Thanks to Dr. Jeff Hale, I was honored to serve as commencement speaker for NEO A&M College. In my speech to the graduates I explained that little shifts of three or four degrees greatly affect the place at which you end up in life.

I originally started out thinking the speech would be something like “Dream Big” or “Reach for the Stars,” but upon reflecting about the start of our company and our history it became clear the little shifts of three or four degrees helped make us grow significantly.

My dad quit school in 7th grade because kids were making fun of him. He went to work in the lead and zinc mines before being drafted into the Army. After spending 13 months on the front lines in Korea, he returned home, married my mom, and 10 kids followed. While in the Army, dad got his G.E.D. and learned the value of education. While working a full time job and raising the first six kids, he managed to complete four years of night classes at NEO and earned his Associate Degree.

That shift, that change of three to four degrees changed my family’s life, the lives of our employees, and our communities. Dad soon started Crossland Construction out of our family garage with two trucks and one set of tools. What he lacked in equipment he made up for in determination.

Today, with exciting new technologies like BIM 3D modeling and Blue Beam, we can improve project communication and collaboration. We are always seeking to improve in “The Crossland Way,” with current efforts to standardize project management tools. Our new venture, Crossland Precast, will offer new value and products to our customers. We have our first leadership group to identify the future leaders of Crossland Construction Company. Our first intern coordinator was hired to help invest in the 100 new interns learning their craft. Last but not least, we have a new strategic plan with a goal of 50 by 50 – to become a Top 50 contractor by our 50th anniversary in 2027.

These things are fueling our growth. This year we jumped 13 spots to number 81 in the Top 400 contractor list. All small shifts with Big Results. Keep shifting!

With hundreds of dimmer circuits, touch-screen technology throughout, and spaces to serve as sound barriers, this theater is perfect for smaller productions. As with the large performance hall, the hybrid theater also features multiple viewing levels for the audience.

A combination of structural steel and pre-cast panels give the building its structure. Sleek, fritted glass curtainwall panels encase the entire entry gallery, creating a truly impressive aesthetic. Two hundred and ten glass panels make up the dramatic curved entrance.

Inside the 89,600 square foot facility is a 3,500 square foot art gallery with room to showcase multiple exhibits at once and workspace for an artist-in-residence. A kitchen and reception space was also part of the design, along with a costume and set design shop, two green rooms, and storage for instruments, risers, and uniforms. There are six dressing

rooms, each equipped with two sets of lights, allowing actors to flip on incandescent lights that match the stage lighting to check makeup.

The new facility was named in honor of lead donor Gene Bicknell and his wife, Rita. Without their leadership, the project would not have been possible; over 600 donors contributed to the Arts Center. In addition, PSU students voted to commit $7 million in student fees to the project over the next 20 years.

For nearly 30 years, Pittsburg State University has longed for a venue that would allow their students to showcase their artistic talent. After many years of planning and fundraising, that dream is reality. Crossland Construction has collaborated with Pittsburg State University on numerous projects over the years and we truly consider it an honor to have had a hand in this monumental facility.

Pittsburg, KS— Crossland Construction was awarded the $33 million contract for the Arts Center in November of 2012. Two years later, more than 1,000 attendees gathered for a ceremonial ribbon cutting to celebrate the completion of this state-of-the-art facility.

The Bicknell Family Center for the Arts is nothing short of world class. The 1,100-seat performance hall was professionally tuned to meet every acoustical need, from a high-energy, physical musical group to an individual speaker. There are sliding panels located on the perimeter that can be adjusted inch by inch to deflect or absorb sound. Curtains in the balcony can be opened just a bit, all the way, or closed entirely for the same purpose. The incorporated design elements create a very intimate, warm space.

Also part of the new center is a 250-seat hybrid theater, which can host both traditional and in-the-round theater productions.

