclusive.BoardMembersshallcomplywiththeGoverningDocumentsandrelevantlawBoardMembersshallusetheirbesteffortsatalltimestomakereasonabledecisionsthatareconsistentwiththeDeclaration,Bylaws,andotherGoverningDocumentsoftheAssociation,andtobefamiliarwithallsuchdocuments. BoardMembersshall likewisecomplywithandmake decisions that are consistent with all applicable laws, including, but not limited to,refrainingfromdiscriminatingagainstanypersononthebasisofrace,color,religion,nationalorigin,gender,familystatus,sexualorientation,ormentalorphysicaldisability.BoardMembersshallsethighstandardsforthemselvesasAssociationMemberBoard Members shall hold themselves to the highest standards as Members of theAssociation,andshall inallwayscomplywith theprovisionsof theAssociation’sGoverningDocuments.BoardMembersshallworkwithintheAssociation’sframeworkandrefrainfromunilateralactionBoardMembersshallatalltimesworkwithintheAssociation’sframeworkandabidebythesystemsofmanagementestablishedbytheAssociation’sGoverningDocumentsandshallactupondecisionsdulymade, andnoBoardMember shall act unilaterally or contrary to suchdecisions.BoardMembersshallbehaveprofessionallyatMeetingsBoardMembersshallconductthemselvesatallMeetings, includingBoardMeetings,AnnualMeetings of the Members, and Committee Meetings, in a professional and businesslikemanner. Personal attacks against other BoardMembers, AssociationMembers, residents,officers, Association Manager, or guests are not consistent with the best interests of theCommunity and will not be tolerated. Language at meetings shall be kept professional.Thoughdifferencesofopinionare inevitable, theymustbeexpressed inaprofessionalandbusiness-likemanner.BoardMembersshallmaintainconfidentialitywhenappropriateBoard Members shall at all times maintain the confidentiality of all legal, contractual,personnel andmanagementmatters involving the Association. BoardMembers shall alsomaintain the confidentiality of the lives of other Board Members, Association Members,residentsandAssociationManageranditsstaff.

BoardMembersshalldiscloseconflictsofinterestBoardMembersshallimmediatelydisclosetotheBoardanyperceivedorpotentialconflictofinterest regarding any aspect of the business operations of the Association. Refer to theDisclosure/ConflictPolicyinthisHandbookforpotentialformsofconflict.BoardMembersshallrefrainfromdefaminganyoneinthecommunityBoardMembersshallnotengageindefamation,byanymeans,ofanyotherBoardMember,Associationmember, resident, or AssociationManager and its staff. The Association shalldeemanyBoardMemberwhoengagesindefamationtobetakingactionoutsidethescopeofhisauthorityasaBoardMember.BoardMembersshallrefrainfromharassingtheAssociationMembers,residentsorothersBoardMembersshallnotinanywayharass,threaten,orotherwiseattempttointimidateanyotherBoardMember,AssociationMember,AssociationManager,SecurityOfficer,residentorothers.TheAssociationshalldeemanyBoardMemberwhoharasses,threatens,orotherwiseattempts to intimidate any other Board Member, Association member, Security Officer,resident, or Association Manager and its staff to be acting outside the scope of his/herauthorityasaBoardMember.BoardMembersshallrefrainfrominterferingwithmanagementstaffandcontractorsNo BoardMember shall interfere with the duties of Associationmanagement staff or anycontractor executing a contract in progress. All communicationswith contractorsmust gothroughonedesignatedBoardMemberorAssociationmanagement,ormustotherwisebeinaccordancewithBoardpolicy.ViolationsofCodeViolationsofthisCodeofConductshallbebroughttoanAdvisoryHearingBoard,comprisedofotherBoardMembers,aswellastheAssociation’sattorney,AssociationManagerand/oraccountant. Any BoardMemberwho violates this Code of Conduct agrees that the Boardmay seek injunctive reliefagainsthim/her, followingahearingbefore theAdvisoryHearingBoard,unlesscircumstancesnecessitatetheissuanceofinjunctivereliefpriortosuchhearing.TheBoardMemberalsoagreesthattheBoardshallberelievedofpostingbondasaconditionof its injunctiveremedy. SuchBoardMembermustpaytheattorney’s fees incurredbytheAssociation/Boardinanyenforcementeffort.

V.TERMFOROFFICERSANDCOMMITTEEMEMBERS

madeeach year either during theAnnualmeetingor themeeting immediately following theAnnualmeeting.NothinginthisparagraphshallbeinterpretedtolimitthenumberofyearsaparticularBoardMembermayserveasanOfficeroraMemberserveonaCommittee.

