Encompass 18.1.0.4 Server Patch 3 Release NotesEncompass 18.1 February Service Pack (version 18.1.0.4 Server Patch 3)

The Encompass 18.1 February Service Pack includes updates to users' Encompass client machines and a Server Patch that is applied to the Encompass Server.

These are the release notes for the Encompass 18.1 February Service Pack (18.1.0.4 Server Patch 3). They include a high-level overview of feature and form enhancements and fixed issues, followed by more detailed information and instructions where appropriate. Refer to the online help and the Guides & Documents page for additional information and related documents.

Encompass Release Naming and Timing Reminder

As a reminder, Ellie Mae has aligned our software updates with the appropriate tech nomenclature so we can be clear and consistent in our communication. The process in which you receive updates remains the same. To help you understand and prepare for releases and updates, please review the Encompass Product Release Naming Conventions page.

Certain Service Pack and Critical Patch releases are always applied to your users' computersautomatically and cannot be controlledmanually via the Encompass VersionManager tool. Typicallythese are releases that include critical compliance or feature updates, or changes to the EncompassServer that result in a new Encompass version number.

The 18.1 February Service Pack contains updates to users' Encompass client machines (18.1.0.4) and aServer Patch (server patch 3) that is applied to the Encompass Server. The client-side update can becontrolledmanually via the Encompass VersionManager tool. If the tool has been configured to always applynew releases to users’ computers automatically, users will receive this update upon their initial log in ofEncompass following the release.

Please note that the Server Patch included with this release will be applied to the Encompass Serverautomatically and cannot be controlledmanually via the Encompass VersionManager tool.

In Encompass, go to Help > About Encompass in themenu bar to view your Encompass version. If youapply both of the client-side update and the Server Patch, your new version number will be 18.1.0.4 ServerPatch 3.

System Requirements and SDK Upgrade Requirement forEncompass

Have you reviewed the latest System Requirements and upgraded the SDK?

Before downloading or applying this new Encompass release, it is important to verify the latest system requirements for Encompass client machines. Please review the System Requirements for Encompass to ensure your environment meets the requirements needed to operate Encompass successfully.

The Encompass SDK (Encompass Software Development Kit) has been repackaged with this 18.1 February Service Pack release. Although it is not required, it is recommended that you upgrade to this latestSDK delivered with this update to ensure the same functionality that is in this latest version of Encompass is also available in your SDK. If your SDK application utilizes the Encompass SmartClient, you can automate this process so the SDK is upgraded automatically every time you apply an Encompass release. If your SDK application is installed on a computer at your location, you must manually upgrade the SDK for every release. For instructions for automating the upgrade process or manually upgrading the SDK, refer to the Upgrading the Encompass SDK page or view the SDK Programmer’s Guide.

Again, upgrading to this latest SDK package is recommended, but not required, for this 18.1 FebruaryService Pack update.

Updates to the Encompass Server(i.e., Server Patch 3)

The Encompass 18.1 February Service Pack includes updates to users' Encompass client machines and aServer Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompasscode that applies to the following enhancements. The Server Patch included with this release will be applied tothe Encompass Server automatically and cannot be controlledmanually via the Encompass VersionManagertool.

The relevant code in the Server Patch 3 portion of this release applies to features in Encompass BankerEdition only. This code in Server Patch 3 does not impact Encompass Broker Edition.

Encompass Settings

Added New TPO Connect Site Management Setting Under ExternalCompany Setup

A new TPO Connect Site Management setting has been added under External Company Setup. This newsetting enables the Encompass system administrator to specify the URL for Encompass TPOConnect that isincluded in theWelcome letter that is sent to new Encompass TPOConnect users.

This setting is only displayed for clients provisioned for Encompass TPOConnect.

To Set Up a TPO Connect URL:

1. On themenu bar, click Encompass, and then select Settings.

2. On the left panel, click External Company Setup, and then TPO Connect Site Management.

3. For each Site ID listed on the screen, an Associated URL can be entered.

The Associated URL field cannot be blank.

4. To test the Associated URL, click the Test button. A pop-up window is displayed that loads thewebsite based on the Associated URL entered.

n If a “Website Not Found” message or the wrong website is displayed, then the URL is notcorrect and should be changed.

5. Click Save to save your changes.

SEC-12027

Added Two New Re-Lock Settings for Inactive Locks Under theProduct and Pricing Setting

To enable the administrator to manage the number of times a loan can be re-locked, as well as whether a feecan be applied to a re-lock, two new settings have been added to the Re-Lock Enablement section in theProduct and Pricing setting.

These settings only apply to expired or cancelled loans being re-locked and not active loans.

n Limit Re-Locks to not exceed [Enter Number] total Re-Locks – If selected, indicates themaximumnumber of re-locks allowed for a loan. The default number of re-locks is “2”.

n If the setting is selected, the system will check whether the re-lock request has exceeded thesetting’s limit.

n If the limit has been exceeded, an error message, “The Re-Lock Limit for Inactive Lockshas been exceeded. The Re-Lock Request cannot be processed.” will be displayed.

n If the limit has not been exceeded, the re-lock will be processed.

n If the setting is not selected, the system will check the number of re-lock transactions.

n If the system limit of 10 has beenmet, an error message, “The Re-Lock Limit for InactiveLocks has been exceeded. The Re-Lock Request cannot be processed.” will bedisplayed.

n If the system limit of 10 has not beenmet, the re-lock will be processed.

n Apply a Re-Lock fee of [Enter Amount] for each Re-Lock – If selected, indicates the fee to beapplied to a re-lock. Both positive and negative amounts up to 3 decimal places will be accepted.

n If the setting is selected, then the specified re-lock fee will populate the appropriate Re-LockFees field on the Detailed Lock Request Form and Secondary Lock Tool.

n If the setting is not selected, no re-lock fee will be applied.

To Access Product and Pricing Setting:

1. On themenu bar, click Encompass, and then select Settings.

2. On the left panel, click Secondary Setup, and then Product and Pricing.

Trade Management

Commitment Date of Trade Now Used for EPPS Loan Eligibility forCorrespondentTrades

Currently, the Encompass Product and Pricing Service (EPPS) Loan Eligibility for Trades feature uses thedate and time of the call made to EPPS to run the eligibility check and return pricing.

