The property market by numbers

9 things you need to do when buying 1 Find out how much money you

can borrow This is dependent on your income

and the type of mortgage you want.

Find out the maximum “loan to

value” amount you are eligible for

(that’s how much of the property

value your mortgage lender is

prepared to lend you), before diving

into property you may be interested

in. Arrange your mortgage with a

leading provider or bank. Better

Homes can refer you to established

firms who can offer premier

mortgage services.

2 Set your budget Be realistic and calculate all of

the costs involved. Ask your sales

consultant about any fees or charges

that you will have to pay on top of

the property price — for example,

transfer and registration fees which

you will not see in listing prices.

3 Find the right property The sheer choice of property

can be quite daunting, so work with

your consultant to narrow down

the number of properties that meet

your needs. This will depend on

a) whether you plan to live in your

property long term, b) where you

really want to live, c) if you plan

to lease your unit and purchase as

an investment or d) what you can

afford.

4 Carry out a price check

It’s so easy to find yourself

falling in love with the first place you

visit. Do some research on prices of

comparable properties in the area

that you want to buy to ensure that

you don’t pay over the odds for your

dream property.

5 Paperwork

You’ll need a valid passport to

kick start the buying process as well

as a local bank account for during

and after the purchase.

6 Pay a deposit

If buying off plan, a deposit

of 10 to 15% of the purchase price

is required at the contract signing

stage, followed by several more

installments. These will differ

depending on the type of new-

build, but will be made to an agreed

timetable over a period of months.

Money paid by buyers towards

properties will be deposited in an

account held by either an approved

bank or an ‘escrow agent’, opened

under the name of the development.

7 Arrange a date for completion

On the completion date, the

notary will read the property deed

and ensure that you understand

the commitments you are taking on

before you sign on the dotted line.

8 Pay for the property and applicable taxes

At this stage you’ll pay the remainder

of the purchase price as well as any

charges, taxes and fees. These can

include those pertaining to transfer

fees with the Lands Department,

developer fees for no objection

letters, DEWA connection fees and

9 Title deed to be registered at the Land Registry

The very final step of the buying

process is for your consultant or

developer to advise you when you

can expect to receive the full title

deed; which usually takes a few

months to process. When these

documents have been completed

and returned by the local registry

office, you will officially become a

property owner in Dubai.

Emma, can you tell us about your time

in Dubai to date?

I’ve been here for around 10 years now. I

took a job with Emirates airline and flew

with them for five years. I then spent a

year in Thailand before returning here

with my husband and renting in Umm

Suqeim. I have since set up Baby Souk

with my business partner Franciska, who I

met at a local mothers’ group. We wanted

to do something that wouldn’t jeopardise

the time we spent with our kids and

decided that an online shop with

everything for little ones would be perfect.

I created a study in the villa, which means

I can run the business from here.

What drew you to setting up home in

Umm Suqeim?

We lived in Umm Suqeim 3 for two years

before moving to this villa – which is in

Umm Suqeim 1 on Al Sheif Street – where

we’ve spent the past year. What attracted

me to the area was the fact that we would

have everything around us, making it

really convenient for everyday life. There

is a supermarket nearby and the beach

is a five minute walk away. There’s also a

nursery for the boys — it’s all so easy.

Can you describe your villa to us?

These properties have been around for

over 30 years, so it’s a very mature villa in

Dubai terms. Ours is a single-storey with

three bedrooms and, as a home, it just

seems to work — probably because it has

been lived in by families for so long. I love

the flow of energy in the place; its layout

allows the boys to run around our home

in a loop — down a hallway with the living

area running the length of one side, and

the kitchen, bathroom and bedrooms on

the other.

How about outdoor space?

The villa has two gardens, one at the front

and another at the back, which means

my kids have lots of room to play outside.

They’re definitely more spacious than

others I’ve seen in the city. We don’t have

a swimming pool, which is a shame, but

we feel lucky with the space we do have,

and the fact that it’s so private.

How do you find the area overall?

I love it. We really do have it all here and

never have to travel too far for anything.