VI.DISCLOSURE/CONFLICTPOLICYGUIDE

The Association’s BoardMembers, DRCMembers, other CommitteeMembers and potentialcandidatesareencouraged to reviewallpossible conflictsanddiscloseany thatmayaffectaMember’sposition.NotdisclosingaconflictcouldresultinremovalfromtheBoard;theDesignReviewCommittee,oranyotherCommitteeestablishedbytheAssociation.Any person applying for one of the above positions shall complete a Disclosure Attestationform, including annually any incumbent Director or Committee Member. The Association’sBoardreservestherighttoamendtheDisclosureAttestationformwhencircumstanceschange.TheDisclosureAttestationformadoptedasapartofthisHandbookisattachedasExhibit“3”andcanbefoundontheAssociation’swebsitefordownloading.

VII.POLICYREGARDINGCONTACTWITHLEGALFIRMS

TheAssociationhasdevelopedaguidelineforBoardMemberstofollowregardingcontactwiththeAssociation’sattorneys. Thisguidelinewillassist theAssociation inmanagingefficienciesandcosts.

• The Association’s President will make contact with the association’s legal firm(s)regardingall legalmatters, includingAssociation’spolicies,CC&R’s,DRCmattersorAZStatutes.IfaBoardMemberortheAssociationManagerhasquestionsorcommentsforoneofthelegalfirmsregardingthesesubjectsoranyothersubjectrelatedtothePOA,writtenquestionsorcommentsshouldbesubmittedtothePresident.

• TheAssociationManagerwillmakecontactwiththelegalfirm(s)regardingnormalPOAbusinessorbusinessrelatedtothedutiesoftheAssociationManager.TheAssociationManager will assign all POA issues and billings to one of two categories: (a) legalexpensesrelatedtoandpotentiallytobechargedtoaMember,or(b)legalexpensesfornormalPOAbusiness(BoardMinutes,CC&R’s,DRC,AZStatutes,etc.).

• ThePresidentandAssociationManagerwillmakeeveryeffort tocoordinateany legalcontactsthatmayoverlaptheabove.

• TheBoardwillhavetheauthoritytoconveneanExecutiveSession(whetherinpersonorvia conference call) for the purpose of authorizing a Board Member other than thePresidenttocontacttheAssociation’slegalcounselforaspecifiedissue.

• TheAssociationManagerisauthorizedtocontactanyoftheAssociation’slegalfirmsforthepurposeofrequestinginvoicesorfurtherinformationonbillingmatters.

• TheAssociation’sPolicyRegardingContactwillbesharedwitheachlegalfirm.

VIII.COLLECTIONPOLICYAssociationDuesandSpecialAssessmentsAssociationdues,SpecialAssessmentsandotherchargesaredueandpayableonthefirstdayofeachcalendarquarter.TheAssociationwillmakereasonableeffortstosendallquarterlybillings ten (10) days prior to the 1st of each quarter. It is theMember’s responsibility tosubmitpaymenttotheAssociationinatimelymanner,whetherornottheMemberreceivesaquarterlystatement. Ifamembercannotpayhis/herduesorSpecialAssessmentbytheDelinquency Date, theMember is encouraged to convey their situation to the AssociationManagerandrequesttohaveanylatefeeswaivedpendinganimprovementinthemember’sfinancialsituation.ItshallbethepolicyoftheAssociationtoworkwithanyMemberinsuchafinancialsituationtoavoid latefees if themembercommunicatestimelyandregularlywiththeAssociationManagerandhonorsanycommitmentsmade.

• Paymentswillbeconsideredlateordelinquentifnotreceivedbythe15thdayofeachcalendarquarter(theDelinquencyDate).

• Ifpayment isnot receivedby theDelinquencyDate,a late feeof$15or10%of theamountdue,whicheverisgreater,maybeassessedbeginningonthe16thday.

• Latenoticeswillbesentapproximatelyonthe16thdayofthecalendarquarter.• Demand letterswillbemailedbytheAssociation if theduesorassessmentsarenot

paidwithin30daysfollowingtheDelinquencyDate.• TheMemberwillbegiven10daysfollowingtheDelinquencyDatetobecomecurrent

beforeenforcementproceduresbegin.

Additional late feesmay be assessed on the first day of each succeeding calendar quarteruntil thequarterlyduesarepaid in full. TheAssociation reserves the right to turnoverallpastdueaccountstotheAssociation’slegalfirmorcollectionagencytotakewhateveractionthey deem necessary to collect the debt. All costs related to collecting on a delinquentaccount, including any interest that maybe imposed, will be the responsibility of thedelinquentMember. TheBoardat itsdiscretionmayenter intoapaymentagreementwiththeMemberanytimewithin30daysfollowingtheDelinquencyDate.AllcollectioneffortsbytheBoard,AssociationManager,collectionagency,orAssociationlegalfirmshallbediscussedinExecutiveSessiononly.ReturnedChecksIfacheckisreturnedtotheAssociationforanyreasonafeeinaccordancewiththecurrentFeeSchedule,willbechargedtotheMember’saccount.Additionally,otherfeesallowedbytheGoverningDocuments and all fees and costs incurred to collect on the returned checkshallbe theresponsibilityof theMember. Should theAssociationreceive two(2) returnedchecksinany12-monthperiod,itmayrequiretheMembertopaybycertifiedfunds.

