A dynamic new concept in place-making

is taking hold of our cities. Its roots are

in the multi-generational village that’s

long been the historical norm, but make

no mistake, this ain’t your grandparents’

lifestyle.

“Urban magnets” are all about 21st-

century living — connected, authentic city

spaces designed to enhance human inter-

action. And it’s tough to fi nd a more pas-

sionate supporter of urban magnets than

Alan Boniface, principal of the Vancouver-

based architectural fi rm DIALOG. He was

a driving force behind the development

of Granville Island — the second most-

visited attraction in Canada (beaten only

by the Niagara Falls). He was also the

person who reimagined CBC’s bunker-like

downtown HQ as a public plaza and com-

munity hub, and he’s globally recognized

for his outside-the-box thinking in urban

planning.

Here Boniface shares his insights with

Real Estate Weekly.

Q: What’s the diff erence between an

urban magnet and other city spaces or

neighbourhoods?

A: An urban magnet is an area with a

theme that brings people together to par-

ticipate in activities that they enjoy. Food,

health and wellness, even skateboarding,

are all examples of magnets. Then within

the theme are fi ve subcategories: retail/

commerce; production, which could be as

simple as baking bread; education; pro-

gramming of events that celebrate who

we are; and fi nally, unique urban forms or

architecture.

Q: How common are these centres? A: We’ve looked around the world, and

there are very few. The Distillery District

in Toronto is one fairly good example —

there’s the teaching of dance plus the fes-

tivals and food. Lonsdale Quay in North

Vancouver has some of the basics — food,

retail and a lively, engaging streetscape.

But true urban magnets are rare. That’s

one of the reasons Granville Island is so

unique — it has three dominant themes:

food, marine and arts. But it also has all

fi ve of the subcategories: a vibrant retail

scene, multiple types of production, a rich

program of events, architectural diversity

and education facilities. We have never

found another place where three key com-

ponents and all fi ve subcategories are

present.

Q: Many developments call themselves

as “masterplanned communities,” often

with a focus on shopping. Does that

make them urban magnets? A: Not necessarily. Urban magnets are

about complexity and diversity. If you

look at a development like Morgan

Crossing, it has a lot of stores and engag-

ing streetscapes, but they tend to be

the big-box retailers, not the small West

Coast independents. And it still treats

cars in a traditional way — parking on the

street outside the shops. Compare that

with Granville Island, which was always

meant to have cars, but cars were never

meant to be dominant. When we proposed

a design without curbs and sidewalks,

people were shocked. But the congestion

actually helps slow everything down.

Q: Granville Island has both public and

private components. Is this important

to creating true urban magnets? A: It’s of paramount importance. Another

excellent Vancouver example is when

we turned the CBC building inside out.

Originally, the entire space, especially the

front entry, was an unattractive, rather

strange layout. Now it’s an energized

space that is used frequently for public

events and concerts.

Q: Are there tangible economic ben-

efi ts? A: There is defi nitely an economic upside

that creates value. Look at the way peo-

ple embraced the Crosstown Arts [mixed-

used urban village] project in Memphis.

Its combination of arts, food and well-

ness allowed it to continue strong right

through the US recession. People are

attracted to animated spaces because

they enliven the human spirit. And that’s

integral to the defi nition of a true urban

magnet.

Morningstar Homes has arrived in Maple Ridge, bring-

ing traditional value to the contemporary homes it is

unveiling September 27 at the grand opening of its new

Robertson Heights development. Six show homes show-

case the wide array of fl oor plans available ranging from

just over 2,600 to just under 3,000 square feet including

the unfi nished basements. Plans include attached and

detached garages. This is no cookie-cutter neighbourhood:

Morningstar is off ering 18 exterior styles and many other

ways you can customize your new home. But the best news

is the price.

“We’re really excited to be able to off er buyers an unbe-

lievable introductory price with homes starting at just

$439,900 including the GST,” said Morningstar’s VP of

Sales and Marketing, Deborah Calahan. “It’s been a long

time since we could off er a single family home at such an

aff ordable price making single family home ownership a

possibility for fi rst-time home buyers. It’s exciting news

for people looking in Maple Ridge, Langley, Port Coquitlam

and Coquitlam where most new homes are so much higher

in price.”

Not only is the price exceptional, Robertson Heights

boasts the quality craftsmanship buyers have come to

expect from Morningstar. Window seats accent most of the

bedrooms, along with huge feature windows and vaulted

ceilings. There’s also a feature linear fi replace that adds

sophistication and ambiance to the contemporary fl oor

plans.

“We’ve taken cues from other larger homes with custom

options and added those here,” said Calahan. “Purchasers

can choose a four-bedroom plan, or a three-bedroom with

a sitting room off the master – a feature typically only seen

in much larger homes. Imagine having a cozy reading room

or comfy lounge with TV right off your bedroom. Another

choice we off er is a Jack-and-Jill style bathroom for direct

access from two bedrooms. With six show homes that dis-

play all the diff erent choices off ered at Robertson Heights,

we think we’ve got a little something for everyone!”

At the top of the neighbourhood, a cul-de-sac will con-

nect owners to a scenic forested walking trail. The neigh-

bourhood’s park and playground will provide a natural

meeting spot where neighbours will gather. Close by are

amenities Maple Ridge locals will tell you are favourites

with them: Bruce’s Market; Kanaka Creek Coff ee; and

Kingfi shers Waterfront Bar & Grill. The popular Samuel

Robertson Technical Secondary School is also nearby.

“This is a wonderful, close-knit community and very

much a family-oriented neighbourhood,” said Calahan.

“Interest has been high from families as well as from those

ready to downsize and move into a smaller home that’s

easier to maintain. The price speaks for itself: these homes

won’t last; you get a lot for your money here. Robertson

Heights is aff ordable and Maple Ridge is beautiful… and

closer than you think. It’s a place you’d want to raise your

children.”

Robertson Heights show homes are open daily (except

Fridays) from noon to 6 p.m. beginning September 27. Stop

by 14055 Robertson Street in Maple Ridge and prepare to

be wowed. For more information: www.mstarhomes.com.
