Introduction to the Site

2 | P a g e

The plot of our land we have looked upon is an unused and undeveloped piece of barren land at Jalan USJ 11, Subang Jaya Selangor thus we have decided that this plot of land was a really great area to be developed since it is near to lots of residential area and commercial area, since this is really a nice area and beautiful site to develop.

There are many good reason why we choose this site, but the main reasons is because of the prime location set up practically anything we wanted to. With the surrounding area consisting mainly of upper middle class residents, commercial area and in recent months property there has been much development, thus it is a great potential increase in land value in the near future.

This provides us with an abundance of opportunities for advancement and development, hence we set forth transforming this empty void into something amazing.

Key Plan

Location Plan

Site Analysis

Our plot of land is almost empty but there are also some old playground, basketball court and gazebo. But when our proposed building is established it will be facing the west.

The size of our site is approximately 1300m^2 .

The amount of rainfall our site receives is around 2,900 mm to 3,100mm.

Our site location is right next to the residential area. The amount of traffic of our site is very low. This is because not much car pass by except the resident who live near.

Proposed Site

Proposal 1

Fitness Centre

Project Ideas

When looking around the site, I’ve observed that the location is very hectic and filled with residents. The site, originally a playground is abandoned and rarely used. The surrounding of the site is a residential area. After interviewing some of the passersby, one of the most requested facility is a gymnasium. My proposal is that to build a fitness centre in that site to

8 | P a g e

facilitate the needs of the residents and other guests. As most of the people would want to preserve as much of the environment as possible, I’ve come up with an idea to make the fitness centre part of the green certified buildings.

Why should we build a fitness centre?

- To convince more people to work out and live a healthy lifestyle.- Increase visitors from around the area- To build an environmentally friendly building in the area- To utilize unused space.

Impact - The increase of traffic and visitors in the area of USJ 11.

- The surrounding view will be changed.

- The surrounding will be more packed.

The following concepts are to be applied in the project:

The Yoga Room

9 | P a g e

With yoga, you’ll hone your mental focus, rid your system of toxins and increase body strength. You’ll also increase your flexibility. This yoga room is specially created to give a sense of euphoria to the visitors. The rooms will be filled with glass to make the room look limitless.

Benefits of yoga:-

i) Relieve stressii) Improve flexibilityiii) Sculpt muscles iv) Prevent workout injuries v) Calm your mind

The Gym Room

10 | P a g e

The Gym Room will be filled with modern and complete equipment. It will be multi-leveled to give the end-users a sense of space. The colour scheme will be white, black and blue to make the room futuristic.

The Spa Room

11 | P a g e

The spa is a good place to reduce stress and hormone levels. It can also be a place to boost mood and emotions.

This spa room will be managed by professional spa therapist.

Green Building

12 | P a g e

To compile with green building standards, certain features are implemented in this building.

i) Solar panels

Energy produced by the solar panels can be used to heat up waters and power up devices that require minimal energy usage. After all, the Sun is a free and renewable source of energy.

ii) Green roof

Besides shielding from direct sunlight, green roofs can act as storm water retention and creates a cooler microclimate as the plants can absorb large quantities of solar energy.

iii) Green wall Other than producing oxygen, vertical greenery has the benefit of reducing heat transmittance

13 | P a g e

iv) Light sensorsWith light sensors, the lighting systems of the building only turn on when its needed to save energy.

List of professions involved and their tasks1) Contractors

A contractor is responsible for day-to-day overseeing a construction site, management of vendors and communication of information to involved parties throughout the whole project. A contractor also provides material, labor, equipment and services necessary for the construction of the project. The contractors will also hire sub-contractors to aid the main-contractor in the construction process. Their responsibilities include applying for building permits, securing the property/site, providing utilities on site, managing site personnel, surveying the site, waste management, schedule management, cash flows and maintaining the records.

16 | P a g e

2) Architect

The architect designs, plans and oversees the construction of the Fitness Centre. The architect’s decisions will affect the integrity and the safety of the building. The architects put projects to tender on behalf of the clients and advise on the award of the project to the contractor and oversee the progress of the work during construction. The architect makes sure the contractor follows the design and the specifications. The architect also review the contractor drawings and issue site instructions.

