    4 Tips to Determine How Much

    By knowing how much mortgage you can handle, you can ensurehat home ownership will t in your budget.

    Homeownership should make you feel safe and secure, and thatncludes nancially. Be sure you can afford your home by calculat-ng how much of a mortgage you can safely t into your budget.

    nstead of just taking out the biggest mortgage a lender qualiesyou to borrow, consider how much you want to pay each month forhousing based on your nancial and personal goals.

    Think ahead to major life events and consider how those mightnuence your budget. Do you want

    o return to school for an advanceddegree? Will a new child add day careo your monthly expenses? Does a rela-ive plan to eventually live with you and

    contribute to the mortgage?

    Still not sure how much you can afford?You can use the same formulas thatmost lenders use, or try another ofhese traditional methods for estimatinghe amount of mortgage you can afford.

    1. The general rule of mortgage af-

    fordabilityAs a rule of thumb, you can typi-cally afford a home priced two to threeimes your gross income. If you earn

    $100,000, you can typically afford ahome between $200,000 and $300,000.

    To understand how that rule applies to your particular nancialsituation, prepare a family budget and list all the costs of hom-eownership, like property taxes, insurance, maintenance, utilities,and community association fees, if applicable, as well as costsspecic to your family, such as day care costs.

    2. Factor in your downpayment

    How much money do you have for a downpayment? The higheryour downpayment, the lower your monthly payments will be. Ifyou put down at least 20% of the homes cost, you may not haveo get private mortgage insurance, which costs hundreds each

    month. That leaves more money for your mortgage payment.The lower your downpayment, the higher the loan amount youllneed to qualify for and the higher your monthly mortgage pay-ment.

    3. Consider your overall debt

    Lenders generally follow the 28/41 rule. Your monthly mortgage

    payments covering your home loan principal, interestaxes, and insurance shouldnt total more than 28% oyour gross annual income. Your overall monthly paym

    for your mortgage plus all your other bills, like car loautilities, and credit cards, shouldnt exceed 41% of yogross annual income.

    Heres how that works. If your gross annual income i$100,000, multiply by 28% and then divide by 12 moto arrive at a monthly mortgage payment of $2,333 oNext, check the total of all your monthly bills includinpotential mortgage and make sure they dont top 41%$3,416 in our example.4. Use your rent as a mortgage guide

    The tax benets of homeownership generally allow yafford a mortgage payment-i

    ing taxes and insurance-of aone-third more than your current payment without changinyour lifestyle. So you can muyour current rent by 1.33 to aat a rough estimate of a mortpayment.

    Heres an example. If you culy pay $1,500 per month in reyou should be able to comforafford a $2,000 monthly mortpayment after factoring in the

    benets of homeownership.

    However, if youre strugglingkeep up with your rent, consiwhat amount would be comfoable and use that for the calc

    tion instead.

    Also consider whether or not youll itemize your dedutions. If you take the standard deduction, you cant aldeduct mortgage interest payments. Talking to a tax viser, or using a tax software program to do a what ireturn, can help you see your tax situation more clea

    Its easier to settle happily into your new

    home if youre condent you can afford it.

    That requires that you understand your

    mortgage nancing options and choose

    the loan that best suits your income and

    ability to tolerate risk.

    The basics of mortgage nanc-ingThe most important features of your mortgage loan are its

    term and interest rate. Mortgages typically come in 15-, 20-,

    30- or 40-year lengths. The longer the term, the lower your

    monthly payment. However, the tradeoff for a lower pay-

    ment is that the longer the life of your

    loan, the more interest youll pay.

    Mortgage interest rates generally come

    in two avors: xed and adjustable. Axed rate allows you to lock in your in-

    terest rate for the entire mortgage term.

    Thats attractive if youre risk-averse, on

    a xed income, or when interest rates

    are low.

    The risks and rewards of ARMsAn adjustable-rate mortgage does just

    what its name implies: Its interest rate

    adjusts at a future date listed in the loan

    documents. It moves up and down according to a particular

    nancial market index, such as Treasury bills. A 3/1 ARM

    will have the same interest rate for three years and then

    adjust every year after that; likewise a 5/1 ARM remains

    unchanged until the ve-year mark. Typically, ARMs include

    a cap on how much the interest rate can increase, such as

    3% at each adjustment, or 5% over the life of the loan.

    Why agree to such uncertainty? ARMs can be a good

    choice if you expect your income to grow signicantly in the

    coming years. The interest rate on some-but not all-ARMs

    can even drop if the benchmark to which theyre tied also

    dips. ARMs also often offer a lower interest rate than xed-

    rate mortgages during the rst few years of the mortgage,

    which means big savings for you-even if theres only a half-

    point difference.

    But if rates go up, your ARM

    payment will jump dramatically,

    so before you choose an ARM,

    answer these questions:

    How much can my month-

    ly payments increase at each

    adjustment?

    How soon and how often

    can increases occur?

    Can I afford the maximum

    increase permitted?

    Do I expect my income to increase or decrease?

