Minnix Commercial Construction is a Lubbock based construction firm that has been in the construction business since 1970. Within the West Texas and Eastern New Mexico commercial construction marketplace, Minnix Commercial is a recognized leader. We have the reputation, experience, and resources to coordinate all phases of a commercial construction project. Our goal is to provide expert guidance, excellent service and quality workmanship at a fair price. The diversified construction experience of our personnel enables us to manage a wide range of projects varying in size, type, and complexity. Minnix Commercial Construction provides cost estimating in-house that accurately reflects the scope of work involved for the project under consideration. We have developed thorough systems in which we provide construction management, hard bids, and negotiated contracts. Our database of over five thousand sub-contractors allows us a resource to find the best quality and value. Minnix is pro-active and works closely with owner and Architect to value-engineer any project, and provide solutions to any unanticipated events that may arise on a project. As part of your management team, Minnix will provide expertise in advertising for bids, and procurement of materials and sub-contractor bids that will provide the best value at the lowest cost. Minnix Commercial is also a member of the Associated General Contractors of America West Texas Chapter. Minnix Commercial Construction uses Sage Scheduling software to provide daily and weekly reports as the Superintendent communicates with the Project Manager and Architect. This process allows us to gauge the pace of the project and helps define any problems that may affect scheduling, so that solutions can be developed to keep the project on schedule. Minnix Commercial Construction takes pride in the integrity of our firm, the professionalism of our staff, customer service, and our commitment to delivering a high level of quality construction. Minnix Commercial is active in commercial construction throughout West Texas and Eastern New Mexico. Minnix Commercial Construction offers many services. Involving the Minnix team from the start of your project will allow you to CHOOSE the service that best meets your needs. Negotiated Work When a client may have already selected an architect, finalized plans and is ready to partner with a contractor, such as Minnix, they may choose to negotiate a contract. The plans are released for bid to vendors and a final guaranteed price is established by mutual agreement. Negotiated contracts allow the owner and Minnix to maximize quality at the best value.

Design-Build Minnix has established strategic partnerships with architects and engineers to allow a turn-key process for your project. The Minnix design team works together with the owner during the early stages of the design process to help control costs and time through its knowledge of construction materials and pricing. Once a design is completed, Minnix typically enters into a negotiated contract to complete the construction. Design-Build allows the owner to deal with only ONE firm that will guide them throughout the project.

Construction Management This service allows the owner to hire Minnix to manage the construction process from planning to completion. Minnix will work with owners and selected architects, throughout the planning stage, to develop cost saving ideas. Subcontractor bids and material costs are reviewed with the owner and a total contract price is established, including a management fee for Minnix to manage the construction process. Advantages of Construction Management at Risk:

• Owner, contractor & architect become a team early in the plan design stage • Owner may be involved with subcontractor selection • Preliminary pricing provided by Construction Management at early stages of

design • Final contract price is guaranteed.

Competitive Bid After construction plans and specifications are completed, the owner and architect select two or more contractors to bid on the project as designed. A bid date is established and a total price is submitted by the contractors per the construction document. Typically, the owner awards the job to the low bidder. Sometimes the quality of the subcontractors may be compromised using the Competitive Bid option.

Buy Board The Local Government Purchasing Cooperative is an administrative agency created in accordance with Section 791.001 of the Texas Government Code. Its purpose is to obtain the benefits and efficiencies that can accrue to members of a cooperative, to comply with state bidding requirements, and to identify qualified vendors of commodities, goods, and services. The Cooperative also relieves the burdens of governmental purchasing by effectively using current technology and

realizing economies of scale. Minnix Commercial is an approved vendor for Area I, Regions 17 & 18, the Lubbock and Midland/Odessa area. CES Cooperative Educational Service members that comply with American Recovery and Reinvestment Act (ARRA’s) can purchase construction services through the Cooperative in New Mexico. Minnix Commercial is an approved vendor for Region 6 that includes: Roswell, Hobbs, Artesia, Carlsbad, Eunice, Tatum, Lovington and surrounding areas.

The President of Minnix Commercial Partners, LTD., Timothy J. (Tim) Minnix, entered into the construction industry with his father in the mid 70’s as a construction manager. Their company developed a reputation as one of the premier builders in the Lubbock area. After Tim’s father retired in 1984, Tim moved to Dallas, Texas. His commercial construction company, TJM Contractors, constructed restaurants and other commercial projects in the DFW metro area and in Tulsa, OK. In 1989, he became the Executive Director for Heartbeat, a non-profit company which created educational materials to improve relationships and quality of life. In 1996, Tim moved back to Lubbock and began Minnix Commercial Construction. Tim believes, “Customers always come first.” His company is based on honesty, integrity, and always doing the right thing. In January, 2001, Tim partnered with Jerry Smith who became the Managing Partner of Minnix Commercial Construction. Jerry had his own commercial construction company that began in 1992 and then merged with Tim Minnix in 2001. Jerry has spent over 40 years in the construction industry, proudly serving 4 of those years in the Air Force. He has been in Lubbock since 1973. For 8 years, Jerry worked for the City of Lubbock as Director of Building Services, where he supervised the maintenance and construction needs of 220 City of Lubbock buildings. In July of 2007, Kimberly Chitwood joined the Minnix team as a Project Manager. Kimberly received her B.S. Architecture degree from Texas Tech University in 1997 and has 14 years experience in project management. In January of 2008, Kimberly partnered with Tim Minnix, Connie Minnix, Miranda Willey, and Ella Jo Sisk to start MCS Contractors, Inc; a women owned and operated HUB certified commercial construction company. Minnix and MCS are enrolled in the State of Texas HUB mentor – protégé program. Tim Minnix has been in the construction business since 1970, when he joined his parents in the family construction business. In 1983, Tim relocated to Dallas and began a successful commercial construction company. In the late 90’s, Tim returned to Lubbock to take up the reins of the family’s construction business. Tim has been involved in commercial construction in Lubbock and the surrounding area for the past thirteen years. Tim has carried on the Minnix tradition by creating Minnix Commercial. Tim believes, “Customers Always Come First.” His company is based on honesty, integrity and a commitment to always do the right thing. In addition to Minnix Commercial, Tim enjoys being one of the owners of Keller Williams Realty. Keller Williams provides commercial and residential realty services. Tim enjoys creating opportunities for others to invest in real estate and has always loved the opportunity and challenge provided by commercial construction. Tim has also spent a lifetime serving others. After marrying Connie over 30 years ago, they have spent many years in ministry to others. This includes an inner city ministry in New York City, being Director of Day Break Counseling Center in Oregon, and Administrative Director of Heartbeat in New Hampshire. Tim believes, “Though profit matters, it’s not about the money.
