Located in the middle of Kailua-Kona overlooking the magnificent Kamakahonu Bay, the newly branded Marriott King Kamehameha Hotelwill include approximately 33,000 square feet of shops, services andrestaurants that will offer a unique shopping and dining experience for thelocal “kamaaina” residents and visitors. With its exclusive beach front location, the shops at Marriott’s King Kamehameha will be the perfectvenue for a restaurant geared to both the kamaaina and visitors, a variety of casual food and beverage with outdoor café typeseating, art and jewelry galleries, contemporary and local style apparel, gifts and services, which will comprise the overall mix of tenants. The expansive renovation of the retail entrance and portecochere incorporates an inviting tropical atmosphere of casual retail andsidewalk cafés with engaging water features.
Estimated delivery date of retail space is June 2009.
The per formance outlook for the Marriott’s King Kamehameha KonaBeach Hotel is extremely positive due to the re-branding opportunity,strong operating margins, retail opportunities, and market-wide averagerate growth. Occupancy in the past 4 years has been in the 75% to 80%range with room rates averaging $100 per night. The limited supply ofnew rooms and the revitalization of Kailua-Kona should also serve todrive demand and profitability for the hotel.

The Big Island is firmly established as a preferred Hawaiian destination, attracting visitors worldwide with its blend of weather,island culture, spectacular terrain, stunning array of beaches, andsuperior visitor infrastructure.
West Hawaii’s economy is primarily driven by the visitor industry.Over 1 million tourists visit each year filling approximately 6,000hotel, resort and condo rooms. One out of ten residents is employed in the visitor industry and West Hawaii’s retail and service sectors account for 40% of the work force.
In 2007, the Big Island received approximately 1.7 million visitorsindicating the attractiveness of the Big Island as a resort destina-tion. Of the total visitor arrivals, 1,327,003 were arrivals in Kona.
