 The Property Geerings is approached by a picturesque fence‐lined driveway leading to a five‐bar gated entrance. This Grade II listed house is a restored timber framed building with a half Horsham stone roof and casement windows. We believe that the oldest part of the house dates back to the 15th century. It was acquired by architect, John Sheppard, in the 1930s and it was extensively renovated and extended sympathetically in order to preserve period features.

The largest of the old farm buildings dates back to 1715 as carved into one of the beams and was converted into large garages to house three cars with space for a workshop. In 2012 the house was again updated, with new bathrooms and a new kitchen, re‐wired and plumbing modernised.

Within the house there are many distinctive period features including polished parquet floors, solid oak doors, exposed ceiling and wall timbers, a carved solid wood staircase and period fireplaces. The large inglenook fireplace in the drawing room still houses the original fireback. The kitchen is contemporary with plenty of storage and modern Bosch appliances and has a large central island complete with breakfast bar and granite worktops throughout. The kitchen also benefits from the nearby walk‐in pantry, and a separate utility room area provides space and plumbing for a washing machine and dryer.

Of note is the large drawing room with its substantial inglenook fireplace. This lovely room enjoys views across the stone terrace onto the rose garden, lawn and flowerbeds beyond. The south side of the house is rather special as it has been adorned with numerous climbing roses which create quite a show when in bloom during the summer months. There is also a generous adjoining study, a large dining room and a cloakroom on the ground floor.

Upstairs the generous wide landing gives the sense of space on offer with bedrooms and bathrooms leading off to both sides. The principal bedroom has exposed timber beams and enjoys a vaulted ceiling. separate WC tucked away in the far corner. There are four further double bedrooms and one single bedroom. Additionally on this level there are two modern bathrooms, one with a shower and one with a bath and separate shower.

Situation Positioned in a rural location close to the Surrey/West Sussex border and with extensive views, Geerings is well located being just beyond the village centre, yet within easy reach of the town of Horsham with its more extensive amenities and shopping facilities.

Shopping: Horsham town centre is about 2.5 miles to the south west and is a vibrant market town with excellent shopping and recreational facilities, a range of diverse restaurants including the Michelin starred Tristan and public houses, cinema, theatre and the Pavilions in the Park leisure centre.  

Schools: Schooling in the area includes Warnham Church of England Primary School with many nearby state and private schools including Farlington, Pennthorpe, Millais, Tanbridge House School and Christ’s Hospital.   

Travel: The A24 links with the A264 providing direct access to the M23, the south coast, Gatwick Airport and the M25. There are frequent trains from Horsham to London Bridge/Victoria ﴾from 54 minutes﴿. Alternatively, Three Bridges Station is about 10 miles away with regular services to London Bridge/Victoria ﴾from 35 minutes﴿. Gatwick is about 13.5 miles and has a fast service to London Victoria.

 Gardens and grounds After passing through the five‐bar gate there is a large triple garage which also houses the oil‐fired boiler and the plant for the nearby swimming pool. The pool with its changing room is surrounded by an expansive paved patio, and is shielded from view by an established hedge. To the rear of the house there is a large brick‐built shed with adjoining log stores. A path goes past a pond and fruit trees to the vegetable garden and generous potting shed. There is a new greenhouse and a composting area. To one side of the house there is a further outbuilding that has previously been utilised as a summerhouse/playroom. An adjoining garden store has also been used as a stable.