VALUE PLACEKansas City, Missouri— Value Place of Kansas City, Missouri is conveniently located off of I-70 and Stadium Drive, just across the highway from Arrowhead Stadium, home to the Kansas City Chiefs, and Kauffman Stadium, home to the Kansas City Royals.

Value Place is an extended-stay hotel with 124 fully furnished rooms, each with the same essentials visitors have at home, for a weekly rate of $259.00. Room amenities include a modified kitchen with a full-size refrigerator and freezer, two-burner stove top, and microwave, and living room and bedroom furnishings. Hardwood floors and flat screen televisions add to the home-like interior. The hotel also has laundry facilities.

Crossland completed the structure in seven short months, despite difficult winter weather and challenges with the dirt work and utility operations. Because of demonstrated teamwork and ease of communication, Crossland has since had the opportunity to build numerous Value Place Hotels in Oklahoma, Arkansas, and Colorado.

The project is perfectly positioned in Carlsbad to offer easy access to popular Chihuahuan Desert attractions, including the Living Desert State Park and Zoo and Carlsbad Caverns.

Guests of Comfort Suites enjoy large rooms with high-end furnishings, a seasonal outdoor pool and whirlpool, a business center, onsite laundry facilities, and a fitness center. The meeting room can accommodate 20 people for banquets and conferences. Crossland’s attention to detail is apparent throughout.

There are two grand auditoriums with balconies. Each has exclusive 100 by 50 foot curved screens with state-of-the-art 4K laser projectors and Dolby Atmos sound systems. Heated seats are available, all with plenty of legroom.

Other features include a game room with an arcade, as well as the Warren Diner, a full-menu diner located on the second floor serving patrons classic diner favorites. You can even take your food into the auditoriums to watch a movie! The front entrance of the building has a stunning 90 foot glass tower with changing lights. The building’s exterior is painted precast, and is the third widest precast panel in the United States.

subcontractors and supplier items. Our teams also self-performed the concrete, steel, and rough carpentry on this project.

In order to adapt to the ever-changing movie theatre industry, several changes had to take place over the course of construction. Despite a tight time frame and a rough winter, Crossland was able to complete the project in time to open for the 2014 Christmas movie season.

Broken Arrow, Oklahoma—The Warren Theatre has grandeur reminiscent of the Golden Age of Hollywood. The impressive architecture and art deco design brings glamor to your movie experience. The 18-screen theatre gives moviegoers more title choices and five different viewing options.

Each auditorium offers comfortable seats with individual armrests. Digital screens are twice as large as the standard IMAX screen; THX sound systems were installed throughout. Amenities include a director’s suite, an intimately appointed auditorium featuring the ultimate in movie-watching luxury. Maximum comfort is guaranteed, with overstuffed, heated seats that electronically recline, and full at-your-seat dinner menu options and cocktail service.

West Memphis, AR— The 43,000 square foot, $28.5 million Southland Park Gaming & Racing Expansion Phase 1B Project won for its excellence in construction in the renovation/restoration category at the 2015 ABC Award Ceremony. The interior of the addition features Sammy Hagar’s Red Rocker Bar and Grill, the first in an innovative collaboration between Southland and Sammy Hagar. A gaming floor was added and features a curved digital display wall, showcasing a range of advertising, movie options, and live-feed sporting events. The wall can be viewed by patrons from nearly anywhere in the expansion.

In addition to aesthetically tying the old facility in with the new, the original 1956 structure required some upgrades. The entire building was painted to give it a cohesive appearance. Teams also constructed a large screen wall accented with over 500 LED fixtures each three to four feet in length, creating a light display for evening guests. The switch from neon exterior lighting to LED lights reduced energy costs. The completed structure also left a positive impact on the community’s economy, adding 150 jobs for local applicants.

Frequent meetings with the Owner were necessary to track multiple bid packages, change orders, and

make adjustments. Unforeseen issues concerning the existing site and structure were conquered, and aesthetic modifications made by the Owner during construction were accommodated. During construction, the original casino and dog tracks remained fully operational 24/7. It was imperative that communication was efficient in order to coordinate schedules to ensure that the project was completed on time. The monitoring of traffic flow in and out allowed our teams to work at the highest possible rate of efficiency.