3) Quantity Surveyor

The job of the quantity surveyor is to prepare tender and contract documents, including bills of quantities with the architect and/or client. They also seek ways to minimize cost of the project and get materials which are value for money while still reaching the required standards of the project.

4) Interior designer

The interior designer designs the interior spaces of the above room concepts. These rooms are specially designed by the interior designer to make the rooms more efficient. An interior designer can undertake projects that include arranging the basic layout of spaces within a building as well as projects that require an understanding of technical issues such as window and door positioning, lighting and acoustics.

ConclusionFrom this project proposal, I have learnt the types of profession needed to complete a project and the planning of the proposal. It has opened my eye to the construction industry and I’ve gained a lot of knowledge. I would never

17 | P a g e

look at the construction industry the same again. I have also learnt that the professionals work hand in hand to just make sure the project runs smoothly with no problem. As a team, the work can be done easier and the probability of a mistake being created is very little. I have also learnt to communicate with people to complete my research towards the site and the residents living nearby.

Proposal 2

Subang Recreational Club

18 | P a g e

Project conceptThe proposal we are going to build on our site is a recreational area at the space. There are several reasons of choosing recreation instead of others such as residential and industry. Firstly, the surrounding of the site is mostly residential areas. As mentioned, the site is located at USJ 11 which is one of the major housing area in Subang Jaya. We intend not to demolish the purpose of the area, which are for residents and relaxation. We find out those residents of USJ 11 needs an area to relax, exercise and have public events with the neighbor. Besides, the recreation park remains the air quality, natural environment and harmony of the area. This makes residents in USJ 11 more perfect to be a wonderful living pleasure.

My proposal is Subang Recreational Club, which is a multipurpose natural entertainment park for people to exercise and relax, especially for USJ 11 residents. This recreational park is built as jogging track on the outer area of the park, while sports facilities, leisure and playground in the central of the park.

Benefits

To have a recreational area in USJ 11, this will attract resident or guest to come and exercise.

It will also promote people from round USJ 11 to come. The recreational area is near to lots of resident area, they will make the resident nearby

more convents to come, so this will motivate people to exercise or relax. The recreational area will create a healthier lifestyle.

19 | P a g e

As a parking lot is built, this allows more car to be stationed at the area. This encourage kids to play outside and teenagers to exercise. It will make people exercise and relax there to be more stress free and happy. The recreational area will also be eye-catching and act as a landmark for people to

identify the area. The recreational area will be ab iconic art for people to admire as aesthetic view This makes use of the free open space in front of Palma resident. Having a recreational area definitely provide better lifestyle to the resident.

Impact

20 | P a g e

Having a recreational area will increase the traffic in the area, and maybe resulting in traffic

jam.

Having more people to come over the recreational area to exercise and relax, this will

promote a sudden increase of people living in the area.

The recreational are is 3 stories high, so the building might

block the resident view nearby.

Proposed

Having a concrete built building will results in an

increase in the carbon footprint produced in the area.

“Subang Recreational Club”is the name of my recreational building. Subang recreational club is a 3-story recreational area.

Contractor

Contractors are responsible for the works inside the construction site. Contractor are also responsible for overseeing construction on both new and old buildings and structures. A contractor is in charge on organize and manage all aspects of a building site. The job requires someone who enjoying working on construction sites but may not be enthusiastic about rewiring cables or rerouting plumbing themselves. The most important duty as a contractor is responsible for completing a building project on time and within the budget given by the client. Contractor usually oversee teams of subcontractors who are doing the work because they usually don’t do any of the heavy lifting on a construction site themselves.

Architect

An architect usually hired by the client themselves to produce detailed designs of a concept or idea of a building that the client wants to bring to reality. An Architect jobs are to comply with building and safe regulations, local planning regulations and restrictions. Regular meeting with the client are important to establish requirements and discuss detailed design proposals. After the meeting, Architect will have another meeting with the other professionals who will work on the stage of the project including engineers, interior designers and financiers in also essential.During the documentation phase, Architect need to produce design, detail drawings and using technology such as CAD to test the feasibility of the building design. Architect also need to consider about the client’s requirements, budget and regulations. Once the design document are complete, there are then a second set of documents that need to be produced. These are the construction documents, which translate the design of a building into instructions and technical specifications for contractors and construction expert to refer. Once the project reaches the construction stage, the architect need to be involved in site visits and meetings, overseeing the construction and signing off on various piece of work with the contractor and dealing with any problems that arise.