This enhancement updates the logic for the EPPS Loan Eligibility for Correspondent Trades feature to use theCommitment Date of the trade to run a historical rate sheet call. In addition, the eligibility parameters usedand the LLPAs and SRP will be as of the date of the Commitment Date of the trade.

This enhancement only applies to Forwards, AOTs, Direct Trades, and blank delivery types.

Updates to the Encompass Client Machines

The following items are all client-side updates that are applied to users' Encompass client machines. Theseclient updates can be controlledmanually via the Encompass VersionManager tool. If the tool has beenconfigured to always apply new releases to users’ computers automatically, users will receive this updateupon their initial log in of Encompass following the release.

HMDA 2018 Support

NA Populated to Total Loan Costs Field for Specific Loan Scenarios

An update has beenmade to enable financial institutions to correctly disclose total loan costs for applicationsto comply with 1003.4(a)(20). Financial institutions comply with 1003.4(a)(20) by reporting NA for the TotalLoan Costs (field ID HMDA.X77) for the following loans:

n Covered loans that are not subject to Regulation Z, § 1026.43(c), § 1003.4(a)(17).

n Covered loans subject to Regulation Z § 1026.43(c) for which a disclosure is not provided pursuant to §1026.19(f), § 1003.4(a)(17).

n Purchased covered loans for which applications were received by the selling entity prior to theeffective date of Regulation Z, § 1026.19(f), Comment 4(a)(17)-2.

n The loan file uses the RESPA-TILA Form Version > RESPA 2010 GFE and HUD-1 forms.

n One of the following options is selected for the Action Taken (field ID 1393):

n 2. Application approved but not accepted

n 3. Application denied

n 4. Application withdrawn by applicant

n 5. File closed for incompleteness

n 7. Preapproval request denied

n 8. Preapproval request approved but not accepted

n The Transaction is exempt from Reg. Z Ability-to-Repay requirements based on check box (fieldID QM.X103) is selected.

NA Populated for HMDA Property Street Address When No PropertyAddress Provided

Updates have beenmade to the logic used to populate the property address (field ID HMDA.X88) correctly onthe 2018 version of the HMDA Information input form to enable financial institutions to comply with § 1003.4(a)(9). A financial institution complies with § 1003.4(a)(9) by indicating that the property address requirement isnot applicable if the address of the property securing the covered loan is not known and the loan has anadverse disposition.

Encompass now uses the following logic to populate the property address (field ID HMDA.X88) on the 2018version of the HMDA Information form:

n NA is populated for the HMDA property address (field ID HMDA.X88) when all the following conditionsapply. The HMDA property address cannot be editedmanually.

n The Sync address fields with subject property address check box (HMDA.X91) is selected

n The Action Taken (field ID 1393) is not 1. Loan originated or 6. Loan purchased.

n The Subject Property Address (field ID 11) is TBD or blank.

n For all other scenarios that occur when the Sync address fields with subject property addresscheck box (HMDA.X91) is selected, the Subject Property Address (field ID 11) is copied to the HMDAproperty address (field ID HMDA.X88). The HMDA property address cannot be editedmanually.

NA Populated to HMDA Lender Credit Field for Specific LoanScenarios

An update has beenmade to enable financial institutions to correctly disclose lender credits to comply with1003.4(a)(20). Financial institutions comply with 1003.4(a)(20) by reporting, for covered loans subject to thedisclosure requirements in Regulation Z § 1026.19(f) , the total amount of lender credits, as disclosed pursuantto Regulation Z § 1026.38(h)(3). Lender credits are amounts provided to the borrower to offset closing costsand are disclosed under Line J of the Closing Cost Details page of the current Closing Disclosure. Final §1003.4(a)(20) applies to closed-end covered loans and purchases of such loans, but not to applications, open-end lines of credit, reversemortgages, or commercial-purpose loans.

When a loan has lender credit, NA is populated in the HMDA Lender Credits field (field ID HMDA.X80) whenthe following options are selected on the HMDA Information input form:

n One of the following options is selected for the Action Taken (field ID 1393):

n 2. Application approved but not accepted

n 3. Application denied

n 4. Application withdrawn by applicant

n 5. File closed for incompleteness

n 7. Preapproval request denied

n 8. Preapproval request approved but not accepted

n The 1. Reverse Mortgage option is selected for ReverseMortgage (field ID HMDA.X56).

n The 1. Open-end line of credit option is selected for Open End Line of Credit (field ID HMDA.X57).

n The 1. Primarily for a business or commercial purpose option is selected for Business orcommercial Purpose (field ID HMDA.X58).

HMDA Lender Credits (field ID HMDA.X80) is left blank if there are no lender credits for the loan.

New ULDD Data Fields Added

The following new fields and options have been added to Encompass to support new ULDD data entryrequirements.

n Other property valuationmethod type drop-down list – When theOther option is selected for theProperty Valuation Method Type (field ID ULDD.X29) on the Freddie Mac tab on the ULDD/PDDinput form, an additional drop-down list (field ID ULDD.X190) displays to the right of the PropertyValuation Method Type drop-down list. The additional drop-down list includes two options thatdescribe the Other property valuationmethod: Desk Review and Field Review.

n The Field Review option has also been removed from the Property Valuation Method Typedrop-down list.

n Warehouse Lender – A Warehouse Lender check box (field ID ULDD.X193) has been added to theTransaction Details section on the Fannie Mae and Freddie Mac tabs on the ULDD/PDD input form.

n Warehouse Lender ID – A Warehouse Lender ID field (field ID ULDD.X191) has been added to theFunding Source / Warehouse Bank section on the FundingWorksheet as well as in the on the FannieMae and Freddie Mac tabs on the ULDD/PDD input form.

n Homeowner's Association EIN – A Homeowner's Association EIN check box (field IDULDD.X192) has been added In the Subject Property Information section on the Fannie Mae andFreddie Mac tabs on the ULDD/PDD input form.

To access and print this form in Encompass, click the Print icon from a loan file or Pipeline view, click theStandard Forms tab, and then select FHA USDA/RHS from the Look In drop-down list. Decimal Amounts Now Supported in the Purchase Price for FHA Loans

Decimal amounts are now supported in the Purchase Price (field ID 136) for FHA loans. After the PurchasePrice is entered, the price is no longer rounded up to the nearest dollar. Two decimal values are retained for thecents amount. If the Purchase Price is populated by a calculation instead of by manual entry, the decimalamount is truncated after two digits, and the truncated amount is not rounded up. For example, a calculatedvalue of $100,000.356 displays in the Purchase Price field as $100,000.35.