Utility work was extensive, as was trenching and excavation. All existing public entrances were removed and temporary 24/7 patron access was created. Parking lot additions required detailed scheduling, and light pole relocations were done in seven phases to maintain surface parking for casino guests. Because the facility never closes to the public, there were no lay-down areas. We scheduled all deliveries and movement of onsite material around pedestrian and customer vehicle traffic. Bad soil, seismic requirements, and structural issues with the existing building presented uncommon challenges as well. With focus, Crossland teams completed the project in 11 months, ahead of schedule and on under budget. We are proud to have played a part in updating this economy-boosting local landmark.

Wyandotte, OK — The Wyandotte Tribe of Oklahoma opened a $13 million casino addition and renovation in March 2015. This 68,100 square foot space has a four lane, competition-grade bowling alley by Murray International, a remodeled restaurant, a VIP lounge, and the new Club 60 West, with an entertainment venue that seats 500. There are private party rooms and a billiards and darts area as well.

Custom designed carpet is featured throughout, with LED lighting, granite, and high-end millwork. The project architect, The Worth Group, created a dynamic contemporary design. Their team members were both effective and efficient in finding resolutions to unforeseen challenges. The entire exterior received an upgrade, with aluminum composite panels.

The original casino, also a Crossland project, remained open during construction. Our teams communicated seamlessly with the Owner to complete the project in phases to avoid disrupting the casino’s daily operations. Our teams finished the project on time and on budget.

Pittsburg, KS— Via Christi Hospital in Pittsburg, Kansas recognized the need for additional space to accommodate their constantly-advancing healthcare technology equipment. Additional operating room space was also needed. The new 40,000 square foot surgery center is their largest hospital construction project since the original structure was built in 1971.

The new center houses eight procedure rooms – five operating rooms, two endoscopy suites, and a minor procedure room. Via Christi is also now the home to the robotic-assisted, minimally invasive DaVinci Robotic Surgical System. A new waiting room is located closer to the procedure rooms, giving families of patients better access to the physicians and nurses treating their loved ones. All pre and post operating rooms in the Surgery Center are private. Brand new medical equipment and state-of-the-art surgical space were part of construction.

Via Christi is a facility that provides state-of-the-art, compassionate care to the patients of Southeast Kansas. Crossland feels honored to have had the opportunity to contribute to the continued development of our neighboring Pittsburg community.

Jonesboro, AR— Crossland Construction’s strong relationship with Kroger, the well-known international grocer, allows for continued collaborations with them as General Contractor on projects nationwide.

This attractive 125,000 square foot store in Jonesboro, Arkansas had an existing foundation on the project site from an old, torn-down shopping mall. The project team came in to remove the existing foundation, then completely reworked the site, poured foundations, and finally built the structure.

Broken Arrow, OK— Crossland recently managed the major renovation of the Reasors store in Broken Arrow, Oklahoma, with truly spectacular results. In only 11 weeks, the entire store interior was upgraded with new finishes, fixtures, and a streamlined design scheme sure to impress shoppers. The building’s exterior received an incredible facelift, with wood timbers, a standing seam roof, EIFS, stone veneer, and stamped concrete.

Our project teams worked nearly around the clock, six days a week, to deliver the 78,000 square foot project on time and considerably under budget. The Owner was very pleased and, since this project’s completion, Crossland has started our third remodel for the chain.

REASOR’S remodelA dedication and blessing ceremony was held at the new center a few weeks prior to opening; community members, hospital executives and employees, and government officials were all invited to attend. The ceremony was held in the entrance beneath a large cross created by Steven Seybold. At the dedication’s conclusion, Father Rick Kotrba, Associate Pastor of Our Lady of Lourdes Parish of Pittsburg, accompanied by Surgery Center staff, moved through the new center and sprinkled the rooms with holy water, followed by tours of the new facility.