ApplicationofpaymentsmadetotheAssociationRegardlessofinscriptionsornotationsonthecheck,allpaymentsreceivedshallbeappliedinthe order listed here beginning with No. 1: 1) current assessments; 2) current specialassessments; 3)pastdueassessments; 4) pastdue special assessments; 5) returned checkchargesorfees;6)finesandlatefees;7)anyandallattorneyfees,legalfeesandcosts;and8)otherfees.CheckscontainingarestrictiveendorsementonthebackwillbereturnedtotheMemberandtheamounttenderedshallbeconsideredunpaid.

IX.NUISANCESANDEXCESSIVENOISETheGoverningDocumentsgivetoeachandeveryMemberandhis/her family,dependents,residents, and guests, a right to the peaceful enjoyment of their home and property, andprohibitobnoxiousoroffensiveactivities.No obnoxious or offensive activity shall be carried on, in, or upon, any Lot or AssociationProperty,norshallanythingbedonethereinwhichisanunreasonableannoyanceornuisancetoanyotherMemberorresident.Withoutlimitingthegeneralityoftheforegoingprovisions,oranystatutoryprovisionsgoverning thesame,no loudnoises,orobnoxiousodors,horns,whistles, bells, wind chimes, or other sound devices (other than security devices usedexclusivelyforsecurity),noisyorsmokyvehicles,largepowerequipmentorlargepowertools,oritemswhichmayinterferewithtelevisionorradioreceptionofanyMemberorresident,orotherwiseunreasonablyinterferewithotherMembersorresidents,shallbelocated,usedorplacedonanyportionsofanyLot.TheBoardofDirectorsshallhavetheright todetermine, inaccordancewiththeGoverningDocuments, if any noise, odor, interference or activity producing such noise, odor orinterferenceoractivityconstitutesanuisance.Theinclusionofanyspecificitemsandactionsasanuisanceisillustrativeonlyandshallnotlimitthegeneralityofanyprovisionsherein.TheBoarddoesreservetherighttoconsulttheAssociation’slegalcounselforadviceonanydispute. If thedispute cannotbe resolved theBoardmay takewhateveraction isdeemednecessarytoenforcetheGoverningDocumentsandprotectthewellbeingoftheAssociation.AllMembersandresidentshaverecoursetocontact9-1-1ortheSheriffforpromptaction.

X.RENTALS/TENANTS

AnyMemberleasingorrentingaresidencetoathirdpartymustcomplywiththefollowingsconditions(CC&R’ssection10.13):

1. Provide the Association with notice of the lease or rental by completing andsubmittingtheLeaseorRentalNotificationForm(seeExhibit“4”)totheAssociationprior to the lease or rental taking effect. The signed lease or rental agreement

between the Member and third party must comply with all applicable laws andordinances.

2. The term of the lease or rentalmust be for aminimumof four (4)months. Daily,weeklyormonthlyrentalsareprohibited.AnyMemberthatviolatesthisprovisionwillbesubjecttoenforcementactionandpossiblefines.

3. TheMember (property owner) shall provide the tenantwith a copy of the CC&R’s,

Bylaws, the “Rules Section” of the Policy and Procedure Handbook and any otherpolicies and resolutions and incorporate these documents into the tenant’sagreement. The tenant shall execute and furnish a receipt to the Association,evidencing that thesetofGoverningDocumentshasbeenprovidedandagreeing tocomplywiththetermsandprovisionsoftheGoverningDocument.TheMembershalluse theAssociation’s Form, LeaseorRentalNotification Form, for thispurpose (seeExhibit “4”), which can be downloaded from the Association’s website. TheAssociationshallbeentitledtoassessareasonablefeeforanyGoverningDocumentsdeliveredtothetenant.

4. It is further recommended that theMember (property owner) inform tenants that

they are jointly and severally liable and accountable for any infractions of theGoverning Documents. This does not absolve the Member of liability for anyviolationsbytenants.

XI.BOARDMEETINGPOLICYANDPROCEDURES

NoticeofMeetingsEvery effort will be made to provide a Notice of Regular Board meetings along with apreliminary agenda that will be distributed by email and/or posted on the Association’swebsiteatleast7dayspriortothemeeting,showingdate,timeandlocation.Meetingsmaybecanceledorrescheduledwithoutnotice.AllactionstakenbytheBoardshallbeproperlyrecordedasMinutessothereisafullandcompleterecordofallofficialbusinessconductedbytheAssociation.Executive or closed-door sessions of the Board may be conducted only for the followingreasonsunderArizonaStatutes33-1804,whicharegeneralizedbelow:

1. LegalMatters2. LitigationMatters3. Personal, health or financial Matters of a Member, Employee or a third party

Employee4. Mattersrelatingto jobperformance,compensation,healthorcomplaintsagainst

anEmployee,orathirdpartyEmployee5. DiscussionsrelatedtoaMember’sappeal,violationorpenalty

