T he R Ranch has enjoyed another successful summer season. With only a scattering of Fall and Winter events, it’s going to be a little lonely out here. That doesn’t mean we won’t be busy, there is plenty of office and maintenance related chores to keep us all busy.

With heavy hearts, the Ranch bade farewell to Brad and April Miracle. They are now both in their new home in Angel Fire, New Mexico. Their chil-dren, Peyton and Addie, have started classes at their new school and are blending right in with their new group of friends. Brad is enjoying his new job (and golf). April is working with the Ranch office daily via phone, Skype and FaceTime to keep the office on an even keel. The Board of Directors is actively searching for a new Ranch Manager. In the interim period, I am trying to hold down the fort as the Acting Ranch Manager. In case any of you are wondering, I am not interested in or qualified to take on the Ranch Manager position. What I am doing is giving the Board a little breathing room and time to find the perfect candidate. When the new Ranch Manager comes on site, I will resume my primary full time responsibility as the Maintenance Supervisor.

The rubble from Biggies has finally been removed. It is now up to the Board of Directors and the Build-ing Committee to lead the way forward to rebuild the snack bar. That is not a simple process. First a tentative design idea has to be decided, an archi-tect has to be found, plans need to be drafted and engineered, bids need to solicited to find a builder, plans need to be submitted to county. All before any construction begins. The chances that the snack bar will be completed for the beginning of next season, sorry to say, are slim.

There is now a Ranch Cell Phone: (707) 815-0475. The phone will be accessible 24/7 for Emergency use only. The phone will primarily be with the Ranch Manager, but any time the manager is off sight, it will be with another supervisor on site. If you do not have phone access, this is also the number that is accessible from the front entry gate. Using the larger keypad, to the right of the keypad you use for your gate code, Select “24 hr on Call” then press “Call”.

As you may know, we have had a mountain lion roaming the Ranch. We have contacted Fish and Game. They in turn visited the Ranch this past week. There is nothing they can do at this point, unless the lion shows signs of becoming more ag-gressive. They expect the sightings will diminish once the rains start. They did however want to re-mind us that this is also bear country. These are smaller, but no less dangerous, black bears. The black bears range in color from tan to brown to black. There are things that we on the Ranch can do:

Keep the Ranch clean of food waste. Tightly seal food waste in plastic before throwing in the Ranch trash cans.

DO NOT FEED ANY OF THE WILDLIFE!

Keep children and animals within your sight.

When walking close to forested areas, never walk alone.

For more information, there are brochures from the California Department of Fish and Game about Mountain Lions, Black Bears, Coyotes and Deer that you can read in the office.

Doug Long

Acting Ranch Manager

W e would like to send out a huge and sincere THANK YOU to each and every one of you who made a donation to the Gofundme account that was set up for us after we lost “R” Biggies.

We truly appreciate all the love and support we got from the Owners who had become our friends and our “R” Ranch “family.

We were very saddened by the loss of “R” Biggies, and have missed the Ranch and everyone there.

Thanks again R Ranch family and friends from the bottom of our hearts for helping our family during such a difficult time.

Much Love -

The Delgado Family (The “R” Biggies Crew)

A nother Summer has come and gone! We hope that you were all able to enjoy some “Ranch Time” and participate in some of the events. Casino Night was once again a big hit, a fun time for all, especially those who took home one (or more) of our great prizes. We had two “Adults Only Pool Parties” a fun time was had by all who joined us for those. Food, drinks, and having fun with friends. Once again there was a FUNdraiser “Hooch for your Pooch” fully funded by the Miglio family to raise money for the dog park. Thanks to both Lloyd and Nicholette for all you do for the Ranch, we need more owners like you!! Dolly Guajardo won the prize, but generously donated it back to be raffled again at another time , Thanks Dolly! A Going Away/Thank You Potluck & Party for Brad & April was put together by Nicholette Miglio, it was a great time for everyone. Thanks to everyone who brought the delicious food that filled the tables. It was a bitter sweet evening - sad that we had to be saying goodbye but excited and happy for what the future holds for them in New Mexico. They will be missed. Thanks to everyone who helped out in anyway with the summer’s Activities and Events, we couldn’t do it without your help, you all are very appreciated. While summer may be over, the fun will still go on, see the Activities Schedule to see what we have planned in the coming months.

R HALLOWEEN FUN

Get your costumes ready and join us for a night of Halloween Fun on October 29, 2016. Join us for crafts and pumpkin carv-ing in Friendship Park, trunk or treat and a decorated cart contest on the big lawn– get your cart

If you would like to help with the “making” of “R” Haunted House Monday Oct. 17th through Friday Oct. 28th, we welcome you to do so, just show up and we’ll put you to work. Please let me know if you would like to help out with this.