Harrison, AR — Crossland began the PACE Industries project following a fire that damaged nearly 60,000 square feet of their 350,000 square foot plant. The fire occurred in the manufacturing department and damaged over 85% of their production equipment. The decision was made to quickly get the plant up and running by moving the damaged equipment to the warehouse on the opposite end of the building.

The Harrison manufacturing plant is PACE’s largest plant and provides products to many Fortune 500 companies. It was imperative that Crossland work quickly and effectively. First, our teams removed the concrete floor and poured a 450 by 50 foot, 2 foot 8 inch thick machine foundation. The necessary infrastructure was then placed in the warehouse to make the space conducive to manufacturing. Crossland worked in conjunction with PACE as they continued to rebuild damaged machines, including installation of new compressors, cooling towers, HVAC units, transformers, and dust collectors. All of the piping and hookups to electrical, gas, and water had to be established for the production equipment.

Crossland completed numerous and extensive improvements in approximately 250,000 square feet of the half-mile long facility. Some of this included the installation of four large bridge cranes in the manufacturing area that span 50-feet and travel almost 500-feet. A ventilation system that replaces all of the air in the plant every two minutes was also installed. Sixteen offices were added in the production area, as were a quality control lab and conference area. Also

added were new employee service/breakrooms and new bathrooms and locker rooms. One of the final phases of the project was a 60,000 square foot new warehouse in the fire-damaged end of the facility.

Crews performed extensive outdoor site work to stabilize the existing area behind the building and to control the storm water runoff. The facility’s close proximity to an extremely steep hill made outdoor work very challenging. Crossland’s teams performed well under pressure and with safety in mind, despite the complexities. The 24/7 PACE plant remained fully operational during the entire project. Our teams were forced to adapt to tight working spaces and to the challenges that come with working in the midst of a fully operational industrial plant.

Riverside, MO — In December 2014, Martinrea International, Inc. of Ontario, Canada opened the doors to their new 275,560 square foot full-service manufacturing facility in Riverside, Missouri. Martinrea is a Tier One automotive supplier, and this $14 million state-of-the-art assembly and distribution plant is their first facility built in the United States. Employees will manufacture welded, corrosion-resistant engine cradles for the nearby General Motors Fairfax assembly plant in Kansas.

Martinrea partnered with the Kansas City-based developer Tutera Group, known for their retail, office, and senior-living projects. In fact, the Martinrea facility was the first manufacturing project the Tutera Group had ever undertaken. Crossland Construction and Davidson Architecture & Engineering were chosen as the design-build team. Crossland has worked with Davidson on several projects over the years, and we were excited to partner with them again for the Martinrea project.

A large part of the plant’s exterior is painted concrete tilt wall. The office space at the East end of the building has a mixture of window walls and EIFS. The plant’s interior is similar to that of a warehouse, with racking requirements of nearly 30 feet clear height.

In terms of schedule and complexity, this project had a very tight eight month schedule, which included both design and construction. Four of the eight months brought above-average rainfall; June and October brought over nine inches of rain to the area. However, the project team planned ahead for wet weather and made the decision to install a mixture

of fill that included a high percentage of rock and sand, or “Findley Dirt.” This base allowed the sub soil foundation equipment to operate on top of the pad even after a heavy rain. Despite the rainy conditions, Crossland was able to complete the facility 21 days ahead of schedule.

Because the project’s location is that of a former river bottom, the various soils required over 3,000 geo-piers to be installed prior to the concrete foundations. Geo-piers are an efficient, cost-effective foundation solution used on intermediate foundations to help solve settlement problems.

Martinrea is a first-class company and a real win for the entire Kansas City metro area. Crossland is proud to have participated in the project.

The exterior of the school is insulated precast panels with thin brick inlay. These panels allowed construction to continue successfully through the winter months, and also gave a finished look when the panels were placed directly off the truck.