Encompass Forms and Tools

Spanish-Language Version of the 1003 No Longer Compliant

The Spanish-language version of the 1003 was retired in Encompass 17.4 and is no longer supported inEncompass, but it is still available to print in Encompass from the Archived Forms folder provided in the Printwindow. Please be advised that although it is available to print, this version was not updated with theDemographic Addendum changes required for the 1003 as of January 1, 2018 and is therefore no longercompliant. Starting in this 18.1.0.4 release, if a user selects the 1003 – All Required Pages (Spanish) form inthe Print window, only Page 1 of the Spanish-language version of the 1003 will be generated and printed. Notethat a blank version of the Spanish-language version of the 1003 can be found on FannieMae’s website here:https://www.fanniemae.com/content/guide_form/1003si.pdf

To access the Archived Forms folder in Encompass, click the Print icon from a loan file or Pipeline view, clickthe Standard Forms tab, and then select Archived Forms from the Look In drop-down list.

Important Note Regarding Access to 1003 Output Form

An issue was discovered after this 18.1 February Service Pack (18.1.0.4 Server Patch 3) was releasedon February 17, 2018 that resulted in users not being able to print (or preview) the 1003 output form.This issue impacted only those users who had permission to access individual 1003 pages (based onthe forms listed on their assigned User Group’s Resources tab) but not permission to access the 1003– All Required Pages form options.

To resolve this issue, youmust grant the user with permission to access the 1003 – All RequiredPages option and the 1003 – All Required Pages (Letter) option. Adding these options enables theuser to print both the legal-sized and letter-sized 1003 output form.

To Add the 1003 Form Options:

1. On themenu bar, click Encompass, and then click Settings.

2. On the left panel, click Company/User Setup, and then click User Groups.

3. In the left panel of the User Groups screen, click to select the user group.

n If you are creating a new User Group, click the New icon, and then follow the stepsin the User Groups help topic.

4. Click the Resources tab.

5. Click the New icon in the Standard Print Forms section of the panel.

6. Click the 1003 – All Required Pages and 1003 – All Required Pages (Letter) options inthe All Standard Print Forms list, and then click the right arrow button tomove the formoptions to the Selected Forms list.

7. Click OK. The 1003 – All Required Pages and 1003 – All Required Page (Letter) formoptions are added to the Standard Print Forms section (as shown below).

8. Click the Save icon to save your changes.

Change to the Points paid on purchase of principal residence (field1191) "Points" Calculation on 1098 Mortgage Interest Form

Changes weremade to the calculation used for field 1191 (Points paid on purchase of principal residence)on the 1098Mortgage Interest form. Previously, all “Points” charged to the borrower as entered on either the2010 Itemization or 2015 Itemization were reflected in this field, regardless of who paid them. As of thisEncompass 18.1 February Service Pack release, we have updated the calculation for Encompass field 1191to subtract any portion of the “Points” charged to the borrower that the lender has indicated were paid directlyby the lender on purchase transactions of principal residences. Encompass users can click the gold Lock iconprovided for field 1191 to trigger a recalculation of the value to apply the new calculation that does not includethe lender-paid origination or “Points.” If you have a practice or business requirement that requires amanualentry of this value, click the blue Lock icon tomanually modify the value. Please review the data on the 1098Mortgage Interest form to ensure the data provided on the form is as expected and update as needed.

When upgrading to Encompass version 18.1.0.4 Server Patch 3 (i.e., the Encompass 18.1 February ServicePack release) from an earlier Encompass version, the Points paid on purchase of principal residenceamount (field ID 1191) will be locked for existing loans with a 1098 Interest for Tax Year (field ID 3614) of 2016of earlier. This is done tomaintain the data integrity of closed loans and disclosed loans.

Check Boxes for Refinance with Original Creditor Added to ApplicableForms

This enhancement was implemented as part of the Ellie Mae Idea Center initiative.

The Yes and No check boxes for Refinance with Original Creditor (field ID QM.X2) originally provided onlyon the Non-Standard to Standard Refi tab on the ATR/QMManagement input form have now also beenadded to the input forms listed below:

The check boxes have been placed next to the Purpose of Refinance drop-down list (field ID 299) on all ofthese input forms. The check boxes now trigger a print rule condition that renders the correct Notice of Right toCancel (RTC) form used for refinance transactions based on the selection in the drop-down list. Previously,the Purpose of Refinance field selection triggered the generation of the Notice of Right to Cancel (RTC) form.Placing these check boxes near the drop-down list makes it easily accessible andmore convenient for anEncompass user to complete the data entry.

If your company uses custom forms to take applications, it is recommended that you add the Refinancewith Original Creditor check boxes to forms and data templates where appropriate for your businessprocess and work flow. Adding the check boxes will help ensure that the data is available at the right timein the process for generating the correct Right to Cancel forms.

To enable users to apply a re-lock fee to every re-lock on an inactive lock, a new Re-Lock Fees section (with10 fields) has been added to the Detailed Lock Request Form and Secondary Lock Tool. To enable users toapply custom price adjustments to revised locks, a new Custom Price Adjustments section (with 10 fields)has been added to the Detailed Lock Request Form and Secondary Lock Tool.

These adjustments can only be appliedmanually.

In addition, a new Current Lock column has been added to both the Re-Lock Fees and Custom PriceAdjustments sections.

For both the Re-Lock Fees and Custom Price Adjustments sections, negative numbers and values up to 3decimal places will be accepted.

Both set of fields have been added to the Encompass Reporting Database and the loan/lock snapshot.

Re-lock fees can also be applied to active locks, but must bemanually set and will not bemapped from thenew Re-Lock Fee setting (on the Product and Pricing setting).

Non-Product Related Fees Now Cleared for New Locks

Currently, when a “new lock” is confirmed, all extension fees are cleared for the new pricing. In this release,two additional sets of non-product related fees have been created, re-lock fees and custom price adjustments.

This enhancement ensures that when a “new lock” is confirmed, these new non-product related fees are alsocleared.

This behavior also applies to auto-locks for “new locks”.

Updated Behavior of Copy from Buy Side and Clear Buttons onSecondary Lock Tool for New Non-Product Related Fees

In this release, two additional sets of non-product related fees have been created, re-lock fees and customprice adjustments. This enhancement updates the behavior of the Copy from Buy Side and Clear buttons onthe Secondary Lock Tool to include these new non-product related fees.