Baros and Quba’s nursery, Kids Palace, is

only five or 10 minutes away and it’s just

the most perfect place; such a happy zone

to walk into. The nearby Sheikh Zayed

Road also makes our location really

accessible to the rest of Dubai.

Where do you go to spend leisure time

with the boys?

There’s the beach, of course, but a ladies

gym called In Shape also opened at the

end of our road recently and it has a pool.

Women can take their children along with

them, so it’s ideal. The Mall of Emirates

is just up the road too, which offers lots

of shopping and activities. I also found a

great place in nearby Al Quoz called Jam

Jar. It’s an art gallery which you go along

to with a blank canvas and they give you

paints to create your own artwork. The

boys went crazy in there! The three of us

created a great painting that now hangs in

our hallway.

Do you have any favourite local spots

to eat in?

Maria Bonitas is a firm favourite of ours,

it’s a Mexican restaurant just a few doors

down. Baros and Quba also love an

American joint called Fat Burger as it

has a huge indoor play area that’s great

for summer. There are a couple of coffee

shops too, like Starbucks. Another is

Central Perk, which is an imitation of

the coffee shop seen in the US sitcom,

Friends. Apparently the actor who played

Gunther has been in there a couple of

times and when you step inside it really

does feel like being on the set!

Where did you shop in Dubai to

furnish the villa?

There are three stores I love here: ID

design, a Scandinavian brand, Pinky’s

Furniture — which is great for wooden

pieces — and The One. While travelling, I

picked up small pieces from all over so I

have also brought a real mix of things into

our home. I spent a lot of time in Thailand,

so we have wooden pieces of furniture

from there. We also seem to have a lot of

elephants dotted around, which I brought

back from Kenya and Colombo. Aside

from these we’ve tried to keep the overall

feel as minimal as possible, especially

with Baros and Quba running around.

Which room in the property do you

most like to spend time in?

I would have to say the lounge. We have

a large table here which is wonderful for

games and it’s somewhere that I spend a

lot of time painting with the boys. All in

all there’s quite a lot of noise in the villa,

especially at this table, it’s an all-round

happy place.

Love Thy Neighbourhood

If you fancy setting up home in the

Jumeirah district, Umm Suqeim’s central

location between old and new Dubai,

could prove the perfect place. Expats can’t

buy property here, so a thriving rental

market exists, and lessees currently stand

to benefit from a noticeable dip in prices,

reflecting the city as a whole.

Those on the hunt for a home to call

their own will discover a diverse range

of villas with prices to match. Ask your

realtor for listings and you’ll be met with

everything from a small three-bedroom

compound villa, to a luxurious seven-

bedroom independent property, with a

garden and pool to boot. Properties are

typically between eight- and 15-years-

old and recent renovations have created

some interesting features that you’ll be

hard pushed to find in Dubai’s many

modern, freehold developments.

Shopping

Newcomers to this part of town won’t be

short of options when it comes to picking

up groceries. The area is home to a few

good supermarkets where you’ll find

everything you need. Spinneys (www.

spinneys-dubai.com) is a local favourite

off Al Wasl Road. Alternatively, head to

the Mercato Shopping Mall, easy to spot

on the Jumeirah Beach Road, opposite

the National Bank of Dubai, where you’ll

find a bigger and better branch, complete

with pet goods, baby care products and

household items.

There are groceries galore at Aswaaq

(www.aswaaq.ae) in Umm Suqeim 3 too,

located near the King’s School. Those with

a sweet tooth should be sure to check out

its French bakery.

For other types of shopping, Souk

Madinat Jumeirah on Umm Suqeim’s

southern tip is crammed with boutiques

(and some fantastic bars and restaurants

to boot), while the mighty Mall of the

Emirates is just a short drive away along

the Sheikh Zayed Road.

Eating out

If you want to grab a bite to eat, there’s a

few notable local family-friendly haunts.

find it situated in Jumeirah 1,

opposite Spinneys.

