Introduction For this assignment, we were assigned to search for a piece of land

40x30m outside of Taylor’s University and initiate a small construction

project along with a report proposal.

The size of the land chosen should be vacant and not smaller nor exceed

40x30m. What is mentioned in the project brief is that we require to serve

one of the purposes mentioned. Which includes : Recreation, Study

Enhancement, Rest Area, Dining and Commercial Area.

The objective of this project is to enable us students to acquire an

understanding of the construction team, its organization, inter-relations

and duties within which they seek employment, career progression or

even further study.

This project also helps us become aware of the construction processes

of the construction teams professional roles and responsibilities and to

value their professions in the construction industry.

We are also encouraged to deepen our understanding of our knowledge

of the process in which it takes to submit the accurate building proposal

to our local authorities.

Objective Provide a place for relaxation and rest for the hard working community

around it. Several studies has been conducted and what they have

concluded is that going to spas actually help reduce stress hormone

levels, which among many other benefits helps slow your heart rate, and

bring your blood pressure down. By reducing stress, massage boosts the

levels of “natural killer cells” in your body, massaging has also shown

boost in immunity from breast cancer patients. Hence, spa’s boost your

mood, as if a wonderful, healing, and much relaxing visit to a spa wasn’t

enough, treatments such as massages increase your brain’s level of

activity with dopamine and serotonin.

Project Benefits Needless to say having the ability to give back to the community around

us is the biggest reward we could achieve, looking at the smiles from the

satisfied customers knowing that, that building is there today because we

envisioned it yesterday. But this project does not only benefit us, for

example we know that the roads are jammed pack when its quitting time

at the office is to instead why waste your time and even your money

sitting in your car going nowhere, why not take a soothing massage or a

relaxing facial or maybe even get your nails done and just rewind, chill,

destress from a hard days work at the office or school.People can come

to Ecstasy for relax and kill time while waiting out the jam .Ecstasy is

nearby several colleges and universities , such as Monash University ,

Sunway University ,Taylor's Lakeside . Often students too stress about

not doing well in their studies or not doing well enough in their

assignments one way to stop them from becoming suicidal is providing

them an area to relax and recompose themselves . Ecstasy is also a

place for students to destress. Since we have chosen a residential area

the mom’s in the area could make it a point to come to the spa with their

girl friends and have some free time away from their hectic motherly

lifestyles and duties just for a short while since the spa is just close by

to their house. With Ecstasy , people that live around this area will have

a proper place to relax and we believe that introducing this spa into this

area will have little to no competition as the only other spa in the area is

by Sunway Resort which to be able to use the spa facilities requires you

to book a room there for the night and a hefty price of RM1500. Although

not as well established, our prices will also be plentiful cheaper and is

open to all, we are not a membership based operation. We also feature a

beautiful rooftop urban garden although small in scale are peaceful

havens in our frantic towns and cities.This can also improve the air

quality. The main theme of this project was surrounded by the thought

of the family community around the area, that being said a family of four

lets say - a father, mother, son and daughter all came to ecstasy for the

day, the youngins could be left in their own world to discover for their

own with our rooftop garden and playground. Father could sit and relax

with a nice cup of coffee while reading the paper at our rooftop cafe.

While mother signs up for the relaxation packages for the day.

Success Criteria If all the construction scheduling goes according to plan, materials arrive

on site on time, documentation gets approved on time, workers do not

slack. I believe that this’ll be an amazing building to develop.

Introduction To Our Site

The plot of land we have looked upon is an unused and undeveloped

piece of barren land, thus we have decided that this plot of land was a

great area to be developed since it is right outside of the Campus

vicinity, right after you exit (by car or bus) at the 1st traffic light you reach,

to the left is our beautiful empty site.

There are many good reasons why we chose this site, but the main

reasons is because of the prime location to set up practically anything we

wanted to, With the surrounding area consisting mainly of upper middle

class residents and also in recent months property there has been much

development, thus a potential increase in land value in the near future.