Board Members and other invitees to the Executive Session are bound not to discloseinformationdiscussedintheExecutiveorcloseddoorsessiontoanyotherpersonorpersons.If action iswarrantedby theBoard, theBoardmay take that specific action in a formof amotion,inopensession,withgreatcaretakentonotdisclosetheconfidentialaspectsofthediscussion that occurred in the Executive discussion. TheMinutes of all Executive Sessionmeetingsshallbetaken,includingallvotestakenandresolutionsadoptedorrejected.TheseMinuteswillberetainedbytheAssociationManagerortheAssociation’slegalcounsel.The Board shall make every effort to notify the Members of every closed session and toprovideageneralsummarization,ifpossibleoftheclosedsessionmatterswithoutdisclosingorbreachingconfidentially.Annual,RegularorSpecialBoardSessionsThe Refuge Community Association is considered to be a Private Community. All BoardMeetings of the Association are private and are open only to all currentMembers of theAssociation that are legal property owners (either directly, through a trust or corporateentity),oranypersondesignatedbyaMemberinwritingastheMember’srepresentativeandallMembersordesignatedrepresentativessodesiringshallbepermittedtoattendandspeakatanappropriatetimeduringthedeliberationsandproceedings.Ref:A.R.S.33-1804(A).Anyone not aMember or not invited in accordancewith the preceding paragraph,will beconsideredtrespassingandwillbeaskedtoleavethemeetingimmediately.MembersareencouragedtoattendallBoardMeetingsandMembercommentsatmeetingsarealsoencouraged.ThePresidentoftheAssociationmaysetatimelimitonthecommentsfromeachMemberduringBoardmeetings.RequiredPersonalConductatMeetingsAt all Meetings, any speaker must be recognized by the President or the Chair and thenproceedtothefrontoftheroomtospeakfromthepodium.Nopersoninattendanceshallinterruptanyonewhohas the floor. All discussionand commentsmustbe relevant to theAgendaitems. Allattendeesatanymeetingwillbehavewithcommoncourtesyandcivility,along with observing rules of decorum and not engage in obscene gestures, shouting,profanity,namecalling, insults,physicalorverbal threats,orotherdisruptivebehavior. AllMemberswillhavetheopportunitytospeakonceonanissuebeforepermissionisgiventoaMembertospeaktwicetothesameissue.AllattendeespresentwillfollowthedirectionofthePresidentorChairofthemeeting, includingbutnot limitedto,arequesttostepdown.Failuretocomplywillresultinthepersonorpersonsbeingremovedfromthemeeting.PrivateVideotapingofMeetingsAnyMember ingood-standingmayvideotapetheannual, regularorSpecialBoardMeeting

withatleasta7-daypriorwrittennoticetotheAssociation.IfaMemberchoosestoengagethe services of a third-party for videotaping of the meeting, the Member must be inattendanceatthemeetingtomanagethethird-partyvideographer.FollowingtheCalltoOrderandVerificationofQuorumofeachMeeting,theBoardPresidentorAssociationManagerwill disclose toMembers and invitees in attendance if videotapingwill occur. If theMeeting is to be videotaped, the name of theMember arranging for thevideotaping will be announced and theMember will be asked to stand and confirm theiracknowledgmentofthevideotapingpolicy.TheBoardwillalsoposta“Notice”inthefrontoftheroomifvideotapingistooccur.ThefollowingprotocolshallbefollowedbyanyonevideotapinganAssociationMeeting:

1. Thevideorecordingequipmentwillbestationedandpositioned ina location intheroom thatonlyallows thevideotapingof theBoardMembers,AssociationManagerandpodiumSpeakers,andnotinterfereinanywaywiththemeetingoranyone’sline-of-sight

2. VideotapingtheaudienceMembersorAttendeesofthemeetingisstrictlyprohibitedandtheprivaciesofMembersinattendancemustberespected

3. In order that the full proceeding of any videotaped meetings are captured by thevideographer, the President or Chair of any such meeting will require allspeakers/questionersfromtheaudienceatsuchmeetingtocometothefrontoftheroomandspeakfromthepodium

4. The Member, conducting or arranging for the videotaping of a meeting, shall beresponsibleforassuringthatpoints#1and#2arefollowed.Failuretoadheretothesepoints will result in the Board halting further videotaping and removal of thevideographer

5. Within14-daysfollowingthemeeting,theMembershallprovideanuneditedcopyofthevideotapetotheAssociationatnocost

6. The posting of any private Associationmeeting videos on YouTube or other similar“open”publicvenuesisprohibited,exceptsuchvideoscanbesharedwithMembersviaanywebsite,service,applicationorothermeansthatrestrictaccesstosuchvideoto those with a password that will be provided to all Members. Videos are onlypermitted tobe shownand sharedamong currentRefugePropertyOwnersor theiragentsinaprivatesettingorvenue

7. TheMemberresponsibleforvideotapingameeting,shalladvisethevideographeroftheconfidentiallyofthemeetingandthevideographershallonlydistributecopiesofthevideotapetothehiringMember.Copiesofvideotapesshallbelabeledtoindicate“privatematerial”orsimilartypemarkings,alongwiththedateofthemeeting

AnyMemberorvideographerthatfailstoadheretotheAssociation’sPolicyandProceduresaswellastheprivacyofMembers,willbedeniedtherighttovideotapefutureMeetings.