This updated behavior applies to lock confirmations, revised locks, and the Validate action.

n Copy from Buy Side Button -When the button is clicked, the Re-Lock Fees fields and Custom PriceAdjustments fields are copied from the Buy Side Lock and Pricing column to the Sell Side Lock andPricing column or the Execution Comparison column.

Encompass Settings

Persona Access Option Now Provided for Analysis Tools inEncompass Settings

A new Analysis Tools option has been added to the Personas setting which enables administrators to controlaccess rights to the Analysis Tools in Encompass Settings. To grant access to the Analysis Tools, open theCompany/User Setup > Personas setting, select a persona, and then click the Settings tab. Select theSystem Administration > Analysis Tools check box to grant access to the tool or clear the check box torevoke access.

Users assigned with the Administrator persona that are not at the top of the user hierarchy are consideredLocal Administrators. Local Administrators have different access rights than those users assigned withthe Administrator persona who are at the top of the user hierarchy. These users are considered GlobalAdministrators and by default they will continue to be able to access, andmodify, business rules via theAnalysis Tools. For more information about the different types of Administrator Personas, view thePersona Access to Encompass Settings and Add-On Products document.

Multiple Administrators Can No Longer Sync Data Concurrently Usingthe Same Source or Destination with the Settings Sync Tool

Starting in Encompass 18.1.0.4 , multiple administrators from the same company will no longer be permitteduse the Encompass Settings Sync Tool to sync data from the a source system to the same destinationsystem at the same time. In addition, multiple administrators from the same company will no longer bepermitted to log into the same source destination of Encompass with the Settings Sync Tool either. Multipleadministrators from the same company are still permitted to log into the Settings Sync Tool at the same time,however they must be using different source and destination systems.

If one administrator is logged into the Settings Sync Tool and is syncing data to a destination and a secondadministrator logs in and attempts to sync to the same destination system, the following warningmessage willdisplay and the second administrator will not be permitted to proceed with the sync. This samewarningmessage will be displayed if the second administrator attempts to log into the same source destination that isbeing accessed by the first administrator and the second administrator will not be permitted to proceed withtheir log in:

The Source or Destination is already being accessed by another Admin session.

Electronic Document Management (EDM)

Installing the Latest Version of Scanned Document Uploader for Usewith TLS 1.2

A new version of the Scanned Doc Uploader is being released to support additional levels of security providedby TLS (Transport Layer Security) version 1.2. The Scanned Document Uploader Service enables users toscan documents into an FTP-capable scanner, specify a local network drive where the scanned documentswill be stored, and have the Encompass eFolder automatically retrieve the documents. The ScannedDocument Uploader Service eliminates the need to save scanned documents and thenmanually upload theminto the eFolder.

What is TLS?

TLS is a protocol that uses encryption and endpoint identity verification to provide privacy and data integritybetween two applications that need to exchange data securely over a network. To address knownvulnerabilities in TLS versions 1.0 and 1.1, the PCI (Payment Card Industry) Security Standard Council hasrecommended upgrading to TLS version 1.2 by June 2018. The Electronic Document Management feature inEncompass will transition to TLS 1.2 on April 21, 2018.

The Upgrade Process

A new version of the Scanned Documents Uploader that is compatible with TLS 1.2 will be available forinstallation when the Encompass 18.1 February Service Pack is released on February 17, 2018 (starting at8:00PM PST). If your company runs Encompass version 17.4 or later, it is recommended that you transition tothe new version of the Scanned Documents Uploader as soon as possible (after this Service Pack release) toensure that your system is ready for the April 21 upgrade to TLS 1.2.

Important: Youmust upgrade to the new version of the Scanned Documents Uploader prior to thetransition to TLS 1.2 on April 21, 2018. After the transition, your currently installed version of theScanned Documents Uploader will no longer function with TLS 1.2.

Upgrading to the new version of the Scanned Documents Uploader is a three-part process:

1. Back up the ScanDocUploader entry in yourWindows registry.

2. Uninstall your current version of the Scanned Documents Uploader.

3. Install the new version of the Scanned Documents Uploader.

The ScanDocUploader registry entry contains the configuration information currently used for your ScannedDocument Uploader installation. The registry should not be affected when uninstalling your currentScanDocUploader installation, but it is recommended that youmake a copy of the registry entry as aprecaution.

After backing up the registry entry, uninstall the current version of the Scanned Docs Uploader, and theninstall the new version of the uploader.

Make sure you uninstall your current version of the uploader before installing the new version. Theuploader will not function properly if two different versions are installed simultaneously on yourcomputer.

To Back up the ScannedDocsUploader Registry Entry:

1. OnWindows task bar on the computer where the Scanned Documents Uploader is installed, clickthe Start menu or Start icon.

2. Open the Run Command feature, type regedit in the Open field, and then click OK.

3. When the Registry Editor opens, navigate to HKEY_LOCAL_MACHINE\SOFTWARE\EllieMae\ScanDocUploader.

4. Right-click the ScanDocUploader folder and click Export.

5. Name the file ScanDocUploader and then save it to a location on the computer.

To Uninstall Your Current Scanned Documents Uploader:

1. On the computer where the Scanned Documents Uploader is installed, click the Start menu orStart icon on theWindows task bar.

2. Navigate to the Control Panel.

3. Click the Programs and Features folder.

4. Find the Encompass EDM Scanned Document Uploader program, and then click Uninstall.

5. Click Yes if a confirmation window displays.

To Install the Scanned Document Uploader:

1. To open the installation file, click the following link:

Cancelled Date on Correspondent Loan Status Tool Now ClearedWhen Cancelled Loan Assigned to Correspondent Trade

Currently, when a cancelled lock has been re-locked or a new lock is created, the associated Cancelled Dateon the Correspondent Loan Status Tool is cleared.

This enhancement updates the behavior of the Cancelled Date on the Correspondent Loan Status Tool whena cancelled loan is assigned to a correspondent trade. The cancelled loan’s Cancelled Date will now becleared.

Why we fixed these issues: These issues were fixed to improve usability and to help ensure Encompassis operating as expected. The issues that are chosen to be fixed are based on the severity of their impactto clients and client feedback.