This provides us with an abundance of opportunities for advancement

and development, hence we set forth transforming this empty void into

something amazing.

Site Analysis

Our plot of land is totally empty. But when our proposed building is

established it will be facing the west.

The size of our site is approximately 1200m2

The amount of rainfall our site receives is around 2,800 mm to 3,000 mm.

Our site is located right next to the main road and traffic light junction.

The amount of traffic our site has is very high, every day the roads are

rushing up and down throughout the day.

Advantages

Our site is easily accessible from the many various roads leading to it, is

in a middle upper class residential area with low cost flats behind and

shop lots to the side, the shop lots already generate existing traffic to the

area. People are less likely to go through a jam for a good facial, thus this

spa is perfect to be in the area of our potential clients. Also the area has

restaurants, mini marts and other various stores opened with a

bountiful of parking.

The land is also barren, does not have any obstructions of any sort from

any area, giving us a wide expanse of open space, providing us with a

great space for development.The land has good ventilation due to large

open space. The land is also readily flattened which makes things easier

to develop because this allows better regulated when deciding what to

fall and or pitched, and also saves cost and time. The land also have

proper drainage system .

Disadvantages

Despite the amazing things about our site, nothing comes completely

perfect. The amount of traffic becomes a little too overwhelming in the

evening time, the road side stalls will litter often.There is currently no

existing shade, trees of any sort covering the site, so it is rather hot.

Due o heavy traffic , the air quality at the site is rather bad.

Rationale & Client Evaluation

After looking at the advantages, disadvantages & natural features we

brainstormed for days on what we could create from this piece of land

into something spectacular. We focused on the purpose of our site to be

a :

Commercial Area

For this construction project, we looked around the area for what might

be lacking. And thus concluded that this was a family based residential

area and what family means is there are mothers ( woman ) but there was

no place in sight nearby for them to relax, a place to get away from their

motherly duties and relax for a while, yet not too far away from their

homes.

Through a series of analysis, we explored a variety of possible ideas and

concepts that might fit what we could create in this empty space and are

able to pinpoint the issues of this area in what it may be lacking and

propose a somewhat commercial enhancement fit for the clients of our

project.

Lack of recreational relaxing space : Their private tiny yards is the only

place which residents take refuge in relaxing.

No relaxation services nearby : There are no immediate relaxation

outlets close by.

Great Spot to develop a relaxation center : Surrounding areas mainly

consist of upper middle class households, which equates to mean that

they can afford extra services, which equates a steady profit for us.

High traffic area : People will most likely be tempted to step out of their

car and take a break and relax with us during peak jammed hours.

CONCEPT CREATION The most successful spas are those built on solid concepts that serve as

the foundation for building a brand. As you gain a clear understanding of

your guest and ways to distinguish yourself from the competition, your

Spa Concept commences to materialize. A concept should not only be

unique, inviting and marketable, it must be operationally efficient as well.

The most profitable spa businesses are those whose concepts are the

combined result of due diligence, creativity, a solid understanding of

day-to-day operations, knowledge of spa guest type and varying market

behaviors Project concept

1) NATURE The concept focuses on nature and greenery

in the site . The nature concept brings people

into a friendly, natural environment, a place

where people are presented to and placed in a

natural atmosphere of strategically placed

elements of wood and plants. We insisted to implement a green landscaping approach

that will help customers feel more connected to nature, but not only that, as we all

know greenery helps our eyes and helps the microclimate to become cooler.Our

project has the advantage of having shady trees, this boosts the ambience into a jungle

in an urban setting. The other plants that are planted to help prevent the breeding of

mosquitoes. Thus being a natural way of curbing the mosquito problem. The purpose

of this concept is for most people to simply have an area to escape escapes,

moments of peace in an otherwise busy and stressful day.

2) RELAXING AND COMFORTABLE SPACE

Our team explored the variety of concepts that our site must be able to

provide a relaxing and comfortable space for people to release stress or

to just forget about all their problems for a couple of hours to reconnect

with their inner self. We also insisted to implement a green landscaping

approach that will help customers feel more connected to mother nature,

but not only that, as we all know greenery helps our eyes and helps the

microclimate to become cooler. This construction project should tackle

the issues of the lack of spas in the area.

