Initially the project outline was believed to be most sanitary lines and traps that had to be replaced, since that time we have completed extensive testing to verify existing conditions as testing is far less expensive than replacing unnecessary underground pipe. We have also added several storm drainage areas, pumps, manholes, and sewer systems as the OVH (Ohio Veterans Home) requested. PDG has focused on proving the OVH with custom care that is well coordinated around their specific and unique requirements while allowing them to provide the care they require to their patients. This project requires a unique coordination effort as there are at least three other disciplines currently working on projects at the OVH and displacement of patients is an undesirable result. This requires us to work with the other disciplines and consultants as well as contractors to ensure that when one contract is displacing a series of patients, the others try also to complete work in this area. From a mechanical standpoint, coordination with the OVH staff is also required at a very high level, for instance; PDG had to discuss options and timelines with kitchen and laundry staff to minimize disruption to their services in a 24 hours facility. These types of amenities have no down time, as they serve three meals a day, 365 days a year, so a minor interruption in sanitary service can have a huge impact. Similarly with the laundry staff, operation here functions ever day, all year long, and major portions of their sanitary pipe are being replaced in their main travel path (corridor). Poggemeyer Design Group performed architectural and engineering services necessary for the renovation of 1,645 square feet of the existing 10,170 square foot adult crisis care facility.

The project entailed renovations necessary to repurpose a portion of the building for youth crisis care. Improvements included new carpet and vinyl flooring, painting of walls, repair of existing plumbing, replacement of a dryer vent, installation of security hardware for controlled access at critical doors, installation of CCTV for monitoring facility activity, and installation of an eight foot fence for outdoor recreation needs. Due to grant funding deadlines, the project was completed on an expedited basis. All design and construction work was completed on time and under the established project budget.

Poggemeyer Design Group performed architectural and engineering services necessary for the addition of 3,946 square feet to the existing 10,170 square foot adult crisis care facility.

The project entailed expansion necessary to add ten beds to the existing facility for adult rehabilitation. The building addition accommodates ten people in double and single rooms. The single rooms have private restrooms. A large living room as designed for guests and their loved ones for visitation. A large nurse’s station and several offices were also designed into the new wing.

PDG worked with the Wood County Commissioners pursue funding for capital projects through the American Recovery and Reinvestment Act (ARRA) “Energy Efficiency and Conservation Block Grant (EECBG): Local Governments Program”. Our experts conducted the energy analyses for the projects, provided cost estimates, and prepared the funding applications. All of the projects were selected for EECBG grant funding. One of the projects, awarded $220,348, was replacement of the boiler system in the County Courthouse with condensing boilers to maximize fuel efficiency. A connection for domestic hot water and a variable primary pumping system was also be included. The energy savings of the new boiler system is estimated at 1,549 million BTUs in natural gas, and 12,066 kWh in electricity, for an annual cost savings of $9,521. The projected reduction in GHG emission is 91.5 tons per year.

PDG was engaged by the YWCA of Greater Toledo for design and construction administration for renovation of their Battered Women’s Shelter. The project included:

∙PDG assisted the YWCA with selection of a general contractor using a structured qualification-based selection process. The contractor participated in developing the design and value engineering throughout the project and worked on a time and material basis, plus overhead and profit contract.

Funding for the project was provided by the Federal Home Loan Bank through Huntington Bank and the American Recovery & Reinvestment Act (ARRA) through the State of Ohio Energy Program. PDG assisted with preparation of the ARRA grant application and grant administration.

PDG with the Contractor assisted the YWCA identify labor and materials that were donated to increase the scope of work beyond the financial resources available.

The Village engaged PDG to complete design and construction administration for adaptive reuse of a school building purchased by the Village. The project included new boilers and associated piping, valves, and unit ventilator repairs, a new stairway for egress and mechanical space; gymnasium repair, and new electrical service/distribution and fire alarm upgrade. ADA Improvements were funded by Community Development Block Grant (CDBG) Funds and included restrooms, new building entrance, and interior door hardware replacement. Village offices are located on the first floor of the building. Access to the second level was restricted to meet current building codes for unoccupied space and is anticipated for future expansion of Village offices or other compatible uses.

PDG helped the Village obtain a waiver to use CDBG Revolving Loan Funds for the project. Prior to renovation of the former school for village offices, PDG was selected by the Village of

ADAPTIVE REUSE OF EDGERTON SCHOOL FOR VILLAGE OFFICES

Adaptive Reuse of School for Village Offices

Edgerton to perform a Space Utilization Study and Building Evaluation to determine the feasibility of renovating the existing Town Hall. The study included administrative offices, utility collection, police and fire departments, public meeting space and building support areas. Subsequent to completion of the study and building evaluation, the Village asked PDG to develop preliminary plans for two options: renovation of the existing structure and replacement of the structure on the existing site. Two public meetings were conducted to present the study results. Subsequent to the development of the two options for renovation or replacement, the Town Hall building was destroyed in a wind storm. PDG assisted the Village with the safe demolition of the remaining structure.

The Village relocated offices to a temporary facility during renovation of the school.