The Encompass 18.1 February Service Pack includes updates to users' Encompass client machines and aServer Patch that is applied to the Encompass Server.

Updates to the Encompass Server(i.e., Server Patch 3)

The Encompass 18.1 February Service Pack includes updates to users' Encompass client machines and aServer Patch that is applied to the Encompass Server. The Server Patch contains the relevant Encompasscode that applies to the following fixed issues. The Server Patch included with this release will be applied tothe Encompass Server automatically and cannot be controlledmanually via the Encompass VersionManagertool.

The relevant code in the Server Patch 3 portion of this release applies to features in Encompass BankerEdition only. This code in Server Patch 3 does not impact Encompass Broker Edition.

Encompass Forms and Tools

Net Sell Price on Secondary Registration Form Now CalculatesCorrectly for Loans with Lock Extension After Assigned to Trade

An issue occurred where the Net Sell Price (field ID 2274) was not calculated correctly for loans with a lockextension after they are assigned to a trade.

This issue has been resolved and the Net Sell Price now calculates any extension fees into PriceAdjustments.

Correspondent Purchase Advice Form Now Captures Both Borrowerand Seller Paid Escrows

An issue occurred where the Escrow Details tab of the Correspondent Purchase Advice Form only capturedthe borrower paid escrows entered on the 2015 Itemization form. For example, on the 2015 Itemization form,four months of Property Taxes were entered on line 1004 at $234.33/month, for a total of $937.32. If theborrower paid $437.32 and the seller paid $500.00, the Correspondent Purchase Advice Form only capturedthe borrower paid amount of $437.32 instead of the whole $937.32.

This issue has been resolved and the Correspondent Purchase Advice Form now captures both the borrowerand seller paid escrows entered on the 2015 Itemization form.

Encompass Forms and Tools

New Entry Types Now Provided in Loan Log

An issue occurred where Log entries that were being generated and provided in loans using 2010 forms (Forms> RESPA-TILA Form Version > RESPA 2010GFE and HUD-1) were not being generated and provided in loanfiles using 2015 forms (Forms > RESPA-TILA Form Version > RESPA-TILA 2015 LE and CD). This issuewith loans using 2015 forms has been resolved as follows:

n Disclosures sent electronically - When an eDisclosure is sent to a borrower (or other recipient) orwhen a pre-closing Closing Disclosure is disclosed electronically, a Disclosures sent electronicallyentry is now added to the Loan Log in the loan file. When you click to select the Disclosures sentelectronically entry in the Log, the Disclosure Tracking Tool will display to the right of the Log, with theapplicable entry pre-selected in the Disclosure History section of the tool.

n The eDisclosures Ordered entry that is added to the Log when eDisclosures are orderedthrough the eFolder will continue to be used accordingly as in previous versions ofEncompass.

n Closing Disclosures sent electronically - A Closing Disclosures sent electronically entry is nowadded to the Log when closing documents are generated and then sent. When you click to select theClosing Disclosures sent electronically entry, the Disclosure Tracking tool will display to the right ofthe Log, with the applicable entry pre-selected in the Disclosure History section of the tool.

n Disclosures mailed - A Disclosures mailed entry is now added to the Log when disclosures areprinted when generating an eDisclosure package (using the eDisclosures button) from the eFolder.Specifically, if you click the Print button (and then click Print Selected Documents to print thedisclosures) on the Select Documents window, a Disclosures mailed entry is now added to the Log. Inaddition, if you use the Disclosure Tracking tool to manually add a new entry to the Disclosure Historytable to indicate disclosures have been generated and sent, a Disclosures mailed entry is now addedto the Log. When you click to select the Disclosures mailed entry in the Log, the Disclosure Trackingtool will display to the right of the Log, with the applicable entry pre-selected in the Disclosure Historysection of the tool.

Check Boxes for “No Co-Applicant” Now Clearing Correctly on the2018 HMDA Information Form

An issue was resolved that caused several No Co-applicant check boxes to be cleared inappropriately on the2018 DI version of the HMDA Information input form. This issue would occur when the Information NotProvided check box (field ID 4244) was selected in the Race category for the borrower. Selecting the checkbox would clear the No Co-applicant check box at the top of the co-borrower section (field ID 3840) and theNo Co-applicant check box in the co-borrower Race section (field ID 3174). This issue has been resolvedand the check boxes are no longer clearing under the circumstances described above.

Updates to Logic Used to Populate the HMDA Total Points and Fees

The following updates weremade in the logic used to populate the Total Points and Fees (field ID HMDA.X78)on the HMDA Information input form:

n NA is populated when the 6. Purchased loan option is selected for the Action Taken (field ID 1393).

n NA is populated when RESPA-TILA Form Version > RESPA-TILA 2015 LE and CD forms are notused for the loan.

n NA is populated when the Transaction is exempt from Reg. Z Ability-to-Repay requirementsbased on check box (field ID QM.X103) is selected.

n When none of the preceding conditions are true, the value from the Total Section 32 points and feesin this loan (field ID S32DISC.X48) is populated in the Total Points and Fees field (field IDHMDA.X78). If the Total Section 32 points and fees in this loan is blank, 0 is populated in the TotalPoints and Fees field.

Conventional Loan Purchase Price No Longer Rounding When RateLocked and Confirmed

An issue has been resolved that caused the Purchase Price (field ID 136) for Conventional loans to round up tothe nearest dollar after using the Secondary Registration tool to lock and confirm the loan rate. The issue hasbeen addressed and the Purchase Price now retains the cent amounts in the two decimal values.

Workaround Information:

The following workaround was provided for this production issue and is no longer required for Encompass18.1.0.4 and later.

n Adjust the purchase price back to the original amount after locking and confirming the rate.

POC Fees from 2015 Itemization Lines 802e-h No Longer EnteredTwice in the Details of Transaction

An issue was resolved that caused POC (Paid Outside Closing) fees entered on the 2015 Itemization in lines802e, 802f, 802g, and 802h to be populated on two different lines in the Details of Transaction section on inputforms such as the 1003 Page 3. These fees were included in line f. Estimated closing costs (field ID 137) andline h. Discount (if Borrower will pay) (field ID 1093). This double entry resulted in an incorrect reduction inthe line p. Cash to Borrower (field ID 142) amount in the Details of Transaction.

The duplication of fees was not transferring to the Loan Estimate or Closing Disclosure.