“Ecstasy” is the name we have

decided on calling our

spa center.

Sauna

Saunas are a great way to relax and unwind after a workout or long day.

The hot environment opens pores and flushes out the body's toxins and

impurities. Users can sooth and relax muscles, help maintain clear skin,

improve metabolic rate and burn calories during sessions.

Generally, massage is delivered to improve the flow of blood and lymph,

to reduce muscular tension or flaccidity, to affect the nervous system

through stimulation or sedation, and to enhance tissue healing.

Therapeutic massage may be recommended for children and adults to

deliver benefits.

The massage therapy room will also

feature a water feature. It is proven

that water features intimately promote

calm repose and reflection. After

exploring the wide array of fountains

and their many applications, fountains

are important as they set aside a tranquil ambience to unwind, listening

to the soft water crashing against each other.Clients and experience the

environment along with their treatment .

FACIAL ROOM

Facials are a treatment for the face that's

meant to cleanse, firm, smooth and moisturize

the skin. Many people guaranteed that by

facials, not only as a way to feel relaxed and

pampered, but also as a means for making their

skin healthier. According to data collected by

the International Spa Association, facials are the third most popular spa

treatment, right behind massages and manicures or pedicures.

FACIAL ROOM CONSTRUCTION

SOUND PROOFING SYSTEM

Soundproofing system are essential for our customers .The noise of

footsteps and conversation of others will really affect the relaxation

process of our customers . With all the noise , our customers can't really

relax and enjoy the relaxation treatments undergoing. Thus, concluding

sound proofing system has to be built in every facial room . With this

system, customers can enjoy the serenity and tranquility of the

surrounding.

SINK

Sink will to be built in every facial room. This will help the staff in being

more efficient and increase convenience for the staff while serving the

customer . Concluding a sink will be located in the corner of the room.

DOOR LETTERING “IN USE”

Just like a hotel room where you have the option to put a sign at a door

knob to tell people to back off, we will also introduce this concept onto

the doors of the rooms, to ensure people get the message to not disturb

when there is a session going on.

SOFT ENVIRONMENT

The interior of the facial room will

include wall hangings, pillows, rugs

and a uniquely designed bed

covering to create texture and contrast in the room. This texture can

soften the environment of the room, creating a peaceful and calm

environment .

Fish Spa Pond

The idea is that you immerse your

feet, hands or, if you are brave

enough, your entire body in a warm

pool that swarms with hundreds of

hungry minnow-sized feeders. The fish will locate your most crusty, flaky

or scabby skin and chomp away at it to reveal the fresh layer beneath.

According to the spas and their enthusiasts, you emerge

refreshed,healthy, buffed and glowing.Garra rufa are fish used in Fish

spa pond. It’s a freshwater fish the originate from the river basins of the

Manicure & Pedicure

A good manicure will clean and shape your

nails and treat your cuticles, which is vital for

keeping your nails healthy and

strong.Pedicures are similar to manicures

except they are specially designed for feet.

The shelves of the manicure area provide a wide array of choices for the

customers to choose from, because of this more

customers will also be attracted to the variety

provided by our spa. Not only that, but if you like the

colour on your nails we will also sell a new bottle of

that particular colour to you for an attractive price.

Thus this ensures us a guaranteed profit, since the

nail polishes will never stay on the shelves for long.

Tables and chairs are prepared for therapist meet up with clients .

Shelves will display the products that sell by Ecstasy . Reception is the

first impression for the clients , thus design for reception is simple and

professional . This can build up the confident from clients towards

Ecstasy.

Splashes of colours enliven our spirits ; luxurious textures engage our

touch aromas tantalize our sense of smell . All aspects and design

contributes to the overall experience and ultimately the success of a spa .

Shelves for client to keep their belongings and shoes are provided. Soft

music is played in this area for creating a friendlier and calm environment

.Pillows and rugs are provided in this area to soften the overall ambience

environment .