    Am I paying down my loan balance each month, or

    is it staying the same or even increasing?

    Do I plan to own the home for longer than the initia

    low-interest-rate period, or do I plan to sell before the rate

    adjusts?

    uve already cleared several hurdles by nding the right

    me, negotiating the best price, and securing favorableancing. The last obstacle on your homebuying track is the

    sing, which can be both tedious and tense. By knowing

    at to expect and doing some legwork, you can put your

    sing behind you. These seven steps will guide you through

    mooth closing.

    Set a closing date

    ur real estate agent will work with the sellers agent and title

    mpany to schedule your closing date. Be sure it meshes

    h the end of your lease or the sale of your existing home

    d a time when youll able to play hooky from work. If youre

    ht on cash, schedule your closing for the end of the month

    cause thats when youll have to pay the least amount of

    erest at the closing table.

    Gather your funds

    u may be required to bring funds to the closing. If theyre

    t easily accessible, arrange early to transfer them to a liquid

    count to avoid last-minute problems. If the title company

    quires the funds in the form of a cashiers check, also leave

    e to stop by the bank and pick one up.

    Purchase title insurancee insurance protects the policyholder against trouble with a

    mes title. Your lender will insist that you purchase a policy

    protect it. You should also consider purchasing whats called

    owners title policy from the same insurer, which protects

    u from fraudulent claims against your ownership and errors

    earlier sales. In some areas, sellers traditionally pay for the

    Line up homeowners insurance

    t quotes and compare policies to be sure coverage will

    in effect by your closing date. An annual policy should

    n $500-$1,000, depending on your homes size, age, and

    enities. If you live in an area where natural disasters occur,

    e earthquakes, oods, or hurricanes, youll need separate

    urance to protect your home.

    5. Review your good-faith estimate and HUD-1 settlement

    sheet

    Your lender must provide a good-faith estimate of your closing

    fees. Some of those fees cant change, and others can rise by

    10%. Before you go to the closing, read your good-faith esti-

    mate, compare it with your HUD-1 settlement statement, and

    question any fees that increased.

    6. Do a walk-through

    Schedule an appointment to walk through the home one last

    time just before your closing. Make sure repairs you requeste

    have been made, no major changes have occurred since you

    last viewed the property, and that the sellers left anything they

    agreed to leave and took all their belongings.

    Also test electronics and appliances, such as the doorbell,

    dishwasher, washer and dryer, and oven, to ensure theyre

    functioning properly. Do the same with the hot water heater

    and heating and air conditioning systems. Walk the yard to be

    sure no plants or shrubs have been removed.

    7. Resolve issues identied in your walk-through

    If your walk-through uncovers problems, in some states you

    can delay the closing until the seller corrects them. But thats

    often not feasible because your lease is probably over and

    youve already scheduled movers. Another option is to negoti

    ate a discount to your sales price to cover the cost of the work

    needed. If the air conditioning is on the fritz and a contrac-

    tor says the repair will cost $500, ask that the sales price be

    reduced by that amount. If you make that request at closing,

    however, be ready for a delay while the title company redoes

    the paperwork.A third option: Have the title company hold a portion of the

    sellers proceeds in escrow until the dispute is resolved. Once

    that happens, the funds will be released to you or the seller,

    depending on the outcome.

    Youve found your dream home. Make sure missteps dont pre-

    vent a successful closing.

    A home purchase isnt complete unl you make it to the clos-

    ing. Unl then, the transacon can fall apart for many reasons.

    Here are ve ps for avoiding mistakes that cause a home sale to

    crater.

    1. Be truthful on your mortgage applicaonYou may think fudging your income a lile or oming debts

    when applying for a mortgage will go unnoced. Not true. Lend-

    ers have become more diligent in verifying informaon on mort-

    gage applicaons. If you b, expect to be found out and denied

    the loan you need to fund your home purchase. Plus, intenon-

    ally lying on a mortgage applicaon is a crime.

    2. Hold o on big purchasesLenders double-check buyers credit right before the closing to be

    sure their nancial condion hasnt weakened. If youve opened

    new credit cards, signicantly increased the balance on exisng

    cards, taken out new loans, or depleted your savings, your credit

    score may have dropped enough to make your lender change its

    mind on funding your home loan.

    Although its tempng to purchase new furniture and other items

    for your new home, or even a new car, wait unl aer the closing.

    3.Keep your jobThe lender may refuse to fund your loan if you quit or change

    jobs before you close the purchase. The me to take either step i

    aer a home closing, not before.

    4. Meet conngenciesIf your contract requires you to do something before the sale, do

    it. If youre required to secure nancing, promptly provide all the

    informaon the lender requires. If you must deposit addional

    funds into escrow, dont stall. If you have 10 days to get a home

    inspecon, call the inspector immediately.

    5. Consider deadlines immovableGet your funds together a week or so before the closing, so you

    dont have to ask for a delay. If youll need to bring a cered

    check to closing, get it from the bank the day before, not the day

    of, your closing. Treat deadlines as sacrosanct.