MeetingMinutesThe Meeting Minutes of Regular or Special Board Sessions will be made available on theAssociation’s website or in writing from the Association Manager no later than 60 daysfollowingthescheduledmeeting.ApreliminarydraftoftheAnnualMeetingMinuteswillbemadeavailablewithin90daysfollowingtheAnnualMeeting.FormalapprovaloftheAnnualMeetingMinuteswilltakeplaceduringthefollowingAnnualMeetingoftheMembers.

XII.USEOFASSOCIATIONPROPERTY

Association Property and common areas located thereon have been provided and aremaintained for the use of all Members, their families, dependents and guests. TheAssociation Property is a substantial capital investment by itsMembers. As such, it is theresponsibility of all to use the facilities with care and immediately report any violations,misconduct, damage, and/orunauthorizeduse to theAssociationManager inwriting. AnypostedRulesonAssociationPropertyshallbeadheredtoatalltimes.

XIII.MEMBERPRIVACYPOLICYThisMemberPrivacyPolicydescribesTheRefugeCommunityAssociation’spolicyandgeneralbusinesspracticesasaprivatelyownedMasterPlanCommunity.YourAssociationunderstandshowimportantyourprivacyis,andweappreciatethetrustplacedintheBoardandAssociationManagement to manage your personal information responsibly and with integrity. Theinformation that is provided by a Member is used to provide you with official MeetingNotifications,Elections, InformationonGoverningDocuments,CommunityNewsletters,EmailBlasts and billing statements. The Association does not collect any private or personalinformation on its website and the website is not used for commercial purposes, however,please note that by visiting and using therefugepoa.com, you are accepting the practices ofthirdpartyadministratorsofthewebsite.MemberPrivacyProtectionAll Property Owners are required to provide the Association with Personally IdentifiableInformationsuchas,mailingaddress(includingoutoftown/stateaddresses),phonecontacts,email addresses, emergency contacts and in certain cases banking information. ThisinformationisneverdisclosedtothirdpartieswithouttheconsentoftheMember.However,theAssociationdoes reserve the right to shareMember’s informationwith theAssociation’scounsel,debtcollectorsandaccounting firms in thecasesofmonetarydelinquenciesor legalmatters,orincasesrequiredbylaw,whereintheAssociationhasagood-faithbeliefthatsuchactionisnecessarytocomplywithacurrentjudicialproceeding,acourtorderorlegalprocessservedontheAssociation.TheAssociationdoesnotcollectsocialsecuritynumbersordateofbirthinformation.TheAssociationwillsharegeneralMemberinformationwithotherMembersoftheAssociation

whenrequested.ThisinformationwillbelimitedtoPropertyOwnername(s),mailingaddressand lotnumber. Personalphonenumbersoremail addresseswillonlybemadeavailable tootherMembersoftheCommunitywithwrittenconsentofthePropertyOwner,suchconsenttobe routinely sought by the Association Manager each time Member contact information isupdated,thefrequencyofwhichshallbenolessthanevery12-months.The Association protects the personal information you provide to us internally with itsAssociationManager.OnlyauthorizedemployeesoftheAssociationManagerwillhaveaccesstotheinformationprovidedtotheAssociation.ComputerGatheredInformationAs a user navigates the Association’s website, certain passive information may also beautomatically collected, including the user’s Internet Protocol address, browser type, andoperating system. Additionally, the web site uses cookies to gather navigational data likeUniformResourceLocators(URL),thedateandtimeoftheuser’svisit,andthepages,solutionsandinformationforwhichtheusersearchedandviewed.TheAssociation’swebsiteispoweredby Godaddy.com which also has an applicable privacy policy which can be found atGodaddy.com.Usersareurgedtoreadtheirpolicyaswell.