Broker Fees No Longer Doubled in the ATR/QM Total Section 32Points and Fees

An issue was resolved that caused broker fees to double in the Section 32 points and fees that display on theATRM/QMManagement input form. This occurred when broker fees were entered in the line 801 section onthe 2015 Itemization and the Broker Compensation when rate was set check box (field ID QM.X372) wasalso selected on theQualification tab on the ATR/QMManagement input form. Under these conditions, theBroker Fees were copied to the Section 32 Points and Fees (field ID NEWHUD2.X489) in the Fee Detailswindow for Broker Compensation in the line 801 section. This in turn caused the amounts and percentages forTotal points and fees applicable under section 32 (field IDs S32DISC.X48 andQM.X123) to double on theQualification tab on the ATR/QMManagement input form. This issue has been resolved and the broker feesare no longer included twice in the Section 32 points and fees.

Issue Resolved: Disclosure History Entries are Being Cleared inDisclosure Tracking Tool When Field Data Entry Business Rule isActive

An issue occurred with the Disclosure Tracking Tool for loans where an active Field Data Entry business rulewas active and being enforced. When a user in a loan file ordered and sent eDisclosures to a borrower, theapplicable entry was added to the Disclosure Tracking Tool’s Disclosure History section as expected. Then, ifthe user attempted to save the loan file without entering data in a field that was required to satisfy the FieldData Entry business rule, the user received a pop-upmessage alerting them they could not save the loan dueto the required field not being completed. This is expected behavior since the business rule was active andbeing enforced. However, the issue occurred when the user chose not to enter the required data and close theloan file without saving their latest changes. Closing the file without saving their changes resulted in thetracking entry being cleared from Disclosure History section of the tool. Conversely, if the Field Data Entrybusiness rule was not active in this scenario, the user could close the loan without saving their changes andthe tracking entry would remain listed in the Disclosure History section of the tool as expected. This issue hasbeen resolved so that the tracking entry remains in the Disclosure History section even if a Field Data Entrybusiness rule is active and being enforced.

An issue was resolved that caused the Property will be check boxes (field ID 1811) to be set only for the firstco-mortgagor when importing a FNMA 3.2 file into Encompass. The FNMA 3.2 file format supports a Propertywill be value for the whole loan, and not per co-mortgagor. Borrower Other Income Included in the Spouse’s Income Amount onthe VA 26-0286 Loan Summary

An issue was resolved for VA loans that caused the co-borrower Other income amounts (field IDs 116 and117) on forms such as the 1003 Page 2 to not be included in the Spouse’s Income (field ID 1008) in box 55 onthe VA 26-0286 Loan Summary input form. This issue has been resolved and the co-borrower Other amountsare now included in the calculation for the Spouse’s Income field.

Additionally, a Lock icon has been added to the Spouse’s Income field on the VA 26-0286 Loan Summaryinput form. When upgrading to Encompass 18.1.0.4, any existing value in the field is retained and is notrecalculated. Encompass users need to click the Lock icon if they want to recalculate the amount.

Update to Interest Rate Subject to Change Check Box on Illinois StateSpecific Information Input Form

An issue was resolved that caused the check box indicating that the interest rate is subject to change prior tothe expiration of the commitment agreement (field ID DISCLOSURE.X477) on the Illinois State SpecificInformation input form to be selected when disclosing the loan, even though the check box was cleared prior todisclosing the loan. This caused the Illinois Commitment Letter to erroneously state that the interest rate wassubject to change prior to the expiration of the commitment. This issue was introduced with Encompassversion 16.3.1.0. It would occur when the rate was locked, but was due to expire prior to the expiration date ofthe commitment letter. The issue has been resolved, and the check box is no longer automatically selectedafter having been cleared.

County Names Now Populating Correctly

An issue has been resolved that caused Encompass to not recognize the name for 22 counties when theywere automatically populated after entering the ZIP Code for an address. The following error message woulddisplay:

n No valid county limit can be found based on the provided county name and number of unitsinformation.

The user was required to update the county namemanually. Additionally, when the county namewasautomatically populated or was selected in the Select a City pop-up window, and the loan amount, purchaseprice, or PMI was then adjusted, the loan file was not updating accordingly. This issue has been resolved. Thecounties are now populating correctly and the loan amount, purchase price, and PMI are now updating asexpected for those counties.

Number of Payments Now Calculated Correctly on the CorrespondentPurchase Advice Form

An issue occurred on the Correspondent Purchase Advice form where the Number of Payments wascalculated incorrectly when the 1st Payment Due from Borrower was in one year while the 1st PaymentDue Investor was in the next year. For example, if the 1st Payment Due from Borrower was in December(month 12) and the 1st Payment Due Investor was in January (month 1), the calculated Number ofPayments was -11 instead of 1.

This issue has been resolved and the calculation now takes into account payments made in different years.

In Encompass version 15.1.4.6, the High Cost Mortgage Disclosure form was migrated to the EncompassDocs Solution. At thattime this form was only made available to print in loans using 2015 forms (RESPA-TILA Form Version >RESPA-TILA 2015 LE and CD). An issue was resolved that sporadically caused an “Encompass has stopped working” error message todisplay when users performed tasks with certain versions of Adobe Acrobat, for example, previewing orprinting output forms, generating disclosures, working with PDF file attachments in the eFolder, and uploadingattachments. This issue has been resolved and Encompass is now functioning properly when performingtasks that involve Adobe Acrobat.

Previewed Custom Forms Now Captured Correctly in DisclosureTracking Records

An issue was resolved that caused an error message to display when using the Print feature to preview acustom form that has been added to the list of custom forms that are recorded in the Disclosure Tracking toolwhen printing or previewing forms from the Print menu. An error message would display stating that the filecould not be found. The file opened after the error message was closed, but a Disclosure Tracking entry wasnot created in the tool's Disclosure History section. The issue occurred when all the following conditions weremet:

1. The following set of options were configured in the Disclosure Tracking Settings (Encompass >Settings > Loan Setup > Disclosure Tracking Settings):

n In the Select the disclosures that will be recorded in Disclosure Tracking section, thecustom form was added to the list of forms.

n In the Select the events that will trigger recording of disclosures section, all four optionswere selected for creating a record.

n In the Copy of disclosures section, the Save copy of disclosures when disclosing fromthe Print Menu option was selected.

