Gen Y finds buying solutions

Making that leap from renting to home ownership is never easy, but new research by LJ Hooker shows Generation Y is finding innovative ways to get it’s foot on the property ladder.

LJ Hooker’s Gen Y White Paper found there are a number of factors that have encouraged property hunters under the age of 30 to explore non-traditional ways of buying property, including; affordability, lifestyle choices, location and income and employment.

The various economic, social and demographic shifts have resulted in a number of non-traditional buying trends emerging for those under 30. Those trends are:

They love the lifestyle of where they’re renting, but can’t afford to buy in the suburb.  Rather than abandon their lifestyle, they purchase a property in a more affordable area, using it as an investment while they continue to live as tenants in their  preferred location.

Team up

Where younger buyers share the cost of buying a property with a friend, family 

member or business partner. The major decision here is how to structure the ownership arrangement.

Mr & Mrs fix it

Young families have looked to enter their preferred suburb by purchasing an older, smaller home at the bottom of the price scale. Renovating allows buyers to add rooms and levels as their families grow. 

Build ‘em up

Heading to the fringes of cities for affordable house and land packages is another way for first time buyers to gain home ownership.  For those not willing to compromise on location, purchasing a vacant lot and building from the ground up has also been popular.

Buy now pay later: Purchasing off the plan

Purchasing “off the plan” allows a buyer to put down a deposit on an apartment, townhouse or other new development and not have to deal with the mortgage repayments until construction is complete. This method allows buyers to keep saving or maintain their lifestyle until they move into their new property.

Parents have ridden the property cycle, providing many with a hefty equity uplift or outright ownership of their homes. This has in turn allowed them to use their financial position to go guarantor on their children’s mortgage or stump up some cash to help out with the deposit.

Kids and pets under the same roof

According to the Australian Companion Animal Council, more than 63 per cent of households have a pet.

Co-habitation of kids and pets can pose some struggles in the home - both on your furniture and your sanity. So how do you create a great environment for your children that also caters to the needs of our furry friends?

The kitchen

Keeping kitchens under lock and key can be a great way to maintain order and cleanliness. A collapsible gate to prevent entry while you’re cooking, childproof locks on cupboards or even installing shelves out of reach of the young ones can get the job done. The same can apply to laundries and areas where you have chemicals that could be harmful.

Paw to the Floor

With dogs that love outdoor rough and tumble, it is possible that they will traipse mud, grass and who knows what else through your carpet, resulting in some expensive and time consuming cleaning. Vinyl or hardwood floors can be much easier for this, and with the right bed or rugs for your pet they can still stay snug and warm at night.

Keep an eye out for the right combination of flooring when you are browsing properties, so there are areas of comfort for everyone that won’t be a hassle to maintain.

Practicality Before Perfection

Leather-covered furniture is a good idea to repel spills and hair, which minimises the cleaning you will have to do. You don’t have to compromise your comfort, but you should think practically first!

Don’t Forget the Outer Space

If you have a large dog, it’s going to be quite crucial that you have outdoor space. While new apartment and unit popularity is growing, with the Housing Industry Association noting an 11.3 per cent rise in multi-unit sales for March, it might not be best for your pet.

Consider looking in outer suburbs where green space is more prevalent, and check with the body corporate about pets if you are looking at strata living. It’s not just good for pets either - nearby parks or a good backyard gives kids the freedom to run and play to their hearts’ content.

3. This is a once only per property points allocation for properties sold in Australia only and cannot be claimed in conjunction with benefits under any other rewards program in which LJ Hooker participates.