TOILET

Basic amenities such as toilets are provided for hygiene and comfort of the staff and our customers.

Rooftop Cafe

This proposal for a rooftop cafe was a bold

move for us, since we didn’t want to leave

a perfectly good empty spot empty we

started brainstorming on ways to maximize

usage of our building and not leave our

rooftop empty and deserted so we decided to fill in the space with two

projects, one which is the rooftop cafe where people can come and have

a drink after a nice massage or have a quick bite. And also to add to the

health prospect, the cafes main servings consist of fruit juices and

healthy snacks.

Rooftop playground

This additional feature is for all those

mothers who are inseparable with their kids

but still yearn for a spa day. So the plan is

for moms to leave their kids at the

playground to play while they get their nails

done or have their facials. The area will be

well secured and the only way the kids can

go out of the premises is through the stairs which results in passing by

their parents or the receptionist.

Materials Used In Constructing Non- corrosive materials should be used in all high moisture areas which

includes vents, ducts, drains, ceiling & wall cover). Easy to clean moisture

resistant materials should be used in all high moisture areas.

Vinyl tile flooring offers style , durability and

provide long lasting performance . Its also

affordable as the price is cheaper compare to other materials. Vinyl tile is very durable

that it great for high traffic room .Its also highly resistant to scratches and dents

Toilets and Rooftop are area that will get wet easily Thus

ceramic tile are the most suitable material for these areas .

This is due to ceramic tiles are slip resistant ,moisture

visually warm and gives it a custom look.

Our hardscape will consist of the road way that

includes parking area for cars.Bollard light is build

along the car park , because the lighting is insufficient.

Lavenders are planted because they act as natural mosquito repellents.

Burning Bush (Shrub) are also planted to act as vertical screens from

traffic passing by and also to beautify the area. As for trees we will have

the spiny black olive tree, pleasing to the eyes and creates lovely shade

for the area.

Contractor Contractors are responsible for overseeing construction on both new and

old buildings and structures. A contractor helps to organize and manage

all aspects of a building site. The job requires someone who is

detail-oriented and who enjoys working on construction sites but may not

be enthusiastic about rewiring cables or rerouting plumbing themselves.

The primary duties of the contractor are responsible for completing a

building project on time and within a budget. Contractors don’t usually

do any of the heavy lifting on a construction site themselves, but they

oversee teams of subcontractors who are doing the work.

Architect An architect is hired by a client to produce detailed designs of a concept

or idea that the client wants to bring to reality. Architect need to comply

with building and safety regulations, local planning regulations and

restrictions. Depending on the project there may be laws surrounding the

preservation of the local environment or any historic parts of a building.

Regular client meetings are important to establish requirements and

discuss detailed design proposals. \heading up the team of professionals

who will work on this stage of the project including engineers, designers

and financiers is also essential .

During the documentation phase, the responsibilities are to producing

design , detailed drawings and using technology such as CAD to test the

feasibility of the design. Architect need to consider about client's

requirements, budget and regulations. Once the design documents are

complete, there are then a second set of documents that need to be

produced.

These are the construction documents, which translate the design into

instructions and technical specifications for contractors and construction

experts to refer . Once the project reaches the construction stage, the

architect need to be involved in site visits and meetings, overseeing the

construction and signing off on various pieces of work, negotiating with

contractors and dealing with and resolving any problems that arise.

Landscape architect Before construction ,Landscape architect need to do research on the

project , including overseeing the design of a variety of projects,

including urban regeneration schemes, pedestrian schemes, road or

retail schemes, and maintaining the character of sites of natural beauty.

Landscape architect will conducting preliminary studies of the site

(including contours, soil, ecology, buildings, roads);

hen, he can establishing general landscape requirements with clients .

assessing a site's potential to meet the client's specifications.

He also need to carrying out environmental impact assessments.

