  • Traditional and Modern This modern, equestrian property was built by the current owners in 2013 on the site of an old farmhouse and bungalow, both of which were demolished to make way for the new buildings. The property has the advantages of an established, private setting, with a traditional farm orchard and fantastic countryside views, together with the convenience of a modern house, generous equestrian facilities and plenty of outbuildings.

    Spacious ComfortThe front of the house is reached through an enclosed front garden. The entrance gives an immediate sense of what this house has to offer. You enter a wide hall with a stone tile floor which leads to a double doorway of solid oak. Through the doors into the entrance hall, the kitchen is reached to the left. Ahead are the stairs to the first floor, where a large window floods the entrance hall below with light.

    On the right, is the sitting and dining room. All doors and the staircase are made of solid oak. The sitting room is a large, light room, with sliding windows that open onto a veranda at the side of the house, drawing the eye out to the views over surrounding farmland.

    There is wet-source under floor heating throughout the ground floor, which the vendor says keeps the house warm and is economical to run. To the right as you enter the living room is a formal eating area, with four smaller windows that differentiate this space from the main seating area. A log burner stands in the corner of the sitting room for added cosiness in the winter.

    “The log burner is lovely on a cold winter’s day,” says the vendor, “everyone comments on how homely it is.”

    At the far end of the sitting room is a large conservatory with oak UPVC windows and under floor heating, which currently holds four sofas comfortably. “The conservatory gets the sun all day,” says the vendor, “and the under floor heating, makes it a great room to use all year.”

    Country KitchenTo the left of the entrance hall is a downstairs cloakroom, a separate storage cupboard, and door through to the kitchen. This is another light room, with windows to the front, side and rear aspects. The kitchen units are bespoke, built and fitted by Regal Kitchens of Billericay and Chelmsford, with a butler sink and granite worktops, fitted by Granite in Basildon. There are two display cabinets, and a large, gas-fuel Aga creates the centrepiece of the room.

    “I love the kitchen. It’s the heart of the family home,” the vendor says, “and is the most used room in the house. The Aga, which we put in new, gives fantastic heat. In the morning, the sun streams in through the front window, and by the afternoon we have the sun at the back, with a lovely view over the village church.”

    There is access to the outside seating area through large patio doors. A good-sized utility room and rear porch provide a further entrance into the house, which the vendor says is particularly useful in the winter for muddy boots and dogs.

    Stunning ViewsThe first floor is reached via an oak staircase, made to the vendors’ specifications with a Captain’s Landing banister. A large window at the top of the stairs has views over Ashingdon Hill and St. Andrew’s church. The master bedroom has an en suite with a shower. For the vendor, the best feature of this large room is the Juliette balcony.

    There are three further double bedrooms, two with en suite shower rooms. The fourth bedroom is served by a family bathroom. Each room has specially designed, fitted wardrobes.

  • A Home for the HorsesThere are approximately 4.5 acres of post and rail paddocks, divided into five paddocks. All the paddocks are land drained, and each has water connected. There are four stables of a good size, and a pony box, a feed and tack room, workshop, an open-fronted barn for hay storage and a further shed. A particular feature is a fenced-off circuit of the full six acres, which the current owner says is ideal for cantering and galloping as it has no tight bends. There is further good hacking in the area, and local equestrian centres, as well as two well-regarded, local equestrian vets. Animal feed suppliers, Gladwells, are just down the road in Hullbridge. All of the stabling and outbuildings were built at the same time as the main house.

    Outside LivingTo the left of the house, with its traditional black weatherboard cladding, is a wood frame cart lodge with parking for three cars, a wood and implement store, and an outside cooking area. Behind this is a productive vegetable garden with a Robert Hall greenhouse. A patio and seating area at the rear of the house, a separate, permanent barbecue area, and a covered, raised eating area overlooking the orchard, make the most of the lovely garden and the countryside setting. In addition, there is a double garage with cloakroom, and a separate family games room.

    The raised thatch eating area looks out over the established orchard, which has eating and cooking apples, plums, greengages, and English pears. The orchard has a separate gate into the road. A therapy and exercise pool, with a Jacuzzi setting, and decorated with colour-changing LED lights, is well used by the current owners throughout the year. “Eating in the orchard is lovely. We use from breakfast, as well as for lunch and dinner. It’s great for barbecues and entertaining. The orchard is especially beautiful in the spring, walking through the blossom with the dogs. I have loved watching the children grow up here with their ponies.”