Mercato Shopping Mall…

is worth a visit if you have

young children as it has an

Early Learning Centre and

Mamas & Papas. There’s also

a Starbucks for when you’re

all shopped out.

LIVING AREA

1 Create an inviting space as soon as

you move in by placing over-sized

cushions on your sofas. Add mismatching

patterns (try stripes, dots or floral prints)

for a shabby chic edge that will make it

look, and feel, less ‘show home’ and more

lived in.

2 Just because every wall in your

property is currently painted a shade

of cream, doesn’t mean it has to stay that

way. Add a cheerful touch on the cheap by

painting one signature wall in a real feel-

good hue. Try a sunny shade of yellow,

nurturing green or sky blue.

3 Make a new property feel like home

by putting all your favourite photos

of family and friends on show. Plain black

or white frames needn’t be expensive and

will look chic when arranged on one wall.

4 If you’re having trouble getting

settled, buy a rocking chair. Rocking

back and forth isn’t just soothing for little

ones — adults can benefit too. Place one

by a window, or your favourite area, and

retreat to it for some quiet time.

6Use colour to create

a look and feel you’ll

love. Warm tones (such as

orange and red) are said

to be stimulating shades,

whereas cool colours (such

as white or blue) have a

calming effect. Strike a

balance and opt for green,

which is said to evoke a

sense of harmony.

7 Use light to improve the look of the

room in a flash. Natural lighting

doesn’t cost a thing so enhance any large

windows or glass doors with sheer voiles

and let the light seep in. Candles are an

economical way to achieve a romantic

ambience come nightfall, while a lamp

strategically placed by a chair can create a

relaxing reading spot.

8 A sense of warmth will make

newcomers feel content — and we

don’t mean the Dubai climate. Lay a soft

or fluffy rug on to a sparse tiled floor, or

place a comforting throw on your sofas

and the room will immediately look — and

feel — homely.

KITCHEN

9 If you have an island in your kitchen,

make the most of it by adding some

simple stools and using it as a breakfast

bar. Islands are perfect for socialising

over, so create that family-feel and eat

there together before heading out on the

day ahead.

10 Well-used mugs, cups and tea

sets are a simple pleasure to drink

from, so don’t worry about investing in

brand new, perfectly coordinated sets

as soon as you move in. Sup from an old

favourite instead, you’ll enjoy it so much

more. If you have a charming collection,

display them on open shelves.

5Even those with the most minimalist taste can benefit

from a splash of colour. A bright and breezy hue, even

sparingly placed, can inject life into a room. Stick to soft

furnishings, flowers or cushions and add impact, without

breaking the bank.

12 It’s easy to give a basic kitchen a

little character. If you’re originally

from leafier pastures, create a laid-back

country look with a floral table cloth,

natural flowers and cute checked tea

towels. Finish the look by placing a bowl

of apples on the table that could almost

have been freshly picked…

13 Get organised in your kitchen and

not only will the space look great,

you’ll spend less time rooting through

drawers when you come to use it. Position

items you use frequently in the most

practical of places and the flow will be so

much easier — which means less mess.

14 Don’t let your kitchen

experience be ruined

by unpleasant smells. Keep

unattractive bins out of

sight if you can and, if not,

part with some dirhams

and invest in a quality

stainless steel pedal-bin.

15 Decorate your fridge with a set of

funky magnets — try letter ones

and spell out your kids’ names. Beneath

them, place the contact details of local

plumbers, electricians, water suppliers

and your favourite takeaway restaurant,

so you have a go-to place for those all-

important telephone numbers.

16 For a simple yet effective kitchen

display, buy glass jars with fitted

lids and fill them with spices or dried

foods, such as pasta, cous cous and rice.

You could even create home-made labels

by cutting out letters from cute tea towels

and sticking them on for a country vibe.

17 If your kitchen is looking a little

too plain, spruce it up by installing

shelving and lining it with cook books for

a source of inspiration. Put your children’s

paintings and drawings up on a wall too,

for a colourful display that will add a

sense of family and fun.