XIV.DESIGNREVIEWCOMMITTEE

The Design Review Committee is taskedwith the responsibility of insuring that the designphilosophyasoutlinedintheAssociation’sDesignGuidelinesiscarriedforwardoneachandeveryproperty in theCommunity. It is important that eachMember realizes and respectsthat their home and improvements represent a visual part of the overall framework thatcomposes the image of the Community. The Design Review Committee decisions areintendedtoensurethisconformity,yetallowacertainamountofMembercreativity inthedesignoftheseimprovements.These Design Guidelines represent the most current decisions by the Association in thisregard,butmayberevisedbytheAssociation’sBoardofDirectorsatanytime(CC&R’ssection9.3).ApprovalofWaiversorVariancesEachMemberisresponsibleforfullycomplyingwiththeAssociation’sDesignGuidelines.Allplans for improvementsmustbesubmittedtotheDesignReviewCommitteeandapprovedby them prior to any changes being made. All approvals granted by the Design ReviewCommitteemustbeinwriting.If any waivers or variances are requested, the Design Review Committee shall review therequest.IfapprovedbytheCommittee,theCommittee’srecommendationwillbe:1)senttotheAssociation’sBoardofDirectorsforreview,2) senttoaffectedneighboringpropertyowners,and3)postedtotheAssociation’swebsite.IfnoobjectionismadebyanyProperty

Owner or BoardMember to the Committee’s recommendation, then the recommendationshallbecomeeffectiveafterthirty(30)days.IntheeventanyPropertyOwnerobjectstotheCommittee’srecommendation,thentheBoardofDirectorsshallmakeafinaldeterminationwhethertoapproveordisapprovetherequest.ContractorsTheAssociationor theAssociationManagerdonotapproveor recommendContractors forusebytheMemberforthepurposeofmakingimprovementstolotswithintheCommunity.TheAssociation’sBoardofDirectorsmayeject from,ordenyaccess to, theCommunity foranyContractor,ifintheopinionoftheBoardofDirectors,theContractorviolatesanypartoftheAssociation’sGoverningDocuments,ortheContractor’sperformancedoesnotmeetthestandardsrequiredbytheAssociation’sDesignGuidelines.

XV.RECORDSManyoftheAssociation’sRecordsareopentoMembersoftheAssociationandallMembershave a right to inspect the Association records as permitted in the Governing Documents.MostoftheserecordsarereadilyavailableontheAssociation’swebsiteforreview.Asanoteofprocedure,theAssociationManagerwillmakeeveryefforttohavedocumentspostedonthe Association’s website in a timely manner, however certain documents will requirereconciliation,auditorBoardreviewpriortobeingreleased.ThefollowingAssociationRecordsareNOTavailableforinspectionorcopying:

• Attorney-ClientPrivilegeddocumentsandrecords,unlesstheBoardvotestoremovesuchprivilege

• Documents that would invade individual privacy, such as social security numbers,datesofbirth,bankaccountinformation,etc.

• Documents related to ongoing contract negotiations that could have a negativeimpactonthosenegotiationsifdisclosedpriortoapproval

• Documents related to employee issues and/or disciplinary actions taken for currentemployeesandcontractors(ifapplicable)

• Documentsthatwouldbeconfidentialunderstatutoryorjudicialrequirements• DelinquentMembernamesoraccountinformation.

XVI.MEMBERS’CONTACTINFORMATION

It shall be the Member’s responsibility to inform the Association through its AssociationManager’sofficeofanychangestotheMember’spersonalcontactinformationinwriting.AMemberPropertyOwner InformationandOpt-Out Form canbe foundon theAssociation’swebsiteattherefugepoa.com.

XVII.NORTHENTRANCEGATEHOUSEThe incorporation of a guarded Gatehouse at the north gate residential entrance to TheRefugeCommunityproperty requires theestablishmentofbasicproceduralprotocols tobeobserved and practiced by both security company personnel and community Members,residents,guestsservicevendorsandcontractors.The primary objective of the Security Officer at the Gatehouse is to control and monitorresidentialaccesstothecommunity.ThenorthgateisnotintendedtobeusedforentrytotheGolfCourseClubHouse. TheGatehousewillnormallybemannedbyaSecurityOfficerMonday–Saturdayfrom6AMto4PM.SecurityOfficerDuties

• Allowresidentsandtheirauthorizedinviteesaccesstothecommunity• Allow authorized contractors, service vendors, subcontractors and delivery vehicle

GateProceduresforRealEstateOpenHouses

Access to The Refuge Community’s north gate for real estate open houses outside of thenormaloperatinghourswhensecuritystaffareondutymaybeprovidedbyaSecurityOfficersuppliedby theAssociation.Aminimum fee for this servicewill bebasedonablockof timewhenanopenhousewillbeheld,andthiscostistheresponsibilityoftherealestateagentorMemberwhoissellinghisorherresidence.Pleasenotethatopenhousesareonlypermittedbetweenthehoursof8:00AMand6:00PMperARS33-1808. Thegateswillnotbe leftopenandunattendedforanyopenhouses.