2. An Encompass user clicked the Print icon in the loan file, select the custom form added in the firstbulleted point in step 1, and then clicked the Preview button on the Print window.

This issue has been resolved and the custom form is now captured in the Disclosure Tracking entry in theDisclosure History section of the tool.

This issue occurred when there was no emailentered in Encompass for the borrower’s Home Email (field ID 1240) and an Encompass user thenmanuallyentered the email address on the Send Consent window in the eFolder. When the Encompass user sent therequest, the email address was not saved back to the loan file in Encompass. When the borrower tried to openthe eConsent request on the Encompass Consumer Connect website, the borrower was not able to accessthe request and the followingmessage would display:

n Your loan is currently being processed. You will be notified when electronic consent is ready for yourreview.

When these requests were sent, the email address was populated for both co-borrowers on the SendRequest window. If an Encompass user clicked the Send button without removing the co-borrower who wasnot associated with the 4506 or 4506-T request, an Esigning points are missing error message woulddisplay.

This issue has been resolved. A new, more detailed error message now displays, informing the Encompassuser that there are no eSignable documents for one of the borrowers and instructing the Encompass user toclear the check box for that borrower before sending the request.

Encompass Settings

New User Preferences For the Field Type Pop-Up Messages in theEncompass Reporting Database

In previous versions of the Encompass Admin Tools when administrators opened the Reporting Database,pop-upmessages like this one below would be presented to the administrator that prompted them to addspecific fields to the database for reporting purposes. These pop-upmessages were provided for HMDA-related fields, NMLS Mortgage Call Report-related fields, and North CarolinaMortgage Loan Data reports-related fields. Administrators could select Do not ask again to prevent the pop-upmessage from displaying infuture sessions.

The issue that occurred is that once administrators selected this option, they had no way to add these requiredfields to the Reporting Database in the future. As a result they would need to contact Ellie Mae’s CustomerSupport team and work with them to add the fields to their database.

To resolve this issue, a new Preferences button is now provided at the bottom of the Reporting Databasescreen administrators use to add and remove fields from the database. They can now click this button andthen select the pop-upmessages they want to re-enable. Once they make their selections and click Save, thepop-upmessages for the selected options immediately display and the administrator can proceed with addingthe fields to the database. When they log into the Reporting Database in the future, these same pop-upmessages will be provided again. At that point, if they want to prevent these pop-upmessages, they canselect Do no ask again or they can return to the Preferences screen and update their preferences again.

Administrators Can Now Modify User’s Persona Settings to Grant theRight to Duplicate Loans

Whenmanaging individual user profiles and settings (in the User Details window in Encompass Settings)administrators can click the View/Edit Rights button to view the user’s assigned persona settings and thenselect theModify this user’s rights check box tomake changes to these settings and grant or revoke accessrights. An issue occurred where administrators were not able to grant individual users the right to duplicateloans in this scenario. Administrators could select theModify this user’s rights check box, click the Pipelinetab, and then select the Duplicate Loans option, but they were then unable to select any loan duplicationtemplates which are required to grant this right to the user. This issue has been resolved and administratorscan now select the loan duplication templates and successfully grant this right to the user.

Please note, the administrator will only be able to select the loan duplication templates if the user has only onepersona assigned to them. If the user has multiple personas assigned to them the administrator can see thelist of loan duplication templates, but they will not be able to select any of them. This is by design. Tomodifythe user’s access rights when they havemore than one assigned persona, use the Personas setting tomodifythe access rights within the specific persona or personas.

Users Can No Longer Access Lock Desk Setup Setting Without theRequired Permissions in Their Persona

Administrators use the User Details window in the Organization/Users setting to set up a user’s profile, assignpersonas, set up their access to loans, andmore. An issue occurred with the Comments field in this UserDetails window where data entered in this field was not wrapping properly. Instead of wrapping to the next lineonce the data reached the right edge of the field, the data was overflowing past the field by 13 characters andthen wrapping to the next line, leaving those 13 characters of data hidden from the field. This issue has beenresolved so that all the data entered in the Comments field is now visible in the field.

Business Rules

Update to Local Administrators’ Access to Business Rules

By default, users assigned with the Administrator [Local] persona are not granted with access rights to thebusiness rules in Encompass Settings. However, an issue occurred in Encompass 17.3 (and later) wherethese Local Administrators were able to view andmodify the Loan Action Completion and Persona Access toLoan Actions business rules, as well as the Collateral Tracking tool nested within the Business Rulessettings. This issue has been resolved and Local Administrators can no longer access any of the BusinessRules settings by default.

In addition, users assigned with the Administrator (Local) persona were able tomodify business rules eventhough their persona settings were not configured to grant them edit rights to business rules. By using theAnalysis Tools in Encompass Settings, these users could search for a field ID being used in a business rule,click the link to the rule in the search results, modify the rule, and then save their changes. This issue hasbeen resolved. These users can still use the Analysis Tools to search for field IDs and view related businessrules, but the editing tools and the Save button in the business rules have been disabled for these users.

Users assigned with the Administrator persona that are not at the top of the user hierarchy are consideredLocal Administrators. Local Administrators have different access rights than those users assigned withthe Administrator persona who are at the top of the user hierarchy. These users are considered GlobalAdministrators and by default they will continue to be able to access, andmodify, business rules and theCollateral Tracking tool. Issue Resolved: Unknown Milestone Being Indicated in Field TriggersBusiness Rules After Being Synced to a New Instance Using SettingsSync Tool

An issue occurred for some clients when syncing Field Triggers business rules between different instances orenvironments using the Settings Sync Tool. These clients started with a Field Triggers business rule in oneinstance that was designed to trigger an action when a custommilestone was completed. However aftersyncing the rule from this instance to a new instance using the Settings Sync Tool, the name of the custommilestone in the rule was indicated as UnknownMilestone in the new instance instead of themilestone’sactual name that was assigned in the original instance. This issue has been resolved so that the custommilestone’s actual name is indicated in the rule after it has been synced from one instance to another.

An issue occurred when generating reports that includedmilestone tasks. In the generated reports, the DateTask Added date and the Date Task Completed date were identical. This issue has been resolved and FannieMae 3.2 files can now be imported via the SDK and attached toexisting loans in Encompass, and then applying a loan template to the loan does not result in the ExceptionError being triggered upon save, or commit, of the loan.