40 | P a g e

Landscape Architect

Before construction, the Landscape architect need to do soe research on the project that was accepted including overseeing the design of a variety of projects, including urban regeneration, retail and pedestrian schemes, road and maintaining the character of the site beauty. Landscape architect will conducting preliminary studies of the site including contours, soil, ecology, buildings and roads. Then he can establishing general landscape requirement to the clients assessing a site’s potential to meet the client’s specification. He also need to carry out environmental impact assessments. Then landscape architect will presenting detailed plans and conducting preliminary studies of the site to the clients, dealing with enquires and negotiating any amendments to the final design. Landscape architect must matching the client’s wishes with your knowledge of what will work best. Landscape architect will select a contractor and manager for building landscape. They will do site visit and ensure can be done before the deadline are met. Landscape architect also need to communicate and cooperate with other professionals on the project. When construction begin, Landscape architect need to monitor and check work on-site authorize payment once work has been satisfactorily complete. After construction, Landscape architect should provide ways to maintain the landscape for the clients. Landscape should maintain the landscape to achieve the intended function and project goals.

Quantity Surveyor

The job of a quantity surveyor is to manage all cost relating to the building and civil engineering projects, from the initial calculation to the final figures.Surveyors seek to minimize the costs of the projects and enhance value for money, while still achieving the required standards and quality. Many of these are specified by statutory building regulations, which the surveyor needs to understand to.A quantity surveyor may work for either the client or the contractor, working in an office or on site. They are involved in a project from start, preparing estimates and cost of the work. When the project is in progress, quantity surveyors will keep track of any variations to the contract that may affect the cost and create reports to show profitability. The title of the job may also be referred to as a construction cost consultant or commercial manager.

Civil & Structural EngineerStructural engineering normally involves the analysis and design of structures such as buildings, bridges, towers, marine structures, dams, tunnels, retaining walls and other infrastructure. They also need to underpin and sustains the built environment, where structures must be safe, serviceable, durable, aesthetically pleasing and economical. Structural engineering not just doing those only but they also applies math and physics to traditional construction materials such as

41 | P a g e

concrete, stone, steel, timber and glass and innovative engineering materials, including aluminum, polymers and carbon fiber. Civil and structural engineer have responsible in calculating the load and the stresses the construction will have to safety withstand. Before work can begin, structural engineers are involved in the investigation and survey of build site to determine the suitability of the earth for the requirements for the upcoming projects. Structural engineers will be required to co-ordinate and consult with other members of their project, including engineer, environmental scientist, architects and landscape architects. They may also be required to assist government bodies in their own inspections relating to the project. Structural engineers are often responsible for the organization and delivery of materials and equipment for the needs of the construction project. The supervision and management of on-site labour may also be a necessity.

Mechanical & Electrical EngineerMechanical engineering is the discipline that applies the principles of engineering, physics, and materials science for the design, analysis, manufacturing, and maintenance of mechanical systems. Mechanical engineers are also expected to understand and be able to apply basic concepts from chemistry, physics, chemical engineering, civil engineering, and electrical engineering. Mechanical and Electrical Engineering need to discuss and cooperate with architect and produce an electrical plan. During construction, mechanical and electrical engineering also have the responsible on maintenance in certain time limit (2-3 years).

Interior Designer

Interior design is a profession that combines creativity, technical knowledge, and business skills. Interior designers work with clients and other design professionals to develop design solutions that are safe, functional, attractive, and meet the needs of the people using the space.

Interior designers must know how to plan a space and how to present that plan visually so that it can be communicated to the client. They must also know about the materials and products that will be used to create and furnish the space, and how texture, color, lighting and other factors combine and interact to make the space come together. In addition, interior designers must understand the structural requirements of their plans, the health and safety issues, building codes, and many other technical aspects.

Conclusion

At the end of this project I understand that the need to coordinate and develop an understanding of coherent working relations among various industry players and to improve the communication channels. Other than that, I have gained the ability to document my observations and understanding from interview session and research resources as well as to communicate their findings in a systematic and convincing presentation and reports. We also able to justify the feasibility of a development and improve the proposal to serve the purpose of its development.