A beautiful, new outdoor statue of Saint Mary was placed just between the school and church. The previous statue survived the tornado, was repaired, and placed inside the main entrance of the school.

The new church is much larger than the original church, with a seating capacity of nearly 750. The structure stands 45 feet tall with exposed glue-laminated timbers that support the roof. The HVAC ductwork was buried in the ground for aesthetic purposes. You cannot help but be taken aback by the interior details. The flooring is slate tile from India with stamped copper inserts that only three people in the world make. In addition, the baptismal font of amber and carved marble and large alter came from Italy. The men that installed these unique pieces traveled from Italy to Joplin and did not

speak English. Some of the statues located within the church were made in the 1700s; all of the stained glass windows are refurbished pieces that came from other churches.

Ground clearing began in June 2013, and the entire project was completed on time and on budget. In fact, during the 18 month course of construction, the final schedule never changed. The goal was to complete the school building in time for the 2014-2015 school year and the new church by Christmas… mission accomplished!

In July 2014, dozens of volunteers began moving furniture and supplies into the new school. The first mass was held in December 2014. Both the church and the school were built to withstand the test of time. Their completion reminds us that with faith and teamwork humanity can overcome anything.

Joplin, MO - After their previous building was destroyed by the devastating May 2011 EF-5 tornado, the Saint Mary’s Catholic Church and School of Joplin, Missouri was in desperate need of a permanent place to call home. Crossland Construction was hired as the Construction Manager to build Saint Mary’s new 48,000 square foot, Pre-K through 5th grade school and 13,000 square foot church. These two new beautiful buildings sit on 23 acres in Joplin.

The new school also serves as a FEMA shelter and is spacious enough to hold over 1,000 people; there is room for every student and school staff member and for every parishioner attending mass. The shelter is conveniently located in the center of the school so that students and teachers can step safely outside their classrooms into the hallway/commons area and be immediately in the shelter. The FEMA shelter is also open to the community in the event of storms.

Monett, Missouri— The City of Monett is home to a municipal water system that serves approximately 8,700 people, 450 commercial establishments, and ten major industrial facilities. The system’s average daily demand was 2.8 million gallons and was increasing. As the demand continued to grow, the City decided to build a new 4.0 million gallon water treatment facility.

On June 4, 2013 Crossland Heavy Contractors, Inc. was the low bidder at just over $12 million. Initially, the project was over budget. However, through value engineering, Crossland Heavy Contractors and Allgeier, Martin and Associates, Inc. were successful in reducing the overall cost of the facility to a new contract value of $11.3 million without losing any major project components.

The new facility is a precast concrete filter building with an Actiflo Package Clarification Unit, a (4) cell sand filtration system, chlorination and fluoridation components, various laboratories, and office and conference spaces. One million gallons of treated water will be stored at a time in a 100 foot wide, below ground clear well that is cast-in-place concrete. A pre-fabricated high service and backwash pump station was placed between the filter building and the clear well to pump treated water through the City’s water system and to backwash the sand filtration system. A lagoon was also constructed in order to store backwash water, along with various flow control units and yard piping.

The estimated completion date for the project was March 2015. However, Crossland was pleased to hand the facility over to the City of Monett on February 10, 2015.

CROSSLAND STARTS ON THE NEXT PHASES FOR A GATHERING PLACE FOR TULSACrossland is proud to have been recently announced as Construction Manager for the remaining phases of the ‘A Gathering Place for Tulsa’ project. This momentous project is being managed out of our Tulsa Office, and has a strong project team.

The project was initiated after the George Kaiser Family foundation donated the project to the RiverParks Authority. The “Gathering Place for Tulsa” will significantly enhance the River Parks area by adjoining three waterfront properties together for civil and recreational use. This project will create an impressive community commons areas that people of all ages can enjoy.

Crossland considers it a privilege to serve the community in this capacity, and looks forward to completing the project in 2017.