Installing the Latest Version of Scanned Document Uploader for Usewith TLS 1.2A new version of the Scanned Doc Uploader is being released to support additional levels of security provided byTLS (Transport Layer Security) version 1.2. The Scanned Document Uploader Service enables users to scandocuments into an FTP-capable scanner, specify a local network drive where the scanned documents will bestored, and have the Encompass eFolder automatically retrieve the documents. The Scanned DocumentUploader Service eliminates the need to save scanned documents and then manually upload them into theeFolder.

What is TLS?

TLS is a protocol that uses encryption and endpoint identity verification to provide privacy and data integritybetween two applications that need to exchange data securely over a network. To address known vulnerabilitiesin TLS versions 1.0 and 1.1, the PCI (Payment Card Industry) Security Standard Council has recommendedupgrading to TLS version 1.2 by June 2018. The Electronic Document Management feature in Encompass willtransition to TLS 1.2 on March 10, 2018.

The Upgrade Process

A new version of the Scanned Documents Uploader that is compatible with TLS 1.2 will be available forinstallation when the Encompass 18.1 February Service Pack is released on February 17, 2018 (starting at8:00PM PST). If your company runs Encompass version 17.4 or later, it is recommended that you transition to thenew version of the Scanned Documents Uploader as soon as possible (after this Service Pack release) to ensurethat your system is ready for the March 10 upgrade to TLS 1.2.

Important: You must upgrade to the new version of the Scanned Documents Uploader prior to thetransition to TLS 1.2 on March 10, 2018. After the transition, your currently installed version of theScanned Documents Uploader will no longer function with TLS 1.2.

Upgrading to the new version of the Scanned Documents Uploader is a three-part process:

1. Back up the ScanDocUploader entry in your Windows registry.

2. Uninstall your current version of the Scanned Documents Uploader.

3. Install the new version of the Scanned Documents Uploader.

The ScanDocUploader registry entry contains the configuration information currently used for your Scanned

Document Uploader installation. The registry should not be affected when uninstalling your currentScanDocUploader installation, but it is recommended that you make a copy of the registry entry as a precaution.

After backing up the registry entry, uninstall the current version of the Scanned Docs Uploader, and then installthe new version of the uploader.

Make sure you uninstall your current version of the uploader before installing the new version. Theuploader will not function properly if two different versions are installed simultaneously on your computer.

To Back up the ScannedDocsUploader Registry Entry:

1. On Windows task bar on the computer where the Scanned Documents Uploader is installed, clickthe Start menu or Start icon.

2. Open the Run Command feature, type regedit in the Open field, and then click OK.

3. When the Registry Editor opens, navigate to HKEY_LOCAL_MACHINE\SOFTWARE\EllieMae\ScanDocUploader.

4. Right-click the ScanDocUploader folder and click Export.

5. Name the file ScanDocUploader and then save it to a location on the computer.

To Uninstall Your Current Scanned Documents Uploader:

1. On the computer where the Scanned Documents Uploader is installed, click the Start menu or Starticon on the Windows task bar.

2. Navigate to the Control Panel.

3. Click the Programs and Features folder.

4. Find the Encompass EDM Scanned Document Uploader program, and then click Uninstall.

5. Click Yes if a confirmation window displays.

Important Note Regarding Access to 1003 Output Form

An issue was discovered after this 18.1 February Service Pack (18.1.0.4 Server Patch 3) was released onFebruary 17, 2018 that resulted in users not being able to print (or preview) the 1003 output form. Thisissue impacted only those users who had permission to access individual 1003 pages (based on theforms listed on their assigned User Group’s Resources tab) but not permission to access the 1003 – AllRequired Pages form options.

To resolve this issue, you must grant the user with permission to access the 1003 – All Required Pagesoption and the 1003 – All Required Pages (Letter) option. Adding these options enables the user to printboth the legal-sized and letter-sized 1003 output form.

To Add the 1003 Form Options:

1. On the menu bar, click Encompass, and then click Settings.

2. On the left panel, click Company/User Setup, and then click User Groups.

3. In the left panel of the User Groups screen, click to select the user group.

n If you are creating a new User Group, click the New icon, and then follow the steps inthe User Groups help topic.

4. Click the Resources tab.

5. Click the New icon in the Standard Print Forms section of the panel.

New Entry Types Now Provided in Loan LogAn issue occurred where Log entries that were being generated and provided in loans using 2010 forms (Forms> RESPA-TILA Form Version > RESPA 2010 GFE and HUD-1) were not being generated and provided in loanfiles using 2015 forms (Forms > RESPA-TILA Form Version > RESPA-TILA 2015 LE and CD). This issue withloans using 2015 forms has been resolved as follows:

n Disclosures sent electronically - When an eDisclosure is sent to a borrower (or other recipient) or when apre-closing Closing Disclosure is disclosed electronically, a Disclosures sent electronically entry is nowadded to the Loan Log in the loan file. When you click to select the Disclosures sent electronically entry inthe Log, the Disclosure Tracking Tool will display to the right of the Log, with the applicable entry pre-selected in the Disclosure History section of the tool.

n The eDisclosures Ordered entry that is added to the Log when eDisclosures are ordered throughthe eFolder will continue to be used accordingly as in previous versions of Encompass.

n Closing Disclosures sent electronically - A Closing Disclosures sent electronically entry is now added tothe Log when closing documents are generated and then sent. When you click to select the ClosingDisclosures sent electronically entry, the Disclosure Tracking tool will display to the right of the Log, withthe applicable entry pre-selected in the Disclosure History section of the tool.

n Disclosures mailed - A Disclosures mailed entry is now added to the Log when disclosures are printedwhen generating an eDisclosure package (using the eDisclosures button) from the eFolder. Specifically,if you click the Print button (and then click Print Selected Documents to print the disclosures) on theSelect Documents window, a Disclosures mailed entry is now added to the Log. In addition, if you use theDisclosure Tracking tool to manually add a new entry to the Disclosure History table to indicatedisclosures have been generated and sent, a Disclosures mailed entry is now added to the Log. Whenyou click to select the Disclosures mailed entry in the Log, the Disclosure Tracking tool will display to theright of the Log, with the applicable entry pre-selected in the Disclosure History section of the tool.

A Disclosures printed entry will continue to be added to the Log each time a user clicks the Print iconanywhere in Encompass and then prints or previews disclosures from the Print window. This is the samefunctionality as in previous versions of Encompass.