• TheMemberwho issellingtheirresidenceortherealestateagentrepresentingthemwillbepermittedtostationapersonatthenorthentrancegatetofacilitategateaccessforprospectivepurchasers. Asanalternative,theprospectivepurchasermayusethegatecallboxtodialtheresidenceforaccess

• Directionalsignageisrequiredatstrategiclocationsthroughoutthecommunitythedayof the openhouse andmust be removed immediately following the endof the openhouse

• Signageadvertisinganopenhouseanddirectionalsignage is limitedtosignagethat isnot affixed, drilled, nailed, or staked into any building surface, concrete, asphalt, orlandscaping plant material. XVIII.RULESSECTION

1. Vehicles–Thedefinitionof“Vehicles”encompassesbutisnotlimitedto:

Automobiles, trucks, campers, motor homes, travel trailers, R.V.s, boats, trailers,personal watercraft, construction equipment, motorcycles, dirt bikes, ATVs, utilityvehicles,golfcarts(electricorgaspowered),rails,dunebuggies.No vehicles of any kind, except golf carts and electric and/or manually poweredtransportationdevices (includingbutnot limitedtoSegway’sandelectricbicycles)areallowedonanyroadorstreetintheCommunityunlesstheyareregisteredforonoroffroaduseandlicensedandoperatedbyapersonpossessingavaliddriver’slicense.TheAssociationencouragesallMemberstoobtain liability insuranceforgolfcartsthataredrivenwithin thecommunity’s roadsandstreets. Theposted25-mileperhourspeedlimit is to be obeyed. The driving of a vehicle on the golf coursewithout the club’spermission is considered trespassing and subjects the operator to arrest. Driving onvacant lots within the Community is also prohibited except when the Member hasobtained an approved plan from the Design Review Committee for construction.Overnightoccupancyofanyvehicleisprohibited.WashingofaMember’scar,truck,boat,RVorotherlicensedvehicleispermittedintheowneddrivewayorthestreetinfrontoftheMember’sproperty.

2. Parking–Parkingvehiclesofanykindisrestrictedtotheowneddriveway. Parkingonvacant lots isprohibitedexceptduringconstruction. Parkingon the roadwaywithoutpermission of the Association is prohibited (see section 10.16.3 of the CC&R’s).However,parkingontheCommunity’sroadsorstreetsispermittedforshortdurationsforthepurposeofattendingafunctionataMember’sresidence.Storageofvehiclesinthedriveway,oronthesideortherearyardoftheresidenceisprohibited.Boatsandrecreational vehiclesmay be parked in an owner’s driveway only for the purpose ofloadingandunloadingorcleaningandfornotmorethanatwenty-four(24)hourperiod,unless the homeowner has contacted the AssociationManagerwith a request for anextensionofthisperiodandthereasonsforsuchextension. TheAssociationManagermayextendthedurationtonotmorethanatotalofseventy-two(72)hours.

• Excessive or Oversize Vehicles – An exception to parking only on the owneddriveway is granted foroversizevehicles (one trailer,motorhome,orboatandtrailerwithatowvehicle)andforuptoonepassengervehicleforwhichthereisnotroomintheowneddriveway.Nopropertyownershallbepermittedtohaveexcessiveoroversizedvehiclesparkedinfrontoftheirpropertyformorethanatwenty-four (24) hour period, unless the homeowner has contacted theAssociationManager with a request for an extension of this period and thereasonsforsuchextension. TheAssociationManagermayextendthedurationto not more than a total of seventy-two (72) hours. The exception to thisnotificationprovisionisgrantedforthefollowingholidaysorevents:

i. President’sWeekendii. DesertStormiii. MemorialWeekendiv. 4thofJulyv. LaborDayvi. Thanksgivingvii. Christmasviii. NewYear’s

Ifoversizedvehiclesorpassengervehiclesthatcannotbeaccommodatedintheowned driveway will be in the Community for longer than 72 hours, ownersshould park them in the Community’s Storage Area. Failure to adhere to theParkingRulesfortheroadwayswillmakethevehiclessubjecttotowingwithoutfurthernoticeandattheowner’sexpense.

• Intheeventanownerhasguestsformorethanseventy-two(72)hourswhosevehicle(s) cannot be parked in the owned driveway, the owner is required tocontact the Association Manager to request an exemption from the roadwayparkingrequirementsforaperiodoftimenottoexceedatotalofseven(7)daysfornomore than2vehiclesand thenonlyafter theneighborsadjacent to theowner’s home have been notified by the AssociationManager of the specificexemptiongranted.

• EmergencyAccessonRoadways–PropertyOwnerswillnotrestrictanyroadwayaccessforemergencyvehiclesatanytime,includingblockinganyfirehydrants.

3. Rentals/Tenants–Therentalor leaseagreementshallnotbeforaperiodof lessthanfour(4)months: daily,weekly,andmonthlyrentalsareexpresslyprohibited. OwnersaretonotifytheAssociationManageroftheirtenant’snames,phonenumbersandthestarting and ending dates of the lease prior to the tenant’s occupancy. OwnerswholeasemustprovidetheirtenantswithcopiesoftheseRulesandtheappropriatepagesoftheCC&R’sofTheRefugeCommunityAssociation.Youareencouragedtoincludeacompletesetofthesedocumentsaspartoftheleaseorrentalagreement.ShouldtheAssociationhavetoprovideyourtenantsorrenterswiththeappropriatedocuments,acharge in accordance with the Association’s Fee Schedule will be applied to youraccounts. Under Arizona law owners are responsible for their guests’ and tenants’actions.