Landscape architect need to seek and take into account the views of

local residents, potential users, and parties with a vested interest in the

project. Then , Landscape architect will accurately preparing and

presenting detailed plans and conducting preliminary studies of the site

(including contours, soil, ecology, buildings, roads).Landscape architect

will presenting proposals to clients, dealing with enquiries and

negotiating any amendments to the final design. Landscape architect

must matching the client's wishes with your knowledge of what will work

best. Landscape architect also needs to contact and coordinate

manufacturers and suppliers for supply materials for building the

landscape . Landscape architect will select a contractor and manager for

building the landscape . They will do site visit and ensure can be done

before the deadline are met .Landscape architect also need to

communicate and cooperate with other professionals on the project.

When the construction begin , Landscape architect need to monitor and

check work on-site authorizing payment once work has been

satisfactorily completed. After the construction, Landscape architect

should provide ways of maintain the landscape for the clients .

Landscape should maintain the landscape to achieve the intended

function and project goals. The task in maintenance including use of

fertilizer , weed control ,mowing , trimming and watering the plants on a

regular basis .

Quantity Surveyor A quantity surveyor manages all costs relating to building and civil

engineering projects, from the initial calculations to the final figures.

Surveyors seek to minimise the costs of a project and enhance value for

money, while still achieving the required standards and quality. Many of

these are specified by statutory building regulations, which the surveyor

needs to understand and adhere to.

A quantity surveyor may work for either the client or the contractor,

working in an office or on site. They are involved in a project from the

start, preparing estimates and costs of the work.

When the project is in progress, quantity surveyors keep track of any

variations to the contract that may affect costs and create reports to

show profitability.

The title of the job may also be referred to as a construction cost

consultant or commercial manager.

Civil & Structural Engineer Structural engineers are primarily concerned with designing aesthetically

pleasing buildings and structures that are safe and capable of

withstanding the elements to which they will be exposed. Key tasks of a

C&S engineer includes preparing reports, designs and drawings, make

calculations about loads and stresses, providing technical advice.Unlike architects, who must focus on the appearance, shape, size and use of the building, structural engineers must solve technical problems ­ and help the architect achieve his or her vision for the project. Civil & Structural Engineer have responsible in calculating the loads and stresses the construction will have to safely withstand. Before work can begin, structural engineers are involved in the investigation and survey of build sites to determine the suitability of the earth for the requirements of the upcoming project. Structural engineers will be required to co­ordinate and consult with other members of their projects, including engineers, environmental scientists, architects and landscape architects. They may also be required to assist government bodies in their own inspections relating to the project.Structural engineers are often responsible for the organisation and delivery of materials and equipment for the needs of the construction project. The supervision and management of on­site labour may also be a necessity.

Mechanical & Electrical Engineering Mechanical engineering is the discipline that applies the principles of

engineering, physics and material science for the design, analysis,

manufacturing, and maintenance of mechanical systems. They work on a

project from the initial brief, through the design and development stage

to the testing phase and following the project through right up

implementation, right down to producing details of specification and

outline designs.Mechanical and Electrical Engineering need to discuss

and cooperate with architect and produce an electrical plan .During

construction , the engineers need to monitor the installation process .

After the construction , mechanical and electrical engineering also have

responsible on maintenance in certain time limit (2-3 year )

Supplier A supplier is a supply chain management term that means anyone who

provides goods or services to a company or individuals. Supplier will

supply materials to the site . Supplier also need to ensure the quality of

the materials . A supplier is often the one who manufactures inventoriable

items, and sell those items.Supplier also need to ensure the installation

of the materials and equipment goes smoothly .Supplier allso sometimes

recognized as a subcontractor because of their large contributions to a

project.

Conclusion At the end of this project we have concluded that it is very important to

coordinate and develop an understanding of coherent working relations

among various industry players and how to effectively communicate with

the other fields about what we wanted. We also learnt how to document

our observations and understanding mainly from the research we did as

well as to communicate our findings and place them in a report in a

systematic and convincing manner. We are also able to justify the

feasibility of a development and improve the proposal to serve the

purpose of its development.