DINING ROOM

18 You might not be able to afford

everything you want at once, so

decide what’s most important to your

daily life. If dinner parties or family meals

together are your one true love, spend on

a fabulous table and chairs that you will

use time and time again.

19 It’s easy to turn a plain room

into a glamorous spot to dine

by adorning one wall with a decadent

wallpaper; be it patterned, floral damask

or shimmering.

20 If investing in brand new

furniture is not an option, buy

a second-hand set or hang on to your old

one and update it. Try having an old chair

re-upholstered with a fabric you love.

21 Add atmosphere to evening meal

times by scattering tea-lights on

your table top — a sure fire way to add a

romantic ambience to your dinner. Try

buying scented candles, like vanilla, and

create a beautiful aroma while you’re at it.

buy key, practical pieces instead, such

as a desk, cabinet or storage boxes and

2 KIDS’ PLAYROOM If you have

trouble containing your children’s

toys, create a playroom where you can

store all of their beloved goodies. Not only

will you know exactly where the little ones

are spending their time, but you’ll have

a spot for their friends to play in without

having to worry about mess.

A steamier optionAs the room has a waste system and

water supply, why not convert it into a

steam room or sauna? The steam sealing

required will make it pricey, but worth it.

Structural thinkingA wall between the shower and room is

unlikely to be structural — but it could

be. Consult the original builder to ensure

it’s safe to remove before you finalise any

grand plans.

Size mattersMaids’ rooms are usually located next to

the kitchen, so remove the connecting

wall for a larger one. The extra space could

allow for a breakfast table or dining area. Be

sure to check with a builder before the off.

Hopeless hallwaysIf you don’t have much of a hallway, use

the maid’s room as a cloakroom. Place a

closet for coats where a bed would be and

keep the toilet and basin in the shower

room for an extra downstairs bathroom.

Practical plumbingIf your conversion has made the room’s

en-suite redundant, cap the plumbing so

it can be reinstated later if you, or the next

owner, wish.

� After cleaning and dicing all of the salad ingredients, mix them together in a bowl and season with the lemon salt or juice, salt, olive oil and sumac powder.� Cut the bread into cubes and deep fry it until crisp. � Top the salad with the pieces of fried bread and pomegranate syrup.� Garnish with lemon and tomato slices.

Canned vine leaves

���g Egyptian rice

��g parsley, chopped

���g onion, chopped

���g tomatoes, chopped

���g lemons, sliced

Salt and pepper to taste

���g romaine lettuce, shredded

Sliced tomatoes and lemons to garnish

� Cook and soak the rice before straining it in a colander.� Mix all of the chopped vegetables together with the rice and stuff the mixture inside the vine leaves. � Next, place the leaves in a pot and layer them on top of one another. Top with a layer of lemon slices for added flavour. � Add water in line with the level of the vine leaves, then cover and cook on a slow flame for one hour. Press down slightly on the pot to ensure that it does not open while cooking.� Once the vine leaves are cooked, leave them to cool and serve cold. � To garnish, place the shredded lettuce on a place, arranging the vine leaves around it. Arrange the lemon and tomato slices and splash with olive oil.

Olive oil

� Chop the garlic and mix with the labneh and dry mint.� Place the labneh on a small plate and garnish by placing one olive in the centre. Finish with a little olive oil.

���g tahina oil

�g garlic, finely chopped

Olive oil to taste

��g salt / lemon salt

��g pomegranate seeds

��g sumac powder

� After finely chopping the eggplants and garlic, mix them together with the tahina and olive oil and season them with salt and lemon salt, before placing in a small bowl.� Garnish the middle of the dish with four dots of sumac powder and scatter the pomegranate seeds on top. Finally, add a splash of olive oil to suit your taste.

� Soak the chick peas overnight and cook until soft.� When cool, mix in a blender fortwo minutes. � Add the ice cubes before slowly adding the tahina oil, lemon salt, salt and olive oil and blend until the paste is thick in consistency.� Garnish with some extra cooked chick peas, olive oil and a sprinklle of paprika and serve with Arabic or Saj bread.
