Factors that might hurt a home’s value Nowadays, homeowners looking

to sell their homes know it’s not as easy to do so as it might have been a few years ago. A struggling econ-omy has made it difficult for many homeowners to sell their homes for a price they’re comfortable with.

But the sagging economy is not the only thing can make it difficult to sell a home. In fact, a host of oth-er things, some obvious but some not so obvious, can hurt a home’s value as well.

* Location: A home’s location is arguably its best or worst sell-ing point. A home in a great loca-tion won’t be as difficult to sell as a home in a bad neighborhood. But location goes beyond a neigh-borhood’s reputation, especially in recent years. Homeowners who live in a neighborhood or development with many foreclosures might find those foreclosed properties are hurt-ing their own home’s value. Lots of foreclosures could negatively af-fect a neighborhood’s reputation, which might make a home within that neighborhood less attractive to prospective buyers.

* Appearance: A home’s appear-ance is another obvious variable that might affect its resale value. Homeowners might want their home to reflect their own individu-ality, but that’s not going to help when the time comes to sell the home. If the exterior paint is out of the ordinary, then it might be wise to choose a more traditional or con-servative color before erecting the “For Sale” sign out front. The same goes for a home’s interior. If the in-

terior design is especially unique, a more traditional interior decor might help the home sell faster.

* Size and style: Another thing to consider when selling a home is

its size and style. A home that stands out on the block might be an atten-tion-grabber, but that’s not always attractive to prospective buyers. For instance, a colonial sitting in the

middle of a street filled with con-temporary homes will stand out, but likely for all the wrong reasons. It will likely appear dated and out of place, which is something buyers might not want. In addition, if the home is consid-erably larger or smaller than the

surrounding homes, then this could hurt its value.

*Non-conformity: In many ways, conformity is not considered an ad-mirable trait. But when selling a home, conformity could make the difference between a home selling quickly or remaining on the mar-ket for months if not years. When shopping for a home, buyers often shop in certain neighborhoods and towns and might see many dif-ferent homes within a given ZIP code. Homeowners with homes that don’t conform to others in the area might find it difficult to sell their homes. For instance, homeowners trying to sell a two bedroom home in a neighborhood filled with three bedroom homes might notice their

home’s value is not as high as that of surrounding homes, regardless of the neighborhood or how similar the home’s exterior is to surround-ing homes.

* Age: Older homes might have character and a sense of nostalgia, but appraisers take age into consid-eration when determining a home’s value. And buyers tend to lean to-ward newer homes for a number of reasons, not the least of which is the feeling that newer homes have far more modern amenities than older homes.

Fence etiquette prevents disputesPeople fortunate enough to own

their own plots of land often choose to fence in their pieces of paradise. Fences serve many purposes: to des-ignate property boundaries, keep pets or children contained in a safe envi-ronment, corral livestock, offer pri-vacy or add aesthetic appeal.

Although installing a fence may seem like the right idea for you, going about it the wrong way may lead to problems among neighbors, particu-larly if you live where the houses are relatively close to one another. Some homeowners find fences become the final point of contention among disagreeable neighbors or create ten-sion with a neighbor with whom you previously had a good relationship. Being courteous with fence plans is the way to avoid any animosity along the way.

There are certain things you must do and should do if you plan to erect a fence. Most people find neighbors appreciate being informed of any de-cisions you are thinking of making to the property that can affect their views or their adjoining property. Before drawing up fence plans with a contractor, talk to the neighbors on either side of your home and gauge their receptiveness to a fence. At this point, you may want to consider of-fering to make the fencing project a joint deal to save money should the neighbors decide to install a fence as well. Contractors will often discount if they have several customers doing an installation at the same time. Prop-erty owners can save by splitting the costs of the shared walls of the fence where their property lines meet.

Explain your case for the fence. Most neighbors are receptive to the idea if they know the reasoning -- especially if the desire for a fence is not to keep them at bay. It’s hard to protest a fence that is a safety pre-caution for children. If your neighbor already has a fence, you must ask whether you can connect your fence

panels into the support post on your shared side.

Once you notify your neighbors as a courtesy, there are certain steps to take that will prevent any legal dis-putes down the road. Even the most easy-going neighbor could grow ag-gravated if the fence is put up care-lessly or ends up partially on his

property. The best way to prevent this is to apply for a new, profession-al property survey and have property lines indicated with paint or wood markers.

Each town or city has different regulations with regard to fencing, so it is important to learn the ropes or hire a contractor who is familiar with

the rules. It might be illegal to install fences directly on the property line. The law might require the fence be installed a few inches inward. There also may be rules about how high fences can be in the front of the home, sides and back. Corner lot properties may have added regulations depend-ing on whether the fence could prove a visual obstruction to drivers.

If you live in a planned community, or one with a homeowners’ association, it is your job to find out the guidelines for any home improvements. The HOA may dictate the style, size and mainte-nance of the fence or may not allow a fence at all.