4. Noise – No loud music shall be permitted at any time. Unreasonable noise, whichdisturbsortendstodisturbthepeaceandquietofaneighborhood,familyorperson,isprohibited. Itshallbeconclusiveevidencethatthenoisemadewasunreasonable if itwasmadeafter10:00P.M.andbefore6:00A.MSundaynightthroughFridaymorningormidnightto8:00a.m.FridaynightthroughSundaymorning.

5. Signs–BoththeCC&R’s(Section10.15)andtheDesignGuidelinesplacerestrictionsonsignage within The Refuge. Any exceptions must have prior approval of the DesignReviewCommittee. Ownerswishing toarrange for the flyingof theAmerican flagonprescribed holidays may contact the local Kiwanis Club to secure this service at anominalfee.

6. ArchitecturalChanges–

• TheDesignReviewCommitteemustapproveexteriorchangestotheresidence,including landscaping, with plans submitted in advance to the AssociationManagerwhowillsubmitthemtotheDesignReviewCommittee.

• State law allows certain flags to be flown; however, the Committee mustapprovethelocationandmountinginwriting.PleasesubmitrequestsinwritingtotheAssociationManager.

7. Code of Conduct – All Property Owners, guests, invitees and outside vendors shalladhere to a code of conduct as fully stated in section IV and XIII of the Policy &Procedure Handbook, in connection with their treatment, actions, language andbehavior towards other PropertyOwners, BoardMembers, Association staff, SecurityOfficers,employees,agentsandvendors.Abusiveand/ordisrespectfulbehaviorwillnotbetolerated. ViolationsofthissectionshallalsoconstituteviolationoftheGoverningDocuments.

8. Pets–PetsaretobeleashedatalltimeswhenwalkedwithintheCommunity.Donotallow pets to trespass or discharge liquid or solid waste onto property of others,howeverifsolidwasteisdepositedontothepropertyofothers,itmustbeimmediatelyremoved. Waste isprohibitedon thestreetsandcommonareas. Theownerof such

pets shall immediately removeallwasteafterdischarge. Theowner shall atall timeshavefullandcompletecontrolovertheirpets.Residentsshallremovepetwastefromhis/herownpropertywithintwo(2)days.

9. HazardousMaterialsandActivities–Nohazardousmaterials, suchasuncoveredpaint

cans or any uncovered flammable substances that could created an explosion, fire oranyobnoxiousodor,orrisktothesafetyofanotherPropertyOwnershallbestoredonthepropertyatanytime.NohazardousmaterialsmaybestoredwithintheStorageAreaoftheCommunity.

10. Holiday Decorations – Holiday decorations and/or lights many be displayed on aMember’spropertyinareasonableandtastefulmanner.Decorationsandlightsmaybedisplayeduptothirty(30)daysprecedingtheapplicableholidayandmustberemovedwithinfifteen(15)daysfollowingtheholiday.

11. CommonArea Storage LotUse – TheAssociation’s storage area locatedonAllegheny

Lane is only for the use of The Refuge property owners and approved Lessees andRenters. This area abuts community home sites on three sides. It is imperative thatwhenusing the storagearea, theadjacentneighbors are respectedwhen it comes tonoiseandtheheightofunits. Parkingofanyunitsagainsttheblockwallsthatexceedtheheightofthewallsisdiscouraged.Trashshallnotbediscardedinthestoragearea.

Thestorageareawillonlybeused forparkingofpersonal vehicles, trailers,boatsandRV’s. All storedunits shallbe ingoodoperational conditionandmoveable.Using thestorage area for commercial uses, fixed structures, sheds, equipment, containers orconstructionmaterialsofanytypeisstrictlyprohibited.Thestorageareashallnotbeused for the repairing, servicing, cleaning, or maintenance of any vehicles (CC&R’s10.16.1).Ownersofallvehicles,trailers,boatsandRV’sstoredintheStorageLotshallcompletetheCommonAreaStorageParkingRegistrationForm to registerallunitsandobtainaRefugedecal tag toplaceon theunit. TheRegistration Formcanbeobtainedat theGatehouse or by contacting the Association’s Manager prior to storing. Failure toregister unit and NOT displaying a Refuge decal tag will subject the stored unit totowing/removalatowner’sexpense(CC&R’s10.17).Noovernightoccupancyisallowedinthestoragearea.

Storageofunitslongerthanfourteen(14)dayswillbesubjecttoamonthlystoragefee.It will be the responsibility of the owner to notify the Association’s on-site securitypersonnelpriortostoringanyunitsinthestorageareaforeithershorttermormonthlystorage.Non-paymentofmonthlystoragefeeswillsubjecttheunittotowing.

Below isa sampleofTheRefugedecal tag (or similar type tag) thatwillbe issued forunits stored in the Association’s storage area. Registration of units must include

owner’s lot number; name; contact information, and a copy of the unit’s currentregistration.