THANKSGIVING DINNER Join us Thanksgiving Day for turkey and all the fixin’s. Owners eat free. Guests welcome for a small fee. Please bring a side dish or dessert to share. Sign up at the Office no later than November 13, 2016, so we can be sure to have enough turkey for everyone. When signing up please let us know what side dish you’ll be bringing, this

helps in having a wide variety on the table, and so that everyone doesn’t end up bringing the same thing. Don’t forget about the Turkey Soup on Friday.

H i Everyone! Wow! What a summer! The office staff thanks you for your ongoing patience! As we approach the end of the year, please be sure your accounts are current. We have many lingering balances that need resolution before the New Year, so please check with the office to ensure no balance carryover into 2017. Carryover will include a late fee, and this is not an area the ranch prides itself on bringing in revenue! Going into the New Year, One important reminder for the Owners who do NOT pay their assessments in full January 1

st: Please make sure

to set up a payment plan. PAYMENT PLANS ARE ONLY GOOD FOR ONE YEAR THERE-FOR ALL ARE EXPIRING ON DECEMBER 31

ST! Please also note that grandfathered

monthly payment plans also require a renewed auto pay form. It is imperative to have your form completed and returned NO LATER THAN DECEMBER 15

th, 2016. This will ensure the

Office has plenty of time to submit all payment plans without a lapse in January. If you are not already receiving the email blasts, please be sure to sign up! It’s a great tool to en-sure you are updated as events and meetings occur throughout the year! Sign up is simple! Just text RRANCH to 22828, and that’s it! As always, call R-Office anytime should you need assistance, have questions, or just to say Hi!

Have a safe and happy holiday season! The Office Staff

W ell, we’ve made it through peak season. We had a good sized maintenance crew for the season making it possible to not only keep up with current maintenance, but also fix many long term outstanding ranch deficiencies. We were very fortunate to have Larry, a journeyman electrician work camper on staff for the season. He worked almost exclusively on electrical repairs and code issues for the whole season. This was work that really needed to be completed to insure safety on the ranch. I can honestly say that the general electrical service on the ranch is now in much better shape than it has been for a long time. Our only other seasonal worker, Lynne, has completed the season and has also moved on. Lynne helped out with the pool cleaning in the mornings. She also teamed up with Braiden (a full time maintenance employee) to do lots of paint prep, painting, trash pickup and pump outs. Norm (and his wife Barb) started at the beginning of the season and will be staying with the ranch full time. Norm has been helping with general repairs and carpentry. Along with daily maintenance activi-ties, one of Norm’s summer projects was to refurbish many of the picnic tables. Greg, our senior maintenance employee, was diverted to Security duties for much of the season but also did his fair share of maintenance projects. Recently Greg teamed up with Braiden to reinforce a few of the broken roof ridges in the cabins

So what’s on tap for the fall? Plenty. Before the rain starts we will be trimming up road sides swales, cleaning under bridges and cleaning culverts to ac-commodate the winter rains. We will be moving cabins 71,72 and 74 a little further away from the stream for safety reason and to make sure they don’t get washed away. There are also several buildings that need new roofs to name just a few of the projects with will keep us busy this off season. Did I mention leaves? There will be lots of leaves to rake and gather. For those of you in the camp-ground that would like to help us with that task by raking the leaves on your site, if you rake them into a pile near the road, we will come around and gather the piles.

My personal goal is to make sure that the Ranch facilities are not only maintained but are also continually improved.

Doug Long- Maintenance Supervisor

A Cabin Committee meeting was not held on July 16, 2016. Instead, Cabin Committee Chair, Liz Spiker met with board members Rob Barclay, Jim Gondola, and Terri Harte. The following was dis-cussed:

It was decided that it may be better to ad-dress the cabin fund and amounts that were not credited to it from the Ranch House Rental after the new board members are se-lected. This topic will be delayed until the next board meeting in October 2016.

It was discussed that maybe it would be more beneficial to set a goal to use cabin funds to try to get more electricity to current cabins, rather than to wait until enough funds are accumulated to build more A cabins, which would take many years. This will re-quire calling PG&E to get an estimate, and to obtain a permit from Napa County. All agreed this was a good idea, could be accomplished in a shorter time, would benefit many owners who stay in the cabins, and could be used to pave the way for future A cabin construction. Cabin funds would be used to pay for the esti-mate and permit fees. Owners who would like to help in the plan-ning, or would like to comment on this pro-posed plan, please either email Liz Spiker, or one of the board members, or come to the next Cabin Committee or board meet-ing on October 15

th.

Please be respectful of our cabins, keep them clean, and report any maintenance issues to the office. Anyone wishing to contact the Cabin Committee can e-mail Liz Spiker at [email protected].