Once all the details are checked, you may have to apply for a fence permit. This way the construction of the fence and finished product will meet safety standards, and the area in which you live can provide con-sistent quality control. If the fence is installed by code, there is little chance it will have to be torn down or changed in the near future. Also, do-ing it by the book means that a neigh-bor can be unhappy about a fence but not have legal recourse to ask you to remove it.

As an added form of courtesy, it is proper fence etiquette to put the “good” side of the fence facing the neighbors’ yards. That means the side of the fence that doesn’t show the support panels and posts. Re-member, it is your fence so you are also responsible for all maintenance of the fence -- on all sides. Just be-cause your neighbor also will be benefitting from your fence, doesn’t mean he will have to care for it.

Negotiating a commercial lease that works for youLeasing commercial space is a fact

of life for many business owners. The expense of commercial leasing is con-siderable, but cost is not the only factor to consider when leasing a commercial space. The following are a few tips for business owners when negotiating their commercial space lease.

* Enlist some professional help. While seasoned business owners may be able to negotiate their commercial lease on their own, new business own-ers often benefit from the services of real estate brokers and real estate law-yers. Real estate lawyers can negoti-ate your lease, explaining key terms and conditions that may prove confus-ing to first-time business owners. Real estate brokers can help you find the right location, and many real estate

brokers have a long working history with landlords. Such relationships can make the negotiating process easier, and they also can benefit business owners looking for the best possible location for their businesses. Real es-tate brokers often get first choice at the most desirable locations, so team-ing up with an established real estate broker can increase your chances of landing a desirable property.

* Emphasize affordable renewal options. The length of commercial leases favored by small businesses is often similar to the length of a lease on a private residence. Though the language might be more complex than that of a private residence lease, the length of a commercial lease agree-ment is typically one to two years.

But business owners must be diligent regarding renewal options and the cost of such renewals. Come the end of your lease terms, you don’t want to be met with a considerable and unexpected hike in rent just as your business is starting to take off. Work to get the most favorable renewal op-tions possible so more of your operat-ing budget can go into your products and not toward your lease.

* Pay attention to extra fees. Many commercial leases include fees in addi-tion to the monthly rent. Maintenance fees are common, and there may even be a separate set of maintenance fees when sharing commercial space. When negotiating your lease, ask to see a list of the costs and fees current tenants typically incur each month. When dis-

cussing maintenance fees, confirm who must pay for less routine maintenance, such as HVAC or plumbing repairs, and be sure to get such information in-cluded in the lease.

When discussing such fees, inquire about utility costs as well. Utilities are often the responsibility of the tenant, but it still behooves business owners to confirm who will be paying the monthly utilities.

* Negotiate an exclusivity clause. Business owners often don’t want their competitors to move in across the street, and they certainly don’t want them to move into the same building. Protect your business from such a de-velopment by negotiating an exclusiv-ity clause into your lease. Such clauses prevent landlords from leasing other

spaces on the property to your compe-tition.

* Carefully read the default lan-guage. Before signing a commercial lease, business owners must famil-iarize themselves with the default language therein. Determine what happens if you default on the lease, including if you will be locked out upon your first missed payment and if the landlord will immediately ini-tiate eviction proceedings in such in-stances. Many commercial leases also include language stating tenants are responsible for any legal fees land-lords accrue in the case of a default. Though it might be difficult to nego-tiate the default language in a lease, business owners should still know that language prior to signing a lease.

Fortunately, a dream bathroom does not have to break the bank. In fact, there are several ways to make a bathroom worthy of the most comforting spa without stretching your budget.

* Install a wall-hung mirror. If your idea of a luxury bathroom harkens back to a time before the advent of recessed medicine cab-inets, then a wall-hung mirror can give the bathroom an entirely new feel without much of a financial commitment. Flush-mount mirrors need not require the services of a contractor, but they can provide a sense of elegance that recessed cabinets cannot.

* Replace bathroom countertops. A coun-tertop replacement job may sound expen-sive, but such an undertaking is not very costly in the washroom, where counter

space is typically limited. Since the cost of countertop materials is by the square foot, you can replace bathroom surfaces for a relatively small amount of money. Granite countertops can be beautiful, but such sur-faces do not create the warm feel that many prefer in a luxury bathroom. A material such as soapstone is warm and inexpensive and can quickly give the bathroom a new look.

* Transform your double vanity. Many homeowners prefer a double vanity in their bathrooms, as such a setup allows both men and women the space to get ready for bed

or work without getting in one another’s way. But instead of a traditional vanity with a counter between the sinks, consider installing matching pedestal sinks to sur-round an antique washstand. * Replace old fixtures. Though they are often overlooked, cabinet and door fixtures as well as towel racks can greatly influence the feel of a washroom.
